A few days later, I received a text from the title company saying the contract had been cancelled - no explanation. The day we were supposed to close he called me and claimed to be totally surprised about the cancellation, claims he doesn't know why the title company cancelled. Then he asked for another two week extension! The nerve!! I strongly suggest avoiding him and Alpha Title Guaranty Inc. who refused any of my calls.

He represented to us that he had a property for sale under contract when he didn't. At the 11th hour and with a 1031 in play the contract couldn't be satisfied. We incurred close to 9k in costs. He signed an addendum acknowledging that he owes that money for the expenses we incurred and has ghosted us. We have hired counsel and will be taking the appropriate legal action to ensure we are made whole on the expenses we incurred. I have also made his broker at United Real Estate Kansas City aware via email of that conduct as I wouldn't want anyone acting the way this person did affiliated with my company. As stated earlier, we have tried everything to get this person to do what is right but he has ghosted us. It may cost me more in legal fees but I will not allow someone to to try to take advantage of my wife and I plus this will serve as a warning to others not to get involved with this person and save them the pain we are going through during this ordeal.
