It has now been over 40 days since we moved in, and we still have not been provided a gate code. While we were given a remote, that is not a reliable or sufficient form of access. I have already been locked out of the property and had to wait over an hour for someone to let me in because I did not have the remote on me. This is not just inconvenient--it is a basic access and safety issue. A gate code is a fundamental necessity and should have been provided prior to move-in, especially given that we were asked to move in early. The lack of urgency to resolve something this simple is extremely concerning. On top of that, communication has been consistently poor. There are no proactive updates, and we are forced to repeatedly follow up just to get basic information, with little to no resolution. At this point, it reflects a serious lack of organization, professionalism, and regard for tenants. If this is how basic issues are handled, it raises major concerns about how more serious matters would be addressed. I would strongly caution anyone considering renting through this company. This situation should never have been allowed to go on this long, and I expect immediate action to resolve it.

I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!

A week after we moved out, we see the property listed on Craigslist for $400 more than we were paying. During June we kept asking Brad if the owner had other plans for the house, could we pay more to live there etc. He went through, what I now know, was an elaborate lie about how we were the best tenants and how he wouldn't want anyone else living in the house and on and on it went, going as far as to say what a WONDERFUL reference he was going to give us in the future. Fast forward to September. After reviewing the owner of the house I find out the real reasons. The unfortunate part was that these "problems" were not made aware to us while we occupied the house. Some were blatant lies others were misinterpretations of truth. The outcome of this was my family had to move ALLL the way across the country after working SO hard to make a life for us in California. If lies and deceit are not enough for you, The only number to you will receive as a tenant is the office line. Cross your fingers nothing goes wrong during a weekend or worse, an office vacation! You could wait a week to get a sewage pipe fixed that leaks into the alley. I really thought Brad was professional and on top of things in the beginning. We trusted him, we were completely let down and ultimately displaced. Renting in the Bay Area and Napa are extremely competitive. I don't think my review will lead someone away from renting from this company. What I do hope is that another person will not be blindsided the way I feel we were due to inherent lack of communication.

I think the health department needs to investigate the conditions that we deal with. He plays dumb and is very deceiving, even going as far as to fill up the bottle water jugs with tap water and replacing them without telling anyone. Talk about a horrible management company that reduced garbage service to one day a week and stopped cleaning. Bathrooms were disgusting, garbage overflowing, no soap, garbage piling up in bags as well gnats flying around. The smell of the garbage is so bad it's like a dump flowing throughout the offices. Foliage is overgrown, thus blocking the limited parking. Yet, we pay our leases and the service only gets worse ever day. He is very rude, confrontational, unprofessional and dishonest from our experiences. The air conditioning doesn't work, the receptionist was let go. He definitely knows how to bring a place down in a hurry. He
