I was NOT impressed with the professionalism or lack of professionalism from your inspector. My home was being inspected for a potential buyer and apparently it took over 7 hours. I asked the inspector why it took so long since I had one done 2 years prior which only took 3 hours. Instead of a reasonable answer I got an eye roll and the door slammed on me as he was saying maybe I'm more thorough. I did ask for his business card (he said he didn't have one) NOTE: inspection started at 1:00 pm and I wasn't allowed back into my house until after 7. We bought a house last month and had Raymond come out in late June. At first everything was perfect, everyone responded fast, inspection was done on time and the report that they provided was good. Raymond found some minor points that we asked the seller to fix before buying. When we moved in though the first day we noticed water coming out of the floor and the wall in a closet with an access panel was soaking wet. When my husband opened the access panel it was obvious the AC drain line was not connected to anything and was draining directly to the wall! It was obvious Raymond had never opened the access panel because the paint immediately came off the wall when we did (the wall was so wet) and if he had opened it he would have caught this automatically. We immediately call in a repair man and they are astounded this was not caught during inspection. No problem though, right, they have a warranty. I have filed a claim and their warranty will not pick up the phone or answer emails! My new house is now in pieces with the flooring / walls and baseboards pulled up and fans and dehumidifiers all over the place. This is likely going to cost around 5k to repair! And the warranty is nowhere to be found. Actually, I'm on the phone on hold with them right now and it's been 20 mins and nobody picks up. I would not recommend this business to anybody. read more

** 3 stars = Average Eligio was our inspector and he was on time for his appointment. Very nice and knowledgeable. Had the feeling he didn't like to be followed around by the client. **As the client, I should have been invited to follow him through the house during the inspection (which took about 3 hrs). After the inspection was complete, he presented his findings to me and the realtor on his tablet. He had no immediate or great concerns about the house, though he seemed to be ever so slightly concerned about a certain crack originating from the upper corner of a window. Had I not already been concerned about some settlement evidence in the house, I would have missed his slight concern. I had the foundation inspected 2 days later and it will need foundation work (6 piles). So kudos on that to Eligio, and follow your gut when you listen to the inspection report. A few days later, I had a plumber out to inspect the pipes. In the process of looking around the back of the house for a clean-out, we came across an uncapped/unsecured gas connection (for an outside grill) on the patio. This should have been noted in the inspection report. We have little kids who could have opened this gas valve (looks like an orange faucet) easily. ** Safety is important to me. Comment: The additional charge for termite inspection is unwarranted. After all, the inspector is already looking in the respective areas and shining his flashlight everywhere where you would also typically see evidence of wood destroying insects. **1st Rate should offer its termite inspection as courtesy. read more

I'm so glad that we decided to do an inspection on our new home before the closing. The Inspector, Mr. Varela, did a great job! The Construction Mgr. kept saying that he knew that my Inspector would not find much wrong with the house. Oh boy, that was not true. There was nothing major wrong, but there were a lot of things not done that could be a big problem in the future. If you don't catch these problems before you close on a house, it is very hard to get things fixed later by the Builder. I feel the Inspector was very thorough & even though we also went over the house too, he found several things that we overlooked. I recommend 1st Rate Inspections! I've been a inspector for 16 years and own a company in AZ. Not only did they perform a great inspection, they took care to make sure my friend and their agent understood everything. To top it off they gave my friend a book that explains how to maintain the home. Chris Terrase is great guy! We did inspection about 3 months ago. And we moved in to new house 2weeks ago. We bought washer but it had issue. Washer company said my house has water pump problem so we let 1st inspection knew about this issue. ( they have 90 days warrenty) At the same day Chris came and let me know what is real problem. He kindly informed me in detail. I would have suffered if he did not help me. ( The washer didn't work because a hose has problem) I really appreciate for his help!
