PSA: there are no CCTV monitoring stations at the front desk for the "security" staff to watch. footage is in the hands of property management only, who are only at their desks from 9am-5pm Mon-Fri. nor is there any guest sign-in book or procedure - only a package sign out sheet. the call box in the doorway does not work. Simple solution? ALL locks need to be changed. You can imagine that that has not once been considered as an action plan after multiple requests - just like how multiple requests for cameras from over 5 previously robbed tenants like myself were flatly denied over the past six months. Goes to show whose interest they're really protecting.*** (Side note: there are 13 floors in this building with apartments, plus the parking level, and two stairwells with doors at each floor = 1 camera per area, NOT including the lobby or hallways.) ------ The moral of this story about 2040 Market: if it seems too good to be true, it *really* is. My apartment was burglarized while I slept on a Sunday night in November 2019. Shaken, I filed a police report and went to the management office so video footage in the hallway or elevator could be reviewed. To my surprise, I was told there were no cameras on floors - only one in the lobby. After repeated emails asking for cameras to be installed to ensure everyone's safety, I was denied several times, told to "buy my own camera if I wish", and finally compromised by escalating to PMC corporate and getting fob scanners in the elevators - in February. I later found out through talking to others in the building - not from property management - that upwards of ten more people were robbed between November 2019 and the time I'm writing this, late February 2020. And the kicker? We still don't have cameras. They added "four more security guards that rove the halls at night"...never mind that the additional folks who were robbed dead bolted their doors and the bags, backpacks, and cases their high-value electronics and wallets were found thrown into empty apartments in the building. Summary? It's an inside job. In a building with a "doorman" (read: package accepter), no cameras, opaque management, and $1800 rent. Please feel free to contact me if you'd like to see several screenshots of vague, defensive, uninformative emails from management (with time stamps), hear more about my stories or others' stories about living in this building - this just scratches the surface. Spend a couple hundred dollars more a month for a building in Center City that actually cares about the safety of its tenants. It's worth it.

Heating/AC is controlled by the building and they only switch over once for spring/summer so it was very hot during the unseasonably warm days!! Bring a fan/AC so you're not running to Target in a sweaty panic like me lol. 2. Four regular and two freight elevators but multiple are often broken so plan accordingly and leave a little early in case of long elevator wait times! 3. Not much noise from neighbors but certain areas are louder, ie. I always hear my neighbors' TV from my bathroom. Figured this out when I heard "THE POWER OF CHRIST COMPELLS YOU" after a late night shower and got very scared lol.

Right now max is 79 degrees. They claim the heat but how can they get it right in Miami and NY where I've lived before? They won't fix appliances even with a work order. Maintenance will tell you they need to order parts and to place another work order. My dishwasher, dryer and bathroom hasn't worked for three years. Management constantly changes and new management keep saying the same thing. "We are here to change things". Do not live here. I'm out this year. Final straw. Everyone leaves quickly. They even moved me into the wrong apartment not facing the river, but I was too kind to push back. I'd give them a 1 on a scale of 1-10 with 1 being the worst with integrity, cost especially, maintenance (the guys are great however), management et al.

I just resigned my lease for another year and have no plans of leaving this building for a while if anything I may just upgrade to a bigger one bedroom.. .. Chris the rental agent for Vida was extremely helpful over a year ago when I first moved. I saw my place at 1030am and at 330pm the same day I got a text saying I was approved and the place was mine! Christine the property manager is always just a email away and I don't think I've ever waiting longer than a couple hours to get a response and the like 2 times I needed something fixed it was done in 24 hours. You will LOVE living here.. PMC.. better buildings . Better staff .. every time.

I have lived in the Vida for almost two years and could not be happier to be living in this…read morelocation. There is something about the vintage building and architecture that is addicting to me - I have not found any other apartments in center city like it. Besides the fact that my apartment has original hardwood floors and a porcelain soaker tub, it is in the most ideal location without having to pay the price. I can walk out of my apartment and either go down two blocks to Rittenhouse Square for coffee at Parc or I can walk one block up to Walnut and be in shopper's heaven. I'm a big runner so it's also at the perfect location to jog down Pine and be running along the river in less than 5 minutes. This building does come with its downsides, however. For example, yes the elevator can run a bit slow - but it is in a 100+ year old building so I see the elevator as a luxury. There's also a massive service elevator, which is a huge help for people with oversized furniture to move like I did. There's some noise from the bars late at night. If you have a problem with that, which apparently some of the other reviews did, then don't live in Center City! I love the hustle and bustle that comes with the location and I knew that coming into the lease signing. I would recommend the Vida building to people for all types of lifestyles because I truly feel it has something special for everyone. Good luck with your apartment search - I hope this helps!

I genuinely enjoyed living here, but the $400 a month rent increase when I tried to renew my lease is what lead to a 1 star review. The new management is great (compared to the 3 different management teams during the short time I lived there) and I know the increase was coming from corporate. However, the building is not worth almost $3000 a month to live in a glorified studio. Now they're left with a bunch of empty units because no one will renew or a sign a lease at these outrageous rates. The building is a ghost town. It's really a shame that they're losing SO many tenants over this. Not to mention, this building is disgusting at this point. I went back to visit some friends a few weeks ago. I found a shattered handle of alcohol just sitting in the hallway. They are really letting this place go, it's terrible. If it's this bad now, I could only imagine how bad it is in 5 years. I must share one of my memories at The View - when a domestic dispute carried into the entire building with a man breaking doors to enter into back into the building after being escorted out by the police. My boyfriend, who is a corrections officer, had to handle the domestic dispute because the front desk was unsure what to do. The back door is still broken from this (it happened in August/September) and anyone can walk right in by pulling on the back door. **Also, many of the 5 star reviews on Google are employees of Priderock. I have countless emails with their names in the signature line.

Updated Review: I have had two leases in this building since January of 2020. When we first moved…read morein, some amenities were not accessible or available as it was a new building and COVID precautions were in place. We knew what we were getting into and we were super patient about it. Everything was great, obviously since we signed two leases. The original staff was amazing and super helpful and informative. There has since been changes with staffing and management. I submitted a work order for my ceiling on November 8 2021 and as of now has not been addressed (January 9th 2022) Maintenance came to fix, yet another, leaky ceiling and left the job incomplete with a patchy paint job that clearly does not reflect luxury living. I've emailed about this twice. They have also come to fix a leaky kitchen faucet, which they left very lose and feels like it can fall off at any moment. Emailed about this half done job a week ago. On top of the sloppy maintenance work, our renewal lease option that was originally presented to us was an increase of $500 in rent & $100 in parking. So a total of $600 monthly increase to renew. Obviously that prompted us to look else where. We found a great apartment in Rittenhouse Square thats $200 less than what we pay now. So it actually worked out for us in the end. They did try to negotiate another offer , however at that point we've already seen other, more convenient apartments, so it was too late. The building itself used to be kept a lot better. Not so much now. The walls were a mess. They just recently painted them. Just in time for tours, assuming many residents will be moving with this rent increase. Morning front desk staff is pleasant, always speak always nice. Night shift is completely different. Always on their cell phone, heads down. Not attentive. Just there. There is one girl who always speaks and is nice , everyone else needs more training. Someone on staff is always sitting in theater room just hanging out. The rooftop deck is finally open after two years, sort of. The elevator button to the roof is disabled for whatever reason. The building isn't terrible , they just need to figure out the maintenance/ management issues so tenants won't experience a two month delay like I have. Take more pride in keeping the building clean. Train staff appropriately, and bring back community events (NOT the ones that we currently have to sell a product/service ) Those feel like timeshare presentations. If these issues are fixed , then maybe asking for more $$$$ a month won't be as insulting.

Goldtex Gets A Bad Wrap So, I have been here about 6 months…read morenow and figured it is time to leave a review. Especially because people are more prone to go on and vent rather than say what is going right. I moved up here from Florida in December, just after Greystar took over. I love the history of an older building and understand that comes with its drawbacks. Yes, the elevators were having some issues when we first moved in but it looks like those have been resolved. Haven't had a downed elevator in over a month now. The pool and hot tub are closed for refurbishment (but honestly...it has been winter...who wants to swim during winter. Maybe the hot tub would have been nice but it's not the end of the world.) Even with that down, the new management team took the time to make the rooftop a nice place to hang out. Maintenance sometimes takes a bit but when I went in and actually talked with the staff, they explain that they were down to one maintenance person for a bit and (again older building) they were a bit behind. They sent out an email explaining the situation with the HVAC and have also been sending updates...in addition to providing portable AC units for those of us who needed them. Has it been perfect, no. But they have been communicative, have taken short term action to try to overcome the situation they probably found themselves in when they were hired to manage the building, and have kept us up to date on the actions they are taking towards a permanent fix. The concierge staff is amazing. Rob and Phil are always friendly and welcoming. They knew my name AND my dog's name within a few weeks of moving in. The management team has held 2 or 3 events every month since I got here that has made it really easy to meet some of my new neighbors. Especially nice when coming in to a new city. Regardless, I love my apartment and am glad that it is my first home in Philadelphia and think it is pretty obvious that a company that JUST came on 6 months ago is doing a great job handling an older building and all the charm that naturally comes with that.

I lived in the Schmidt Commons for slightly over two years from July 2015 until September 2017…read more Overall, it was a great experience and a beautiful place to live. I'll begin with the things I'll miss the most, my apartment. I used to live in the Erbe building, and it was 1) an incredible space and 2) very reasonably priced compared to the rest of NoLibs (and even Fishtown) for the value I was given. I moved in when parking was including, so I never had to "pay" to park. I did lose parking for about a month in 2016 when my parking lot suddenly became off limits, but they resolved that as timely as they could which I was grateful for. I also had the greatest view of Center City that made my friends and family insanely jealous, though my downstairs lost the view due to the building across the street. No fault to the Schmidt Commons, but it was the one thing that always stunk. I also loved the fact how dog-friendly the area is. I brought home over a year ago a 9-week-old English Bulldog, now fully grown, who had the best puppyhood. The fact a dog park was on the property and all the businesses were so dog-friendly made it a blast. Location, location, location was a huge plus. El Camino became my go-to spot. Urban Village is incredible. The fact there is a WeWork downstairs! I also ended up going car-less while living here, so the ease to the El on Girard (and Spring Garden) made life a-okay for me (and ended up saving me money vs. car payment, car insurance, gas, tolls, parking, oil changes, etc). The team at the Schmidt Commons were always good to me. Maintenance was super friendly and helpful. Leasing office always was friendly and loved my dog. They would also protect my packages if I weren't able to get it; which is great vs. having it in the hallway for someone to randomly take. Perhaps best of all, I had some great neighbors who have become lifelong friends. I moved into this area knowing no one and ended up with many friends from my time in the Erbe building. The only things I'd encourage the Schmidt Commons to improve on is their online billing system (auto-pay never worked for me, and I would make monthly payments just to find out weeks later it didn't go through even though it was successful) and to focus on fixing the elevators. It seemed every week at least one elevator is broken, and they take forever to go up only five floors (you start to think you live in a skyscraper by how long it takes to go up and down). Again, nit-picking there; but nothing to complain about. If you're looking to live in this complex, especially in the Erbe building, I encourage it. Only reason I ended up moving was that I was ready to be a homeowner vs. renter, or else I'd have no intentions on leaving :)

What has been most frustrating is the lack of communication and accountability. Maintenance issues…read morecan happen anywhere, but residents should not have to repeatedly chase management for updates or wait months for basic issues to be addressed. As a physician completing a busy emergency medicine residency, the last thing I want to deal with after a 12-hour shift, overnight shift, or a long week in the hospital is repeatedly following up on unresolved apartment issues that should have been addressed months ago. Residents pay a significant amount to live here with the expectation of a certain level of service, responsiveness, and professionalism. Unfortunately, my experience has been the opposite. Between the missing fixtures upon move-in, months without a functioning refrigerator, damaged property during the replacement process, unresolved claims, unresponsive management, and amenities that have remained out of service for extended periods, this has not been the luxury living experience that was advertised.
