I am in utter disbelief that this pathetic excuse for a management company has more than half a star. I cannot emphasize enough how much of a nightmare it is renting from this "company". It is as close as you can get to a scam under the guise of a "management company" I don't think I have ever written a negative review like this in my life, but they were so dangerous and excruciating to work with, I feel the need to warn people. I have so many pictures and videos that are grounds for suing. It was like pulling teeth to do anything with them. Don't count on them ever doing what they say they will, when they say they will. Tony will "forget" about every single meeting, and then you'll have to pull teeth to even get a lackluster response. read more

Tony, Gary and Phyllis have been an awesome team! I am coming up on two years at one of the properties that JTM manages, and I couldn't be happier with the services they provide. As an example, I recently experienced a leak under my kitchen sink that caused a little flooding - fortunately I was home and noticed it right away before any damage could occur to the cabinet and wood floors. Of course this happened on a Saturday and I knew it needed to get fixed quickly or I'd be without a working kitchen sink for who knows how long. I texted Tony and within minutes he texted me back with instructions to call Gorsuch Plumbing. They were all over it and in less than 3 hours, the problem was fixed. I commend Tony not only for having responded so quickly to an urgent issue, but also because over the years JTM has developed partnerships with excellent service providers. It's a great example of "Quality attracts quality". Looking forward to working with the people at JTM for years to come! read more

I am a property owner that JTM manages. We have two properties in Bluff Heights and one of them is a designated historical property. In the three years they have taken care of our beautiful properties, they have exceeded all our expectations in terms of management, communication, integrity and tenant satisfaction. Highly unprofessional! I was trying to rent an apartment in Belmont shores and Tony and Gary could not get their act together. Tony promised new carpet and removal of a very unsanitary refrigerator and then Gary decided against it after I already had a verbal agreement with Tony. Gary doesn't want to do any work. A tenant at the complex on 2nd street actually told me he was lazy. Talk about a red flag! Also...I attempted to fax my application in SIX TIMES. These guys can't even operate a fax machine! This place is a joke. They recently took over our building, and have done nothing to improve it. Our truck was stolen from the property AND broken into in the garage within 6 weeks of each other and they have done absolutely nothing about it. We asked the to install cameras in the garage, as I noticed most buildings in our area have them, and they keep saying "we are waiting for the owner", "we need the owner's permission". I'm sorry, I've installed surveillance camera's before and it really isn't expensive or time consuming - it is actually quite easy. The worst part is that they don't have an email so I have no record of any of my interactions with them. I leave them messages and its like they go into a black hole - I NEVER get a response. My partner and I recently rented an apartment from JTM. Gary and Tony were fantastic to deal with. We completed the entire process by phone, email and fax by long distance and they could not have been more professional and down to earth. It was a bit scary choosing the apartment site unseen ( only through pictures ), but we could not be happier with our new place and the experience we had with JTM. When we moved in there were a few things that need to be taken care of and we were amazed at how fast they responded to fixing the problems. I rented a studio in Long Beach for two years that is managed by JTM. I have nothing but great things to say about the staff here. Everything was easy and timely from the day that I submitted my application to the day that I moved out. The staff is always courteous, friendly, and professional. When I first moved to Long Beach in 2014, I discovered that finding a place to live was pretty difficult. Many landlords and management companies were either unfriendly or did not answer calls. However, JTM was not like that. I submitted my application and received my response within a few days. When I called for an application update, I was always called back. One reason why I chose to rent my studio was because of this company. Signing the lease was an easy and quick process. I never had such a painless lease signing. During my two year stay, all repairs were done in an extremely timely fashion, often within a day of me calling. My most recent issue was my refrigerator breaking. Within 36 hours of me notifying JTM, my studio had a brand new fridge. This was absolutely amazing. I truly appreciated and was totally impressed by their timeliness and helpfulness. This experience was very consistent with all of my other repairs throughout my stay. The property was also impeccably well maintained throughout my stay as well. The hallways, stairs, and rooftop were always clean. I loved my studio, and I loved my building as well. My move out process was painless as well. When I notified them that I was moving out, Tony happily provided a reference for me to my new apartment management company. I am so sad to leave my studio. Working with the staff of JTM was extremely pleasant over the two years. Over my past 8 years of renting various apartments, JTM has easily been the best. They obviously care about their tenants. Big shout out to Curtis who did the majority of my service repairs - he always had a big smile and a cheery attitude to accompany the repairs (how unheard of is this?!). I own a rental property in long beach, and thought I could manage the property myself. Inevitably my tenants paid later and later, until they were 3 months behind. I just don't have the resources to do the proper background and credit checks. Ultimately I found out that my tenants were destroying the property, so I needed to get professional help. Tony, at JTM, came to the rescue. He jumped into action immediately and got all the damages fixed. He dealt with all the contractors and negations. The prices were extremely fair, I could not possibly be more satisfied. Tony got the house fixed and rentable in record time. Its looks better now than it did 10 years ago. I''ve been with JTM for over three years now and they have always been very good with communication with us and extremely understanding. We have two young kids and recently something got knocked into a window, breaking a paine. I called JTM to see about having it fixed and he was right on it! I was moving from the East coast and was very nervous about how to find a good area and a decent place to stay in Long Beach. After visiting for 3 days I must have seen 50 properties, through various owners and management companies who hadn't really helped me feel settled. Then I rang JTM Property Management and set up a viewing of a studio in Belmont Heights. Tony came out to meet me, we had a pleasant chat and he showed me around. Sensing this wasn't the place for me, he offered to take me around the area and show me first hand what Long Beach was like and the pros and cons of each area. When I left Long Beach later that day I knew exactly who I was going with. I ended up renting from JTM for 1.5 years and must say I have not had a better landlord. Very unprofessional. I was locked out of my apartment for 72 hours. They would not return my calls. When they finally said that the problem was fixed and there was a new lock on my door, I came home to find that the problem was not fixed and they put a new lock on someone else door. I finally paid $400.00 for an emergency locksmith to let me into my apartment and put a new lock in. The lock had been faulty and I had been calling them a month prior to tell them there was an issue. They treated me like it was my fault. The rent is cheap the location is great but the place sucks. read more

Tony and Gary are simply the best! We recently relocated from Sacramento to Socal and was looking for an apartment urgently before our old apt contract ended. We found one of the JTM properties located only one block away from the ocean and got approved within one day. The price is really fair considering its location, and well managed considering it is a historical building. When we ran into a problem with spectrum regarding the internet installation, Gary and Tony immediately helped us contact our neighbors to borrow their wifi; when our fridge turned out to be not working, Tony ordered a brand new one for us within one day! We are so touched by the care and attention JTM gives to its tenants! Even better, Gary and Tony are super laid back, funny and friendly, unlike some of the other property management companies that we dealt with while apt hunting. I lived in one of their rentals for three years. They did not do a walk through before we moved in so there was always something to call about such as door handles coming off, the plumbing was always an issue, or mold that they till this day never took care of, instead they painted over the mold. They definitely do not know how to talk or deal with their customers. I would call for a maintenance issue and I wouldn't receive a call back or a courtesy call to let me know the status of when they would send some one out. I moved out finally and its been a month and I have not received my deposit. Every time I called Gary would say tomorrow or by the end of the week or next week . Finally I called on the 29th day and expressed how upset I was and how unprofessional they were for not even calling us to give us a set date on our deposit. Instead of Gary saying " I do apologize for the inconvenience we are trying to get that out to you," or something of that nature, like businesses should do when they screw up, he yelled back at me , "Do you think I like receiving calls from you?!" Im frustrated too, "what do you want me to do, ring the landlords neck" , I was so disgusted and appalled, as if I was at fault, but come to find out they have rented the unit we moved out from right away. That money that was given should have been directed to me not in their pocket. Gary finally called me and said the owner would mail they check the next day. On the 30th day? WTF seriously ?!! My advise don't go through this property management unless you like to deal with unprofessional bitter old men. Best of Luck read more
