The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

Not only did he get us the report printed out the same day, he was genuinely confident that he left no stone unturned. He went under the home, in the attic, on the roof, and checked everything in between. He came prepared with shoe covers, a tyvec suit, ladder and orange gloves. The amount of pictures that we received made us sure that the inspection was full proof and clearly visualized/pictured any damages or things needing fixed. We truly wanted to leave him an outstanding review for the confidence that he has given us with the forever home we are choosing. We were there the whole time and could see and hear his progress even when he was under the house. He went over his findings with my agent and me after his inspection. We received the report in just over 24 hours (earlier than quoted timeframe). They have been great to work with. We are scheduling the Section II work with them soon. I had them do 10-month inspection for my new home. I wanted them to check for anything I could…read morecheck before 1 year warranty ends. The person seemed to review all aspects that they said they would. I had a few questions, but they could not provide much more insight than I already had. It was good to know that they could not find any significant issue. They noted a few things which I would not have considered as an issue. The builder did fix them still. I had several problems with them. The inspector showed up on different time and it was hard to accommodate that. They did not accept their own discount flyer! That was really odd. The inspector said that the quote already included it, but it was nowhere visible. He refused to accept it. They didn't send out the report. I followed up and they said that they had sent it and it's my problem but sent again. It clearly shows that it was the first time they sent it. The report website tried to upsell some other products before I could access the report. If I refused the upsell, then the report site gave error and didn't provide the report. I asked over email and got the file eventually. There were several cases of just upselling practices. This did not come across as honest business to me.

Saw items that could be corrected on a punch list for a flipper. But more importantly, he found the concern which was under the mobile home and the foundation. He then did an excellent job walking us through everything and providing a great detailed report. PS the age of the mobile home did not require an inspection - always get an inspection! The second time was to buy a single family home. Same quality service. He coordinated with our real estate agent. He even found the leak in the master bath which was disappointing, but not a deal breaker. Same detailed report which allowed the seller to make repairs with their home warranty before the house closed escrow. I would highly recommend David. He is methodical, clear to understand, detail orientated, and provides a genuine answer. Both times I called and made the appointment and was always able to get an appointment time within a reasonable window.
