Being new to Silvercreek Association Management I had several questions. I attended a recent HOA meeting and asked if I could make payments without a fee. I was told that there was an office opening up in our area & I could go in and make direct payments. Ms. Oponda was unfamiliar. But she gave me P.O. Boxes where I could send my payments. I wanted the office address. Not having it, Ms. Oponda promised to look into the matter. She did so and in less than a couple of hours I had my answer. Bravo Ms. Oponda!! Job well done. read more

I am very disappointed and frustrated with this management's service. I reported the sprinkle leakage on May 18, 2026, requesting to be checked and repaired. They asked me to contact the Associate Professional Services management. I did and stated the problem. They said they will send the request and told me someone will get back to me. I didn't hear anything after a week. I called again and repeated the issue. I repeated this few times every time after I waited couple weeks. On 6/30 I called and left msg. No response! Same day called Silver Association management, they said they will send the message to property manager. I still didn't hear from them by today 7/9/26. I called again this morning and I was told the same thing, someone will follow up with me. I am very angry and frustrated by the way they are fobbing me off and neglecting the issue not mentioning I've been paying more for the water bill. I'be been paying HOA fees on time every month for more than 20 years, this is the only time I asked them to do their job just to check and repair the damage. It seems like no one cares. Yesterday I had my very productive customer service contact with YANNIE, Silvercreek Management. She assisted with my billing payment concern. She provided me with steps to take, then she followed through the process immediately and the issue was resolved. She was very responsive and professional and even called me to inform that it is resolved and reflected in billing. Yannie also assisted me with another homeowner issue and provided proper procedures to handle it, advised to document the issue and submit to management to address it. Jun 30, 2026 Silvercreek and their staff have treated me horribly, particularly in Rocklin, and I'd like someone from the main office to contact me right away. I have been yelled at by your staff and denied access to the Zoom meetings because the current manager does not know how to set them up. Your Rocklin office has ignored threats from my neighbor, who has a vicious animal who sent her to the hospital TWICE. Had i not been reluctant to go to my own yard, the animal, who lives about 14 feet away in this mobile home park, may have attacked me. Your staff let this woman persist in the lie or delusion that she owned 20 feet of my property. Only two staff members in the revolving door here, to which your payroll records will attest, have helped me, and one only half-heartedly. Your Rocklin office has POINTEDLY ignored me, not returned phone calls or emails, and sent me down a potentially devastating path with INCOMPLETE records. This, after the horrible woman next door put a letter on my door telling me to move my car so her workers could GO ON MY ROOF. You may well counter that I have not paid all of my dues, but I HAVE PAID THOUSANDS into a system that consistently abuses me. Nobody in their right mind would do that without expecting relief, to be treated fairly, to get an apology IN WRITING, to be made whole, and to be able to enjoy their home. Your current office manager needs to be transferred or terminated for her unprofessional, loud, derision. PLEASE CONTACT ME UPDATE: I am in danger of losing my home after obvious retaliation by Silvercreek employees after speaking up so much. ONE employee in the office today was nice, but all the rest of the employees were out of the office (on July 1) for the 4th of July weekend. She made a copy of all the payments I've made to Silvercreek, because I'm in danger of losing my home. I can't raise $2,000 in 20 business days. This started LONG before the collection agency (whose letter I got Monday) and in order to have that even start to make sense, I had to make a 64 plus mile round trip to ROCKLIN, where the woman in the office was nice, but our local office manager, across the street from where I live, is horrible to me. NOBODY told me that if I do not pay $2,000 by August 3rd that I might lose my home "without court action" per the collection letter. I tried emailing Derek Hellender, and got a bland, too bad, so sad type response. So let's do a hypothetical here. Suppose by some miracle I can pay the horrible, pull the rug out from under her, bill, and then ---- WHAT CHANGES??? WHY am I the "problem" here? We have been threatened by our HOA Board that there will be "consequences" if we speak up online. That is a clear violation of our free speech, First Amendment rights. That was in a group email and Silvercreek let it happen. WHY? Then, I will still be living next to a vicious animal on a small leash, whose cat tree I can see from my car when I pull up. There will still be a woman with an ax (she thinks) to grind, being vicious (this is probably where the cat gets it) and spreading gossip because I will not let her have 20 feet of my property, a tiny lot I own around my mobile home. Forcing me out of here because I won't go along with being her "friend" (and she pats at least one of her special friends on their rear end) is not fair. How does Silvercreek think I feel about this? Does anyone there care? The office manager will still be duplicitious and not let me know if anything is coming at me that could cause a stroke (I am going to be 68 years old on July 2). (That should be duplicitous, but this device doesn't let me do spell check or even inserts of deletions on Yelp interviews.) That would be the office manager here -- a Silvercreek employee who lives in the neighborhood. This has gone on for three years. I don't want to live a lifestyle where I have to go along with other people and not speak up about things that are wrong. I don't want to drink with these people, go gambling with them, let them on my property to bring their friends, come up to my bedroom window and move my birdbath and empty it because they don't like the deer drinking from it. WHY is any Silvercreek employee letting anyone trespass on my property, why is it now under threat of being taken away with no prior notice, and why is the vicious cat not CONTAINED when it's outside. I don't mean on a leash RIGHT on the edge of my property. I mean, CAGED. Put in a pet stroller. CONTAINED. This is important because it fits the profile of abuse over here. Awful things happen and then they are to be forgotten about. There is always an excuse, until the next time. This has gone on for three years, and enough is enough. I hope the owner sees this and goes further than, "too bad, you owe us money". My time is worth something and its been abused. My free speech is worth something and it had definitely been threatened. I am really glad to hear that we switched to new management services. I was fined $100 for leaving the garbage can after collection day but I never used garbage collection services during that period because it was my second home. I was never in the property during garbage collection day. Although they cannot prove the violation (no picture), my complaint was just ignored by the former manager and the Board of Directors. I contacted Silvercreek and spoke with Jovelyn regarding sign up issue. She was able to let me access my account right away, so I thanked her thinking that I will be able to manage my transaction. However, she insisted to help me all through the payment process which made it a breeze for me to set up. Her cheerful and helpful attitude is very much appreciated. read more

Tiana Rascon, a Silvercreek employee, was incompetent & dishonest in her failure to timely distribute my HOA's annual Budget Disclosure rendering the HOA's 2026 monthly assessment increases unlawful. Additionally, Ms. Rascon failed to include the HOA's 2026 Assessment Collection Policy in the Budget Disclosure. When confronted with her omission of this policy, she produced a phony/fraudulent document to cover up her gross negligence. Ms Rascon rudely responds to inquiries in a snarky, uninformed way. Her emails' misspellings reveal a functional illiteracy. Dave Reese, my HOA's Managing Agent & Owner of Silvercreek Association Management, is AWOL in his management responsibilities. He appears only interested in maximizing his income on the backs of HOA membership. He fraudulently levied late payment penalties against me for my attempts to enforce the governing documents. These penalties were reversed by the HOA Board, but only after threatening legal action. read more

After I was elected board president of my HOA in Pleasant Hill, I was extremely disappointed with Silvercreek. I was surprised to learn that they were consistently and systematically charging us fees that were NOT in our contract and were never agreed to in any subsequent agreements or contract amendments. For example, they were charging us a set $2.33 fee for "invoice processing" for utility and maintenance bills even though "timely payment of invoices" was included at no additional cost as part of our monthly management fee. In addition, they charged us for specific services that were explicitly covered at no additional cost in our contract, such as Tax Preparation and annual Secretary of State filings. Of course our HOA should have paid the fees to the tax accountant and the state, but not an additional fee to Silvercreek for coordinating these filings (because that was explicitly included as part of our monthly management fee). Silvercreek paid themselves for some of these services from our HOA funds even though the board DID NOT approve them. Silvercreek also charged us for postage, envelopes, and paper virtually every month without any backup (these fees were unrelated to homeowner late fees). When we asked, we received no explanation. If Silvercreek was printing and mailing hard copy checks in envelopes every month, that did not make sense because all of our bills could have and should have been paid through BillPay. And finally, after the first couple of years, Silvercreek stopped providing one of the most important services we were paying them for, which was six on-site inspections per year. We are happy to report that we found an excellent local HOA management company after we terminated our contract with Silvercreek, and our board and residents are now very happy. read more

My HOA just switched mgmt services again. I received letter that I was late in payments, come to find out my payments were still going to the prior company. Long story short, it was a big ordeal with bank setting up the new account and making payment. I dealt with Jay. She was kind , courteous, responsive, informative. From an HOA service, shocking. I'm pleased that we're to a great start. Hope it stays that way. One suggestion, the whole transaction was over email, I would have preferred a phone call much faster and easier to get the point across where email took a couple of weeks to resolve, but I understand we may have missed the calls. This company manages my HOA. I moved back to my unit almost a year ago and requested many times for them to set up the tele-entry system and they never did. I got tired of calling a few times every week and gave up. They also never changed my mailing address. I really have no faith in their competence. Would not recommend. read more

Hello, our HOA is new to Silvercreek Mgmt. Association (SC), Jan. 2026. There was an issue with payments being made from my bank to the association in a timely fashion. In our board meeting on Feb. 2, 2026, it was brought to the attention of the HOA community that the issue was with the SC set up and it was supposed to have been rectified. It was not. I spoke to Yannie on a couple of occasions and sent in an email via the portal. On Apr. 6, 2026, I left a voice message. I did not get a return call. I called again on Apr. 7, 2026, left another message and received a call from Yannie. I explained my issue again because I was not being credited with my Feb. 2026 payment. I had to forward a copy of my bank statement showing the payment was made in February. Yannie reported she would forward it to the accounting supervisor for further review, which she did. I received a call from Yannie the following day indicating they had credited my account for the February payment. I appreciate that the matter was finally resolved but I don't think I should have had to pursue SC like I did to rectify this issue. Not sure who dropped the ball, but I hope this will not happen again. Thank you Yannie and Monica for following through on this matter. read more

Important information needed for the board to make decisions is an issue. Silvercreek fails to give information to the Board in a timely manner so the Board can make decisions. Since my review in google was deleted I will share my experience here in yelp: I've been a homeowner in Terrace at Dublin Ranch Villages community for 15 years, and while Silver Creek has made some improvements since taking over from Collins Management, there's a big contrast in the level of service provided by the current team. Last month, I attended an HOA ice cream social, hoping to finally meet the manager, Brandon. Unfortunately, he was a no-show, and it was left to Valini, the assistant manager, to handle everything alone. Picture this: 50 families and only one person--Valini--scooping ice cream, with zero additional support. It was disappointing to see her so overwhelmed, but despite the immense pressure, Valini was nothing short of exceptional. She managed everything with professionalism, warmth, and an interaction that made my kids' day. This experience only highlights the ongoing frustration I've had with Brandon, the GM. His office is often closed, and even when it's supposed to be open, he rarely shows up before 11 AM. His unavailability is a constant issue, which makes Valini's commitment and dedication all the more noticeable. Valini is a true asset to Silver Creek. She consistently goes above and beyond, providing answers, ensuring residents are informed, and doing it all with grace and patience--even when there's a line out the door of 6 people. I've seen her handle each person with care, never rushing, always making sure everyone's concerns are addressed. Given the contrast in service between Valini and Brandon, it's clear that Silver Creek should either promote Valini to a higher position or find a new manager who can match her level of commitment. Her contributions are crucial to the community, and it's obvious that she's the one keeping things running smoothly. All five stars are for her! read more

The management company's lack of responsiveness, particularly Edna's & Ms. Martin, has been appalling. As a homeowner, I have experienced harassment and intimidation from a former board member, whose aggressive behavior was tolerated by the HOA despite my evidence. His dog's vicious attack on my pet resulted in her getting surgery and months of trauma she had to recover from, this was based on an accident where my dog darted out of our home, we witnessed the incident! Yet this deceitful former board member changed his story & reported a dog bite to the animal control department, my dog was under complete attack. My puppy is very docile & even during her emergency pet visit after this vicious attack, the doctor didn't have to use a come on her! This man not only sent the animal control to my home, but had an executive session with the HOA about the "loose & uncontrolled dog" it was an accident & it was not loose, we ran behind her & witnessed the whole thing. My puppy was almost mauled to death! He read my illustration I wrote to the HOA, which is a violation of my rights & since he was the other party involved and at the time on the board should have NEVER had access to my response. I didn't see his, but of course he's got privileges!!! He sent me a hateful email that was very threatening for which I made a police report about. I don't know how to spell it out, leave me alone! Look the other way, walk around my home & stop inside tiny MY property! This whole situation not been fair! HOA dismisses all his atrocities & malignant behavior. My puppy vs a 280lbs Akita! He continues to harass, annoy & verbally attack my family. My cameras are always recording! The HOA's failure to address these issues and enforce boundaries has created a toxic environment. He walks by inspecting every detail of my home & vehicles!!! Additionally, the presence of fighting dog breeds and irresponsible pet owners lunging at small dog breeds has made our community unbearable. I demand that the HOA takes concrete steps to address these concerns and ensure our community's well-being. My complaints should be as valid as his, but he always seems to get his violations handled differently like the light contraption blocking the sidewalk, the multiple cars and cars in the driveway! But, mostly the aggressive behavior. He's been asked by VPD & board members to walk on the OTHER side of the street, but he insists on harassing my home! His presence is very frightening since he's hostile towards me & he doesn't have any respect for women or children! He has lighted up my home with his flashlight & spews out hateful remarks as soon as he gets in front of my home. This all should be a DA's referral for terrorism. Yet, the HOA allow him to continue to harass me without any accountability for any of his egregious actions. read more

They're really really bad. My HOA's board hired them for dinner reason and at first they promised to have one person be out manager and that they would spend a lot of time taking care of our associatio, but then they switched it to someone else shortly after. Once they did that, they were really unresponsive. They never posted the minutes, they didn't listen to anything we (the members) said or asked them for. I asked them for a few things during the time they were managing us and they would always take forever to do it (send me a replacement gate opener, etc.) Avoid at all costs. read more

This management company seems to be using a sticker notification system on vehicles that are not even a month past their registration sticker date. This is a period of time where the new sticker could still be in the mail given the slow downs associated with the ongoing covid pandemic. They do not need to vandalize their customers vehicles as these stickers are incredibly difficult to remove and leave behind a residue that obstructs the view while driving. I have also posted a picture. If it is in fact the management company doing this, and not the towing agency, they may be liable for damages incurred upon the vehicle. read more

Owner portal is impossible to log into and they send letters to me mixing me up with other owners in their accounting. Nobody ever emails me or calls me to confirm if they have received my communications or acted upon them. Worst company the HOA has hired so far. read more
