I used this David twice. Once for a senior mobile home community where a flipper redid the inside. He did a fantastic job looking at specific items that were unique to a mobile home. Saw items that could be corrected on a punch list for a flipper. But more importantly, he found the concern which was under the mobile home and the foundation. He then did an excellent job walking us through everything and providing a great detailed report. PS the age of the mobile home did not require an inspection - always get an inspection! The second time was to buy a single family home. Same quality service. He coordinated with our real estate agent. He even found the leak in the master bath which was disappointing, but not a deal breaker. Same detailed report which allowed the seller to make repairs with their home warranty before the house closed escrow. I would highly recommend David. He is methodical, clear to understand, detail orientated, and provides a genuine answer. I had a tight time line to have a comprehensive home inspection on a purchase. David was able to accommodate the day I asked for. He was on time (a bit early actually) and thorough. After he had completed all areas inside and outside, he walked me through and pointed out findings both good and not as good. The final written report was emailed to me under 12 hours. There were no surprises in the report because he had walked me through the findings already. During his inspection, I had specific questions and he paused to answer. Just be informed this provider will not honor verbally committed appointments unless you e-mail them and they confirm receipt of your e-mail. I've attached evidence that I spoke with them and e-mailed them 7 minutes later. Long story short they claimed to have never received my e-mail, coming from a g-mail account, and no-showed at my home inspection. Their apology was pretty lukewarm, even after I showed them this evidence. They informed me they had some friends e-mail them and they got them. I highly doubt my g-mail account is the problem, assuming that story is true and he just didn't double book himself and not own it. I suspect my inspection is just out of his service area but he took it anyways and then decided to back out. I was very lucky to find another company who could do it this Monday, but their lack of professionalism cost me nearly my entire inspection period. If e-mail confirmation is the policy that needs to be stated very explicitly to whoever calls you. Better yet, it's simply a terrible policy, given the potential for missing an e-mail. He's playing a pivotal role in transactions that can be anywhere from 250k to millions of dollars, now is not the time for fly by night company management, especially with dozens of 5 star reviews. If you're that busy it's time to hire a scheduler or write down the details or ask for a text etc. I really hate to write a 1 star for this company, because they did an excellent job for my mom in 2017, but to drop the ball like this, and not bend over backwards to fix it is simply unacceptable. 5 star companies make it right, 1 star companies make excuses. read more

Unfortunately I didn't realize that the crawl space had been sealed shut (picture below) at the rental property, so when I arrived we worked on removing the screws and he was very patient and helpful in removing it and then going in the crawl space to examine everything! He took the appropriate amount of time to go over all of his findings on my older rental property and letting me know what he recommends without making me feel rushed. This company was hired by Thompson and Brown Real Estate to inspect our mom's home we were selling. David Fritsch did a thorough job throughout the house, except for the hvac unit. Seems he said heater wasn't working but air was. We went the next day only to find the pilot light wasn't lit. After lighting it, ran the heater and kept it on to prove it worked. He came back and then said air wasn't working after we were instructed to install a new heater. Seems he didn't know to switch heater off to check air, thus we had to now install a new air compressor. This lack of knowledge of an hvac system cost us an additional $6000 to sell an "as is" house. After much arguing that both systems work, the final say was - "well unit is old". read more

The company was great! My daughter just bought her first home and had to order the inspection. David, the owner, set up the appointment, arrived and went through the house with a fine tooth comb. From walking the roof to inspecting the furnace, he did a thorough job. I was there for the entire inspection and went through the process with him. My daughter actually got some of the electrical in the house modified as a result of the inspection.
