I My building was taken over by this inept,…read moregreedy company a couple years ago from previous Management--and since then I've had nothing but issues trying to pay my rent. What angers me is that I never CHOSE to rent from them. After having constant problems with their payment system I had to look them up. And you guessed it - multiple reviews over the years about how they do this with all their tenants on all their properties. It's as if they set it up on purpose to be as confusing as possible so they can make you pay extra fees. They make you use this app called RentCafe to pay your rent through, where you have to do an auto pay on EVERY SINGLE tiny item of your rent, (trash fee, electric fee, administrative fee, etc) But they always manage to slip in an extra fee that they say you haven't paid (instead of rolling it into your auto payment like any other company does) and then they gouge you additional fees over that accusing you of not paying rent! I've had notices practically EVERY OTHER month saying that I didn't pay some random rent balance of $50 out of nowhere (for example). They set it up so it's extra confusing. They move the goalposts every month it seems so they can add in an extra aspect of rent you owe when it all should be automatically covered in your auto payment to make extra money to feed their greedy owner. To me this is absolutely fraudulent. It shouldn't be so difficult to pay rent. I've never had any issues paying rent with any other apartment leasing office outside of Four Star Realty. They gouge their tenants anyway that they can. If anyone has had any issues with paying rent with Four Star Realty you should look into talking to lawyers. I'm on the verge of putting this company on blast. Avoid ANY properties that are managed by Four Star Realty. Oh and on top of that - they NEVER answer their phones, and don't even have a voicemail where you can leave a message- probably because they know they'll have to deal with angry tenants who are fed up with their fraudulent rental system set up to gouge their tenants with any "fees" they can con out of them. Absolutely ridiculous.

After spending a couple days sleeping in the hospital, the manager of our leasing office (Jen at Timber Ridge-also amazing) asked if we had another place to stay in the meantime and we didn't. She reached out to Ella at Housing Helpers and thankfully there was a fully furnished unit available immediately. Ella reached out to me basically instantly, offered to give me a tour, and sent over a thorough explanation of what was included in the rental cost (which frankly is a VERY good deal in Boulder). While I was working on submitting the lease/documentation/etc., they sent someone over to make sure the unit was completely ready for someone in our situation (cleaned, stocked with linens, towels, kitchenware - everything you need for a place). This was all happening at 4pm on a Friday. It took me a bit of time to get everything in and just because of timing stuff on my end, I couldn't get my payment in before their office closed. I thought I'd have to find a hotel for the weekend until I could get into the unit on Monday, but I checked my email and Ella had preemptively sent me instructions on getting access to the unit. Ella understood our circumstance and met our most desperate and heartbroken moment with generosity. We literally sobbed we couldn't believe it. For the cost, the value of the unit and what's included would alone be worth 5 stars, especially in Boulder and so close to campus. Ella embodies going above and beyond as a professional (you've never had an email responded to faster), but more importantly she and the rest of HHelpers recognize that they're working with real people - some in their most vulnerable moments - and I don't remember the last time I experienced that. Housing Helpers will be the first on the list of my housing recommendations going forward. I really can't stress enough just how down and out we were when this all happened but Ella immediately shifted our perspective and we felt like things were going to be okay after all - and they have been. Thank you Ella, thank you Housing Helpers. We needed a hand, and we're so glad it was yours that reached out to steady us.

    Boom recently took over the Powderhorn property. So far, not impressed. My wife has made several…read morephone calls to set up the online owner portal and not a single one has been returned. We even texted them and no response. There seems to be no way to email them. In addition, they sent out a packet with a meeting link. They didn't bother to shorten the link, so when trying to sign in, you're entering over 70 obscure characters. This takes you to a Microsoft meeting sight of sorts where after spending several minutes typing in the meeting link, you are rejected and told the link is not valid. I photo verified the link entered and the link on the packet to verify. Same link. Why not use ZOOM, a user friendly site. Also, as real businesses do, they mail the meeting link so you don't have to TYPE IT IN! If this is the way they go about business. Powderhorn has done a supremely poor job of choosing a new property mgmt company.

Emails to owners with incorrect: HOA name, spelling, grammar, and meeting dates, times, locations, and zoom link (for the annual meeting, no less!). Notices to every single owner telling them they are late on their dues because Boom changed their accounting system. Really. 2. Blatantly incorrect and untimely financial reports, including charges from other HOAs, budget numbers that don't align with what you provided, and wildly inconsistent accounts receivables that eventually have to be manually generated. Really. 3. Requests for simple maintenance like street gutter cleaning to take three months, and landscape cleanup to take nine months. And months after the work is completed - usually incorrectly and without Boom supervision - contractors contacting you directly because Boom didn't pay their invoices. Really. 4. Requests for information or status from your assigned manager, the accounting person, and THE OWNERS OF THE COMPANY to go unanswered for weeks or months. Really. 5. Missed commitments from Boom employees that then require 3 - 4 follow-up requests, virtually every. Single. Time. Really. 6. A revolving door of managers as they leave or get fired. Really. This was our HOA's Boom experience for two years, and is 100% true; it would have been far less work and far less stress to self-manage the community using Quickbooks and Gmail. If after reading this you are still taken in by the lure of the small, local, woman-owned business with smiling owners promising great things, and you're okay with paying a premium for zero accountability, mind-boggling incompetence, and zero responsiveness, then all I can say is - go for it, and good luck. But you were warned. Really.

As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. A rockstar employee for a great woman-owned company.

I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.
