Bob is the best. He is very knowledgeable; checked every box for a home inspection. This was our first home (condo) purchase. Bob made sure he talked us through his recommendations of what could be an issue, how to proactively address it when we move in, and helped break things down in layman's terms for us. He didn't leave any stone unturned. Even when the seller and their agent were rude and trying to rush Bob through the process, he let them know, he was going to take as long as necessary to do a thorough inspection. Just to name a few things he did that stood out to me: checking every electrical socket, noticing that since they were older- they didn't have a GFCI protector for us, air filters, screen doors, electric panel, doors and cabinets opening and closing properly! He even realized on the electrical panel that there was a garbage disposal for the sink that the seller decided to deactivate and no longer use. So now we know we have the option to install that if we would like! If you are looking for someone to rush through the inspection, go elsewhere. He will take the time necessary to do a thorough job. Bob and his grandson assistant just completed an inspection for our Union City co-op and I have nothing but ++++ things to say! I got numerous quotes from inspectors and while some were less expensive, Bob was the only one who actually asked me questions about the property and explained his level of expertise before coming on site. He was patient as I scheduled and rescheduled and rescheduled the appointment again (sorry!!!) and then the day of he was prompt and ready-to-work. Bob and Cornelia from Villa Home Inspections did a condo inspection for us last Friday. The entire process was painless - it was easy to make an appointment online, and when I needed to call to reschedule, Bob was cordial and incredibly flexible. Upon arrival, Bob and Cornelia went through every room and meticulously catalogued even the smallest of the issues. We were in a unique position, as we were buying the condo we had previously been renting, so we did not expect to find any surprises during our home inspection after living there for almost three years; however, Bob and Cornelia pointed out issues I had never even considered. Bob spent a good deal of time testing the HVAC, water heater, and appliances, while Cornelia tested all the electrical sockets and structures. Bob gave great explanations of maintenance priorities and what to look for in the future, and answered all my questions. Bob was great! Showed up early for the appointment, started walking us through things on the exterior of the house before the agent showed up to let us in. My brother and I are very interested in the technical details of things and Bob explained everything simply and thoroughly. He also answered all questions we had. I had the inspection done in August by Bob. I wish I could say he did a good job but he didn't. He was very friendly and did explain a lot of things but he over looked two big issues with the house. 1) he over looked the signs of flooding in the house (even after I pointed it out) and did bother to look at the chain drains to see if they are in good shape. 2) After I pointed out the residue for termites, he said no this is not termites this is just dirt guess what it was termites. Now I have to get some one to fix that. He also didn't go inside the crawl space to inspect everything and I find out afterwords that there is a leak there as well. If you are looking for someone friendly who talks a lot then Bob is your man. For everyone else who really wants to know what going on with the house you are looking to buy, please look somewhere else. ........ Bob to answer to your reply. I did not hire you again you have me mistaken with someone else. Also you are right termite inspection is extra but I would assume as a professional courtesy you would give me the correct answer when I pointed out to you the residue of termites. You should had mentioned it that I should get a termites inspection because you see some residue instead you said that it was just dirt. One more thing to add for everyone DO NOT GET RADON INSPECTION DONE FROM THEM. The radon kit is really cheap. Look it up on amazon. read more
