There are so many trees and plants throughout the property that it genuinely feels like being surrounded by nature. The layout also makes it feel more spacious than most complexes--it doesn't feel cramped or overly dense. If you value a peaceful environment, this really offers that. The office staff are consistently friendly, kind, and supportive. They've always made me feel valued as a resident (and as a person), which goes a long way. In terms of amenities, it leans more toward the luxurious side--having an in-unit washer and dryer, updated appliances, and A/C, along with access to a gym, pool, hot tubs, sauna, and even a racquetball court, has made things feel really comfortable. I also find it's just a really pleasant place to walk around, with some beautiful lookout spots and views of the water. A special shoutout to the maintenance team--they've been incredible. Always friendly, respectful, and responsive. I've consistently experienced them as timely and detail-oriented, and they're very careful and considerate when entering the home. Walls extremely thin, the dog crap, roaches or nasty bugs that come out from the grounds next parking area in summer, not sure if these are termites. Management here at Waterstone Terrace behaved horribly towards me,, refused to credit rent for noise, drug issues they acknowledged in writing through emails after I had to follow up with Annabelle various times. Her supervisor Alicia tried to override the constitution amendment of "Freedom of Religion," when I was there. Alicia believes and acts as a God Herself exalting herself & Annabelle's bad behavior. They never hold themselves accountable & they go against their own policies with dog breeds Some of the residents don't keep their wild, untamed Rottweilers or pitbulls on leashes. The apartment way overpriced, cramped. U can hear the woman downstairs having loud intercourse with her boyfriend all the time late at night. Easily hear neighbors next door with TV, etc. no privacy really but paying heavy rent. There are better apartments in benicia, way better, I would absolutely not recommend here. This area of where this apartment is located gets very windy moreso than other parts of the city bc of its proximity to the pier. Smell of stinky weed was a constant issue here too. It seems like their might be possible overall bigger drug problem. The management doesn't care, them getting money out of u as a tenant is all they cared about. The management and office staff were incredibly difficult to deal with and consistently avoided accountability. One of the biggest issues was the security deposit. They advertise it as a "refundable deposit," but then tack on a so-called "nonrefundable cleaning fee" regardless of whether you leave the apartment spotless or clean it yourself. I specifically asked THREE separate times for a copy of the rental agreement or documentation that clearly stated this policy, and they refused to provide it every single time. That alone says a lot. Maintenance issues were another nightmare. My washer and dryer were broken for THREE MONTHS, and despite multiple requests and follow-ups, management offered no urgency, no temporary solution, no compensation, and barely any communication. For an apartment complex charging the amount they do, that level of neglect is unacceptable. What bothered me even more was how they handled serious property issues. I personally have video evidence of staff painting over what appeared to be mold stains instead of properly addressing the problem. Covering up potential mold with paint instead of professionally treating it is irresponsible and concerning, especially for tenants' health and safety. Overall, the staff and management came across as disorganized, dismissive, and more focused on keeping tenants' money than actually helping residents. Communication was poor, promises were rarely followed through on, and every issue became unnecessarily difficult. I rarely leave negative reviews, but people deserve to know what they may be walking into before signing a lease here. Apparently someone broke glass in the pool and broke the gate. They closed it promptly and got it cleaned. I am really glad to see this place take action for us residents. Parking is improving, landscaping looks better. Now all we need is central AC and life would be divine.

I found it to be a bit misleading, and not as straightforward as it seems. First, ensure that your income before the application date meets the 3.5 income requirement. Secondly, they request a deposit, which shouldn't be asked if the application is gearing towards a declined decision . Yes, the funds are refunded, but why ask for a deposit if you know the application will be rejected? Lastly, what's the purpose of processing applicants through the application or pre-approval process if you're aware of their circumstances beforehand? The application fee is $40.00 per applicant. Again, this is merely my personal experience. Since I am at peace with the fact that I will not be reconsidered in the future, I feel comfortable sharing this information with complete transparency.
