    We enjoyed our visit in pigeon forge but not our accommodations. Thermostat and wifi only worked in mornings. Refrigerator was close to 50 after putting just drinks in. One of arcade machines was not working. I called About all of these issues but no assistance! Indoor swimming pool had not been cleaned and dirty clothes left on floor. the only wash cloth provided for my bathroom was a nasty one under sink. There was a dirty plastic knife halfway sticking out under our dresser.....see all the pictures below Middle of couch touched the floor. I found nasty hair balls and sharp broken glass in pool. Sharp broken plastic not glass but it still cut my foot So the inspection we were waiting on to get our access code apparently did not happen. Very disappointed

    This review is for "The Lake House on Viewtopia in Dandridge, TN". Renters beware!!!! This place is a dump even though the pictures make it look beautiful. It is shabby, missing much of the decor shown in the photos as well as most of the patio furniture. And more importantly, it is nasty. Broken toilets, dishwasher doesn't clean dishes so we had to hand wash/dry for a party of 13 all week. Dishwasher is disgusting inside. Backed up water in bathtub which made it unusable for the week. It also made a great place for many wiggly things to drown themselves. Ugh! There has been no deep cleaning done probably in many, many years. Vents filthy, baseboards filthy, door areas where people touch all filthy and grubby, windows have thick film so hard to see through. Cockroaches! Tons of carpenter ants and pismires - tons! Carpets are gross and loose. A huge disappointment! Oh, and when these things were reported, no response. Yet in fairness, they did respond the first night by bringing flatware and pots and pans because there were fewer than 5 forks and the pans were rank. I would describe this place as being run by slum lords. Very sad because it's in a beautiful location and has so much potential. Should you decide to put your hard-earned money on this rental, don't say you weren't warned. Find another place.

    We previously stayed at Manna (twice) and were very happy both times. Manna was no longer available so we chose Dreamy Treehouse (Top of Townsend Resort). We couldn't have been more disappointed. We walked in and turned on the A/C only to have it pour water all over the floor. The sheets and blankets used on the bed looked like they were pulled out of a lost and found bin. The bedroom ceiling fan did not work so they placed a box fan on top of a folding table. I found that the dishrack was thrown under the dirty sink with a wet sponge (which I'm assuming was used to clean the dishes and counters). The last straw was when my son saw F* You written on the blackboard up in the game loft. We called immediately to report the issues, and after an hour of being there called back and said we were leaving. We are STILL fighting for any type of refund. I will tell you this. There are at least 3 parties involved with these rental cabins. The actual owner of the cabin (who has zero customer involvement), the resort in which the cabin is part of (handles the maintenance and cleaning), and the rental company (that charges you and handles your reservation). If you have an issue or complaint, make sure you contact ALL parties that have any involvement in your stay so that you do not get the runaround, and you're covering your bases.

    If you're looking for a simple vacation rental, this may be for you; however, I wouldn't recommend this rental to most people. The cabin was relatively clean except for the pills found in one of the bedrooms. We didn't have a broom to start with nor useful cleaning supplies besides a few washing powders and dish detergent. I was very disappointed in seeing cockroaches under Alexa/ all over the kitchen area. We complained it wasn't very clean, which was true, then they sent someone to clean after we already had checked in which seems to undermine the 6 hours they have in between guest to clean and charging us a "cleaning fee" to do so. People don't want strangers who don't even speak any of the same language to come into their cabin to clean using google translate to communicate. The only real highlight was the Game Center and us seeing bears. Unfortunately they don't provide you with bear proof trash disposal options other than a large container by the check in building that is seemingly overflowing 24/7. For the amount we paid, we expected much more.

    Bedrooms were filthy

    This resort was by far the worst I have ever stayed at. FILTHY a picture is worth a thousand words. They go under Venture Resorts. Hidden Valley Resorts. The cabin was a View to Die For. Gatlinburg Cabins. No customer service no games worked 3 broken TVs A cabin for 10 .. with only 3 coffee cups. Food left behind a bedroom door. FILTHY dirty towel found in shower. DONT DO IT!!! MOTEL 8 WOULD BE BETTER FOR THE PRICE YOU PAY.

    Very disappointed in the guest services department. Check-in was easy, but there is a bees nest beside the front door, Fire pit was filled with water, Smoke detectors Batteries were missing. Internet did not work. Had to call guest services several times. One girl was going to send me a text, I've never received that. Had to call back, spoke with Malik. He sounded very helpful even offered to send extra towels with the guy that would be there within 30 minutes. Technician never came. Gigi was very nice and brought the towels the next day even though they weren't needed. I explained to her the problem and told her that customer service meant nothing without follow through. Property has some potential, but I'm not sure how invested they are. Also only half a roll of toilet paper, so come prepared. Again, guest services are unacceptable especially for the price!!!!!!

    Awful Experience that ruined our vacation! Put in 4 cabins! We paid $4000 to stay in a beautiful, new cabin that was secluded and had an indoor pool. We called the two days before we arrived to make sure we were still good before we made the eight hour drive. We get two hours out and they call and say we can't stay in our cabin because of the fires and power outage. So they put us in a vacant cabin for one night. The next morning they called and said they had another cabin for night two. In the mean time we verified our original cabin was no where near the fires so we got them to admit the truth was the cabin was not finished being built. They told us we would be put in to cabin three to finish out our stay and that it was a beautiful cabin. It was like a giant frat house in horrible shape. Filthy and beat up. We were then moved to cabin 4 at 10pm at night. We never got to settle or unpack. Having to check out at 10am daily and entertain our kids until we could check in to next cabin was a huge hassle and expensive. We didn't get a pool, scenic view or even a working hot tub. Even the nicer cabins we could only stay one night in where not super clean. And their maintenance team doesn't have a clue. For example - came to fix hot tub and plugged in outdoor lights and said "it's fixed!" No sir you plugged in outdoor lights ... a hot tub doesn't even use the same type of plug.

    There is so much trash around one of the Venture Resorts properties, the Gatlinburg Lodge in Tennessee. Sadly there was a black bear rummaging through it. This is not healthy for the bear. We reported it to 866-347-6659 and she said they would have maintenance clean it up after the bear is gone. There is SO MUCH TRASH in the area. Hopefully it ALL gets cleaned up.

    DO NOT STAY HERE. The cabin looked so nice in the photos (Almost Heaven). It was FILTHY. The AC couldn't keep up and leaked everywhere, there was OBVIOUS mold, the kitchen needed a deep clean and all new appliances, I could go on and on. STAY AWAY AND SAVE YOUR MONEY

    We stayed at Amazing Views Mansion over Thanksgiving break. I wish I could say we liked something about this cabin, but the only thing we enjoyed was each others company. We arrived at the cabin on Sunday for a 6 day stay. Immediately upon entrance, we noticed the tables, counters, and floors were sticky and also the smell of the cabin was like mildew. There were several remotes missing or not working for tvs, the TV in the theater room refused to connect to wifi. The TV in room 11 was not working due to the power cord missing a prong. The blind in room 12 was missing completely from the window. One hot tub was not working at all, and the other would only get up to around 81 degrees. The towels in the kitchen were disgusting and dirty. The refrigerator door handles were hanging on by a thread upstairs, one being duck taped, the other with only a nail holding it to the door. There was a vent in the kitchen that was completely off, someone could have seriously gotten hurt had they fallen in, but we duck taped it down, Management, you're welcome. Both refrigerators had a smell and were not cleaned properly. We realized that the showers must be coming from the same water source, so if one person is taking a shower in any of the 12 bathrooms, the rest are freezing cold. We still attempted to push through and cleaned the floors and counters and tables. We soon realized we weren't alone, and that we were sharing a space with GERMAN COCKROACHES, ASIAN LADY BEETLES, AND FRUIT FLIES. We immediately contacted management and were met with, "We will send someone out tomorrow." The cleaning contractor came out first thing in the morning and was very apologetic, but we had already cleaned. He relayed the rest of our concerns back to the office, and later maintenance came out to fix the TV situations and the one hot tub that didn't come on at all. Nothing was done about the blinds, the lukewarm hot tub, or refrigerator. We were told if they were to bomb the house, more roaches would come out, to even further ruin our trip. So we decided to hunker down with bug spray and prayers. The roaches were so bad, one of the guests woke up with one in bed with him. We later found mold in and around one of the toilets upstairs as well as mold and scum buildup on most of the shower heads. I don't believe these floors have ever been cleaned, due to all the black stickiness left on all of our shoes after our stay. We also had a problem with the trash not being picked up and having 25 people in one house, trash piles up fast. Someone did come out, after several texts back and forth, but he was very rude and had an attitude. Management was very slow to respond to our concerns and did not have fixes to many of them. It was basically a "We're sorry, but you have to deal with it." We looked at reviews of this place during our stay and saw where others from MONTHS ago were met with a lot of the problems we had as well, but we were told it wasn't their standard, when clearly it is. Management has stopped taking our calls to try and render the situation and hasn't gotten back to us. My family and I won't be back, and I pray you will read this and find that it's not for your family either.

    Booked in october & they decided to cancel 1hr and a half before arrival . I never even heard of such . That is not good business.

    Cabins of the Smoky Mountains - also known as Gatlinburg Falls Resort and other names…read more My group checked into the cabin referred to as Mountain Theatre Lodge which boast of the below: Spacious Accommodations: The lodge features five well-appointed bedrooms, including king and queen beds, along with additional sleeping options to comfortably host up to 14 guests. My Review: This boasts that you can comfortably sleep up to 14 guests in one area- 24 in another, slightly confusing but let's do the math -5 king beds sleep 10, 2 queen bunks sleep 8 total, & 3 sleeper sofas sleep 6, so that would be 24 -no idea why it contradicts itself - possibly to have a crutch to lean on with all the accommodations they don't actually offer. Let's talk about the 3 queen sofa beds, this is only true if you plan to bring your own pillows, blankets & sheets for the pullout couches as not only are none provided but they tell you they will bring some & finally bring them ON THE LAST DAY ... make that make sense. Overall, the house was clean but very damaged-except for the showers which looked like they had not been cleaned at all. Soap wrapper was actually left in one of them. As far as sleep, I hope you don't want to sleep past the sunrise on your vacation as there are NO BLINDS or CURTAINS in almost every room from the back side- bright & early the sun is in your face; no curtains at all on the front side of the house which doesn't help much with the temperature in the summer. Let's talk about washcloths/towels. AT A MINIMUM, we should have been left 24 (since that is what the house sleeps) AT A MINIMUM. We were left 12. Not even enough for everyone that it supposedly sleeps. We called &asked for more, as with everything else, it showed up ON THE LAST DAY. Private Home Theater: Enjoy movie nights in your own theater room, equipped with a large screen and comfortable seating for a cinematic experience. My Review: Comfortable Seating is pushing it but we can live with that, what you can't live with is not even being able to watch anything on the TV "theater" due to the fact that in our 4 nights there, we had internet access for POSSIBLY 6 hours total. We called, texted, & emailed regarding internet service, was told multiple times that a service call was entered-they would get someone out to the cabin. No one EVER came to attempt to fix this issue. Entertainment Options: The game room is equipped with a pool table, air hockey, and arcade games, ensuring entertainment for guests of all ages. My Review: Air Hockey table was unable to be used because the pusher was broken, I called, texted, & emailed about this within the first few hours of arrival,was told they would have a pusher out the next morning;the pusher was finally brought out on our last day. There are NO arcade games. Relaxation Amenities: Unwind in the private hot tub on the deck or relax in the cozy living area after a day of adventure My Review: the hot tub and living area are nice as suggested, however if you look at the photos and think, wow this porch with this swing & rocking chairs look so relaxing and I cannot wait for that .... well wait, there is no longer a swing and the 2 rocking chairs that are out there (so not as many as are shown online) are smaller than shown on the photos & very rickety. Modern Conveniences: The cabin includes a fully equipped kitchen, washer and dryer, complimentary Wi-Fi, and multiple flat-screen TVs with cable/satellite channels. My Review: kitchen is fine, washer and dryer are fine, wifi is non-existent as mentioned above which makes it hard to classify this rental as a "theatre", there is NO CABLE or SATELLITE on ANY TV in the entire cabin. The only TV's that you could even watch while we were there were the two smart TV's that you could connect to your own personal Netflix or other account and that was only for the few hours that we had Wifi to do so. The TV's in the room were POINTLESS. Outdoor Features: Take advantage of the charcoal BBQ grill and deck seating for outdoor dining and relaxation. My Review: you will not see a photo of this grill online, but let me help you with that, it is the $19.99 rickety grill from Walmart that you can put like 4 burgers on at a time. PLEASE SEE PHOTO FOR THE LAST OF MY REVIEW AS HAVING NO WORKING AIR FOR OVER 24 HOURS WAS A FINAL ISSUE.

    We've been staying with Outrageous Cabind for over 20 years (before it was Outrageous.) This was…read morewhere we spent our honeymoon (well Gburg actually - in an old run down cabin that wasn't theirs). I don't even know if this place was around then. That was 41 years ago but we spent time up here for our 40th anniversary this year - using them exclusively since we found them about 20 years ago. I think the ownership went thru change since we've been coming here but we exclusively and use them at least 3-4 times a year. Their special for last minute trips is incredible. After 20 years, 3-4 times a year (so we've stayed in most of them), each one has always been clean as a whistle. We have figured that we have stayed with them over 60 trips. At least. We've never stayed with anyone else the past 20 years! Our favorite place is at the top of the mountain at the water tower. However three of the four we always stayed at and liked the best, all but one was burned down in the Gatlinburg Fire of 2016. It burned down to their concrete footprint. They finally got one of them rebuilt and just opened back up so we are leaving Friday to go there. It's at the very top of the mountain and you can see for miles and miles. Yet it is only 5 min from the Parkway, behind Dollywood. You would think a cabin on the to of the mountain with its incredible view would be miles from the Parkway but it's only a short 5-8 minutes. I can never praise their staff enough. They are awesome people to work with. Some of our favorite restaurants we never miss are the Applewood for bfast, Guy Fieri's restaurant and arcade ( this is awesome and relatively new and great to go because there is a Crumbl and Ice Cream shop next door that are for that sweet tooth we always seem to get worse up there), Chop House, Cherokee Grill (Gburg), Ogles Farmers Kitchen ( I think this is the name. It right close to going in for Applewood. We've just recently found this and have been multiple times), The Pottery Barn Cafe is usually our first place we hit coming into town. There is also Paula Deens, Chop House, and Johnny Carino's. This is just for starters. Stay here and you won't regret it!!!

Our stay at the Emotional Rescue Cabin in the Black Bear Falls Community was lovely…read more This phenomenal cabin sleeps 12 with 4 King Size bedrooms (each with a flat panel TV) and 4 1/2 baths, FULLY equipped Kitchen, Living/Dining Room, Game Room with pool table and a 60 game console, 2 Fireplaces, Washer and Dryer, Hot Tub, 2 Oversized Decks with spectacular views from every room plus pet friendly. Oh yes, and a heated pool with Clubhouse just 5 minutes away on the property. I know, SWEET, Right? Emotional Rescue Cabin was perfect for us being 3 couples with 2 children and wanting a place to unwind for 5 days. All we needed to bring was clothing & toiletries. Sure, food is good, especially if you want to cook and we did have breakfast in each morning. From the vaulted ceilings, jaw dropping warm wood finishes and perfectly selected Smokey Mountain décor you'll love the nature wood beauty and cozy décor. The panoramic views of Mt. LeConte are breathtaking from inside or outside the cabin with two full length decks with rocking chairs and a swing outside each bedroom. Fall into the oversize sofas and curl up in front of one of the 2 stone fireplaces with 50 inch HDTV plasma TVs, with cable, movie channels plus DVD players in a home having practically everything you could possibly want. This was our first stay at one of Jackson Mountain Home Cabin Rentals in Gatlinburg, TN. We had viewed the cabin online but the pictures honestly don't do it justice. As we drove into the Black Bear Falls Community and farther and farther up the mountain the views only improved and cabin sizes seemed to increase. As we drove along I suddenly wondered why we had waited so long to rent a cabin. Almost to the top of the mountain road we pulled into the huge 2450 sq. ft. Emotional Rescue Log Home. We had been told we had four parking spaces and 4 vehicles fit well in the area. As we unloaded the vehicles we so appreciated the few 5 or 6 steps from the car to the front door. As you enter the foyer you can immediately turn left and down the stairs to the game room and two lower king size bedrooms or straight ahead with 2 king bedrooms & baths on each side of living room. The layout provides so much privacy in each bedroom and bath that we often forgot we were with two other couples. Both common areas are perfect for lounging in front of the 50 inch plasma TV or enjoying appetizers in front of the fireplace for long conversations while enjoying the spectacular view. We were told traveling to Gatlinburg from our cabin would be approximately 10 minutes but honestly it felt more like a half hour. The roads are narrow and curvy which you expect in the majestic Smokies but allow for additional time when traveling. Prefer to stay in and take full advantage of the cabin amenities then try your hand at pool or one of the 60 classic games on the game console. Remember Pac Man? The heated pool area is lovely and close to the cabin but I recommend you drive instead of walking with the blind spots on the curves. With flat screen televisions in each bedroom, two 50 inch plasmas TV in the common areas, 6DVD players, a phenomenal kitchen and dining room and a soothing hot tub on the scenic lower deck you find yourself not wanting to leave the cabin. One of my personal favorites is the cabin has a custom whole house, 5.1 surround sound audio system. 8 zones, each with touch button wall controls, and stereo in all bedrooms and on both decks! It was great having quick, accessible music on the decks, while in the hot tub, party music in the game room and easy jazz during dining and in each bedroom and bath. Oh, I almost forgot the wireless Internet connection for all our phones and laptops. One other amenity I haven't mention is you have access to the Gatlinburg Community Center. There you can bowl, play billiards, basketball, racquet ball, use the indoor pool and walking track. There is a small usage fee but I don't remember how much it was. I can't imagine anyone having the need or time unless you're stuck in a snow storm but it is available. This isn't a hotel with daily room service. Housekeeping doesn't clean daily nor bring fresh towels and sheets each day but you can pick up at the office. We just took advantage of the washer and dryer in the cabin for our personal clothing, swimsuits, and towels. You don't actually interact with any of the staff, but from my discussions on the phone with them, they seem like nice folks. Would definitely rent from them again if we take a trip to the area again. A couple tips: This cabin is actually in Pigeon Forge, not Gatlinburg. If you're not familiar with the area, Pigeon Forge and Gatlinburg are neighboring towns and you can get to all the Gatlinburg attractions in less than 10 minutes. Pigeon Forge has a lot of great things to do as well if you want to stay closer to the cabin. You're close enough to everything, but just far enough from the main drag that it feels a lot more peaceful when you're at the cabin. Before we ever arrived, we had multiple payment-related issues that required weeks of back and forth to resolve. The full balance was pulled incorrectly, I received messages saying our payment had been declined despite providing screenshots showing the charge and confirmation, and it took repeated communication before the payment was finally located and confirmed. Unfortunately, once we arrived, the cabin was not properly cleaned between guests. There was a strong smoke odor throughout the cabin, broken glass left behind, personal belongings from previous guests, clothing under furniture, confetti/debris, and remnants from what appeared to be a prior party. We had children staying with us, so the broken glass was especially concerning. Because we arrived shortly before scheduled dinner reservations, we did not spend our first night waiting on housekeeping or maintenance. Instead, we handled it ourselves so our family could safely settle in. We stripped beds, sanitized surfaces, cleaned bathrooms, and purchased replacement bedding and towels locally because of the smoke odor and concerns about cleanliness. We still made the best of our time in Pigeon Forge, but the overall experience fell far below expectations, especially given the amount paid for the stay. After checkout, I contacted management privately with photos and details of the issues. I also sent a polite follow-up when I received no response. As of posting this review, I still have not received any acknowledgment or response. Mistakes happen, but the lack of communication after being given the opportunity to address the situation privately is incredibly disappointing. Based on the cleanliness concerns, safety issue with broken glass, payment problems, and lack of response from management, I would not book again.

They were supposed to video the interior before a guest arrived and upon their checkout to be sure that the guests left the cabin in good condition. They did not. They had poor service as evidenced by allowing items to be stolen without charging the renters for their theft. They also allowed a carpet, which was under warrantee, become frayed; when asked to contact the carpet vendor to have it repaired or replaced, they did not do so. It became more damaged which then gave me bad reviews as my carpet was "shabby". Guests also took decorative throw -pillows as well as kitchen items. They also allowed their housekeepers to destroy my bed skirts by carelessly vacuuming them, getting the bed skirts caught up in the vacuum which tore them apart. They appear to rent out their own properties first before they rent out the properties they manage. Housekeepers stole my new expensive pots and pans as well as new flatware and plates to be placed in other people's cabins, replacing them with burnt and horrible appearing items. On one occasion I found that they had replaced my 5 pot and pan set with 2 items: a small pot which was bent so that it would not fit flat on the stove, and a Teflon coated frying pan, also bent as well as scratched up and burned on the cooking surface so it was unusable. When this company was managing my cabin, I had to purchase 3 sets of new pots and pans, beverage glasses, flatware, and bedding as well as table clothes and table settings. I also had to purchase a new light ($90) to replace one they threw out because someone put a 60 watt bulb in a bulb receptacle which clearly stated 15W maximum. They also stole a hot-tub cover from my hot-tub on the deck. When I fired them and hired a different management company, they placed wet sheets and blankets into a bedroom closet allowing them to become ruined with mold. I also allowed a check for $1,205.80 to become stale-dated by a week, and when I called to have them replace it they did not. I sent multiple emails requesting a replacement check to be sent to me, attention to "Patrick" who was the manager. I never received the check. I lost thousands of dollars by using them to "manage " my property. All they did was "manage" me so that they were the only people making money on my rental property. Nice working with them wasn't it? If you want your property mismanaged, they are the way to go.

We travel often and have rented cabins in a variety of areas across the country. Older/aged cabins are common to us; this was well below expectations and description. We unfortunately did not trust that we would be able to seek resolution at 10pm and chose to check into a cabin owned by a different company. We did not get settled until well after midnight somewhere else and lost so much time.
