The perks of Vista include its proximity to the ASU campus, and that's about it. The dorms are very expensive, not including the $800 for a parking pass should you need one. When you move in you will find furniture and appliances that have clearly not been cleaned, inspected, or otherwise maintained since whenever they were purchased during the initial construction of the dorms. If you're willing to pay this much, you should find an apartment or a house 2 miles down the road that's 20 years newer and whose owner cleans it before you move in. If you get lucky with a nice dorm, you will probably have a great experience at Vista. But be warned, if anything breaks, maintenance will be insultingly slow to contact you or remedy any issues. My dorm's washing machine was broken for 3 months and was only repaired after several phone calls, emails, and submissions of the maintenance request form found in the community center. Unfortunately, this is not the only review you will read on here with a 3 month washing machine repair lead time... Ultimately, Vista becomes a worse option year by year as the materials and appliances in the dorms slowly fall into disrepair and the admins entirely neglect to complete any maintenance before move-in or during the school year. Sadly, the age and state of the dorms do not justify the price you will be charged to live here. read more

Vista del Sol is a little better than the dorms in Poly, but everything feels so slow. There are so many damages in my room and previous stains that cannot be rubbed off. Maintenance tries but is not the best with getting back to you. The Wi-Fi is absolutely abysmal, and the walls are so thin. I one time asked maintenance to fix my fan's screechy noise--haven't heard back in months. Do better, Vista. read more

I know people only tend to review when they have an either exceptional or awful experience. But I believe that my experience has been shared by many of the tenants here. On October 21st, the washing machine, shared by me and my three roommates, broke. On that day, my roommate submitted a maintenance request. Three weeks later, another one of my roommates contacted my CA about the issue, they stated that the process has been expedited. The date is now December 2nd, and after several more attempts to reach out, our request has not been fulfilled. We have been wheeling our laundry on carts and in backpacks around campus to friends who are willing to let us into their buildings. It is an annoying, cumbersome process which has damaged the hygiene of our dorm. read more

Paying about $10k a year is actually insane to get a cramped room far from anything on campus. Certain gates and doors with lock permanently at different times (7-8pm at night until 9-10am the following day)--even with your ID they won't budge--so you have to walk around the entirety of the complex to find a way in. The hallways and elevators are so poorly taken care of, my balcony was deemed a "safety hazard" because of the bird shit encrusted on it, and even though the pool area says it's only open until 11pm, no one enforces this. There are pool parties with genuinely hundreds of random people from all over campus (not even in Barrett) each day I walk by even during class times. At night, there is almost ALWAYS someone blasting music at full volume where I can hear every word allll night. I live in one of the furthest buildings from the pool but I still have trouble falling asleep regardless. The walls are super thin so I can hear all 3 of the peope I share walls with very clearly. So keep in mind most people only come out to do apartment reviews when they are mad about something, and any older review is before these were run by ASU. Vista is now ASU Housing just for Barrett Honors students, sophomore and up. My student is going on 3 years there. She has liked it and has had minimal issues, no different than you're going to get in ANY apartment (as noted by a condo/apt dweller of 10+ years). Whenever this question is asked on the Parent pages, the positive reviews and repeat residents is overwhleming. For example of issues, on move-in this year, there were a lot of things broken in her room. Apparently there was someone in there over the Summer that was not a good tenant, and housekeeping didn't report the issues. She reported each item to maintenance, and all was fixed within 2 days of report. Her first year, the AC didn't work great. They sent up a repair company, left a portable unit while ordering parts, and fixed in a week. She's never had issues with bugs. That has a lot to do with dirty neighbors. Also always check under all the seat cushions to be sure everything was cleaned out and vacuumed. Food or crumbs there may attract them. Both her units have been in decent shape and quiet. Biggest issue this year is pigeons on the balcony, but maintenance has handled that too. The price is not ideal for what you get, but it's comparable to off campus student based units. The rooms are not huge but still bigger than rooms in places like 922 Place off campus. Done the comparisons, and all in, the cost of 9mo at Vista is apx $1200-1500 less than 12mo off campus. So if your student wants to stay for Summer, off campus is better. If not, on is better. Off, you have to add utilities, water, cable, internet, monthly tax/fees, full liability insurance, admin / application fees, and mandatory moveout cleaning fee. You can't just straight compare monthly rental rate, as Vista includes Everything in rent. read more

Maintenance is really nice and helpful but unfortunately it takes forever for them to come and a lot of the time the same stuff kept breaking. Didn't have a working washing machine for 3 months. Was super excited and optimistic to live here and be so close to campus. Walls are so thin you can hear your roommate from the opposite side of the apartment. Nothing was done abt trash being dumped in corners all year. Elevator sounds like it's gonna break any minute. Went to the gym and smashed my finger and went to the front desk for a bandaid, they have no safety kit. As a solution, they offered me a dominoes napkin and hand sanitizer. Went to the front desk 3 days ago to complain about throw up. Went back 24 hours later and it was still there so I complained and they proceeded to tell me "that maintenance is busy with move out". Vista Del Sol is likely the worst place I have ever lived, for numerous reasons. I would give zero, or negative stars if possible. - The walls are so thin I can hear my neighbor flip his pillow over in bed. I could tell you exactly what movie he was watching on laptop, and what scene it was, while he listened to it at low volume (I went over and checked, he can hear me just as well) - The wifi is slower than the any on the ASU Tempe Campus - The rooms were filthy upon move-in. Me vacuuming and cleaning the floor my first day here was likely the cleanest the apartment had been in over a decade - Everything is/was/will be broken, up to and including the front door itself and the hot water for the building. (Which "maintenance" turns off weekly at the worst times in order to "fix" all the water problems) - The maintenance staff is either so understaffed or so lazy that nothing ever gets done. If anything critical breaks in your apartment, such as the front door or your lights, expect to live with it broken for at least two weeks - Many of my neighbors refer to maintenance as "Being paid to do nothing". We joke and say that we'd love to have their job, as all of us are just as capable doing nothing all day. There's a good reason this has been a running joke for a year - Finally, the cost of living comes out to roughly $1,000/month (Vista Room plus ASU Housing fees) So for $1,000 a month, go find an apartment 0.5mi farther away from campus. This place is ran by 18 year olds that dont know what they are doing. When there is a problem all they do is hand you a business card with an email to reach manager. You're lucky if you hear back from them. When you move out make sure to do the walk through with a CA or manager or they will charge you for whatever they can find. American campus communities is losing money on this property and are struggling to keep it occupied because of the recent luxury high rises going in for the same price and they're off campus. Also if you have allergies I don't recommend move here because of the obnoxious amount of dust that comes out of the vents. I read reviews just like mine before I moved in and ignored them. I wish there was a "0" stars option. Maybe even negative sounds like I'm being too nice. My experience overall: (there are too many to list so let's just name a few:) 1. Pool tastes like salt water from the sewer. 2. My room didn't lock for the entire year. I sent in a work order that never happened. 3. Staff is a bunch of students who don't give two s***s about anything at all and are severely lacking in IQ. 4. Mailroom packages are not logged in. If you are expecting packages, beg the front desk to unlock the back room for you and check in the mail room. 5. Walls are paper thin. Expect no privacy, including maintainance that will randomly barge into your room without knocking. 6. They apparently can't afford more than 3 bins to move in/out so it takes forever to do anything. I ended up just borrowing a bin from somewhere else on campus. Oh and get this. I'm supposed to move into an apartment right across the street in 1 hour. I HAD to turn in my room key by noon so I got locked out. They are literally holding my personal belongings hostage until I fill out a form and am waiting for "management" to get back to me. Stay far away from Vista del Sol and any related management. Good news is that I'm a senior and won't have to fall for any on campus hoaxes in my future anymore. read more

Honestly a dumpy ripoff, the only reason people live here is because Barrett advertises and pressures freshman into it. I moved in to find an entire years worth of toenails in the carpet, and all the drains for my bathroom (tub, sink) were clogged. Within a week my towel rack fell off the wall and the dishwasher broke. So many things are subpar. Internet was good first semester, but now after switching to a new provider, there's already been an entire day with internet completely out and no real details about why. And if you know anything about ASU, no internet means no homework, which could easily cause someone to miss deadlines. Vista is a great option for living on campus. It's super close so I can get to class quickly and don't have to worry about traffic. The amenities are fantastic: pool, hot tub, grill, 24 hour gym, full kitchen, personal bedroom and bathroom. There are definitely some hiccups like thin walls and the wifi can get glitchy, but it usually works fine and is very fast. Overall, I think it's a great place to live and a good way to transition from the dorms to a house. Plus you can stay over summer for free and they let you leave for a semester if you're studying abroad or something, which house/apartment leases won't let you do. read more

Live here if you hate yourself and your mental sanity! ASU housing is so overpriced, and they do not about you as an individual. When we moved in the floor was black and all the rooms and bathrooms were disgustingly dirty. Later in the semester, our room was infested with bed bugs and it took them 6+ weeks to resolve the issue and offered us no aid or temporary living space while our place was infested and chemically treated. They will charge you for as much as they can and make you feel like you do not matter. Please, do not give ACC (the company who runs Vista) your money. If you're a student at ASU and you're thinking of staying at Vista Del Sol, I have some advice for you: DON'T. I haven't had this much difficulty dealing with management even dealing with the DMV. Here's why: I'm leaving for Army Basic Combat Training in 12 days. Due to FEDERAL LAW, my lease is severed the day I leave for training. I gave my orders and a copy of my contract AND the number of my Staff Sergeant to VDS management on the 28th of April. I moved out of my room on the 30th and returned my keys May 1st. The VDS manager stated that she would give me a call letting me know if she needed anything else and what I would need to pay for the month, etc. Over one full week passes and even though I have tried to contact her, nothing. Then I get an email stating that not only do I have to pay for the full month, I'm getting over $70 in late fees applied to my account. Thinking this is a simple mistake, I emailed the bookkeeper and explained that I was waiting for the manager to get back to me. STRIKE #1 Here's where it gets REAL shady: The bookkeeper says that I never handed in "official" Army orders and that even though the manager called my staff sergeant, she has not received a call back and therefore the account amount stands. Therefore, I call my staff sergeant. Not only has he tried contacting her, he's left multiple messages and she has failed to contact him back. So pretty much the manager was lying just to get me to pay. STRIKE #2 MAGICALLY, as soon as I get off the phone with my staff sergeant, the manager answers his call. To which he explains to her the laws and regulations of severing a lease due to military orders. She then says to him that she has to check with her "legal team" and she'll give him an email back. That's fine, I have no issues with that. Not two seconds later, I get an email stating that I still have to pay the full months rent INCLUDING THE LATE FEES and once the General Manager approves everything, I'll get refunded the discounted rate. Now why the heck should I pay late fees, when the manager was the one who sat on it for over a week and did not contact me or anything? Even so, why should I pay the full month and have you refund the discount back to me? STRIKE #3 Utterly ridiculous. read more

This place is a scam! DO NOT STAY HERE! The only good thing about the apartment is location. When I moved in the apartment was disgusting. There was trash left over from the previous residents, it smelled terrible, and the fridge was filled with expired food. The bedroom and bathroom was just as dirty as the rest of the apartment. Apart from being dirty the microwave did not work (and it took them over two months to fix), the laundry room door was broken, as well as the dresser in the bedroom. The student employees did nothing to correct any of these problems. Upon move out I was charged for everything that was explicitly written on the move in condition form. I tried to dispute the claims but they refused to listen. There are much cheaper options within biking distance to campus that don't try to screw you over. read more

This place is terrible. I personally didn't live here but my girlfriend did. When she moved in the garbage disposal didn't work and the sink backed up. VDS didn't fix it for a week and the sink smelt terrible, and dishes had to be washed in the neighbors sink. There is NO guest parking without jumping through 47 hoops. Can't park during certain times. If you park there they will tow you within an hour with a tow company that is 10 miles away. Staff isn't friendly. When you come in they are always playing on their phones. I would never live here. Ever. read more

The rooms are spacious and the kitchen has everything you would need. Washer and dryer is included which is awesome. do not live here under any circumstances. if u are forced to live here pick any building besides building K, like literally if they place you in the building fight for your life to get out of it. it all started when my roommates and i moved in and the rooms were dirty. there were hairs left in my bathtub, the shades on our living room lights are still broken and or missing to this day, and one of my roommates had LED strip lights in her room from the previous occupant. the dumpsters, located right outside our windows and the door to our building, will wake you up at 6:30 am every single morning, even the weekends. it literally sounds like someone is banging pots and pans right in your face as you are trying to sleep because no one cares for the residents at vista. dont even get me started on the deliveries that happen for the restaurants at about 1 am at least 2-3 times a week that will keep you up because again, workers have no regard for the residents here. although the maintenance men are very nice, they take forever to respond to a maintenance request and hardly ever actually fix anything. also the halls of the building just simply look like u are in a jail and the elevators break very often. read more

I don't say this as someone with a bone to pick or as a disgruntled resident. I say this as a design student specializing in living space who's been here for a year: Vista Del Sol is a fundamental, overpriced, mismanaged disaster area I would only refer my worst enemies to. The materials are peeling off the cabinets, management will take at least a week to get to you (whether or not the issue gets fixed is another topic entirely), the areas are not fully cleaned between residents, and the entire design is flawed. Take the living area, for instance. A basic idea of living areas is sound reverb; you don't want it. I could (and have) use the area as a cavernous echo chamber. I can't comment on the supplied furniture aside from to say it exists and hasn't combusted, so points for that. Over in the kitchen, the oven was blatantly not cleaned after the last resident, featuring grease pooled under the burners, and the door to the dishwasher hits the door to the oven. Even with both open, you absolutely cannot open the dishwasher all the way. How do you mess up a DISHWASHER? The counter space itself is minimal at best, with cabinets that block off what could be useful space. I'm not requesting an island, but something's off when your counter space is best represented in square inches. And back to the oven, I discovered the burner indicator lights themselves aren't reliable. If you weren't paying attention, because the light stays out on two burners, you could easily walk away with a burner on. That's right. The one appliance that could easily burn down the complex wasn't cleaned or repaired. I put in a request last week and have only crickets. The bedrooms are alright, along the lines of what you'd expect, but the flaws in the common space where I spend so much of my time are utterly unacceptable. You can do so much better for the price. To force students to live here is a disservice and disrespect to those who worked so hard to get into the Honors College to begin with. I would sooner stay in a place I expect to be awful than to be in this advertised oasis. I plan to move out the moment the lease is up and never look back. Honestly, it's hard for me to find a single thing I like about this place. Okay, I'll give them credit when they say they have a nice facility. It all looks great from the outside, the common areas are well maintained and landscaped. But once you step inside, it gets worse. Ask for a tour of one of the buildings, and maybe you'll see the truth behind it all. Let's start from the beginning of me moving in! I asked management to move in two days early because the original move in date was a Tuesday, and it was hard to get my parents down to Tempe to help me move in. They would not fulfill my request because they had to clean the units. Perfectly acceptable response, so I let it go. When I moved in, I was awestruck. The refrigerator had black mold growing all throughout it, there was no way it was cleaned. The drawers in the kitchen were full of dirt, trash, and worst, bugs. Roaches and whatnot littered the entire kitchen, everything was coated in a gooey mess. Speaking of drawers, one was missing when I moved in, I was told that maintenance would come and fix it for me. This was back in August, it's May 14th now and I still haven't gotten it replaced, now they are threatening to charge me for a missing drawer. There was also 75-100 bottles of alcohol sitting on the top shelf, so I guess that is considered clean as well. I stepped outside on the balcony to get a whiff of fresh air, and the entire deck was covered in ash from cigarettes along with a few broken chairs, so I guess that wasn't cleaned either? Anyways, I step into my bedroom to finally move my things in, and there are trash bags. Sticky liquid stains all over the wall. A broken tub, bathroom fan, and toilet. So, I guess they cleaned that as well since I couldn't move in early? Fast forward almost an entire lease term, and it's gotten no better. A few weeks after move in, somebody broke the lock to the building, so the door has been left broken for the past few months. So much for security. Neighbors also break all of the Exit signs in the building every week, along with emptying the fire extinguishers, management has done nothing. Twice I've been locked out of my apartment, neither time could have been my fault. The first was when they changed the locks to the entire apartment, and never notified me of the change, so I was wondering why my keys didn't work. The second time was just the other night when I returned from a midnight run to Taco Bell, me and my friends keycards were deactivated apparently, so there was no way into the complex. We had to wait outside until somebody left to open the gate for us. I've talked to management multiple times about these situations, and they seem to care less. They typically don't respond to emails or phone calls, or when you request to talk to them at the front desk, they are always "on lunch, they'll call you later". Still haven't received those phone calls. Honestly, management does not care about their residents, they care about the money they are generating. I'm really disappointed I'm paying $749 a month for all of these problems. Few others tips you should be aware of: 1) Be careful of guest parking, there is a tow truck circling the lot every 10 minutes, you will get towed if you park without a pass. 1A) Make sure you jot down all of your information when getting a parking pass. Make sure you are there earlier in the day so they don't run out of passes. Make sure you have your model, color, license plate #, etc, handy so they can give you a tag. 2) It's loud. Like really loud. I hear my neighbors yelling all the time, I've called the cops they've been so loud, management doesn't care. Cops couldn't do anything because the resident wouldn't open the door. Don't know where my CA is, haven't seen / met her at all this year. 3) Don't blame the front desk staff, blame the management. Most of the complex is run by student workers, making minimum wage and having no real power. So when they hand you a business card to talk to a manager, don't get mad, they don't really have any power. BUT, don't expect a response back from a manager, they just don't care. Few good things about the place: 1) Pool is great, always clean, always lively. 2) Mail room is super friendly. They email you when a package arrives and she always has a smile on her face. 3) Food is great in the little shopping center. Walmart, Dominos, Jimmy Johns, etc. TLDR; Management sucks. Rent is too high. They don't care about residents. Find another place. read more

Pros: Proximity to Campus: Its seriously right across the street, you can get to class within five minutes depending on where it is on campus. Amenities: Resort style pool with a volleyball court and grills, 24 hour gym, theater room, business center, outdoor basketball court Everybody's around the same age: Nice to know you don't have some creepy old guy wandering the place Food is close: Jimmy Johns, Dominos, Dunkin Donuts, Big City Burrito and Zoyo right downstairs Lots of events organized by the staff: Casino night, Fall Carnival, etc. Cons (Here we go): The Maintenance Staff: Two times I needed something repaired I went to the front desk where they said the same thing "Put in a work request online". I put in the requests. First one I needed help fixing my dishwasher, it was THREE WEEKS until I heard from them again, needless to say I had to fix it myself. Second one my ice maker was broken and needed it fixed, once again THREE WEEKS went by and I heard from nobody until I got some guy knocking on my door unannounced with a new ice maker. I felt bad turning him away because thanks to Vista I once again had to handle it myself. Roommate Matching: I could not find a friend to live with so I did the random roommate matching advertised by Vista. They advertise that they pair roommates with a questionnaire to match compatible roommates. This system is a joke. On my questionnaire I put that I am clean, like sports such as football and basketball and I am a dedicated journalism student. All three of my roommates were exact opposites of me. All were die hard hockey fans (never even been to a hockey game), half of the time none of them seemed to care about school (I never saw one of them go to class) and they were all disgusting. I can literally go on forever about how much I hated my roommate situation. Bottom line my theory is the only reason I got put in this situation is because one of them is from the same city as me. Do not trust Vista to match you up, they will screw you over. The Rooms: Bottom line, the rooms are tiny, the quality of everything is awful and when I first moved in it was dirty. Serious I walked on the fake wooden floors for 2 minutes and my feet were dirty, disgusting! Its always loud: Seriously, there is always some idiot yelling at the top of their lungs usually stupid drunk. Plus the walls are paper thin. I could hear the people above me jumping around all the damn time. One time I actually heard my neighbors phone ring, the phone was on vibrate! I am not even joking, the walls are that thin! The Staff: The staff here is 1/2 students and 1/2 management. The students can not do anything to help, they best they've done for me is transfer me to a manager. They promise staff 24/7 who can help with any problem you have. I went at about midnight with an issue and the best they can do is say come back tomorrow when managers are back in. As for the managers, they are SOMETIMES helpful, most of the time though they are just jerks. They seem to take helping their residents has a chore and all they seem to want to do is squeeze all your money out of you and run with it. Heres a nice story: I talked to one of the managers because I wanted to get out of my room due to horrid roommates. She said that Vista was completely full and that I could not transfer to another apartment at Vista. My dad called that same day, talked to a different person and he said there were many rooms available. I was either lied to or the person I talked to was incompetent. The Lease: They give you no choice but to sign a 12 month lease even though it is an on campus apartment of ASU students only. This was a huge inconvenience for me seeing as how I live out of state and like to go home for most of the summer. The People: This might just be me but when I lived there I just got a bad vibe from most of the people that live there. I just got the feeling that the typical Vista resident was stuck up, spoiled rich kid who thought they were better than everybody. Again this might just be me, I just didn't like a majority of the residents there. These are just my biggest issues with Vista I am speaking off of experience, an awful experience might I add. I can not even say how miserable I was at Vista. I lived there for two months and it was horrible. I moved out and am in the process of having somebody take over my lease. When you go on the website and see all the great pictures, the great amenities and all the great things the staff has to say about it; and when you visit it, they'll show you a model of an apartment, show you the nice pool, the nice gym, the nice scenery and try to convince you that this is the best decision you can make. You have to keep in mind, they are salesmen. I promise you if you decide to live at Vista, it will be the worst decision you can make. Keep this in mind: I've only been at Vista for about 4 months, and I had to shorten this because I ran out of room. PROS: 1. Very close to campus. I could walk/bike to class incredibly quickly. 2. The Barrett Honors College has started to do a cool thing this year where they put 2nd-year Barrett students in Vista. I was very happy not to be put in a dorm. 3. 24hr gym and pool 4. Places to eat very close nearby 5. Everyone's around the same age CONS: 1. The staff (college students) are very disorganized during move-in. They gave us the wrong keys, and there was little to no information as to how move-in would be organized before we got there. They have bins to help you move your stuff, but there are like 5 of them for the whole slew of people moving in at the same time. 2. The rooms are in TERRIBLE condition upon move-in. Everything in the rooms is broken. Everything. The floor was so dusty it made my allergies act up, the multiple cabinets were broken, my roommate's entire dresser was broken (and when I say broken, I mean demolished), the dishwasher didn't (and still doesn't) work, a section of the living room blinds was missing, and the doorknob for the washer/dryer door was missing, leaving only a rusty nail in its place. These were all obvious issues that should have been addressed long before we moved in. 3. On top of the condition of the rooms being horrid when we moved in, things only got worse from there. The laminate from the floor is coming off by some of the walls, my toilet sprung a leak, our door sticks so badly we can barely get in the apartment, our living room fan broke, and the main lights both in the living room and kitchen went out. In four months. That's just ridiculous. 4. Now, these things breaking would only be a small problem if they would actually get fixed. However, the maintenance staff is the absolutely HORRID. I'd heard horror stories before, but I more or less dismissed them. Now I see they are true. You'll put in a work order and nothing will happen. You have to pester them and put in multiple work orders, and even then, it takes forever. My roommate's broken dresser took almost a month to fix, and only ever got fixed because she talked to the manager about it multiple times. My toilet got fixed right away, but only because the leak would've caused water damage - and there's no way they would risk something that's going to cost THEM more money. I am afraid for how long it will take to fix the lights, fan, and sticking door. Maintenance came in to fix the air filter at one point (which didn't even need to be fixed) and even though they were already there, refused to help with anything else. The lights I get because those have to be ordered, but the fan? The door? Come on. 5. Another note on maintenance: They just barge right in. They knock, say "Maintenance!" and then come in. Doesn't matter if you answer, doesn't matter if you're home, doesn't matter if you're standing naked in the living room. That's just a rude invasion of privacy in my opinion. When you put a work order in, there is also no estimate as to when the work order might be fulfilled. It would be better to know when they'll come ahead of time, or at least get some sort of call/email/other notification when they DO have one for you, so you can be home or otherwise just be aware that maintenance will be coming. I don't like the idea of random people just walking into my apartment whether I'm home or not, ready or not. 6. In the rooms, there really isn't enough storage space for anything. We ran out of cabinets pretty quickly for non-refridgerated food storage, there isn't anywhere to put cleaning supplies or anything like that. I feel like I'm just throwing things places, trying to get it all to fit. 7. The regular staff is just as incompetent. They're college kids and some of them mean well, but a lot of them either act like they don't care or come off as totally clueless. I get the feeling they're desensitized to individual residents' problems, but that's not how Vista claims it tries to run. I don't feel like my individual concerns are really, truly cared about unless my problem is something that will financially affect the Vista complex as a whole. 8. I have no balcony. WHY do some apartments have balconies while others do not? Maybe I don't want a uselessly extra-long living room. We aren't even giving the opportunity to select a preference. 9. The apartments are not pet friendly. I understand this to some degree but at the same time, it's still a major con to me. 10. Yes, Vista has its own parking you can buy a permit for. Not only is it on the far corner of the entire complex and so convenient only to a small fraction of residents, but it's about $100 more expensive than the most expensive ASU parking. Ended up parking in the Apache lot down the street, which is a real pain when I have groceries/am carrying something heavy. If you have any choice in the matter, DO NOT LIVE HERE. read more

I never thought in my wildest dreams I would hate an apartment complex more than the dorms, but here we are. Management here is extremely cheap and greedy that they will literally try to suck you dry of every dollar you can possibly spare. That's why they make you spend a ridiculous amount of money for a parking permit and other fees while also giving you the cheapest and most worthless appliances you can possibly imagine. When I first moved in, the stove wouldn't turn on, the dishwasher leaked whenever used, the exhaust fan in the bathroom didn't work, and there was an actual closet door missing in the bedroom. They always do walkthroughs at the end of the year to charge the living hell out of everyone for damages, including for the most minimal scratches on the walls from thumbtacks, but they're to lazy to get anything done in the summer before people start moving in. What also frustrates me about this place is you take a gamble on getting an apartment that doesn't have a balcony like most of the complex because the application doesn't state if a specific room has one or not, and also some A/C units are on different sides of the apartments, meaning cool air will only vent into the rooms closest to the unit while rooms on the other side of the apartment are hot as a furnace, especially in the summer. So if you try to crank up that A/C you're going to freeze your roommates and they are not going to be pleased with you. Going back to how greedy management is, they hate anyone who is getting a bargain for their current room situation. I only chose to be in the shared space bedroom option because I'm non Barrett and pretty much all the private rooms were taken and I had a friend willing to move in with me. But at the last minute he realized he couldn't afford to go back to ASU and I've pretty much had the room to myself. Once a month passed by I assumed nobody was moving in and instead of the letting the space go to waste I rearranged the room, but not drastic enough to point where I couldn't easily revert it back to its original self Incase someone were to move in. But over fall break I went out of town and on the day I got back I got an email saying that management walked through my room while I was gone and they wrote me up for violations and basically forced me to change it back or they were going to threaten me with fees and other BS. Seriously??? First off, this tells me they plot and scheme when people are going to be out of town so they can check into rooms without facing confrontations from anyone who won't abide to their ridiculous rules. Secondly, I didn't have a roommate in the dorms and housing never threw a fuss when they checked my room over the breaks. So this tells you that you have more freedom in the dorms while paying way less then what you pay to stay in an expensive subpar apartment that's hardly an upgrade from hassayampa. Even if you do end up getting a decent apartment, the price tag is not worth it. Most of the amenities here like the pool and the gym aren't that great when you literally have the SDFC close by and the cable they offer is a joke. I saw previous reviews and didn't take them seriously when I applied. Don't make the same mistake I did and apply somewhere else, it will save you the time and stress not having to deal with cheapskates who are only after your money. read more

Vista Del Sol is a Texas based entity named American Campus Community. Vista Del Sol provides student housing adjacent to Arizona State University near the Tempe Campus. As a parent of a student and a guarantor of a recent lease, my experience with Vista Del Sol is that it is a predatory company that exploits students and guarantors though aggressive and unethical attorney's - commanding collection fees against the housing lease in ever capacity possible. As most of us are out of state, they have an advantage as our legal council does not practice in Arizona and American Campus is well aware of the cost of court for $300-600 per case. However, with 20,000 students - the numbers are very profitable for Vista Del Sol to prey on out of state students and their guarantors. Remember, your lease is for 12 months even though the school has a 9 month educational year. The 3 months the student is out of state - you are still paying. In good faith, Vista Del Sol will find excuses to not honor the sub-letting with other students in off-setting the cost of out of state students. This right is in the lease but the paperwork and complexity of the local office prohibits a successful assignment. Push to hard and you are sent directly to the legal department. If you have made the mistake to sign up for automatic withdrawals with the payments, the accounting office run by Beth Myers will not take the final payment from your account. This is done strategically to force your student to sign next year's lease. If the student does not sign a new lease; the accounting office will not take the payments or telephone calls and sends this to the collection attorney who aggressively badgers the guarantor. This is clearly the bulling tactics from their collective legal council. In the end, to settle the lease, the attorney fees are near $ 360.00 with the consistent threat of Beth Myers office that the student status will be in jeopardy. Remember, this is a separate entity from ASU. I have filed a report with The Attorney General's office in the State of Arizona as Vista Del Sol additionally collects unwarranted fees against cleaning, painting, common area use defined as "touch cleaning" and "touch painting" and "replace marked cushion" in final exit from the lease. This comes months after the student and guarantor have settled the past due notices and threats of collection. I received my notice on 8/10/13 for a payment in full by 8/31/13 with the threat of a collection agency and the friendly note as a valued client "this can be damaging to your credit history as an ASU student and that of your guarantor." *Vista Del Sol Statement of Deposit, Unit Condition Form Based on the complexity of this unsettling business practice, I filed a complaint with the BBB of Arizona as well as the Attorney General's offices. The most troubling aspect of this entity and its unethical behavior is they hide behind the students by hiring them in customer service roles. American Campus and Vista Del Sol hire - our kids - to further this business environment. If you call to speak with management you will always get a student - hourly student - that will not be able to answer your questions but be unwittingly fun, friendly and helpful to further the virus and feed additional victims into the pipeline. They will refer you to a website to get answers on lease questions. There are many families I have spoken with who have had the same experience and in the past said nothing for fear of the student relationship. If you look to twitter, yelp or FB, all students at 18 years old - "love" Vista! However, they are naive and do not understand what is happening behind the scenes - they see the pool, the tanning salon, the social rooms but not the underlying themes of American Campus' activities. My student is off campus this year and ASU along with the governing bodies of Arizona should be very troubled with this entity and its true purpose in the ASU community. My experience is well documented. I encourage your offices to have an attorney carefully look at the lease and the assignment clause in the lease. As well, be present at the signing of the lease. They will have some nice, young and fun student having my 17 year old sign a 20 page legal document. This is how the catch works - send this one simple page to your parents to quickly sign as space is filling up today and you can live the fantasy! However, the verbiage by the fun student is not the same as the lawyers sitting in Texas as well as the collection attorney's in Tempe who look forward to each school year with more victims to abuse. I can't imagine the amount of profit ASU is making on every student who lives here. With sub standard apts, no security, no customer service and still charging students $700 each for a apt with four to an apt. Still another $700 for one parking space. Please be careful when housing your student that you go to a non ASU owned complex. It wasn't until AFTER I signed the lease of satan that I read the reviews online and was HORRIFIED at what people were saying. When I brought it to the attention of the staff, they said it was because angry students who lost their deposits would write bad reviews about them and not to be concerned. LIE LIE LIE. I tried to tell myself that maybe people on the reviews were negative, punky kids who were angry they couldn't have their parties, fun, etc. but everything that was written in the reviews was TRUE!!! Just like the reviews promised, upon move in day, the unit was completely disgusting. The floors looked as though they hadn't been cleaned one time since the place was built. Every appliance in the unit was filthy with grime, food, old laundry soap caked on washer/dryer and floors, dust, dried beer on the floors, black moldy looking grime build up on counter tops, floors etc and practically any other substance you can think of on the surfaces pf practically everything! Almost every light, closet door, appliance (including the microwave, oven drawer, toilet, shower, etc) was broken and dysfunctional, and to top it off, it took WEEKS before any of it was fixed (because every unit was destroyed and they don't have enough people to fix them all)It was a horrifying experience for me and my parents as well. My mother and I stayed up for 6 hours well after midnight on our hands and knees cleaning the unit and didnt even complete the whole thing! We literally had to scrub the floor on our knees with rags because a mop could not remove the grime from their "beautiful wood floors". I was disappointed because I felt it was inappropriate for a 50 old women to have to help clean her daughter's dorm room after moving all day, etc. It was not her job, and my mom has already done her share of moving, cleaning, helping and paying for this place!We also paid to have the place professionally cleaned even after cleaning it ourselves and it wasn't until after all that, that vista finally sent their own cleaning crew after days of complaints and no response. One girl who is of asian decent lives in room B, is constantly slamming doors, throwing laundry on the couch that does not belong to her, left an appalling mess upon move in (including grease splatter, old moldy dishes that were decaying in the sink, dust, trash, boxes, dirty chopsticks, you name it) and continued to be disgusting consistantly throughout the semester. (even though I mentioned to Vista in their "genius" roommate pairing that I wanted someone CLEAN) My other roomate in room C was so miserable here that she returned to the east coast and abandoned her lease, now she is also stuck paying 700 (including parking) with her sublet leased on craigslist along with the other 450 posts that the other students at Vista have made. I feel that after my mother contacting Ellen Peck, The general manager Mike, and several others who promised to return calls, make changes, etc..nothing really has been done to make up for what I feel is a huge loss from my college experience that cannot be replaced.All I want to do now is some how escape the thin walls, loud long boarders skating down the hallways all night and day above my ceiling, drunken parties, people urinating outside on the building itself, happy meal remains showing up in the elevators and on the staircases, bikes hanging from the light posts and fences without tires, trash and rotting food on top of the dumpsters, ecstasy labs being busted in a building nearby and lets not forget the lying, miserable deceitful staff and the all around unpleasant people that contribute to this depressing experience that Vista Del HELL has to offer. If anyone ANYONE! has any idea on how to escape, I would LOVE to know. For now, it may be possible we will eat our losses and I may move out anyways to keep my sanity. So please, if You don't believe my review, fine. But before you move in, read more, google vista, read even more, and ask the students that live there. Horrible place to live. Thought I would try it as a sophomore because of the private bathroom and spacious rooms. As I am typing this on a tuesday night my upstairs neighbors are throwing a party like they do almost every single night. I can't get any work done and on weekend nights I get almost no sleep because of the drunk people yelling outside my window, and I live on the third floor. Even when I try to call a CA to complain they either do nothing about it or don't even pick up the phone. If you are thinking of living here because of its convenience to campus, choose somewhere else thats cleaner and quieter. You won't regret it. read more
