It is an important question and decision and you need to know be rest assured that the investment you intend to make is not a toxic asset. If that is the case, then Edward from Professional Engineering Inspections is the right person you need. He is a rare breed of thorough engineers who is meticulous, diligent, professional, punctual, and honest. We recently experienced his services firsthand less than a week ago when we put an offer for a house. We called up the number of the web page and a very professional and amicable Nancy answered our call for services. She scheduled Edward for our inspection on the first available slot. He accepted to do our inspection, set a date/time and was present on the property 10 min in advance. He came equipped with the tools of his trade and went right to work. During the inspection, he would stop occasionally when he found something that thought was a major concern and explain the issue to you. And with the home he inspected for us, we tailed him to learn the issues and discovered that there were many. He evaluated the property for structural, mechanical, and electrical issues. He also visually identified some areas of plumbing that were obvious or apparent. After a 3.5-hour inspection duration indoors, he proceeds to evaluate the exterior - roof, yard, garage, foundation, and more for the next hour. At the end of what was nearly a 4.5 to 5 h inspection period, he diligently explained to us what his findings were. He classified them accordingly as those that needed immediate attention and some that will likely need our attention in the coming 6 months to a year. He promised us a fully detailed report within 48-72 hours (or 24 business hours), and he delivered it promptly. The report included, where possible, cost of what it would cost to repair/replace some items. When we requested for additional details and opinion, he even took further time to explain the findings and give what he thought we ought to watch for. He even went out of the way to find a possible repair option for some of the items. In the end based on his report we found out what the purchase would have set us back by and enabled us to decide if the property was worth considering further. Yes, you will find details in the report that will scream out an alarm in some places, and others that will be a whiny whimper. But at the end of the day, you would have learnt a heck of a lot more about the property that you intended to know. As a bonus, Edward' dry and witty humor will eerily clam you down even when looking at the frightening report he may provide. In summary, if you are looking for an inspector and inspection to be informed honestly of the consequences and state of a property, seek out Edward's help. He may just save you from buying a toxic asset. Based on his evaluation of the property he evaluated for us, we modified our offer significantly which the seller declined to accept subsequently. We just saved ourselves from a disappointing purchase that would have likely bled our savings in the years to come. However, if you are seeking to get an inspection to satisfy your whim and get an OK for a purchase solely for the sake of getting an OK....do not choose him. For those, who think he is an expensive inspector, yes you are right. He is expensive. But you need to decide if this is an expense or an investment. I hired Foresight for both a full home inspection and a separate engineering foundation evaluation…read morefor a first-time home purchase. I was very impressed with Mr. Varma and the quality of his work. Mr. Varma's significant education, credentialing, and years of experience is the reason I chose Foresight. He is a licensed Professional Structural Engineer with a bachelors and master's in civil engineering, and something like 20 different industry licenses/credentials. The seller had already obtained a professional pre-listing inspection a couple of months earlier, which gave me an unusual opportunity to compare two inspections of the same house. The seller's inspection was competent and caught a number of real issues, but placing the two reports side by side made it obvious how much more detailed and technically specific Mr. Varma's work was. The attic was the clearest example. The prior report documented the basic framing and insulation. Mr. Varma went considerably further, identifying undersized purlins, insufficient bracing and collar ties contributing to visible roof and sheathing sag, and a deficient ridge-board configuration. That was representative of his work overall. He would identify a problem, then explain what was wrong with it and why it mattered. Having the general inspection and a separate engineering foundation evaluation done in the same visit was a real convenience during a limited option period. For the foundation report, he performed a micro-elevation survey across the first floor. He measured as much as 1.8 inches of variation, but he also weighed the absence of adverse symptoms, the fairly even door reveals, and the properly operating doors. His conclusion was that the slab had likely been poured somewhat unlevel and settled some over its 43 years, but was still performing as intended and did not require repair. He separately identified localized rusted rebar causing concrete popping and recommended a specific repair. Mr. Varma encouraged us to attend, arrived about 30 minutes early, and was already working when I got there. Throughout the inspection he pointed things out, explained why they were deficiencies, distinguished material issues from cosmetic ones, and gave us practical advice on the minor items we could reasonably handle ourselves. He explained, for instance, that garage-door safety sensors mounted too high can allow a small child or pet to pass beneath the beam without stopping a closing door. One small detail in the report stuck with me as a good indication of his experience. He identified some unusual exterior trim damage specifically as squirrel damage. I wondered how he could possibly know that, especially since there were no squirrels around at the time. I looked up images of squirrel damage to houses afterward, and it looked exactly like the damage that he photographed. He was professional and courteous throughout and delivered both reports within roughly 36 hours, despite leaving the country the following morning. I appreciated that given our option-period deadline. I just have one small constructive criticism; the report formatting could be cleaned up a little. The reports pack in a lot of information, and they'd be easier to work through with a few changes: a table of contents that indicates where to find specific sections, more spacing between the sections (or larger headers for each section), and some different font color choices...a lot of text was in bright red which was a little difficult to read for me. I wanted an inspector who would catch the things most inspectors wouldn't even know to look for, explain what actually mattered, and give me enough to make an informed decision. Mr. Varma did exactly that. Beyond that, the thoroughness, detail, and significant technical expertise reflected in his reports will give me solid grounds to negotiate a lower purchase price; I'm confident I'll be able to more than recoup the reasonable cost of the inspections because of his findings. I would absolutely use Foresight again and recommend them wholeheartedly.

They don't even acknowledge them. And when you go back to ask, "Hey, how did you miss this?"--their answer is stunning: "Well, technically, WE SAID SEEK AN ELECTRICIAN" Wait, what? That's like going to a doctor and being told, "Hey, you should probably see a real doctor for this." If I needed an electrician to catch the basics, why the hell did I hire RedStar? That's literally your job. And it doesn't stop there. When I tried to raise concerns--politely, respectfully--I was met with a brick wall. From the top down, RedStar had no time, no interest, and no desire to hear me out. The owner? Dismissive. The representatives? Defensive. The attitude was crystal clear: "Not our fault.
