TLDR: If I could rate 0 I would. We (my family and my sisters family- total of 7) rented the cabin called "dollys dream", more like dollys nightmare. I should've realized with booking; initially tried to book online but ended up calling because there apparently the old site up that they can't get down. Booking on the phone was simple enough once I was on with the right place but afterwards everything just went downhill. Firstly the cabin looks NOTHING like any of the pictures that are on the website. There was trash all outside, everything is changed from the inside, the furniture, seating etc. My husband, kid and myself stayed on the bottom floor, and my sister and her family stayed on the main floor. Getting to the cabin: We drive 9 hours to get to what we thought was a well maintained, nice cabin. WALKING IN, there was BIRD POOP everywhere, and I do mean everywhere. I have no clue when the cabin was last cleaned prior to our stay but based on the calendar bookings, 2 days prior to our stay was the last booked. There was bird poop on the floors, doors, back of the couches, door frames.. I mean, it was bad. I kept looking around and found that our kitchen sink had a leak in the piping under it and they had just placed a bowl there to catch the water but there was already a puddle of gross water under the bowl. The dishwasher also had a puddle of standing water on the bottom and smelled kind of gross. So I called the main office and told them about the poop and the leak, I was told the cleaners were otw but we left and started our vacation. Upon getting back, they did clean the bird poop up but when I checked under the sink, there was now 2 bowls for leaks - both sides of the sink were leaking vs just the one, and the dishwasher was not touched. Finally at night we decided to get cleaned up. Reminder- me and my fam are on the bottom floor. So my kid is about to take a shower downstairs when he comes and tells me water is on the floor. I go look and see water is leaking from the ceiling; it's coming from the wall and the vent overhead. I immediately called the after hours line and she tells me that she put in an urgent request with maintenance and someone should be calling soon- I received NO call. Also- the downstairs bathroom tub knob was broken, the knob wasn't "hooked" to what it needed to be hooked too in order to turn the water to hot/cold, and of course the tub didn't drain properly in any of the bathrooms (which I also mentioned). I was able to find out that the leak was coming from the upstairs master bathroom shower- so that's 2 showers down. So all 7 of us used the upstairs hall shower- which had no pressure, drained terribly so you stand in a bath of your dirty water, and made a lot of noise that scared my kid (he's 8). The next day I still receive no call and notice some other things with the cabin: the picture showed seating for 8, there's only 6 chairs, the a/c doesn't work very well (it stayed about 76 degrees the whole time even at night). There was smushed bugs everywhere on the walls and bugs continued to keep coming in through the cracks at the door and windows. The windows were nasty, webs, dead bugs etc. they could've at least taken a duster to em. The floor boards were gapping terribly and the floors were not very even (yes I know it's a cabin but this was super uneven). The cooking ware is def not up to standard, I brought my own from previous experiences. We also used paper plates, plastic cups and utensils, the only thing we used kitchen wise was the coffee maker- which took a long time to make coffee. Also, there wasn't enough towels for all of use, we went to Walmart and bought some for us to use also for a box fan to help cool the rooms down. The washer/dryer is subpar, the wash more so slightly jiggled vs truly agitated. The dryer took about an hour n half to dry. On day 3 I called back and spoke with another rep. I asked about the maintenance call and no one came out or called me back- she stated there was no record of my call. So I told her my issues again. I requested a partial refund due to a breach of contract in their end and read verbatim what the contract said vs services actually provided. She said she'll put a maintenance request in and that a manger would contact me in 5-7 days regarding the refund (it's still within time so I haven't gotten a call yet). So the 7 of use continued to use one dreadful shower. The next day, day 4, we wake up to a bag of towels. We didn't hear anyone come in or knock or anything. So we leave for the day and when we come back, I realize the shower handle in the downstairs bathroom was fixed and the tubs are draining better. My sister still didn't use the master bath shower since that was a fix you'd have to tear up the floors for. They did not call or anything, just came in and did what they did and left, which honestly made me uncomfortable, no notice or anything. The next day we packed all our stuff and left. This is for THE LAKE HOUSE, 2083 Viewtopia, Dandridge, TN Where to start? We were so looking forward to the house, and were delighted to see that it appeared clean when we arrived. The pool was also beautiful and clean, and the cleaning team showed up mid-week to add salt and clean it again. Big kudos to the cleaning crew. That is where the good news ends. I will just list out the issues to make this easier for you to read (and subsequently run screaming from this property). I notice they don't let me post photos here. Too bad! I have tons of photos of cockroaches, slime, standing water, flooding, etc. Anyway you will have to use your imagination. I will be sending this to BBB. It rained one day (not a crazy amount - just a summer quick dump) and the house flooded in two different places. Not a little water - a LOT. Dishwasher does not clean dishes AT ALL. We looked and almost vomited when we saw why. I don't think it has ever been cleaned and it was full of slime and scum in the bottom. Leading us to... The house is advertised as holding 30 people. We had 12. We went to make dinner night one and there were no frying pans and limited pots. There were six (6) forks. We called guest services and this is the one and only time they responded. They brought us a set of pans and a set of flatware, and blamed the cleaning crew for "throwing them away" instead of washing, like they are lazy. Ummmm, lay off the cleaning crew. They did a great job. The dishwasher does NOT clean dishes and They don't have time to hand wash everything, so you know this is why they are tossing them. I don't blame them. We hand washed every dish all week. My 78yo mom's bath in her bedroom had a tub with standing water. She showered once and it never went down. As the week wore on and guest services assured us every single day they would send someone out, they never did, and the water became slimy and filled with centipedes, millipedes, and other bugs. She used our bathroom the rest of the week but I still felt so bad for her. It was DISGUSTING. The master bath had a toilet without a back cover - you know, so the innards were totally exposed. It appears from reviews it has been like this for at least one month. And yet guest services promised every day they'd come out and fix. They never showed. My brother's bathroom had a toilet that wouldn't flush unless you removed the back of the toilet and manually lifted the float to force it to flush. Maybe guest services should put that back cover on the master bath toilet and just leave it off the other for efficiency (sarcasm). There was a number for trash pickup and they implored us to be careful with trash because of all the bears and raccoons. So we called for trash on Tuesday. They never came. We called every day. By the end of the week the trash was literally everywhere because yes indeed, the raccoons got into it. We ended up leaving the rest in the house. It might have improved the house actually (again sarcasm). No bad review would be complete without a cockroach or ten. I thought we were in the clear, but mid-week, I personally spotted a HUGE one IN THE KITCHEN. My mom thought it was dead since we had all the lights on and it was just handing out, so she went to pick it up with a napkin and that thing skittered. She did get it (stomp) but the damage was done. I was so skeeved. Then my brother saw one. Then mom again. And we all know where there is one roach, there are one thousand. I was so skeeved out I literally emptied all my family's luggage in our front yard and shook everything out when we got home in case of hitchhikers. DISGUSTING. The house is TIRED. The photos in the online listing are clearly AI generated. It shows 12 beautiful chaise lounges by the pool. There were two, and one was completely broken. The rugs were coming up and the walls and vents were filthy (sorry but this is deep dirt, NOT on the cleaners.) The step going down to the grill was completely rotted out and dangerous. It is abundantly apparent that someone purchased this house in 2021 and has done NOTHING to it except use it and abuse it. Total SLUMLORDS. There is zero water pressure. I could barely wash my hair and everyone in the house complained about it. Then, my son was taking a shower and the water just shut off completely. He literally rinsed his hair in the sink after about 30 minutes. How can a house hold 30 people when only one person can use the water at a time? And by use I mean if someone else showered, or ran laundry, or washed dishes in the sink (which was 24/7 since there were so many of us and the dishwasher was vomitous), the water stopped. The management company sucks. They didn't help us with any issue or even with trash. They didn't answer any of our questions prior to the stay (I mean, they had our money at that point - why would they care at all about us after that?) Wait it gets better 1 days into it fridge was at 57 degrees called multiple times for no help for 3 days. Had to store my food in coolers, found out the 2 days we did not have a working dishwasher. This trip was my wife and I, our 3 kids, and both sets of our parents....so 9 people total. First, the Hide-a-bed on the bottom floor was completely broken. So there goes one of the kids beds. The plastic drawers inside the refrigerator were broken and laying in a cabinet above the fridge, so we had little room to put groceries for 9 people for 5 days. The top floor bathroom didn't lock, the main floor master bathroom had reddish mold/mildew all over the bottom of it. The lower level bathroom door didn't fully shut/latch. There were very few utensils to use in the kitchen (pots/pans/dishes/knives/etc.). There is also no place to take your trash except to drive it a half a mile away. We realized all this within a few hours of check in on 11/22, and I sent an email through my guest portal. That email was never responded to. There are thousands of other places to stay in Gatlinburg for what we paid ($600 a night for 4 nights)....so we will be looking a other places going forward. This place is not worth anywhere near $2400. read more

We enjoyed our visit in pigeon forge but not our accommodations. Thermostat and wifi only worked in mornings. Refrigerator was close to 50 after putting just drinks in. One of arcade machines was not working. I called About all of these issues but no assistance! Indoor swimming pool had not been cleaned and dirty clothes left on floor. the only wash cloth provided for my bathroom was a nasty one under sink. There was a dirty plastic knife halfway sticking out under our dresser.....see all the pictures below Middle of couch touched the floor. I found nasty hair balls and sharp broken glass in pool. This review is for "The Lake House on Viewtopia in Dandridge, TN". Renters beware!!!! This place is a dump even though the pictures make it look beautiful. It is shabby, missing much of the decor shown in the photos as well as most of the patio furniture. And more importantly, it is nasty. Broken toilets, dishwasher doesn't clean dishes so we had to hand wash/dry for a party of 13 all week. Dishwasher is disgusting inside. Backed up water in bathtub which made it unusable for the week. It also made a great place for many wiggly things to drown themselves. Ugh! There has been no deep cleaning done probably in many, many years. Vents filthy, baseboards filthy, door areas where people touch all filthy and grubby, windows have thick film so hard to see through. Cockroaches! Tons of carpenter ants and pismires - tons! Carpets are gross and loose. A huge disappointment! Oh, and when these things were reported, no response. Yet in fairness, they did respond the first night by bringing flatware and pots and pans because there were fewer than 5 forks and the pans were rank. I would describe this place as being run by slum lords. Very sad because it's in a beautiful location and has so much potential. Should you decide to put your hard-earned money on this rental, don't say you weren't warned. Find another place. read more

The only reason I gave it 1 star is because I had to do it! There is nothing luxury about this resort!! DO NOT USE RENT THIS PROPERTY!! Our family rented a different cabin, and the property was sold so they moved us to The Palace at Bear Creek. The cabin layout is nice, but it is not kept up at all! When we first arrived, I called the office to advise that the hot tub stinks, is leaking, and is unusable. The other hot tub had the lid ripped in half, and there was poop on the porch. I was advised the poop and lid ripped in half was probably from a bear and she would put in a work order for the hot tub. I do not know the time frame between the last people who rented the cabin until the time we arrived, but it should have been cleaned before we got there. There are cobwebs all over the outside and bees around one of the hot tubs. The other hot tub has rotten wood underneath it and does not seem safe to get into it. I called the office to report it no one showed up to fix anything. Later that night there was water leaking from the kitchen ceiling and an emergency call was placed to have someone from maintenance come out and look at it. Again, no one came out. We had an elderly woman on a walker who could have slipped and fallen. As instructed, we walked around documenting everything that was broken in the house in order not to be charged for it and there were numerous things wrong in addition to the above mentioned: Strong smell of sewer, Projector in theater room, light on top of beam in middle of living room, broken planter in kitchen, table drawer by sofa, bathroom tub and cabinet in bedroom off kitchen, outside stairwell going from the third floor to second floor is loose, 2 A/C vents were not connected in ground level basement making the house hot, bathroom door on lower level bedroom to right will not stay closed, there is a popped balloon wrapped around the ceiling fan in living room, double door (not main entrance) seems like it was kicked in, all the kitchen cabinets have something wrong with them, there are stains on the mattresses (looks like old menstrual stains) and our bed did not have a fitted sheet on it so I had to sleep on top of the covers so as not to sleep on the stain. Gross! The bedspread smelled cheesy. There was one washing machine that had note on it that it is broken and not to use it. One washing machine for 40 people is an inconvenience. One of the freezers is missing a drawer, the weather stripping was coming off one of the double doors to main entrance. On top of that, there is $250 cleaning fee and there were crumbs on the counter, dishes were dirty, and the floor was not mopped (kid's feet were black). There is trash scattered all under the porch. I do not believe the cleaning crew was ever at the house to clean it! I again called the office to report all the things broken with the house and to report the continued leak that still had not been addressed. I advised that if I had known the condition of this house I would never have rented it. We were told that a service call would be placed, and they would come out after 4 pm when they were finished with check-in. Not sure what is involved with check-in because no one had any dealings with me to check-in. There were not enough bath or kitchen towels provided for the number of people the house accommodates. The kitchen is inadequately stocked. A broom nor mop were provided. The internet is spotty and keeps going in and out. This is false advertisement because we rented it due to the amenities of the house and are not able to use any of it. For the amount of money that was paid to rent this house this is completely unacceptable. I do not believe this property should have been rented and I asked for reimbursement . I received an email from the office stating they would review my request and get back to me with a decision within 7-10 days. Guess what??? As of this day, I have not heard back from anyone! If I was the owner of this place, I would be appalled by this management company. By the way is selling the cabin for $3.2 million, I would not pay anywhere near that much as this place is in deplorable condition!! It will need a lot of work. As for Venture Resorts, I have checked and noticed that their reviews are not good, so I would recommend finding a more reputable company as this company does not maintain the property very well and they have poor communication skills!!! read more

We previously stayed at Manna (twice) and were very happy both times. Manna was no longer available so we chose Dreamy Treehouse (Top of Townsend Resort). We couldn't have been more disappointed. We walked in and turned on the A/C only to have it pour water all over the floor. The sheets and blankets used on the bed looked like they were pulled out of a lost and found bin. The bedroom ceiling fan did not work so they placed a box fan on top of a folding table. I found that the dishrack was thrown under the dirty sink with a wet sponge (which I'm assuming was used to clean the dishes and counters). The last straw was when my son saw F* You written on the blackboard up in the game loft. We called immediately to report the issues, and after an hour of being there called back and said we were leaving. We are STILL fighting for any type of refund. I will tell you this. There are at least 3 parties involved with these rental cabins. The actual owner of the cabin (who has zero customer involvement), the resort in which the cabin is part of (handles the maintenance and cleaning), and the rental company (that charges you and handles your reservation). If you have an issue or complaint, make sure you contact ALL parties that have any involvement in your stay so that you do not get the runaround, and you're covering your bases. read more

If you're looking for a simple vacation rental, this may be for you; however, I wouldn't recommend this rental to most people. The cabin was relatively clean except for the pills found in one of the bedrooms. We didn't have a broom to start with nor useful cleaning supplies besides a few washing powders and dish detergent. I was very disappointed in seeing cockroaches under Alexa/ all over the kitchen area. We complained it wasn't very clean, which was true, then they sent someone to clean after we already had checked in which seems to undermine the 6 hours they have in between guest to clean and charging us a "cleaning fee" to do so. People don't want strangers who don't even speak any of the same language to come into their cabin to clean using google translate to communicate. The only real highlight was the Game Center and us seeing bears. Unfortunately they don't provide you with bear proof trash disposal options other than a large container by the check in building that is seemingly overflowing 24/7. Very disappointed in the guest services department. Check-in was easy, but there is a bees nest beside the front door, Fire pit was filled with water, Smoke detectors Batteries were missing. Internet did not work. Had to call guest services several times. One girl was going to send me a text, I've never received that. Had to call back, spoke with Malik. He sounded very helpful even offered to send extra towels with the guy that would be there within 30 minutes. Technician never came. Gigi was very nice and brought the towels the next day even though they weren't needed. I explained to her the problem and told her that customer service meant nothing without follow through. Property has some potential, but I'm not sure how invested they are. Also only half a roll of toilet paper, so come prepared. Awful Experience that ruined our vacation! Put in 4 cabins! We paid $4000 to stay in a beautiful, new cabin that was secluded and had an indoor pool. We called the two days before we arrived to make sure we were still good before we made the eight hour drive. We get two hours out and they call and say we can't stay in our cabin because of the fires and power outage. So they put us in a vacant cabin for one night. The next morning they called and said they had another cabin for night two. In the mean time we verified our original cabin was no where near the fires so we got them to admit the truth was the cabin was not finished being built. They told us we would be put in to cabin three to finish out our stay and that it was a beautiful cabin. It was like a giant frat house in horrible shape. Filthy and beat up. We were then moved to cabin 4 at 10pm at night. We never got to settle or unpack. Having to check out at 10am daily and entertain our kids until we could check in to next cabin was a huge hassle and expensive. We didn't get a pool, scenic view or even a working hot tub. Even the nicer cabins we could only stay one night in where not super clean. And their maintenance team doesn't have a clue. For example - came to fix hot tub and plugged in outdoor lights and said "it's fixed!" No sir you plugged in outdoor lights ... a hot tub doesn't even use the same type of plug. read more

There is so much trash around one of the Venture Resorts properties, the Gatlinburg Lodge in Tennessee. Sadly there was a black bear rummaging through it. This is not healthy for the bear. We reported it to 866-347-6659 and she said they would have maintenance clean it up after the bear is gone. There is SO MUCH TRASH in the area. Hopefully it ALL gets cleaned up. read more

We stayed at Amazing Views Mansion over Thanksgiving break. I wish I could say we liked something about this cabin, but the only thing we enjoyed was each others company. We arrived at the cabin on Sunday for a 6 day stay. Immediately upon entrance, we noticed the tables, counters, and floors were sticky and also the smell of the cabin was like mildew. There were several remotes missing or not working for tvs, the TV in the theater room refused to connect to wifi. The TV in room 11 was not working due to the power cord missing a prong. The blind in room 12 was missing completely from the window. One hot tub was not working at all, and the other would only get up to around 81 degrees. The towels in the kitchen were disgusting and dirty. The refrigerator door handles were hanging on by a thread upstairs, one being duck taped, the other with only a nail holding it to the door. There was a vent in the kitchen that was completely off, someone could have seriously gotten hurt had they fallen in, but we duck taped it down, Management, you're welcome. Both refrigerators had a smell and were not cleaned properly. We realized that the showers must be coming from the same water source, so if one person is taking a shower in any of the 12 bathrooms, the rest are freezing cold. We still attempted to push through and cleaned the floors and counters and tables. We soon realized we weren't alone, and that we were sharing a space with GERMAN COCKROACHES, ASIAN LADY BEETLES, AND FRUIT FLIES. We immediately contacted management and were met with, "We will send someone out tomorrow." The cleaning contractor came out first thing in the morning and was very apologetic, but we had already cleaned. He relayed the rest of our concerns back to the office, and later maintenance came out to fix the TV situations and the one hot tub that didn't come on at all. Nothing was done about the blinds, the lukewarm hot tub, or refrigerator. We were told if they were to bomb the house, more roaches would come out, to even further ruin our trip. So we decided to hunker down with bug spray and prayers. The roaches were so bad, one of the guests woke up with one in bed with him. We later found mold in and around one of the toilets upstairs as well as mold and scum buildup on most of the shower heads. I don't believe these floors have ever been cleaned, due to all the black stickiness left on all of our shoes after our stay. We also had a problem with the trash not being picked up and having 25 people in one house, trash piles up fast. Someone did come out, after several texts back and forth, but he was very rude and had an attitude. Management was very slow to respond to our concerns and did not have fixes to many of them. It was basically a "We're sorry, but you have to deal with it." We looked at reviews of this place during our stay and saw where others from MONTHS ago were met with a lot of the problems we had as well, but we were told it wasn't their standard, when clearly it is. Management has stopped taking our calls to try and render the situation and hasn't gotten back to us. My family and I won't be back, and I pray you will read this and find that it's not for your family either. read more

My husband and I had our first vacation after having kids and we had a great stay at The Creekside Rest! It looks brand new and nicely updated. I think maybe one or two people stayed before us cause there was a few things looked used but it was a perfect little place for us! Pros- small and cute. Newly renovated. Close to pigeon forge and Gatlinburg. Down the road from a dude ranch if you want to add horseback riding to your activities. Cons- It is in somebody's backyard (we didn't know until we arrived. The neighbors have trash all in their yard going into the little creek. There were some utensils that were not washed good and still had stuff left on them from the last guest. Couldn't get the WiFi to work but the service on our phones worked ok in the bedroom! Overall it was a nice stay! read more

We just left a Bushel & a Peck 9-29-23 and it was the worst cabin I've ever stayed in. The refrigerator made noise the entire time. WiFi didn't work so we had minimal signal for the kids. The hot tub parts kept coming up from the water. Not a complete set of any pots or pans or silverware or cups! There is no view the owners do not keep up with tree trimming. The worst part is they owners won't let you control your own thermostat!! We were all sweating at night because the thermostat LOCKS at night! The entire cabin has to go to bed at the same time due to the cabin being so rickety and loud when anyone walks anywhere including the porch. The cleaning crew did a horrible job. Windows dirty and sheets were just top sheets and one blanket on the beds! I would not recommend anyone waste their time and money going near these community of non secluded cabins. read more

Just stayed in the Big Moose for a few days. Let's be real. Yeah, maintenance is obviously an issue. Several cosmetic issues with the cabin are not worth detailing. It is what it is. Definitely could be better furnished as far as cookware and a grilll goes, but we made due. My group is used to making due with what we have and we had a fantastic stay. One TV was bad when we arrived and the inspector was already there and delivered a new TV that evening. We requested more toilet paper and trash bags and had them delivered later in the day. The hot tub started to get funky after three days and no fresh chemicals. But all in all, us and our friends would gladly rent the cabin again. It's not perfect, but not bad either. read more

If I could give 0 stars I would! They managed two of our cabins and completely ran them into the ground. We are now paying thousands of dollars to get them back to where they need to be. I have called the office, emailed and text for a week now and they refuse to call me back. Keep in mind, we PAY them to manage our cabins. We are their CLIENTS and I still can't get in touch with them. We had a guest tell me that she called to complain about the cleanliness of the cabin and someone from their office cussed her out. THIS PLACE IS NOT CLOSED!!!!! Super disappointed! My family and I stayed at "Almost Heaven" for 6 nights. We arrived on 8/18 & walked into a disgusting cabin! It was so bad we immediately called the office whom have always been very nice. There was food stuck all over the kitchen floor and the floor was super sticky. The stair case was sticky & there was dust everywhere. Dust all over the fans & on top of the refrigerator as well. I'm guessing the pictures online were taken when the cabin was first built because it looks nothing like it now. The tv remote didn't have any batteries, so we had to call for that as well. Nor did the main bedroom tv work or the downstairs bedroom television. The inspector came out and mopped the floor and cleaned the stairs. Now granted the tv batteries had to come from maintenance. Little did we know upon further inspection there were men's underwear hanging in the down stairs shower with what looked like urine beside the toilet. When I say gross, this cabin tops off gross. So among the kitchen floor, the men's underwear with the urine stains on the floor there was more. Impossible I know. The main floor & down stairs carpet was even worse. Dark to almost black from everyday wear but I'm guessing it had to be the same carpet from when the cabin was built. The screen that surrounded the hot tub was torn from top to bottom. The faucet downstairs had separated from the wall causing a gap. The blinds were missing on the door completely down stairs. Missing blind pieces in the main family room and the main bedroom. Both rocking chairs up stairs were broken. Many of the bathrooms didn't have towel bars but the broken parts were still attached to the wall. AND a leak beside the hot tub that dripped all over the sun room floor after a late evening storm. So back to the batteries. . . Maintenance decided it would be a good idea to drop off batteries at 11:30PM. He came banging on the door which scared my Mom & Dad who were sleeping in the main floor bedroom, almost to death. He leaves them on the porch. The next morning I called the office & spoke with a female whom I explained ALL ofthe above to who told me "she wasn't laughing at me, she was laughing with me". Granted very nice but not super helpful. No offer to have management call us back or anything. I get there's not much in her control she can do but she was "sorry about that because these things mentioned made their company look bad". I'm thinking based on ALL the issues with this company they just doesn't care to get anything fixed or replaced. I get it's old but there's NO EXCUSES to why the cabin was so insanely gross. read more

Stayed at national park sunrise. Was a horrible room made for an awful vacation. Moldy shower curtain (wouldn't take a shower), stains rugs, ripped screen door, smelled like smoke and looked like it was broken in to. It did have a great view. We purchased a short-term vacation cabin in the Gatlinburg area. Upon closing we agreed to keep Venture Resorts on as the property manager for a period of 90 days, with a termination date of October 31, 2021. On August 9, 2021, I emailed Venture's owner representative, Miranda Lewis, to inquire whether we could do an owner's stay for the weekend of Oct 9th. Having not received a reply from Ms. Lewis, I emailed her again on September 1st. Still not having received a reply from Ms Lewis or any Venture representative, I left a voicemail for her the week of Oct 9th. Having heard nothing from Ms Lewis, 2 days before we were hopefully scheduled to stay in OUR cabin, I called Venture's guest services number and spoke to a Venture representative. I explained the attempts I made to contact Ms Lewis and our hopes to use our OWN cabin. Unfortunately the Venture employee I spoke to told me she did not have access to our cabin's reservations nor did she have the key code to OUR cabin. But she told me she would pass my information along to owner services and someone would call me back. I waited another 24 hours and having heard nothing from Ms Lewis (despite texting her) nor any Venture employee, I again called Venture's guest services number as we were traveling to the cabin. Luckily that employee confirmed our stay and gave me the key code. On November 17th, our new property management company went to the cabin to do an initial walk-through as we wanted to do some repairs and updates prior to putting the property back in the short-term rental market. Our new property manager reported that there were still guests in the property even though all Venture guests should have vacated no later than the morning of November 1st. I called Venture to inquire why they still had guests in our cabin when our contract with them expired on October 31st. Surprisingly, Ms. Lewis almost immediately called me back and apologized about the miscommunication between her and Venture's reservations department. She did offer to have their guests vacate the cabin but I told her that I didn't want to ruin anyone Thanksgiving holiday vacations, so Venture could keep guests in the cabin through November 30th. On December 1st, our new property manager once again went to the cabin and once again found Venture guests staying there. I called Venture and demanded an explanation. The reply I got was, "according to Miranda's note you agreed Venture could honor its November reservations for the property." Venture had a guest check in November 29th through December 2nd, so they considered that a November reservation! We finally washed our hands of Venture Resorts on December 2nd. Stay away from this unprofessional and unresponsive property management company! read more

This company goes by many names, one of which is Venture Resorts and another which is Gatlinburg Falls Resort. They need to be shut down. The issues we had seem to be ongoing issues over an extended period of time. Cockroaches, mold, and dust in the cabin make it a health hazard. We stayed in the cabin Mountain Rendezvous from 10/2/23-10/6/23 and it was the worst experience we've ever had. There were obvious signs the cabin hasn't been properly cleaned before our arrival (dirty sock on the floor by the foot of the king size bed, old/used bar of soap on the shower door frame, starburst wrapper on the back deck, gum wrapper in the air hockey table, soap bar wrapper by the heart shaped tub). There was mold on the floor and walls by the floor air registers. Live cockroaches IN the dishwasher, kitchen sink, and bathroom. Piles of dust on every and all surfaces. No air filters in the air returns. Light bulbs out. Door knobs broken. A vent cover missing from the dryer so items got sucked into it. The hot tub water level was too low, below jets. The hot tub wouldn't properly regulate temperature and not all jets worked. TV remotes missing batteries. Living room couch worn in and terribly uncomfortable (horizontal metal bar dug into your back when sitting on it). Three TVs but only one has cable, the other two only have DVD option. Wireless internet only works sometimes but most of the time doesn't. STAY AWAY! DO NOT RECOMMEND! read more

Gatlinburg Falls Resort / Cabin Rentals of the Smoky Mountains/ Venture Resorts -- There is not a rating low enough for this company or their entities. They will not refund our deposit after we found out there was NO handicap access to our unit. The unit was a condo (which should have elevator). If not, the description should state stair access only. We also had booked at Gatlinburg Falls Resort, but after receiving our booking confirmation we learned it was not at Gatlinburg Falls Resort and was in fact a 30 minute drive away. We are senior citizens and can't drive at night and needed to be close to town such as Gatlinburg Falls Resort is located. They should not be allowed to violate ADA laws and still keep our deposit. Their non disclosure of handicap access should warrant a $200 deposit refund. STAY AWAY!! read more

This company and the GM should be ashamed of themselves. You are basically stealing people's vacations away from them because of the filthy conditions you allow your cabins to be in. My family of 6 got a reservation with Cabins of the Smoky Mountains (per Cal Ripken Baseball recommendation). Everyone was super nice on the phone, but it changed very quickly once we had issues with our cabin. We weren't sent the address until after 6pm of our check-in day (was supposed to be @ 4pm). As soon as we got to the cabin and started looking around, we knew it wasn't going to work for us. I called the office at 10:14am next morning. Told the person all of the problems with the cabin. Waited for over 20 minutes to speak to a manager. She then told me a mgr would call me back. I called back at 1:47pm. I was told mgr would call me shortly. I called back a 3rd time at 4:14pm and finally spoke to a mgr (after being on hold for 25 mins). After having to list all of the issues for a 2nd time, I was told maintenance would be at the cabin within 20 mins. THIS IS IMPORTANT..I was told that maintenance 1st has to come see if they can fix the issues. If they can't, they speak with the GM who will then decide if we can move to a different cabin. Apparently their trick is to not have maintenance come for days so that it's too late to move cabins. No maintenance showed and no call back from Mgr as promised. Next day, called and spoke to a Rhonda (supposed manager as well). I was told maintenance was coming at 10am. Got disconnected. I called back and spoke with Sue (supposed Asst. Mgr). Said there was no maintenance ticket in the system. I had to go over all the issues again. The lady sounded annoyed by my complaining. Asked to speak to the GM. Was told that the GM doesn't speak to customers (Shame on you Billy Parris for allowing the business to be run so poorly). Maintenance finally showed up around noon. All the maintenance people that came through were very nice guys that were as helpful as they could be with the situation. Unfortunately, they can't put in a new dishwasher or replace the broken hot tub or broken video game console. One of the maintenance ppl used parts from another shower valve to try and fix the downstairs broken/leaking tub. Got the handle back on, but couldn't stop the constant dripping. twice my kids were taking a shower and the handle fell off. One of the times the water was scolding hot. We were told that all the shower handles had an issue because the insides are old and stripped. NICE! Called back the next morning at 9:26am. Was on hold for 23 minutes waiting to speak to a manager only to be disconnected. Following day my mom spoke with a really nice manager, Haley. My mom had to go over all of the issues once again because Haley said nothing was in the system. At that point, we got offered to move cabins. We had 3 nights left and wouldn't be able to move until later that night. We requested a refund instead. It took a couple phone calls a week later before the refund we were promised was issued. Unfortunately, that won't make up for the bad living conditions and the hours myself and my mom had to spend on the phone during our family vacation. This place deserves to be shut down. Not too mention, they should tell you if you need a 4-wheel drive to get to where your cabin is located. But the address is kept hidden until after you've made the full payment and after 4pm the day you check in. I didn't mention scratched up and broken furniture, the horrible stains on the floor, the rusted air vents that were loose and damaged, the hot tub didn't work properly and the gaming console arm wouldn't go to the right correctly. read more

Stay far far far away. This is a poorly run, poorly maintained shitshow of a company that manages a cluster of shit show cabins. My family and I booked 3 nights at one of the cabins, because of family issues we arrived a day later than our originally booked first night. Here are the list of our grievances: 1. These properties are built on the mountains with narrow roads which isn't a huge issue itself, the issue is how badly and randomly the cabins are numbered and labeled. The randomness makes it incredibly difficult and frustrating to navigate the narrow, hilly, and curvy roads. 2. When we arrived there was no water at all at our cabin, we called the management office and a woman answered saying the properties are owned by individual owners and all the issues are not problems of the management office but they'll send someone to help us within an hour. 3. An hour passed, no one came so we called back. A very curt and rude man answered, he was incredible condescending and short with his answers. He blamed the lack of water to a county wide problem which made none of the cabins on the property able to get water. When I tried to ask whether someone was coming to help us with our water problem he repeatedly spoke over me and pushed all blame to the county instead of the management company. We didn't believe him so we went around to other cabins around the area asking if they had water, they all did. So we were blatantly lied to. I am writing this at 11pm after having traveled for 12 hours to arrive at this supposedly "relaxing" cabin not knowing when we'd be able to have water. Not sure why the company thought it'd be okay to not have water ready for guests an ENTIRE DAY after when we were supposed to arrive. Horrible company, rude management, we will be contacting our credit card company to get all our money back. read more

I rented a cabin in Gatlinburg TN. Upon arrival there were several trash bags on the porch. I contacted them and they said they would send someone to get it. 3 hours later I called again, they promised someone would be there by midnight. Still didn't happen. The next morning they promised someone would be there within 2 hours. They called me later, it still wasn't done. A raccoon got into during the day and a skunk that evening. Finally after 27 hours someone came but he did nothing because the skunk was there. 4 days later they still had done nothing. The animals continued to get in it and the smell was horrible. The countertops were broken and some pickets on the deck were broken. we had to be sure the children didn't go on the deck. While I was in the office the worker was on the phone with another customer complaining and someone came in with complaints also. Even some of the employees complained about the maintainance/cleaning staff. I would recommend you NEVER rent anyplace from this company. read more

Our first night no water ..it was reported they said to leave the faucets open we did nothing happened. Next morning I notice the pump under the house with the new plumbing was not connected I called reported it nothing happened till the next day. We waited maintenance said they needed access I told them 10 am was good 3rd day!....no one came still no water. I'm discussed to have me and my family with no showers , bad smells in ficis and urine smell in the toilets. The master bedroom bed has a huge crater in the middle horrible to sleep in. Lights in the kitchen and closet don't work, the backyard light doesn't work at night. we were not able to use the jaccuzzi the water was dirty and had to be used for the toilets. We have incurred numerous cost having to eat out everyday as we were not expected too. Our 10 month old has done nothing but cry because of the lack of water. (if the pump would have been plugged in and checked prior to check in this would have been avoided.) Our first day here we ordered tickets through the resort later to find out the attraction was rescheduled to an earlier time which we could not make. I called and Steven at your office was very condescending offered no help talked to me sarcastically. My family and I then waited all day after 3 calls to have a manager call us to rebook any attraction before we leave ...4 hours past no one called back ... This has been a nightmare for us 2300 for our stay for 4 nights of hell I will not pay I will dispute and take any legal ramifications necessary along with video and documenting reviews on what I went through with no water no bath no communication from your office and the lack of customer service No one has yet to call me and to me it's to late we leave tommorw morning we were not able to use the jaccuzzi the water was dirty and had to be used for the toilets. This was the worst experience I have had in all our travels. And, we travel a lot. Booked a cabin for 24 people 9 months ago. We get close to checkin and they tell us they will text when the room is ready this is around noonish. Then around 3 we receive a call to tell us they need to move us to a different cabin. Fine we understand things happen but then they drag out each hour telling us the cleaning crew and unable to check in until 9pm. Note had to checkout in the morning Bc, they were supposed to be putting us back in our cabin or a bigger one. Again waiting all day to check in. I am literally writing this sitting at a CVS parking lot at 9:12pm still awaiting checkin. We live 10 hrs away and all hotels are booked. When trying to talk to customer support they told us to sit in our cars and wait as they are at the mercy of their cleaning crew. Really BS . Note 12 of us our children. Never ever go through this company again. read more

BRIDES STAY AWAY. This is the 2nd time we stayed at Cabins of the smoky mountains and we were hoping it would be better since it was our wedding weekend and it was not. They called us when we were 3 hours away to say our cabin was under construction. They moved us 3 times. Saying the first 2 places were 'upgrades' and it wasn't even close to what we booked for Mountain View for our wedding. Steven was extremely rude saying maintenance could only come out to the dump they put us in and I had a mental breakdown. The chairs were broken, trim was hanging down off the cabinets and all you saw was weeds for the views. They finally moved us into a house- not a cabin but it still had some Mountain View which is better than the other 2 places we were put in. Neither of the lawns were mowed. We made it work. We were in the car for 15 hours, moved multiple times, had to change around vendors and they only refunded us $241... We will never be staying here ever again. There are plenty of other cabin resorts to stay in. Do not go through this place or Venture Resorts! read more

I was going to book online but decided to call in and ask some questions. Sydney answered the phone and was so helpful. She walked us through the cabin as far as what they had to offer and what was included. She was able to answer all of our questions. We ended up just booking directly through her instead of online. I am so happy I called in. We are really looking forward to our stay. We love the pigeon forge/gatlinburg area and this will be our first time renting a cabin through venture resorts. read more

The cabin we stayed in had so many issues! Our trip started with issues on checking in! Pain in the butt! Finally got that worked out, got there and found part of the deck unsafe, falling apart and full of moss. Mold in the bathrooms, a broken outlet. Bedroom doors would not close all the way, cabinet pulls missing. Rocking chairs that were provided were rickety and broken. The bed that we had sloped to the middle!! We took pictures, sent them to the company and called them. They said they would send maintenance, they did, however he showed up, took pictures and said he would be back,only to never show back up! Will never rent from here again! Very misleading, from late check in (because they weren't ready), to broken and unsafe areas, to a joke of a maintenance team... That much money to stay, it should've been better! read more

Booked Waterfalls Edge, pictures were beautiful but they are dated by at least a decade. Traveled all day Thursday and given directions to the Gatlinburg office for details to the cabin. Due to Covid, the office was empty as employees were working from home. We contacted the number and waited on hold in the queue for ever. Once connected to a staff member, we were advised that our condo wasn't ready and could not provide an address to the condo since it hasn't yet been inspected. The staff member did advise that we should not have been given the address to the Gatlinburg office since our cabin we booked and thought was in Gatlinburg, was in fact outside of Pigeon Forge. We wanted to be in Gatlinburg because we had another family there that we had planned to be together during our trip. After waiting until almost 7pm, we finally get the address to the cabin. We drive out of town in an attempt to locate the cabin. The GPS said that we had arrived but there was no cabin around for miles. With no phone service, we head back to town. I call the staff again and advise that the cabin is nowhere to be found. The staff member advised that she would send out email detailed instructions to help locate the cabin. To give the reader an idea about the instructions to the cabin, it goes like this, from the light go 4.8 miles. There will be a roadside attraction. From there, follow the woods until you get to a gate. Put in a code to open the gate and follow the road until it dead ends, then the cabin would be at the end of that road. I advise the staff member that there would be no way anyone would ever find the cabin without those directions. By this time it is now almost 10 pm and we are finally at the cabin. Once inside the smell of mold and mildew was staggering. There were no towels or blankets in the cabin. The hot tub was partially filled with old dirty stagnant water. The dirt was so thick on the seats and in the lower filter that it hasn't been cleaned since last season. The water in the cabin smelled like raw sewage, from the sinks to the showers. We went back to town for cleaning supplies and to call the staff again about the troubles we were having. After making contact and explaining the issues, the staff comped our first night stay. We arrived back to the cabin and started to freshen up the cabin with Pine-Sol and Febreze. The maintenance man arrives, it's almost midnight with towels and blankets. He attempted to drain the hot tub but didn't have any cleaning chemicals or tools. The water from the outside hose smelled just like the water inside the cabin, like raw sewage. I advised the maintenance guy that he could come back tomorrow and try to get it fixed. Our children put there bags upstairs and came back down in the socks only to find the carpet soaking wet in the foyer, which is were the washer and dryer are located. Once I inspected the washer I noticed that it has been leaking for some time and that was the reason for that extremely loud odor or mold and mildew was coming from. The next morning, which was Friday, I contact the staff and explain everything that has happened so far. Each time I spoke to a staff member they seemed concerned and said they would get it together. The staff member advised they would get all over items fixed and stated we did not have to be present for them to repair and fix those items. We left the condo and went to Gatlinburg for the day to return to the cabin at 9pm to find the cabin just as we left it. Since it was late, we we to bed, disgusted and angry with our cabin vacation. Saturday morning, we got up and packed, took out trash and brought down the towels. I called the staff and stated since the cabin was in such a disaster, we were checking out and leaving. The staff stated that they would put in a call for a manager to contact us. During this time, it was the worst vacation we had ever experienced. Most due to poor maintenance, which all could have been addressed. The management staff has still yet to call and reach out about our time at their cabin. We will not be back to this company nor it's affiliates. A dispute will be filled with the BBB and our credit card company. Buyer beware. read more
