    We were booked as a group of 15 couples stay at Villa Las Palmeras and Villa Las Ventanas in October 12-16, 2017 for a total of four nights With an annual couples retreat. We paid over $13000.00 including chef service thru Naomi to only receive no service from them upon arrival in Puerta Vallarta. Juan who is the house manager along with Ana who is a great cook are the only positive things about the home. By the end of the trip we had a running joke that he may secretly own the home. We ended up only staying in the home for 1 night out of the 4 scheduled because the deplorable sleeping conditions and upkeep of the home were very evident from the second we arrived. We bombarded Naomi with pictures and requested the owner come to the home our first night to address these multiple issues. When the owner did show up we heard endless excuses of how things will be taken care of and he would return early the next morning to address. We had issues with the home like visible mold in numerous rooms, horrible urine and mold smell, urine stained mattresses, dead bugs in beds, no hot water, ripped curtains, multiple broken chairs, etc. We had couples that refused to stay the first night and went to hotels when things were not addressed. On the next day when the owner, and Naomi who is based out of Southern California never showed up to fix anything along with subsequently ceasing to reply to emails, text, and multiple phone calls from different numbers including the house staff we decided as a group this was not livable and moved to a hotel for the rest of tre trip. I attempted to reach out to both the owner and Naomi daily while in PVR to discuss this and after I got home to the USA but never received a reply of any form and they dropped off the face of the planet. We paid over $13,000.00 to this place for it not to be anything like the pictures posted above or be treated fairly. We are in the process of seeing what can be done legally to get anything back. DO NOT, I REPEAT DO NOT DO BUSINESS WIH ANY OF THESE PEOPLE AFFILIATED WITH VILLA LA VENTANAS OR VILLA LAS PALMERAS!!! Thanks A lot Naomi!!!!! Not

    Let me preface this review with the fact that we really enjoyed our stay here and would stay again. The review is going to seem overly-critical but most of the problems we encountered were minor. The property is dated but still beautiful. The entire villa was open air, with the exception of the bedrooms which were enclosed with air conditioning. We visited in mid-February and did not use the a/c as the windows opened wide. Some rooms contain one bed, others two beds. One was even a family suite with two separate bedrooms. Each room has its own separate restroom, however they were little more than a shower and toilet stall tucked into the corner. As a group of couples, it was no big deal for us, but could be awkward for singles sharing a room. Twelve total bedrooms and sleeping accommodations for 30-some people. A large number of rooms were equipped with private balconies. Our group of 24 rented the entire property, but you'd never know we were 24 people. That's how big it is. Rooms did not have irons or hair dryers, but they were available upon request. Beds are pretty firm, which I like. Pool was beautiful and sunny, though not heated, making the water "shockingly refreshing". Pool chairs were made of steel and were rather uncomfortable as the padding was insufficient. Staff was very friendly and accommodating. Food was simple, authentic Mexican food. Two meal services a day were included, however the cost of the food was additional, averaging about 100 pesos per person. As I said before, the property was dated and in need of some TLC. Lusciously landscaped with fern, vibes and palm trees. Some pots were broken and distracted from the atmosphere. There was construction on a neighboring villa which created quite a bit of noise during the day, which made napping during the day nearly impossible. Rooms were not sound proof. Villa was located at the very end of a dead end street at the top of a large hill. If you don't have a vehicle, access is limited to those who are mobile, as it's a very steep climb, but made for INCREDIBLE views! Huge roof top deck made for wonderful sunsets!

    We really enjoyed our stay at Villa Las Palmeras. Juan and Anna were so helpful and where there for anything we needed. The views are amazing and most of the rooms have an ocean view. The pool is a good size and is private. The rooms are clean, modest accommodations, so if you are expecting Ritz style, then this villa would not be for you. The house is located on top of a hill, but the staff will call you a taxi or you can easily walk down to zona romantica. Anna cooks amazing Mexican style meals and Juan makes amazing margaritas. You really feel you are receiving a true authentic Mexican experience staying here.

    This is my first time ever writing a yelp review. My experience here at this villa was short and disappointing. My wife and I prepared for this trip for over a year. Upon our arrival, the appearance of the house was mortifying and clearly not what we saw in the pictures prior to coming. As we walked through each room, the contrast was evident that either the photos displayed on the internet were old or photoshopped. We looked at each other and said if we were going to stay there, we would have to sleep with our clothes on and on top of the bed or go to Walmart to buy clean sheets. This was not what we anticipated on our first trip to Mexico and was not something we were going to put up with. Therefore, after we talked it over amongst ourselves we decided to cut our losses and get a hotel so that we can salvage the trip. I strongly recommend that know one spend your money to stay here until all the renovations and cleanliness are up to par. #dontwasteyourtime

Over the next few days we met Daniel Alvarado at the concierge desk. He went above and beyond helping us, he was excellent! They both made our thirtieth anniversary celebration extremely special. When we were escorted to our ocean front one bedroom haven we were impressed with how well maintained the apartment was and of course, the magnificent views. To our surprise there was an anniversary card with a bottle of wine and glasses waiting for us. The waitstaff at the lobby bar and the maid service were all friendly. The Happy Hour is a fun and reasonable way to start the night before heading out to an evening on the town. A great Gay friendly location and neighborhood. We can't wait to return!

The complex sits right next to the Rio Cuale where the river meets the ocean. Molino de Agua is less than 30 minutes from PVR (Puerto Vallarta International Airport). It's location doesn't require that you have a car because you are within walking distance to great shopping , galleries, sightseeing, and the best restaurants and nightlife Puerto Vallarta has to offer. The units feature balconies on both sides of the building. The large main terrace comes with fabulous views of the ocean, and the smaller balconies located in the bedrooms give you the sights and sounds of bustling old Vallarta and the Sierra Madre Mountains and city lights on the front side of the complex. The Residencias has it all: amazing gardens, infinity pool, 24 hrs. security, and access to the Malecon and Los Muertos beach. This complex is absolutely beautiful and quiet. This is NOT a party palace because the units are privately owned, and I highly recommend it for a comfortable, relaxing and centrally located stay.

I could go on and on but no need but I suggest if you want to have a relaxing vacation look at other places. Do be fooled by the photos it's nice but truly trouble. I have need to Mexico a 100 times this is the first time I've ever had an problem.

That all came to an end in 2025 as we were greeted with news of an electrical problem meaning no air conditioning in the room at One Beach Street. It was June and it was very muggy & hot. That was a no-go. Plus, the room wasn't the nicest or cleanest either. EXPERIENCE: We simply walked across the street to check out V Azul. We actually watched it being built back in 2016 while staying at Brisas Del Mar, jackhammering and all. Funny but not funny that 9 years later, we stayed at V Azul and the jackhammering continued as neighboring Condominios Torre Malibu AC was redoing their pool. If you can't laugh it off, you'll go crazy! LOBBY: We walked into the cool, clean, all-glass lobby to a friendly gal. We told her our situation, got to see the available room and was sold. The "hotel" is small, 12 rooms on 4 floors, with a small pool and outdoor kitchen amenities on the rooftop 6th floor. ROOM 401: It's a beautiful ocean view, 1 bedroom with private balcony apartment really. The kitchen came fully stocked with everything expected, a full-sized refrigerator & freezer with ice maker, 4-burner stove with full-sized oven, toaster oven, microwave & coffee maker. A stacked washer & dryer was hidden in a cabinet which we used daily, along with an iron & board. The living room had a pull out and single sofa, coffee table and TV with Roku. Wi-Fi was strong. Two split unit a/c's, one in the living room and one in the bedroom kept us nice and cool. The only negative was that once the front, sliding doors or any windows were opened, the system would completely turn off, forcing you to manually turn them back on. Oddly there was no seal under the front door which contradicted the energy-saving effort and also let in some noise from the jackhammering happening next door and a huge roach on our last night. There was a brief power outage on night seven of eight, which resulted in both a/c's becoming inoperable, forcing us to sleep in heat. Maintenance quickly resolved it the next day. The bedroom was perfectly-sized with a small closet, safe, comfortable king bed and fairly good pillows. The balcony was a good size, spanned the bedroom to the living room and featured a small table and two chairs. Sunset views were sweet. The bathroom featured an oversized shower, plenty of hot water and good water pressure. My only gripe was I couldn't adjust the shower head's spray style, and some of the nozzles needed poking as calcium build up created wayward streams . Two-way access via the kitchen & bedroom was very convenient. Power outlets were standard 110 volt and plentiful. TIP: No children allowed. OVERALL: Quaint, clean, newer, quiet (if no neighboring construction is going on), conveniently located one block from the beach and within walking distance to Zona Romantica.

A washer/dryer unit is built into a cabinet. The bathroom has a single sink, lots of counter space and a walk-in shower. There is a TV,  both in the living room and in bedroom. Wi-Fi is included. There is a small pool, lounge chairs, ice machine, food prep area and a grill on the top floor. From V Azul is a short walk to the beach and the main tourist areas of Puerto Vallarta.

Instead, I stayed mostly in the bedroom, where the smell was less strong, and avoided using the living room and the front bathroom. On checkout, I reported the odor to the receptionist and asked for the manager. The manager, John Claude, did not come up -- I was told he was too busy on the phone. Instead, the receptionist and a maintenance staff member came to my unit and discovered that the gas had been left on. Even after they turned it off, the smell remained, and they did not open any windows to air out the space. Coming from the U.S., I did not recognize the odor at all, because gas in Mexico smells different than in the U.S. The fact is, I did not recognize it -- and if I had known it was gas, I would never have put myself in such an unsafe situation for two days. Later, John Claude responded to my concern by email, but the message was not respectful or understanding. He claimed the maid and receptionist had checked the unit before my arrival and said it was fine, which could not have been true since I smelled the gas immediately upon opening the door. Instead of showing compassion or acknowledging how serious this was, he put all the blame on me. When I asked for some kind of compensation, it was not for a refund -- it was simply for a sincere apology and acknowledgment of what happened, without placing blame on anyone. Instead, he became defensive and dismissive. I told him that, because of his attitude and uncaring approach toward customers, I would not be leaving a good review. His response was, "we don't take good to threats." I explained that I was not threatening him -- I was simply stating there was no reason to leave a positive review when treated with such disrespect. I travel often and my reviews all over the world are consistently excellent. This was one of the most disappointing and unsafe experiences I've had -- not just because of the health risk, but because of the complete lack of compassion and respect from the manager. I also had to contact Airbnb directly to resolve the issue, as there was no reasoning with him. I strongly recommend management begin doing walk-throughs with guests upon arrival, properly airing out units if an issue occurs, and following up during each stay. More importantly, they should learn to treat guests with compassion and offer a sincere apology when things go wrong -- not simply shift the blame onto the customer. Finally, I would suggest that anyone staying at this place be very careful -- if something goes wrong, it seems the guest will always be blamed, and there is no compassion from this management. John Claude continuing to state that I was going to stay there another night, I did book a reservation somewhere else due to the smell and lack of customer service. Very sad

The units include everything you would need. Neither of us cook on vacation but you have the option to do that will a full sized refrigerator and pots and pans. I particularly like that the building is quiet. And they only allow construction in the summer when it's slower and only during the daytime. The hotel is so lucky to have Rodrigo. He is very nice, speaks perfect English and keeps things running well.

I'd never recommend this company after our last experience when we were left with a horrible vacation when the property we rented had broken AC units and the owner refused to fix them which obviously, in the middle of summer, ruined every day of our vacation. The owner also refused to refund any of our rental and guess what, PVRPV offered no support even though their staff admitted the situation was awful. We have never been disappointed with them or the properties that we stayed at and all our friends that have used them as well, say the same exact thing. We have to give a shout out to our Concierge, Angel Cocula Reynoso. Each time he has given us great attention and service. He really added to our vacation experience and probably is the main reason why we continue to book through this agency knowing that we will be taken great care off and treats us well.
