Used this company because a friend referred us to them. Despite the low rating on Yelp, we decided to give it a go. My biggest regret is allowing Palazzo to manage our property. Communication is slow--expect a response in 3-4 business days, and that's if you decide to blow up all their phones, which is not acceptable when your home is vacant, you're trying to prepare it for new prospective tenants, and they should be the ones supplying the vendors to come out and clean. Speaking of vendors, their cleaning company did an ATROCIOUS job of "professionally cleaning" our home and when Wendy did the final walkthrough with us and noticed how disgusting the home still looked she chalked it up to the fact that "they don't charge that much." That is no excuse whatsoever to charge $300 for a terrible job because like Eppie put it "[her] seven-year-old daughter could've done a better job." While they offered to ask their person Lazaro to come back and clean the place again for free, they didn't care to follow up with him or me, so my mother had to go and clean the mess the tenants left behind. Once we realized their communication delays were extremely significant, we decide to contract our own vendors because we couldn't trust them to do so even though they were charging us $225 monthly....for what? I'm not really even sure because our last month with them once the tenants moved out was brutal with their incompetence. They simply took note of things that needed to get done and took 4 days to get back to us on anything, hence the reason we had to pick out our own vendors. One piece of advice to anybody who wants to hire them or has already hired them: once you realize what a huge mistake you made, be sure to email them 30 days from the date you plan to fire them or they'll let you know two days before the new month that you had to give your notice via email, charge the $225, and not do a SINGLE thing for you that entire month they charged. My husband and I rented from Palazzo from 2017 to 2021 and at first we didn't have any problems. Until the past 2 years when things started to get unbearable. The hot water pipe burst in our apartment and it took them a month to patch up the wall. They also only offered to take $100 off our rent due to the water bill being high, even though the pipe leaked for 2 months. We were the corner unit right next to the dumpster and flies kept getting into our apartment. We took pictures and notified them but Pallazzo would take a couple weeks to come up with a solution, which was fly traps. We had already set up traps... We were killing at least 40 flies during the hot months... we stopped calling and gave up on finding a solution. We then had our things stolen from our carport which was locked and had to deal with so many homeless camping out at the carports. We were calling at least once every two months. At times we would walk outside and find people doing their bussiness in a box next to your car. The worst was when we had a homeless person set station behind out kitchen window and he would be having mental breakdowns. We would call the cops but they would take an hour to get there by the time they would show up the homeless man was gone. The cop also let us know that there was not much they could do because Pallazzo doesn't have No soliciting signs. So we called and asked Pallazzo to be place up signs. Palazzo is VERY good at ignoring emails & avoiding contact when they don't want it. When I initially moved in I was ecstatic with the service I got, going as far to write them a grateful email in thanks upon giving my month's notice before I left. A month later, I STILL had not received my security deposit, and when they finally DID send it, it was to the wrong address. I now have to wait another 30 days for another check to be sent. They also told us they would hold my mail, and failed to do so at all, even after they reassured my mom, my best friend and I not to worry about it on the move out day. If I worked at Palazzo and saw all of these 1 star reviews I would be absolutely horrified and embarrassed. I only hope they learn from their disappointing communication errors. This company engages in gross negligence in regards to building code violations, lack of pest control, tenant complaints, basic repair/services, customer service. We have tried to contact them through multiple platforms (calls, emails and in person office visits) in our time since signing our lease, and little to no action has been taken. When spoken to, the company responds in highly unprofessional and dismissive manner. Eppie in particular is very condescending in how she responds to things and will lie about laws and make it sound as if it is your fault. Pest issues in particular are a major problem in many of the buildings. Palazzo states that they do regular pest maintenance, but when speaking with the pest company there is no record of prior or continual services to the property. Theft issues from within the complex are ongoing and have not been addressed after multiple attempts at contacting the realty company in regards to the issue. Favoritism is shown by the realty company to one unit in specific in our complex. We have no on site manager, but there is, in Palazzo Realty's words, a "watchdog" living in a neighboring unit who consistently violates lease policies and has no action taken on when addressed. Not only have they neglected our requests, they constantly have excuses for why they are ignoring or not handling said basic requests. If you are an owner of a building do yourself a favor and find a property management company that actually manages. If you are a potential tenant save yourself the stress of moving into a property they manage because you will spend hours trying to fight this company into actually doing something. I went to look at a property on Gaviota today in North Long Beach, which is a 25 minute drive from the realty company's office. In order to look at the property they took my drivers license and gave me a key - I had to drive there with only a photo copy my license - which is unethical - and I'm not sure if it's legal. - so that's the first complaint. Second complaint: the property was a disaster. It looked really cute from the outside but upon entry, I noted that the front door didn't latch, there was plaster pealing off the ceiling - most likely water damage - and I was coughing like crazy when I walked out - probably from breathing mold residue. The appliances were downright scary, the floors in the kitchen were disgusting and needed to be replaced - totally worn. The kitchen tile was brownish - I believe it was once a lighter color, the bathtub was pealing from an old glazing job, with pink showing through, the door to the garage barely opened half way. Lest you think you get what you pay for, the rent wasn't ridiculously cheap either - $2300. Third complaint: When I told the guy in the office about the problems with the place - he didn't seem to want to hear them - he said he'd get someone out there to look it over, but shouldn't they have done that before wasting hours of my time??? They had another property that I might have taken a look at, but after this experience I wouldn't trust them even to do the minimum required by law. My advice? Look elsewhere. read more

The below is a legitimate complaint under the auspices of the Department of Fair Employment and Housing. This complaint was filed with Long Beach Housing Authority, DFEH & also reported as a health code violation with LA county. The complaint was filed because the owner and Palazzo Realty have conspired with malice and forethought to conceal environmental deficiencies detrimental to my health. Each of the defendants agreed to mislead me as a prospective tenant through untruthful utterances regarding the condition of the roof, the owner's full participation in the scheme to defraud and never making the necessary roofing improvements to eliminate leaks and the accumulation of mold at 1352 1/2 Euclid City of Long Beach. One of the current tenants who previously occupied the leaking bedroom and reported the damage, moved out of the bedroom into a room with additional vacancy shortly before my move- in date when nothing was done. This predated my arrival to the property by 2 months. Moreover, the parties all participated in disparate treatment and violated the Health and Safety Code. For more than thirty days,the parties committed these crimes with the full knowledge that my health was at risk. I am asking DFEH for a favorable ruling regarding my complaint and the harshest punishment under California Law. 1352 1/2 Euclid is a sodden, moldy cesspool. Additionally, infested with rats. & Palazzo Realty hasn't done a thing to ameliorate the problem. The owner of the property is equally to blame. I cannot even begin with how incredibly unprofessional this property management company is. "Management" is actually quite laughable. When my building was sold Palazzo Realty took over and immediately things fell into disarray. They never appointed a building manager until months later and after an anonymous complaint was made. This is required by law if there are 16+ units. Trash had been piling up and our vermin population increased and vagrants were hanging out in our building and sleeping in the laundry room. They also immediately increased our rent, which is legal, but given the lack of management a bit ironic. I spoke to some neighbors in the building next door about how they were and I was warned that they are difficult to reach and that Eppie has a tendency to be nasty with people who report problems. They also told me that they had no manager on-site, which Palazzo has vehemently denied. Because of the warnings of how Eppie retaliates, I sent anonymous complaints regarding the trash and lack of management. They admitted there was no manager and they were interviewing for one. I wonder if they were only doing this because they were caught as many tenants were unaware of this law. Nonetheless, things got very bad when I had a bed bug infestation. I reported this because I had to by law. Eppie was only concerned about the host of the problem, which is odd because California Code 1941 makes it very clear that landlords are required to make a place habitable and they are responsible. In addition, they do not own the building and it does not come out of their pockets. The owner of the building is an extremely wealthy Executive Vice President for BJ's Brewhouse. I found this out from the previous owner, who I was on excellent terms with, and by visiting the Assessor's Office in Signal Hill because ownership is a public record. So my point is I do not think the owner of the building is hurting for money and I am sure he would prefer to avoid potential liabilities stemming from not paying for fumigation. And regardless, it is impossible to know where hosts of pest problems begin in multi-unit buildings. You could easily get them from the laundry room. Plus, previous tenants had complained about them. Long Beach Code Enforcement confirmed with me that the law holds landlords responsible. Nonetheless, Eppie stated it was my fault and told me I would have to pay for them if I were to get rid of them. She even lied about the pest guy inspecting neighboring units. I found this out by asking my neighbor and confirming with pest guy. I was sent an invoice and information about contacting the pest control service that they used. The contact information was not correct and I was unable to reach the pest control service, which I have email evidence of. I contacted Palazzo for over a week and they ignored my emails. This stressed me out because I was preparing for a two week business trip and wanted the problem resolved. I feel that they were doing this on purpose out of retaliation because they were angry that I reported them to code enforcement and officially called them out for lack of an on-site manager. Eppie had the audacity to later say that there was always a manager and I somehow did not know. Despite the fact that a previous email admits there was no manager to the anonymous email address. Eppie then started leaving harassing notes on my door and making threats if the bed bug population spread that I would be held responsible. I had to go on a business trip and she was purposely leaving these notes on my door when she knew I was not physically present and I had told her to only communicate with me via email. She also left a notice to enter my unit and did not include a specific reason. Again, she did this when she knew I would not be able to be physically present and I had to send my elderly father. I have no idea why they did this when I had been trying to communicate with them for two weeks to address the bed bug issue and even agreed to pay for it to be resolved as I would later take them to court. In the end, for whatever reason they decided to pay for it which remember they were ALWAYS legally responsible to do. I had a very real fear they would enter my unit and destroy or steal things out of retaliation. My neighbor kept an eye on things, but it was very stressful. I moved out shortly after for unrelated reasons and they did give my full deposit back. However, a previous tenant did not receive all of hers back and wanted to take them to small claims court. I don't know her full story but she claimed that she left the unit clean. I hired a professional cleaning service to provide documentation since I knew I had to prepare for the worse. What was strange is when I gave this to Rob during the walk-through he stated they charge a cleaning fee and I didn't have to pay because I had already paid someone. The WORST RENTAL REALTY EVER!!!! I moved into an apartment that they were renting.. Less than a month of living there my stuff was stolen from my shared garage by another tenant from the same building I lived in!! I called Palazzo and after 4 calls almost a week later they helped by having the tenant pay for my things... Now, 3 months later my things are yet again stolen BY THE SAME TENTANT!!!! I've called and spoken to Wendy because EPPI refuses to get on the phone and discuss the issue with me directly.. And what do they say sorry we can't do anything.. So I guess, to my understanding I should allow that other tenant takes my stuff freely.. RIGHT??? No call backs from Eppi or Wendy until I went off on them. Just goes to show that all they want to do is rent the apartments out and get paid but hey who cares if tenants steal from other tenants. Just ridiculous, all I ask is to be moved to another garage so my stuff can STOP being stolen. But they dot care... IF I could move out without paying their stupid fees I would do so in a split second. The stealing is one thing.. ..... The other problem in the building is there is a CRAZY woman in the building that decides to threaten her husband at least 3 times a month and yell and slam the doors at 2am and it doesn't stop till 5am!!! Cops get called and she goes into a crazier rampage and goes and knocks on everyone's door at 430 am accusing you of calling the cops on her.. And what does Palazzo do you may ask....... NOTHINGGGGGGG Nothing at all... The only reason this has one star is BECAUSE I had too.. After calling about a rental the day earlier, I take a half day off work the next day in order to go see the rental in person and, hopefully, turn in an application/ leave a holding deposit. Unit looked like exactly what we needed! I call the next day a little before 3:00 pm to confirm their hours AND that the rental is still available (I asked specifically by unit # and was told it was). Then I make the hour long drive down there. Upon arriving I am told that the unit I was interested in was rented out THAT MORNING. Say what now?? And you didn't think to tell me on the phone when I called that it wasn't available?! "Oh but it's okay, we have other rentals." Not what I wanted but fine, I'm here I'll take a look. Swap out my ID for the keys and head out. What do you know, the keys don't work... I call the office hoping one of the THREE PEOPLE ( all of which were doing nothing, seriously it was dead in there) might come down and help me. Instead I'm told to keep trying and put on hold, FOR TEN MINUTES! The deadbolt lock was jammed to the point I was going to bend the key out of shape if I "tried" any harder. Then my call was dropped. I called back another 2 times and had my call screened each time. Frustrated beyond belief I return to the office after filming the key/lock struggle on my phone (I had a feeling they would brush me off). Sure enough I get blank stares and, "it's not jammed", "Are you sure you were doing it right?", "It worked fine for me this morning". Then I played show and tell with the video to PROVE that it was jammed since I don't appreciate being treated like a dumb blonde. I asked it they could drive out there and unlock it for me, since apparently it works for them. "No, we're closing" (they close at 4:30, it's 4:20, unit was 2 mins away), "Come back tomorrow". I took work off TODAY, drove over an hour TODAY, to make this happen TODAY!!! Ironic how their time is SO MUCH MORE valuable than my own. I have never encountered people more unhelpful or condescending. EVER. If this is any inclination of how they treat their tenants I'm glad to have dodged that sizable bullet! read more

I loved renting with this company. Was with them a little over a year, got a nice size studio for a great price. Place was clean and in good shape when I checked it out. I asked for a few touch ups before I moved in which they provided with no fuss. I told them I was a first time renter on my own and Eppie diligently explained the app process and all particulars on the lease I had questions on. The building I moved into was old but I never had to call maintenance because all aspects were well maintained. When it came time to renew my lease I had to get a roommate, so there was all that paperwork for the app and new lease. The staff coordinated communication on the application, lease and all other incidentals that came up in that process to both me and the roommate so we were all on the same page. At no point was I confused or felt like I was missing information because they explained how everything would work with payment and liability and all that. When I gave my notice, they told me up front there was a cleaning fee that would be taken out of the deposit and how much it was. They didn't deduct one dollar over that amount from my security deposit. This company truly made renting a painless process. Would almost go as far as to say they treat you like family. Lots of great rentals that are affordable all over Long Beach. I had severe water damage due to a leaking pipe from the unit above me. It was so bad that the wall caved in creating a large hole in the wall above my shower. The hole exposed the wood beneath the drywall which was covered in mold. It took Palazzo one week to get a plumber to my unit, and another week to get the leaking pipe fixed 100% (3 visits from the plumber total). Not to mention, during the entire two weeks, the plumber did not cover the open hole with exposed mold at all, nor did Palazzo offer any substitute living arrangement or express any concern about the exposed mold. After the leaking pipe was fixed, the plumber informed me that the water damage was so bad that the pipe was leaking down the entire wall (from ceiling to floor), and that two walls would need to be replaced from water damage. One of the walls has a window, and you can see the water damage above and on the window. It was so bad that if you pushed on the window, your hand would go through to the outside. The plumber told me that the walls, window, and shower tile would all need to be replaced. The plumbers only job was to fix the pipe, and the rest was up to Palazzo. It took another week for maintenance to come and repair the damages. Upon their visit, all they did was cover the open hole, and very poorly at that. The paint was uneven, didn't match the walls, and they dropped paint onto the shower tile and my floors (which we know will come out of my deposit). After expressing my concern via email, Palazzo replied (still with little to no concern) and told me they would come back with a contractor to see what actually needed to be done. The contractor came, looked at my bathroom, and told me all that needed to be done was a paint job... I told him what the plumber told me and he responded with "the plumbers don't make the rules, we do"... I then showed him the water damage by the window and the contractor goes "Oh, I didn't even see that" ... a contractor who "didn't see" several holes in the window and mold all around... great... I'm on week 4, and still maintenance has come for any repair. My window is still falling apart, covered in mold, and has holes to the outside. All the walls around the shower have severe water damage and Palazzo doesn't seem to care at all. The entire management team has treated this issue as a "quick fix" trying to spend as little money as possible. They've offered no substitute living arrangement or compensation. Even after several annoyed emails and phone calls. They fail to communicate with me at all for any of these services, and fail to even get the job done after a month. Although their complexes are cheap, you can expect zero customer service from them. No matter what the circumstance is, they will fail to help you, communicate with you, and try to spend the least amount of time and money as possible. They do not care for their tenants in any way. Wendy and Elizabeth were so helpful in getting me into my new place (YAAAAY!) They get two thumbs up and a shower of gold stars for their awesome customer service. Definitely took so much stress off of my apartment hunt. I was researching places to stay in the Long Beach area to be near my kid's school. Initially, I visited another property management office...but needless to say, they weren't very customer-service oriented! They gave me keys to go look at a place on the other side of town, I go look at it...like it...and make the 20 minute drive back to their office and as I'm about to fill out the application...the receptionist tells me it was rented that morning. REALLY, why the heck did you give me the keys to go look at it then?????? Uggggh. Plus she didn't even offer me a listing of other comparable places, she told me I can look at their site online for their current ads. **PS** The place that was supposedly rented is still listed a week later. smdh. On the other hand, Palazzo was such a breeze to work with. Check out keys to look at the place you're interested in, fill out your application, they verify your information, 2-3 days they tell you whether you were approved or not. If approved they give you the details on what you need as far as deposit/hold fees & rent due dates. Not once did I feel like they were just a rental mill, where they take applicant's application fees and not process the paperwork. They were both professional and extremely friendly. I sprained my knee and use crutches (and it is like a never-healing injury) and Wendy opened the door for me both times I left the office. Was super impressed by that! Prorating my girlfriend and I for a mere 5 days. Lease at my old apartment isn't up till the 1st of the month. I told them I wanted to move in on the 1st and they let me know I had to move in on the 25th because it is their policy to sign a lease "within 14 days" of being approved for an apartment and they absolutely have to prorate, despite it only being 5 days. Forcing me to move in 5 days before I wanted to or else I have to forfeit my lease with them, absolutely ridiculous and greedy. Update: ended up calling me and telling me to pick up my deposit because they didn't appreciate the yelp reviews and didn't want me as a customer. DO NOT BOTHER WITH THIS COMPANY. read more

Do yourself a favor and don't rent from them. My daughters building was poorly maintained and she suffered from numerous cockroach outbreaks and getting them to do something about it was near impossible. The unit was updated with cheap materials and even cheaper paint that they charged her for damaging once she moved out. They stated sjd left it extremely dirty and charged her $590 to clean and paint...granted she had quite a few holes from pictures in the walls but she kept her home pretty decent considering what she was working with for over 3 years and she is still waiting for her prorated rent check from when she moved out. read more

Upon vacating an apartment I rented I was charged for "repairs" of what is widely considered normal wear and tear. (Nails were used to hang a few frames, but were patched up before I left) The California code 1950.5 states tenants cannot be charged for normal wear and tear. After calling in to ask why this was charged, I was told that the addendum stipulates the holes must be patched before vacating. The actual lease however says security deposit will not be used for normal wear and tear in accordance with state law. The addendum (which contained the nail patching clause) did not state that it superseded the actual lease agreement which results in a legally ambiguous contradiction. The fact is this place is charging people for minor wear, against state law, because the majority of people won't even try and fight it. Horrible practice. read more

Such an easy going realty company compared to Ernst & Haas or many others for that matter. Their process goes back two years of rental history, allowed financial aid to be used as income for housing, and I found out we were approved the next day after our application was submitted. If you are looking for the easiest most enjoyable process Palazzo nailed it. I was approved for their building on 5th and the Spanish style building is wonderful! Lastly, it seems like they truly want to help you and are nice (offered me popcorn while I waited) unlike other realty companies where they must feel like they are doing renters a favor so they can take away customer service. read more

Pretty bad management. They took weeks to fulfill maintenance requests. My apartment never got decent water pressure the entire year that I lived there, and my neighbors said they had been complaining about it for 3 years with no real action from Palazzo. The problems in the apartment were endless. They also never warned us when the plumbers were going to turn off the water- which was every couple of weeks because there was obviously a huge underlying plumbing issue that Palazzo refused to address. All their properties seem to be in pretty bad neighborhoods as well. My bike was stolen right off my front porch in the middle of the night, as was my neighbors bike a few months earlier. I lived in a Palazzo managed building and they are wonderful! They got similar tenants for the whole building (4 plex) so we were all around the same age and lived happily together. Made some good friends there actually! They took care of all repairs needed and the guys that came for them were respectful and knew what they were doing. They also evicted the awful, evil woman that lived downstairs and played Pearl Jam all day long at top volume! The folks at the office are super friendly and worked with us if we ever had issues with the apartment. I recommend any rental with Palazzo. They are great! read more

By far the worst realty company that I've rented from. Low income house is definitely the word. Everything in the apartment went wrong. Palazzo ignored calls. People broke into appt and stole packages. Security deposit was 1250. Gave me 500 at the back at the end after I could stand living here any longer. Please call fusion or any other leasing company's. I took over another tenants lease after he left. So in the end I had to pay for the damages he left behind. The washer and dryer was constantly broken and taking peoples money. 5 dollars to clean and dry your cloths every load. I've lost at least 100 dollars in coins from the machines not working. Palazzo never paid back like they said they were. Instead they gave me the company's number to call. DO NOT RENT FROM THESE PEOPLE. They will scam you in the end. Nice to your face but have no problem taking your money and ignoring phone calls. If you ask any of the tenants at 1615 e broadway they can all agree Palazzo does their best to ignore the renters calls. I heard this from neighbors constantly that lived in the complex. Lessened learned on my part. ALSO WAS CONSTANTLY KILLING ROACHES CRAWLING AROUND MY APARTMENT. Disgusting. read more

I wanted to start off by saying thank you to Eppie! I moved from San Diego couple years ago and didn't know where I was going to be staying, until I meet Eppie at Palazzo. I came in to grab a list of places and keys for me to check out, I moved into the first one on the list. it was an old house built in the 1900s and has some issues, but when I call Eppie it's never a problem. This is unfortunately my first yelp review. I've wanted to use this fantastic tool that I often use, I have just been too busy. However today Palazzo just crossed the line one too many times and I'm just pissed enough that I'm here. Here's the story. When I first checked out my apartment before I rented, the place was pretty shabby, but I was desperate to get quickly moved into a place. The one thing that I was unable to live with however, were the loose celing tiles that were above the only logical place in the apartment to put a bed. So I asked Palazzo if they would look into it and have the tiles secured before I signed the lease. They said it was fine and that it was checked by a contractor. But it looked so sketchy so I persisted. The head guy over there I can't remember his name at the moment, told me that I was being dramatic and that even if they did fall on me, they were soft!?@ I was infuriated of course, but after more convincing they agreed to secure it. I signed the lease on that promise and they never did. Forward to today at least a year and a half later as well as many other failings, disappointments (just to name one that sticks out, when it rains , which it has alot lately in long beach, water leaks into my medicine cabinet along with hundreds, not exaggerating, of dead termites!) So on Friday night I get home late and get into bed to find it was wet! My bedding had yellow stains on it and my mac-book had brownish water stains all over the top. They had been doing a bathroom demolition right above me the few days before and after this incident. Water also leaked into the bathroom on the opposite side of the wall in another tenants apartment, causing no property damage but a hassle for her to clean. There was no evidence on the walls of the leak as it was so short lived, however there was evidence within my bedding and comp.. Palazzo is saying that there is no evidence in my apartment of water damage and there is evidence in hers. Basically they do not want to compensate me for my property damage, which consists of a dirty mattress and bedding, as well as an entire day of dealing with the consequences of this mess, buying new bedding and sleeping on an air mattress in the middle of my tiny studio apartment. This has completely disrupted my very busy life in grad school and I am livid with them. They are denying the fact that I had to threaten them with a law suit before anyone even called, and complained that it was the weekend when I complained and they would deal with it on Monday! So their responsibility of course becomes mine and my inconvenience forever it seems because they don't want to deal with me at all! I HATE Palazzo! If anyone has any complaints about them please share! By the way Kevin, you believe a relator over your own friends? That just seems odd. read more

I rented a studio apartment at 3945 Long Beach Blvd & let me tell you, it was terrible. It was infested with cockroaches & despite the exterminator coming there would be dead ones scattered throughout the living room, bathroom, kitchen, and in cabinets every day I opened the door or LIVE ones in the bathroom & kitchen. I just don't recommend renting from this specific area due to how BAD the infestation was. read more

I've been with palazzo for about a year, and I'm happy to say I will be with them another year. They are prompt in getting paperwork done and always answer the phone for any questions. The property I'm in had one minor issues, and they resolved it in a timely manner. Their drop off box is so convenient, I drop off my monthly rent check on my way to work. Happy customer!
