Conversation with owner regarding shorted work.  pt3

I should have checked the reviews.... Long story short it was the usual hustle. Not only do they refuse to address mistakes, they rely on inaccurate "drawings" over actual physical measurements. Then they want you to pay more to fix their mistakes. On August 17, 2022 crew arrived, worked, left without telling me. When I went out in the evening to inspect, 150' or so was not sealed. I reported the issue three times before I finally got a response. (Initial call not returned, first email not answered and finally -- after much research -- got a non-888 number to call, which since I was traveling, I left VM and suggested texting.) Then owner insisted his GoogleMap drawing was more accurate than my physical measuring with a wheel. Thus shorting me 10% of the job. Considering I paid for 13,884 sq ft of seal coat and only 12,200 or so was done, that's a lot of missing material. Then he refused to address the issue, ghosted me for almost a week and then when I responded to a payment reminder email asking for a status update I got a rather abusive response listing all his demands. Considering this was an audition job for a million dollar project I am spearheading this fall, last night I paid the full amount and cut the time waster loose. He will refuse to admit his crew simply weren't briefed on the full job and that he is too cheap to send them back up here to finish the job. He'll also try to provide map proof that he's right, yet I can take the same software and prove I'm right..... Final synopsis, move along and find another contractor. -------- 9/13/22 Update: Finally home from travels and fully measured what the contractor sealed vs what they were paid to seal and surprise surprise, nothing has changed. Our driveway is 715' long x 13' wide: 9295 sq ft But they only sealed 615' of that: 7995 sq ft They ignored the 50' x 13' easement, so that's another missing 650 sq ft The original quote for the courtyard was for 3978 and per the measurements attached it was actually 4300 sq ft. 7995 + 4300 = 12295 That's a shortage of 1589 sq ft. And now they have responded to my grumpy review with "We're sorry that you took the route of contention instead one of friendly resolution." Seriously? 1) These people ignored my first call and first email regarding the issue. 2) Then when I provided measurements consistent with the original quote they insisted their measurements of a _picture of my driveway_ are more accurate than my feet and a wheel. 3) They then they ghosted me for almost a week. 4) To top it all off, their final salvo was to send me an email with all their "demands" and another screen shot of a satellite image showing what they "sealed," thus illustrating yet again that their delusional scribbles on a picture of my driveway are not based in reality -- plus if they really had sealed various bits in said picture many plants and trees would now be dead. During all this time they could have gotten off their lazy butts and measured everything themselves but no, instead they put the onus on me. Instead they blame me for their crew's mistake. Instead they tried to make demands and threaten me when I simply wanted them to come back and finish the fricking job. Bottom line: AVOID THESE PEOPLE

Disabled Parking Section

Our parking lot was in need for some loving tender care. After shopping around, I found WE LOVE PAVING. I used my best form of vetting and came up with a "go" to use this company. Our Handicapped parking stalls were in desperate need of updating. Fred came out immediately and surveyed the area in question. He brings expertise in the disabled parking stall category. The job took much less time then anticipated and results came out excellent. So well, we decided to add another area of the parking stalls the following week. His crew worked so hard during the hottest days of the year, then came to do clean up duty on the wettest day of the year. Kudos to WE LOVE PAVING. Can't wait to get the rest of our parking lot done. Fred is amazing! His response time is WONDERFUL, and their high tech scheduling and payment methods make it a dream to manage. He should up and did the job exactly as we discussed, worked with my budget and even made a few adjustments same Day on the job. It didn't turn out EXACTLY as I hoped but overall they deserve 5 stars. It was a very tricky job/requests. Great guy and used good materials.... Price was fair and job was done as promised. For sure use Fred and his team , THEY DO LOVE PAVING :-) thank you!!

Out of the nine contractors we interviewed, Renzo was the only one who insisted on no cement…read moreapproach; made me consult an arborist; suggested to grade the whole front lot instead of just replacing the old pathway; and genuinely cared about my plants.  We didn't want to hire him at the beginning and was even about to sign contract with someone else. It all started with the inquiry of concrete footing which he refused to do and I wanted to know why. He replied promptly. During our communication, Renzo's clarity, persistence, knowledge and patience impressed and persuaded me, not to mention his very reasonable quote. Instinctively I knew I could trust Renzo and he is the right guy for my project, even though I haven't met him.  So I waited a month and hired him. The wait was worth it. They built three walls and one patio, redesigned front left yard by grading and building a new pebble pathway with statue, installed lighting and irrigation system that had better dripping rings. They also revamped the driveway that made it look brand new and pebble-covered the right front yard.  It was truly a remarkable experience. Not only they did an excellent job with fine craftmanship, but their punctuality, hardwork, efficiency, know-how, discipline, organization, respect, kindness and neatness were a force to be reckoned with and an inspiration beyond a mere landscaping job. They take pride at what they do and the result is phenomenal! Before and during the three-week construction, Renzo was very respectful and made me feel my opinion matters. He was responsive, accommodating, flexible, easygoing and honest. He listened. He always showed how it would look. When something didn't work out, he was open to suggestions and assisted with solutions. I felt he had my best interest. The level of care to my plants led to high survival rate during transplant. I also noticed one of my trees was magically recovered from disease and the other was vigorously blossoming, which has never happened before. They brought life to my garden. Everything was done very nicely. They cleaned up the whole place and it was much better and cleaner than when they started. They also showed up for additional work as promised. Renzo and his crew transformed my old and messy space into the most beautiful and meaningful garden/haven that I could have only dreamed of. With the new lawn, now my garden has never looked better. I spend more time there and enjoy it more than ever. Renzo at Total Landscape is the best! I highly recommend them!

We also loved his design work in his portfolio of course. Shortly after we engaged Taylor, he was on site taking detailed measurements, photos, and even drone shots of our entire front and backyard. He flagged any potential sloping issues, suggested realistic solutions, and connected us to his trusted referral that could further help us. Any time we had follow up questions, he made himself available and responded quickly - no hard sell, just clear information. Although we weren't able to go forward with the full project due to unexpected yard and budget constraints, Taylor handled the change with total professionalism and never made us feel pressured. The insight we gained from his preliminary work was helpful and will be very useful for when we decide to continue with the project in the future. He was thorough, detailed, creative, conscientious and he truly listened - to my goals, likes/dislikes, and concerns. He provided me with recommendations across all 3 work areas that took into account the needs and special considerations for each location. He worked to ensure that we had a good strategy for redirecting water from the downspout to the patio and for redirecting water via a small 'channel' parallel to the driveway to allow for better water management. Being a highly visual person, I also found their showroom very helpful in choosing colors and patterns for the stamped concrete finish. In preparation and execution, Paul and the team took great care planning out each phase, protecting my new glass garage door and fixing a small nick on the house during the cement pour. He also personally adjusted the patio downspout, intentionally going out of his way with a plan to avoid creating unnecessary holes in the new siding. He also helped me anticipate and plan for mail and other deliveries during the time the walkway would be off-limits. He also worked well with my neighbor to plan for and to gain access to the garage each day in my absence. He regularly sent pictures and text updates. All of this because he is thorough, creative, conscientious, detailed and seems to sincerely care about his clients. The result: Exactly what I had hoped, delivered on time, with quality, care and with consideration for my schedule and the well-being of my home. Paul delivered to his word. Another very happy customer of South Bay Design and Landscaping…read more We had South Bay out to do a full demolition of the existing "landscaping" from when we bought our house and the installation of an entirely new plan from our landscape designer (check out Dawn Engel- she's great!), which included a patio space, a pergola, driveway extensions, hogwire fence, raised planter beds, and a side gate added to our existing fence. These guys do not mess around. Demolition went insanely quickly, and our property was kept neat and tidy the entire time. We never once saw dirt tracked anywhere by the crew, which we can't say the same for any of the other contractors we've worked with (and we're actually quite happy with some of them!), and which becomes even more insane to think about when you consider the nature of landscaping work. Installation went as smoothly as South Bay possibly could have made it. Any time we ran into the occasional hiccup, as happens with all nontrivial projects, Matt, Danny, and Marcus offered thoughtful suggestions and made sure to confirm exactly what we wanted before proceeding. (We had either or both of Matt and Danny on-site most days of our project, and interacted with Marcus via email.) We were delayed a smidge by some heavy rain, but the crew worked through all but the worst of it (talking "if you step in that mud, you're going to lose a boot" type of rain). Partway through the install, we discovered that the previous landscapers had managed to make the L-shaped pathway leading from our driveway to our front door square with nothing- which wasn't easily noticed until we had the planter beds in and hogwire fence line chalked out. (South Bay had laid those out properly square to the driveway and house, as per our plan.) Matt, Danny, and crew were thankfully able to accommodate our request to fix our pathway up by picking up each segment and pushing the out-of-square part over by 4-6 inches; this added about a week of extra time to our project, mostly due to the fact that not all of the pavers could be reused, and that the pavers had actually been discontinued (!). The guys worked around this by sourcing very similar pavers in a different size, and basically cutting and grinding them to match our existing pavers. Post-install, the only way you'd know there are two different pavers in our pathway is if you'd seen it being taken apart and rebuilt. Plants, irrigation, and lighting all went in straightforwardly after the hardscaping work was finished, and Danny gave us a complete walkthrough of all our new outdoor systems. It's been about a week since our project was completed; the plants are all thriving, and we're still ecstatic about our new yards (and so are our neighbors!). In short: we had a fantastic experience working with South Bay Design and Landscaping for our landscaping project. They take pride in doing a quality job, and it shows in everything from demolition to day-to-day jobsite management to the finished project. If you're looking for landscapers, these are your guys. (Special thanks to Matt and Danny for graciously handling my incessant "are you sure you didn't forget about such-and-such little detail?" questions and never once forgetting about any of the details, and also to Sergio for spending basically an entire Saturday morning troubleshooting what ultimately turned out to be a manufacturing issue with our pergola.)

Foundation Repair of CA (FRC) is the most disreputable, dishonest company I've ever encountered. I…read morehired them because I didn't want to hire the lowest bidder for a change, and I regret it. I wouldn't sign the contract when told I'd have to do my own masonry repair until sales agent Jesse Marquez showed me FRC corporate material that indicated the brick facade would be removed with a masonry saw, in an approximate 2x2' square. That was false and deceptive advertising. This is what they did to my house. No masonry saw was used, only impact drills, which act as small jackhammers. FRC significantly damaged the entire brick facade, adjacent areas showed extensive cracking, entire areas had the brick facade knocked completely off the house, and the wall foundation was separated from the brick wall entirely. I told the work crew, headed by Luis, to stop using impact wrenches on the bricks immediately, then told them TWICE. Not only did they not stop, despite direct STOP work orders, they then took all of the bricks they'd destroyed, which legally is theft, called conveyance. Jesse Marquez explained that the bricks were so old they'd shattered. Luis returned the bricks after Jesse Marquez called, ignoring my several phone calls and texts. Jesse texted that the bricks were so old they'd shattered. Luis returned them, none were shattered, all were broken by the impact drills. Luis confirmed, texting that the bricks were "broken". They took the bricks to hide the damage. The day FRC received my Contractor's State Licensing Board complaint, FRC messaged that someone would come to assess the damage for repairs, and FRC would repair the masonry they'd destroyed. They first sent Robert Pagan, who acknowledged both that there were no masonry saw marks, and that the damage was excessive. According to FRC, Jesse stated Robert hadn't said this. It wasn't until I pointed out he'd said it while standing in front of a Ring camera did that lie die. FRC then sent Troy Knight, who acknowledged the same, and stated he was there to help, and would see that the masonry was repaired and more. I have several texts, voicemails and emails from FRC stating they will complete the job. They never did. FRC employee Mike Crites was sent to perform the repairs. He returned the following week with the wrong sized bricks in the wrong color, and proceeded to do more damage. This is the work that they did. FRC employee Mike Crites initially stated that he had retired as a mason, he later revised that statement, saying he'd only worked with pavers and concrete. The work performed was so substandard, FRC sent Jovincio, who was the only honest person in my entire dealings with FRC. Jovencio said he wasn't a mason, but had "some training". Jovencio replaced the work done by Mike Crites. This is Mike's effort, and Jovincio's replacement work. The work performed is clearly substandard and unacceptable. FRC acknowledged the workers sent lacked the skills, training and necessary certifications to perform masonry repairs. When I requested that FRC send a mason, and included photos of the work, FRC responded that they'd done me a favor; the workers sent were a courtesy. The very clause they'd ignored (and invalidated) by removing the bricks was cited. That they would do no more, leaving me with the bill for their damage. This is what they left. I obtained a second quote to repair the deficient masonry 'work' FRC workers had done - without a REQUIRED permit, with no mortar pins, odd-sized and broken bricks mortared in randomly, mortar lines that range from non-existent to more than an inch. Crites' also removed the brick facade foundation in several sections, replacing it with sloppy concrete. This is a code-violating 'repair' that is neither plumb nor square. The legitimate mason company from whom I obtained a repair quote updated the quote, which has nearly doubled BECAUSE of the 'repairs' performed by the unqualified FRC employees. FRC called this doing me a favor, saying the inept crew was sent as a 'courtesy'. This is not doing me a favor, this is not a courtesy, this is at best fraud. After signing the contract (under false pretenses), Jesse insisted I needed an additional pier ($3,155) because piers can no longer be placed under a window. A pier was placed under the window. Two other piers were not placed according to the county approved structural engineering ($1,850) diagram. Half the piers were installed in the wrong places, apparently according to Luis' whims. Yesterday Groundworks gave an estimate on properly placing those piers. That's how I learned that the improperly placed piers had lifted a joist completely off its foundation supports. This, too, will require additional expense to correct, before it damages my house - literally to the roof. I should have stuck with Groundworks. This is your cautionary tale - no one who values integrity, ESPECIALLY senior women, shouldn't hire FRC.
