When I called the…read morefront desk to ask where I could submit a formal complaint, the receptionist told me she needed the property address and the name of the person the complaint was regarding. I provided the information, and she gave me the name of someone who had already been copied on previous emails but had never responded. I then asked who I could contact above that person. The receptionist told me there was no one above her. I replied that this could not be the case, as she is clearly not the president of the company and must report to someone. At that point, the receptionist told me, "I am not here to listen to your grievances." When I attempted to clarify that I simply needed the name of the appropriate person to contact, she interrupted me, said she had another call to answer, and placed me on hold. I told her that I was not trying to share my grievance with her--I only needed the correct name. She then hung up on me. When I called back and waited on hold again, she answered. I asked for her name, and she responded only with, "How may I direct your call?" When I repeated my request for her name, she hung up on me a second time. I find it unbelievable that a company of this size provides such poor customer service and continues to operate this way. Homeowners pay substantial management fees and should not be treated with this level of disrespect.

Our journey as Diamondhead Sands residents began four years ago and we just moved out to build a house of our own, as we were sick of paying into the endless black abyss that is tenant rent. You will see from the pictures attached that this was a beautiful space for us to call home. We were lucky enough to have a Diamondhead view from the kitchen, a plumeria tree and Kapi'olani Park view from our bedroom, and a peek-a-boo ocean view from our lanai! The neighborhood is fully walkable with restaurants such as Bogart's, Da Cove Health Bar, Pioneer Saloon and Diamondhead Market and Grill to boast! Insider's tip...Diamondhead Market has the cheapest price in town for our favorite beer (Maui Double Overhead) and a pretty extensive beer and wine selection overall. In addition to drinks and eats, there are at least three parks, two gardens and a plethora of beaches within twenty minutes on foot. Waikiki is also right there, if you are into that madness. I must also add the weekly Friday night fireworks, which we took advantage of as often as possible. They begin during winter at 7:45 and summer at 8:00 each Friday evening. All in all, Diamondhead Sands was a phenomenal place to live. While being close to so many things, it is extremely safe and quiet. I highly recommend!

    Loved this mostly shady challenging trail…read more Hawai'i Loa only allows ten parked cars at the hiking parking lot. Make sure to have an ID Plan a few hours if you are going to the top. It's under 3 miles one way. There are some fairly steep spots which makes this hike beautiful and rigorous exercise. I'm no fan of heights so I stopped just at the 2.10 marker while my friends hiked to the top. It took 1 hour 20 minutes for us to casually get to this point. Bring a backpack to hold water rather than trying to hold it as you need your arms and hands for balance. I wish I would have worn hiking boots or shoes instead or running shoes for better grip. Beautiful views of the ocean. It's super peaceful and not the normal tourist trap so locals love this hike. What I suggest is to plan two hours-ish each way. Being water and a light snack and wear proper hiking shoes. Of course sunblock. Lol. There are some dogs with owners who are on a leash. Enjoy the views while being safe. Also you may want to check weather if a storm is in the future to make sure you don't get stuck.

Trail is well established but as you ascend going to the last ridge you'll encounter muddy and narrow trail which make it just a little bit difficult but it's manageable still. For those who are planning to hike w/ their dog nake sure leash is on and because it is a long hike and going to the top is really a tough one being on the 3rd or 4th ridge will actually give you an instagrammable picturesque perfect snap. But being on the top and end part of the hike unveil a much awesome view to feast on. It's really worth for all those stairs that you will go through. Pretty much this stairs are high I hope they'll renovate it. Hahaha. LoL. ~ It is a private property land so you better follow the instruction that the guard is instilling you and park on the designated area for hikers if you don't want your car to be towed. Closing time is 0700pm, but the guard will advice you to be at the parking lot at 0645pm. ~ But in our case we arrive at the parking lot at exactly 0710pm and luckily nobody give us ticket or towed our car. It took us 5hrs. to finish the hike (back-&-forth) because my husband took a lot of stops because of taking photos and live videos on Facebook. But if you guys are not like us who took a lot of photos you can hike this for maybe 3hours minimum, back-&-forth. It really depends on the pace you give it. But might as well to enjoy the trail by taking a moment to savor the most beautiful and wonderful view along the way. ~ The muscle pain is worth the hike on this. It will definitely give the challenge you are looking for in a hike. ~ Aloha and HAPPY JUANDERING!

    Sadly HappyDoors customer service, communication, attention to detail and professionalism went out…read morethe window. Through their neglect, my husband and I suffered in the tens of thousands of dollars renovating our condo (down to the sub-floors). HappyDoors allegedly completed a final walk through of the unit, provided a minimal list of due outs (with an absolutely astronomically priced labor estimate of fixes) and returned the renters deposit. Only for my sister to find the unit with urine soaked floors, spongy in some areas, and a grotesque overall appearance - some examples were dark gray filthy doors (which were once white), personal property and baseboards gnawed on by some sort of animal (assuming dogs), rusted tub, and scratched floors. To make matters worse, they then quickly signed somebody new, did no periodic checks and it wasn't until neighbors found a way to contact me, that we learned of unauthorized dogs (that we paid HOA penalties for) who were defecating all over the communal property and terrorizing others by being outside (unleashed). Those tenants also further destroyed the unit (which we finally parted ways with happy doors following this) and had to completely gut it. I always felt like they sided with literally everyone but me, even though my family was at the receiving end of massive financial loss. Save yourself time and money and find a different company to represent you AND protect your property.

Our amazing property manager Michelle Lum made living in one of their units such a joy. Any little issue that came up she was right there and always so helpful every step of the way. We appreciate everything they've done for us, especially her, and making our living experience so comfortable. We will definitely always check back in with Michelle for our future property needs.     Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.
