Worst property managment team ever. The African-American manager is so unprofessional and rude and tasty. I have had many friends take a tour she seems like she is being bother. The apartments on the older side have outdated appliances. The pictures on the site does not show this. Leaky toilets and paint slapped on with drippings on the base boards. Im going to say they use dollar tree awesome or fabulousa to clean. Vacummed the carpet first day full of dog hair.Not every unit has washers and dryers. The commode are low set and have to be 2o yrs old. I will give the location and quietness 5 stars but coming where I come from 30 yrs ago theses apartments would be in the hood. Water Fountains that are non working with water just festering. Make sure you know exactly where your apartment is. There is a newer side thats updated and an older side thats not. Home is where the heart is and Vivere has been my long term home twice. The current manager, Aislynn Deshields is INCREDIBLY kind and attentive- and her office assistant, Regina Ventura, is genuinely nice and efficient. They run a sweet property full of flowers, trees- with all the amenities you need for a charming place to call home. I am blessed because my apartment happens to face the Los Gatos trail so our back view is inviting when we open the slider. It's like living in a tree house and I really hope to stay a lot longer. The rent is stable. I know what to expect when I renew and it is affordable- especially in comparison to the competition. You are paying for an AMAZING garden like property that is literally within walking distance to Downtown Los Gatos. The front office, to whom I referred earlier and run by the delightful Aislyn Deshields, coordinates fun activities for the VIVERE residents to enjoy. And, not to mention, the VIVERE residents are chill- respectful and contagiously cheerful. So, if you want fun- face the pool. And if you want peace- face the back. Post Move-Out. I lived here for approximately 1.5 years. It was a nice property with poor management. My lease was up for renewal and there was no interest on their behalf to retain a valuable tenant. Unfortunately, I decided to move. The interaction and 30-day notice was very uncomfortable. After submitting a 30 day notice, I didn't have hear from management until I drop off the keys on my move out date. They simply didn't care I was leaving. No word from them after I submitted my 30 day notice, when I turned my keys in and as a matter of fact no word from them in regards to the deposit refund. Its been nearly 2 months since I moved out. I have NOT received my deposit or a letter to my new address (which was provided to them) of the deposit breakdown. I probably won't get my deposit back or any portion of it. I've come to terms to not stress about it anymore since I moved out. Overall DO NOT rent here unless the company improves the quality of their management team. Parking is horrible there but the maintenance time is actually pretty good considering I used them about 4-5 a year. Good luck. read more

I booked a tour online to see one of the apartments and got a call 10 minutes before my tour time with a woman saying that she has no units to show me and asked me if I want to cancel. I asked why I'm getting a call only 10 minutes before my tour time and she was short with me, made it sound like I did something wrong by booking online, and said she will reschedule my tour for another time but that it's possible one of the available units online could be leased before I even get to see it... Recently moved here in March but already loving my new place in the "classic" residences. Great downtown Los Gatos location close to restaurants and shopping (around the corner from Safeway, Los Gatos Creek Trail and Vasona/Oak Meadow Park), dog-friendly (huge deciding factor with my 2 border collies), resort-style amenities (pool, jacuzzi, fitness center, lounge), friendly community, large private patios/balconies, and beautiful landscaping. Do you expect running water, four walls, and privacy in your apartment? If so Vivere Apartments is NOT the place for you. In our one-year lease at Vivere, we experienced two constructions that drastically lowered our quality of life although we were still paying over $2200 a month. We have never felt so completely taking advantage of by an apartment complex. The first construction began halfway through the lease. Our exterior wall (see picture of scaffolding and wall prior to being knocked down) of our master bedroom was knocked down and we had a tarp for over a month. This construction coincided with the hottest time of year and without our window (there is no ac) in our bedroom we were forced to sleep on an air mattress in our living room. We were given a third off our rent for that month, but it was hardly enough compensation. We spent half the month on an air mattress, were missing a wall, had construction workers entering our apartment all the time, and our belongings were constantly left covered in construction dust and debris (see picture of the dust on our outdoor furniture I had to clean every week). While this first construction was occurring, we began to have our water turned off once a week (see picture of one of our water letters...we received these weekly). We were informed 2 months after our first construction ended that all of the pipes in the building were to be replaced. This second construction lasted two weeks during which our water was turned off during business hours and we had holes in our kitchen and all throughout the hallway of the building (see pictures with tarps covering the holes). We had been informed of the date when the construction would begin, however no one came that day. Instead two weeks later without any notification to us they entered our apartment and began the construction. As a young female it is terrifying to come home to your apartment being rearranged for an unknown reason. And after all of this, we did expect to receive our security deposit back. We spent 3 hours when moving out cleaning the apartment. We were informed when dropping off our key that it didn't mater what conditioned we left the apartment we were going to be charged. We received only a third of our security deposit back. Even though we left the apartment in better condition then when we moved in, we were still charged for standard wear and tear. read more

The team at the leasing office have always done everything in their power to make sure my concerns are addressed. The complex is truly beautiful and I highly recommend coming by to have a look. This is my first time writing a review on yelp. I guess there's a first time for everything. Especially when it cost you a first month deposit... I moved into the property back in 2015 prior to new management and the construction/building of new apartments. The old property management at the time I moved in was AMAZING. Paid one month as a deposit no problem. Staff was responsive in a timely fashion to any questions or concerns I had, parking was a little hectic when the new construction began (but understandable), but the location was great and again the staff in the leasing office was awesome. But then management changed. I had a few issues.. 1) lack of visitor parking 2) my parking spots (which were assigned to me prior to new management coming on) were assigned (unbeknownst to me) to new tenants of the new units 3) I received notice a few months after new management took over that my GSD was not a breed that was allowed on the property 4) physical absence of management in the leasing office. (Whenever I would go to the office for ANYTHING, they were always closed. I say ALWAYS meaning 95% of the time.) 5) Upon my move out at the end of 2020, I was told that I would receive my deposit should there be no major damage to the apartment. I checked with the office manager at the time and she advised me that I could even repaint the 2 accent walls that I painted BACK to white and the would for sure get me my 1 month deposit back. They provided the paint and I painted them back by myself prior to move out. She told me that I wouldn't have to worry about steam cleaning the carpets since it was included every year that I renewed my lease. I provided her with my new address of where to send my deposit. After move out, I attempted to contact her or anyone in the office for that matter with no success. After a short period of time, I actually received an old school looking itemized bill that said my deposit was being kept and that I OWED money. Long story short, I never received my deposit and I pretty much gave up because I couldn't get a straight forward answer from anyone. I tried contacting the leasing office manager several times after my move but heard nothing. So here I am, out a couple thousand dollars and hoping to spare someone else the headache of being out a good chunk of change. read more

I am a new tenant and want to rave about my experience with Regina, as well as the rest of the team, Chelsea and Ron. After calling around some other communities, where leasing agents were less accommodating, Regina answered the phone with warmth and sincerity. Though she already had an appointment coming in at the only time I was available, she still welcomed me and said, "we'll figure it out, just come!". I did and she was so hospitable! She gave me keys and directed me to the home she and I had talked about on the phone. When I came back to the office, she was still touring her appointment, but Chelsea showed up and took excellent care of me until she returned. They were so welcoming and friendly, that I cancelled the appointment I had at another community; I knew I wanted to be here! The customer service since then has remained in the "excellent" range. Walls are super thin. Parking is assigned but your spot is usually taken by a visitor so you have to park on the street. When you do get your parking spot, don't celebrate too much as your vehicle could be stolen by morning. Unreliable security. Staff unreachable during Coronavirus Pandemic. 6-9 Kids always playing together during shelter in place from different households without any adult in sight - usually in the parking lots. Dog areas smell terrible. Non-Smoking complex, but people violate the rules constantly. Dogs uncontrollable by owners so be prepared to be jumped on. Only plus is the location- a quick walk to the grocery store and Vasona Park is fairly close for those who love nature. read more

Please read this review before viewing or thinking of moving in. *PLEASE READ ESPECIALLY IF YOU ARE NEAR APT #140* On 02/15/2015 at 4am, we woke up with our eyes watering and nose running. The smell of a skunk had covered our entire apartment, the air, furniture, clothes, and everything we owned reeked of skunk. Just to clarify, our apartment was completely sealed, all windows and doors were completely closed. At 4am we had to flee for our health and drive 75 miles to my friends house. We grabbed as many clothes as we could and had to wash them at least 4 times each. That same day 02/15/2015, we contacted Vivere Apartments around 9am and spoke to Chad. We discussed the issue we were experiencing. That same day, Chelsea, the manager contacted us and notified us that they would be covering the hotel and any food expense until the issue was resolved. The next day 02/16/2015, Chelsea also witnessed the intensity of the skunk odor within our apartment and our belongings. She again confirmed that they would be covering the hotel and food expenses as long as we kept our receipts. Additionally, she stated they would be doing a deep clean of the apartment and would get our clothes professionally cleaned. Living hotel to hotel was not ideal. Not only that but we had to receive approval from Chelsea before reserving the next day at a hotel. She wouldn't call till 4pm! Meaning we would have to check out by 11am, go to work, get her approval and look for a new hotel again. Then on 02/19/2015 Chelsea said she will not be responsible for any of our belongings that may be damaged. She also confirmed that she was unable to locate the source of the skunk. On 02/20 they had a company come out to deodorize our apartment. Let me explain what it did....it recycled the air and deodorized it with a CINNAMON smell.... No cleaning was done with the apartment or the skunk oil. Obviously the smell was still lingering within the apartment, however, they stated it was 'bearable' (per management's words). I eventually spoke to Chelsea and one of the property manager from Woodmont. I asked if we could leave the lease because we knew that the issue was not fixed. I explained that all they did was MASK the problem and that I was sure the smell will not go away. The property manager then said that she doesn't want to loose the money/business and that she would rather just move me into a different unit. I was not satisfied, I wanted to get out after this traumatizing event. She definitely knew how to belittle someone. Eventually, we had no choice and stayed. On 2/27 I was sitting in my living room and the stinging skunk smell came in so strong that it made me cry again. We again asked if we can break the lease and leave the property. As always they couldn't care less of the tenant's health and they moved us to a different unit. We had to throw away our coach, they only covered 4 days of the hotel, threw away lots of leather clothing (the smell will not wash off) and we had to move all of our stuff in ONE DAY (or we will be charged). We settled into our new apartment but kept everything in boxes. When we were speaking to Chad one day, he revealed that we were able to get out of our lease if we can find someone to move in (thanks for telling us in advance...). We jumped right on it and started searching. We found a wonderful place and was able to find someone to sign a new lease for the apartment. We left the apartment on 05/13. The end...well I thought that was the end... On 06/15 I called and asked when we were receiving our deposit check. Chelsea stated that the accountant will send the check soon. On 7/7 I notified them that we still have not received our deposit back. Chad stated that we actually owed $6.84 and that if we did not pay it, we would be sent to Collections. HAH. Let me mind you, we lived in that unit for a very short period of time and we scrubbed that apartment! Vivere & Woodmont will not care nor help you. When it comes to calling a place your home... this is definitely not it. *By the way - they caught one skunk. To my knowledge, the skunk oil that protruded the apartment was never found or cleaned* read more

Tried to take a tour at this community and it was one of the worst customer service experiences I have had in a very long time. The first person I talked to stated she could not help me because she was only doing computer work that day. The second person I talked to said a third person could help me because she was with someone else. The third person started to help me but after a few questions she became really unfriendly and told me I would have to wait for the second person to return. I guess she decided I was not worth her time. The place looked and smelled like an old hotel so I was not too terrible disappointed. A top-of-the-line, beautiful apartment complex with friendly tenants met by a bevy of annoying repairs (made seemingly on a weekly basis, including WATER) and a front office staff that gives off the impression that they care. Tucked away near Downtown Los Gatos, this complex has a beautiful landscape that includes a fitness center, lounge, pool, and multiple doggy potty stations. The tenants that live here are friendly and go about their business. It's typically quiet here minus the occasional Warriors games watched by the pool which is still tolerable. I mean, who doesn't love the Golden State Warriors? The maintenance staff is also very friendly. Which leads to the office staff... I preface this statement by saying most (minus You-Know-Who-You-Are) of them are friendly. But, friendly doesn't mean squat when you're trying to resolve a problem. As a teacher, I'm used to dealing with difficult people. The bottom line is that we keep the lines of communication open and eventually A) solve the problem or B) come to an agreement. The front office staff is very good at giving off the impression that whatever issues arise, they are on top of it and will handle it quickly and efficiently. I can only speak for a few other tenant's who echo my sentiments when I say that an "impression" is ultimately all that it is. I could go on a very long soliloquy as to the problems we've presented them and how it was improperly handled on their behalf, but I choose to just stick to the general point - the leasing office staff are lackadaisical in conjunction with what their job calls for them to perform. I mean, my goodness - how many e-mails and office visits does it take to solve a simple parking spot problem? And after a great deal of e-mails I've sent to them, lamenting something as simple as a "parking spot issue," what was once empty promises has NOW turned in to NO E-MAIL RESPONSES! I take it as though they feel my issues no longer warrant a response, regardless of how patient I've been with them. And don't get me started on my dog situation and how much weed is smoked around here... It's such a shame because this complex really is beautiful. But, that's just on the surface. The inner workings of this place can also use a facelift. Even at the risk of potential backlash from this post, I stand by my review wholeheartedly. I really enjoyed living at, what was then named, Riviera Terrace. The location is wonderful and the amenities were great. However, when I moved out in April 2015, thing got really awful. First, the leasing office made an error and deduced $337 from my deposit. I immediately called and talked to the manager Chelsea. After pointing out the error, Chelsea said that she would call the accountant that day and get a check out in the mail to me. 2 weeks later I still had no check. I called Chelsea again, and again she said she would call the accountant and get this taken care of. 3 more weeks passed and still no check. Every time I called Chelsea she would tell me she would take care of it and call me back. I never got any calls back from her, and only after I showing up at the leasing office in person, did finally get a check. The other problem is that they deducted $120 for carpet cleaning and a "pet scan" for urine, which I was fine with, however, I never received a copy of the bill or invoice for the work done. In April 2015 I requested a copy of the invoice and was told, by Chelsea, that she would mail one to me. That was 4 months ago and still no invoice. I talked to Chelsea 2 more times regarding the invoice but I still don't have one. Recently Chelsea told me over the phone that she would email the invoice to me "right now". That was a week ago and still no invoice. This has been incredible frustrating and some of the worst customer service I've ever experienced. read more

I have lived here for more than a year and I have to say, I'm pretty happy to be moving out. It is incredibly expensive, and definitely not worth it. The only perks are the pool, the work out room, and the fact that it is pet friendly. Aside from that, the people who work here are incredibly rude. I always got the vibe when speaking to them that they really don't care about you. Also, don't think that just because it's in Los Gatos that it's safe, my partner has had his car broken into TWICE. We notified the landlords and all they did was say "sorry". However, the remodel makes the new housing beautiful, but costing upwards of 2.5k or more for a one bedroom. Another pet peeve is that it claims to be "pet friendly" however, there are very little places for your dog to go to the bathroom. I would not recommend this place to anyone. read more

The Parking is a nightmare. No guest parking because: 1) It looks like management has taken the tenants who had two parking spaces down to one. 2) There is tenants that cant park in their own space because someone else is in it. 3) The community is not happy with the chosen spots for them. This problem is not going to go away. It sounds like this company would rather make money selling the extra spots then to make the community happy. Guaranteed if they open parking they would not have any more problems. Management should listen to what everyone wants. I am about to move into an apartment at Vivere and so far I am really happy and satisfied with the decision! I was able to schedule a tour to see the property the same day I called, and was greeted by Chelsea. Guys. Chelsea is amazing. I am a little neurotic and send a lot of emails and make a lot of calls and she has been SO helpful and patient. Having someone on staff like Chelsea eases some of my pre-move anxiety, and that is so so important in a complex. Looking forward to living here :) read more

I've lived here for past 2.5 years and for the greater part of that time there was construction. We were told over and over again how much our patience was appreciate and how worthwhile it would be when it was over! Not only is there absolutely no green space for children to play like there was before, the pool area is much smaller, less area for picnicking and BBQing and outdoor get togethers. When they finally rent the overpriced newly built apartments everything will feel overcrowded. The very friendly and helpful Property Manager, Mary Stokes is gone along with the very nice Alisha, who was new during the final stages of construction. The women in the office now are for the most part rude and only interested in people who may lease the new apts. I have heard from a few of my neighbors that they feel as though we in the older apts are looked down upon. The friendly community I moved into no longer exists. Many people who had lived here for many years left during construction. Yesterday when I came home to find my ceiling leaking I called the emergency number. I left several messages that were not returned. I discovered later that the number is incorrect. I left a couple messages with the office regarding this and no one returned my call. And the wrong number is still on the recording!!! read more

The new management could care less about the old residents. Communication is horrible, the staff is rude and inconsiderate. Very unprofessional when new management doesn't make an attempt to introduce themselves, send any type of communication who they even are. They say they want feedback to make the community better which is a joke. If you wanted to make the community better you would actually listen to what the residents have to say who have lived there for a long time. If the staff prides themselves on great customer service why are they so rude? In regards to the 3 K-9 turf zones that's a joke, dogs are allowed to roam the property and go to the bathroom wherever they want. What is disappointing is to have lived in a great community before greed took over. What is disappointing is for Woodmont to take the one person out of there who actually cared about the old and the new residents. Construction has been completed since December 1st and we still did not have our parking spots back because they need to make sure the "new" residents get preferred parking. They were quick to take away our "construction credit" which was even more of a joke two months before we were even given our spots back. Everything the old residents were promised in the beginning of this construction project was a lie. Only thing the longtime residents are getting is to pay more money for water and trash. Management tried to convince us we received new amenities which includes a game room that closes at 6, a fitness center that closes at 9 and a much smaller pool which we lived without for two years. Maybe instead of taking the good management who actually cared about their job and the people who lived in the community should consider taking the upper management out of the equation who only cares about revenue and chasing off everyone that has endured the construction and has been loyal to living there. Pre-construction I would have highly recommended to live there. Now I would tell anyone to run for the hills and don't look back. read more

Can't thank the manager Chelsea or Chad enough. Woke up one Sunday morning to a putrid smell in our apartment and being new to the USA had no idea it was a skunk. Chad worked his hardest to try and help and got Chelsea in on her day off. They did everything in their power to try and resolve the situation. By Monday morning we had live skunk traps down and were offered paid hotel accommodation until the smell had dissipated. Good news is that a skunk was trapped and later released into the wild. read more

I really enjoyed living at, what was then named, Riviera Terrace too Shawna for the short i was able to stay there. Thanks for sharing Shawna. I myslef also had a bad experience with them when it came to leave the property and end the lease. When it came to money things got ugly. Initially i signed a six months lease with the special of half month off / unpaid. The lease started in Feb 2015 and to end in August 1 2015. Due to some work situation i was unable to coninue and gave my notice to vacant back in March, no problem Chad (Vivere supervsior) was able to rent it for the April. However i decided to stay a little longer and find more work. Chad nad no problem he still rented another unit for the same tenants. Secidn time aroudn i determined that i have to leave and unable to stay around. I gave my notice again adn left in June 15 2015, and paid before i left for the whole June 2015 rent. I was told that the lease will end in August and to be responsible to pay unless got rented before then. Interestign enough some bad business and unprofessional i sensed. They UP'd the rent from 2795 to 3170 (not a good decision) when it came about for them to rent my unit. NOTE the first time was rented was same price 2850 (for sure less than 3170)! This is not a godo business decision if they really eager to rent it. HOwever i am responsibel to August i am told. The worse part is now i received a bill stating that i owe rent one month + charging back the half month special (discound 1397.40) + 130 (cleaning) + 17.50 = 3,933.17!!! Why are they taking their money back for the special does not make sense, that is if they are charging me for the lease end anyways. Also the day I moved June 15 2015, I made sure the place is spottles, carpet, and all . - spend three hours, even borrowed their vacumm cleaner to ensure it is perfect .. Chad came over, verified and signed stating in good condition. This seems to me not real, almost some sort of deal with the carpet / cleaning company where both can make money spit the 130 etc.. There is NOTHING to clean was immaculate the place. The way i look at this and to be fair to their business this is what i should owe: One month rent - 500 (deposit) that is it = 2,295 (2795 - 500) and NOT as they claim one month rent 2,888.17 + 1397.50 + 130 + 17.50 = 3,933.17. OH BTY Where did they get the 2,888.17 from (this is NOT my monthly rent - it is 2,795.00). There is lots of untrue numbers put together here. So far it has been a frustrating experience and it seems when it comes to money things get really ugly with the way they do busines. I left message for Chad last night and emailed their parent property manager Ronda and let's see if they end up fair with me. . read more

Since the high class has been constructed the low class(older side) has been stripped of some of their amenities. The previous kind and caring manager was rudely forced out and a new never present manager who can't seem to fix a logical parking issue and points the blame on corporate management. So that makes Woodmont Corporation responsible for this neglect of all who has put up with this construction and management issues. Woodmont has taken away our parking spaces and caring previous manager. Woodmont is responsible for taking our parking spaces away however you can pay $100 month to rent one. Seriously disappointing . Think twice before renting here. Don't believe the fake niceness from anyone in the office IF there is anyone there. Good Luck! read more

My husband and I have lived here for almost 3 years now and have lived here once before nearly 15 years ago so, we have seen many changes in personnel as well as in construction of the actual complex itself. Each change has been well executed and each manager has brought her own style- fortunately, the owners choose talented professionals like Chelcie to gracefully execute the details of over seeing the day to day minutiae of this lovely property. Her assistant, Chad, juggles his many tasks with warm, personal flair and Alfonso, the Senior Maintenance Technician works tirelessly to support all of his residents needs. With Los Gatos being one of the few rent controlled cities in California, Vivere has the advantage of visually stunning scenery, solidly built and quiet apartments run by management that gets the job done while making you feel cared for by keeping the residents a priority. Resident retention is high at our complex and those who move on should have happy memories...I know we personally have many for which we are truly grateful. read more
