Windsor by Memorial has been my home for the past 9 years. I just want to pass on my experience to whomever is looking for a great place to live. It's in a prime spot for people who like to be outdoors but stay in the city. Lots of trails and dog parks close by. Also, close to all the fun the city has to offer. The apartments themselves are great. I hear very little noise from neighbors within the high rise. This complex feels like a small community despite the size, most people are very friendly. The staff has changed through my time here, but they have always been friendly and helpful. The current staff has been great especially with the challenges they have faced with updating the complex. From day one 1 I've had very few issues. If I had anything needing repair it was dealt with promptly. The maintenance, cleaning crew and valet have always been great. It's unfortunate I won't be able to experience the upgrades to an already fantastic spot. I hate to leave, but my lady likes the burbs. My husband and I have lived at Windsor Memorial for over six years and enjoy the unparalleled downtown views, location, and amenities that the complex provides. The Conceirge team alone deserves 10 stars, especially Jonathan, an absolute gem who goes above and beyond everyday to provide the utmost service to the community. Jonathan is the salt of the earth: a hardworking, reliable, energetic, and positive leader who's efforts hardly go unnoticed among all of the residents. He truly makes living here so much better and is such an asset to the company. I came to this property January 2012 to check out the units and see if my husband and I could call it home. After searching several properties and other high-rises, i made an appointment at the Memorial by Windsor property. I was greeted by the valet service and then by the concierge service with a warm welcome. The leasing agent showed me several units and didn't stop until i was satisfied. I brought my husband with me a few days later and the leasing agent again spent more time with the both us of. They were patient and very understanding and really wanted to get us the right unit that fit our needs. I have to say I had the best experience and leased an apartment and moved in at the end of February 2012. We have signed a new lease for another year! If they had a longer lease we'd sign up immediately! Their service is impeccable and they strive to do the best job! From the concierge team of individuals: Shane, Tiffany, Estelle and Alyssa, these folks work so hard to make our lives a lot easier!! Shane bring his experience from the Four Season Hotel to provide that 5 star service as do the others. They are a great team of individuals! The maintenance team is so nice! If you have a problem, they'll be their with in hours! We had paint on the outside of our high-rise windows that wasn't so attractive and they came the same day to remove it. Jeff, Martin and Santos always say hello when they see you and they are a great team! The management team and leasing team are so wonderful! They always say hello to you and are always interested in how your day is going and what they can do for you. Lisa, Jamie, Wille and Johnathan, I don't think there is a day that goes by that I don't see one of them hard a work and always with a smile on their face! This review is long overdue. I lived at Memorial By Windsor for 2.5 years and had a very positive experience. I would have stayed much longer had I not moved cities. I will always look fondly back on living there. The staff / concierge / valets are extremely friendly and accommodating. The apartment units are the nicest rentals I've seen in Houston. The views are incredible no matter which way your windows face. The pool is beautiful and relaxing, and the "frat-tastic" tenants raised in the 2011 review have been gone for a while. My neighbors, especially towards the end when the prices rose a bit, were very pleasant - a nice mix of families, retired couples, and young professionals (this something the staff at all apartment buildings in Houston are required by law to not tell you, not just this staff). I lived right next to the elevators and didn't even have an issue with noise. As a young woman, I never felt unsafe in the parking garage or elsewhere on the premises. Nothing was ever stolen. I highly recommend living here. read more

I've lived here for a year and about to renew my lease. This place is awesome! All the staff are really friendly and nice, Especially Tim the concierge! The residents are all nice too. I have some great neighbors. It's extremely dog friendly, there are always dog treats in the front which my dog Cash loves! They are upgrading the building and the common areas, I'm excited for the new dog spa! The location is the highlight, right on the bayou trail, quick to get to all the freeways, and even if there is traffic on Studemont, there is the other side road you can use to get around. They also have some great resident activities and food trucks every week! If I could point out one con...I would say the parking. I like parking my own truck bc I leave for the gym before the valet guys come in the morning, and in the evening by 10pm (sometimes earlier on the weekends) the garage is full. It's a really annoying situation however all the staff really do try to find a solution because I don't like parking on the street. But honestly it's not even a con...just an annoyance. So yea the rent is a little higher like some of the reviews say, but it's completely worth it! I have always felt safe, comfortable and welcomed here! read more

If you live here or have friends that live here and you happen to valet your car, make sure you do not leave anything worth taking in your car. They took my gps a while back, then I just realized last night my nano was missing in my gym bag. They are a shady valet service that these apt have hired. I was delivering to an apartment here, this place is a death trap. You're trapped like a rat, you need a key to get in, get out, use the gym, use the pool, use the restroom, lol. Don't be in this place if there's ever a fire, if you are, kiss you ass good-bye. read more

I would like to first state that if this was just a review of Jonathan and Tim on the concierge team this would be FIVE stars but because it is a review of the entire building, I have to give an average of 4 stars. I've lived here for a little over 5 years and both Jonathan and Tim have contributed to making this place feel like home with welcoming smiles and helping me in anyway they possibly can with everything from arranging a dog walker to making sure I am safe walking at night. They are the reason I'm still here. Not to discount the rest of the staff whom I've formed relationships with, I do believe they make every effort to continue to make this a home. Although my main gripe is with a few of the residents (I too have been questioned by residents about living in this building while at the pool) who can be rude, selfish and righteous, I have had just a few hiccups with my recent move from one apartment to the other that disappointed me. Although, many of the issues have been fixed since my move, it did take multiple complaints and check ins for me and I'm still coming across issues: the refrigerator leaks, the dishwasher doesn't work well, my shower needed to be bleached by me. I left the apartment I lived in for 5 years with working appliances and a clean shower to come to a bigger one that was maintained poorly. I just wish someone would have checked those things before I moved in. Again, the team is definitely working with me to fix everything and I really do appreciate it and for that I can give 4 stars. read more

Is there posssibility to provide a negative rating? The managment is no good at all. They claim that it is luxurious community but they dont have even database of resident cars. Someone came and towed the car and when we called the leasing office they dont know about it. How the heck in the world a towing company can enter in the gated community and tow the car. I have lived in NY and CA before here for few years and havent faced any difficulty. Dear Jonathan, You really need to readjust your sassy, snappy attitude. Just because guests who visit the people who lives here - do not live here - it is YOUR JOB to be nice to them considering it's part of YOUR JOB. A concierge is also part of the service industry in which it's based off of customer service. 4 of my guests have already said you were rude on different occasions. In the nicest way possible, please readjust your attitude and put a smile on. If you hate your job, QUIT. You don't live there. You aren't making 6 figures. What gives you the right to treat guests that pay WAY more than the average rent in Houston? To get crappy service, too at a luxury high-rise? I am a Realtor and one of my clients wanted to view this particular High Rise. I was impressed with this place immediately. We were created immediately by a very professional and pleasant young lady. We learned later her name was Amanda, one of the managers. She took her time with us, explained what she had available in my clients price range, and showed us any units we wanted to see. We never felt rushed. We never felt we did not have 100% of her attention. Wonderful follow up. This community offers its residence so much...great view, lovely pool and area, well kept homes, workout room, pet , friendly,concierge services, too much to mention here. The point that impressed my client the most was how much Amanda seemed to care about her tenants and the property. My client is considering this property strongly. read more

Been at Memorial by Windsor for almost 2 years and absolutely love this place! Starting with a top notch management team who truly care about the residents. They are a fun team and regularly put together resident events. The maintenance team - wow! When you need them, they are there for you. Very quick to take care of your needs and ensure your happiness. The valet guys are great at what they do. Concierge is super! Great help with meeting your needs. I could go on and on and on, but its as simple as people, personell and place. This is the most aesthetically designed and built building in Texas, with the best location in Texas. The team Brenda the area VP has built, is consistently second to none. We have the best leasing, concierge, valet and building team in the world and it's been like this for the last 3 years we have lived here... everyone is here to please. It used to be good when it was still partially occupied. Now that it's fully occupied, services have gone down dramatically. Cost cutting is primordial here. The latest is the latte machine in the common area makes only crappy coffee. Cmon the average rent in the high rises is 2500. Seriously, cutting on the latte machine..... They promised towel service at the gym. Thats dissappeared too. The valet service is good but I am not so one of those stuck up people who use the valet everyday. Parking is becoming painful. There is no distinction between residents and guests. Its first come first served. If I come late, I need to drive till the 6th floor. Soon my guess is it will be filled. The worst is the crowd. Used to be cool people living. Now the Washington crowd if walking onto Windsor. Hate to say it but a definite percentage of the crowd lacks class. Security is inadequate especially at nights. People wait and try to small talk their way into the buildings and up the elevators from the car park. Good things: Maintenance is good. Walls are great. Dont hear a thing from the neighbors. It sure is pet friendly. People are nice but seriously I pay too much money just for that. Pool is gorgeous but do not go there on weekends. It is a zoo out there. (Thought that would be cool too but no...) Valet - rarely use Wine room - rarely use Massage - too expensive COffee -the latte machine was perfect till the management axed it and brought the crappy coffee they serve. Of course no one gets coffee anymore. Goal achieved for the mgt. Recommendation: Older residents such as I are looking to move out. This place has become too crowded for its own good. My review today is based upon living in the building for one year. Overall, the building is very nice and the apartment units are great. Management is friendly; however, there is this overall "big brother" feeling of someone always watching you. If they notice you doing things the building management does not agree with you are targeted and watched closely. If you are a more private person, this building is not for you. A few of the people who work in concierge are very helpful and very friendly; however, there are a few that either have no idea what is going on or are rude. The valet parking is convenient; however, you cannot leave anything in your car. ANYTHING. My partner and I have had 4 pairs of sunglasses, medical prescriptions, medicine, money, and other things stolen out of our vehicles while using the valet service in this building. The building management seems helpless in this area. Also, there have been times where it seemed they have driven our vehicles more than just parking it in the garage (excessive increase in mileage, changed radio stations and volume). They do offer some great amenities; however, if you tend to work long hours several days of the week you might as well say goodbye to any chance of enjoying the pool or the hot tub. The pool and hot tub area closes at 10; however, there were many instances where the concierge closed the area early due to "noise complaints". This reasoning was complete b/s. We lived right next to the pool area and never had issues with noise; even during the summer. I can understand closing this area so early if the building is predominately full of college-aged residents; however, that is not the demographic of the building. Out of control pool parties are not a problem here, so in my opinion it is completely ridiculous not to leave the pool area open 24 hours a day. One problem that commonly occurs is that the trash chute in the building is constantly backed up. It gets to a point where you cannot take your trash out for days and the hallways smell like rotten garbage. When it came time to renew the lease, they wanted to increase the rent by a horrendous amount. I got curious and looked online, the exact same floor plan on a higher level with a better view was less than the rent they were offering to renew the lease. Bottom Line Up Front: If you expect any service after the sell, do not choose this Windsor property. Explanation: I lived on the 6th floor with a wonderful view of downtown. Absolutely unbeatable view! I moved in when the property was called Legacy at Memorial. I could share unprofessional stories of the 5 different property managers that I worked with, but the current philosophy at this Windsor property is, "Provide prospective residents with attractive leasing agents to show the fabulous property and forget about the people that pay the bills." I'm a 28 year old guy. I get the reasons for having attractive leasing agents, but don't confuse this with competence. They are slow to reply to correspondence, and are more interested in where the get their nails done than the quality of life of their residents. I saw break ins happen at the property with no increased security. They allow residents to run small businesses of of the common areas and trying to use the ammenities through their scheduling system is challenging. The elevators are constantly out or undergoing maintenance. Of 4 elevators, you'll be lucky if 2 work on a daily basis. The valet guys have come a long way in 18 months, but I don't let them park my car. I've heard of too many accidents and seen these guys drive through the parking garage like they are warming up for the Daytona 500. I could go on about other things like people having sex in the hot tub, but I've had enough. I'm out. read more

Awful service. After calling and visiting the location, I will not be renting at Memorial by Windsor. The leasing agents are incredibly rude and unprofessional. I had an appointment to meet with someone and waited in the lobby for 45 minutes. The agent then rushed through the tour, obviously annoyed to be leaving her "busy" desk. Not to mention snobby. If this is any inclination of the way I would have been treated as a resident, count me out. This place is a joke, look elsewhere! read more

Just signed my 3rd lease at Windsor at Siena & still luv my apartment. The management, location, & general friendliness of place has been great. I do wish that the pool was larger. Also, the 'events' that are planned for residents (which are amazing!) need to be actually located on the property. Absolutely love living here! The access to the bayou trails is the best in the city. We didn't have any issues during Harvey. The staff puts on fun events to meet your neighbors. They truly care about each resident and address all concerns immediately. Jennifer Miller does not play around and I love it. She takes care of business and each resident. My husband and I lived in the midrise for a year. I want to list some pros and cons from our experience. Pros: Convenient location. Easy access to park and trails Spray tan booth- I used it a handful of times and my tan always looked nice. It however is very difficult to use I even had to have my husband come down and help me turn it on and he is an Engineer and it wouldn't work and sometimes when I went to use it would be out of order, that was annoying a lot! Pool- I love the pool chairs that sit partially in the water, these are nice and relaxing for a hot summer day. Concierge- they are all mostly very helpful, some don't have a clue though when I asked them questions so I would always wait until the people I could rely on an answer for was covering the desk. Size of Apartment- we have a 1 bedroom and it was a great size apartment with spacious bedroom and living space. Maintenance- I found they always fixed everything very quick and I would feel confident letting them in my home when we weren't there to fix issues. Cons: Parking- It was always difficult to find a space a lot of the times we had to park on 5 or 6. No way would I pay extra to have my own space that's ridiculous! Valet - They drive very fast and irresponsibly in the parking garage, a few times they have almost crashed into me when they flew around the corner. I never valeted my car because my husband asked for it to be ready one morning at 730 and he came down and had to wait 30 minutes for his car making him late for work! He never used the service again. There is a new valet company recently and the main guy that is always there is sooo incredibly rude and snobby!!! I left my fob in my apartment one day and was driving up to the gate and couldn't get in realizing it was upstairs. There were a few people backed up behind me waiting to get in and no one would let me in. The main guy from valet service came up to my window and said I need to park my car here and let the other cars in, despite me speaking to him numerous times before and having a Windsor parking sticker visible he wouldn't open the gate! I ended up having to get my car valeted for his ignorance! Hot tub- My husband used the hot tub for the first time and he ended up getting a major skin rash all over his body. The doctor asked him if he had been in a hot tub when she saw it and she said it was from that. It happens when the water doesn't have enough chlorine she said. It was pretty gross his rash and he had it for a good month! Dogs- There was a lot of problems with owners letting their dogs go to the bathroom all over the sidewalks and parking garage, it was pretty gross! Leasing Staff- I found them to not be helpful! I almost felt if you weren't living in the high rise they won't prioritise anything for you. Noise- We occasionally heard our neighbours and we always knew if they were cooking next door because we could smell it in our apartment. There were a couple of other issues too , other than that I don't think I would be in a rush to come back I find their rent ridiculous for the mid-rise apartments! read more

DON'T move in!!! I've been living here for 9 months and can't wait to be done with my lease. The past 2 months I haven't been able to sleep because a noise banging in my bedroom wall. I have complain in person and e-mail several times and even though management is aware of it they have done NOTHING. Not only that but at the beginning we had a full coffee bar, towels for the pool, and other amenities that they have just dissapear. And in the entire time I have been here they have wash the windows once (the view is gorgeous through a blurry window). Overall it is not worth the money there are better and nicer apartment complex in the area that you will be happier with. read more
