Both the indoor and outdoor areas had plenty of comfortable seating and having a kitchen right next door was incredibly convenient. The kitchen even has a full fridge to store anything you need for the event. I brought my own catering and there was plenty of space to set everything up. There was also more than enough room to put up a backdrop for photos. Another huge plus was that there were plenty of outlets throughout the lounge which made it easy to plug in speakers and anything else we needed. A huge shoutout to Daniel, the property manager, and Jericson, the service manager. They were so helpful, responsive, and accommodating throughout the whole process. They even provided extra garbage bags which made cleanup much easier. There were plenty of street parking options for guests but it was even better that they gave us access to the garage with 12 parking spots which made things super easy for everyone attending. There is also a pool table in the lounge which added a fun touch. Cleanup was simple as well. We just had to tidy up our mess and take the trash to the garage dumpster. Overall it was such a great event space and I would definitely rent it out again. Highly recommend it for anyone hosting a gathering.

Instead, I was presented with significant move-out charges that I strongly disagree with. My biggest issue was not just the charges themselves, but how the situation was handled. When I asked questions and tried to understand the basis for the charges, I felt dismissed rather than heard. The communication came across as inflexible and unhelpful, and there seemed to be no willingness to discuss or reconsider the disputed items. I would strongly recommend that future tenants take extensive move-in and move-out photos, document all maintenance issues, and keep records of every communication. The apartment itself was fine, but my experience with management during move-out left a very negative impression.

But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us. Their communication was impressive! So appreciative for all of their help!

They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

We are transplants from NYC/LA and toured nearly every rental building in the Rincon Hill area before choosing 340 Fremont. Without a doubt, this is the nicest building with the best views, reliable and fast elevators, the best staff, live and incredible leasing agents and property managers (Benjie, Alexa and Rich are the best!! As opposed to frustrating and unhelpful AI ones found at other properties), and a well built and maintained interior with efficient maintenance staff (Alvin somehow is everywhere at once and so quick and skilled!). We love having a monitored package room, secure garage, large outdoor dog run, beautiful resident lounge with a well equipped gym, and 24/7 concierge. Denaida, Theo, Rudy, Matt, Ruth and others at the front desk feel like family after just a few months of living here. The noise from the traffic and bridge is minimal white noise at worst, and is to be expected for living in this area. We toured other buildings with bad windows where the noise was actually bothersome - that is not the case here! We love this neighborhood and its proximity to everything. It's very safe, there are always people out with their dogs and babies, and there are neighborhood events going on all around us. Overall, a great experience!

Jacuzzi and sauna, lovely work/office space were some of my favorites. Great parking available not only in the large garage but also in the neighborhood. The 5th floor outdoor common area feels like a tranquil oasis in the middle of downtown. The units are modern and comfortable, with ample space available. But what makes 388 Beale really stand apart for such a great living experience is the wonderful on-site staff! Everyone working here does so well to create great relationships with residents and provide exceptional service. Amy, Lisa, and Jessica are all so wonderful to interact with, always greeting with smiles and professionalism, and the know how to assist residents with any inquires, needs, or emergencies, etc. As well as Judymar, the head of maintenance on site. He is the kindest and most helpful person when it comes to service requests and making sure all the units of each resident stay in great working order and repair. He is always working so hard, with an exceptional attitude, smiling face, ready to tackle the duties he's called upon to resolve. He delivers service in such a timely fashion even with his hands always being so full. We really appreciate the hard work and professionalism of all the staff at 388 Beale. Sirens, car horns, motorcycles, street cleaning and trash pick up are many of the sounds bombarding the unit 24 hours a day. Super disappointed the a new "luxury" building was not built better to insulate against street noise. And several other neighbors I've talked to shared the same noise complaint. They are friendly and down to earth, actually caring about solving your problem and not just checking a ticket off. They go above and beyond when you would want even if it's optional, and are super fast. It makes a big difference to have quality folks who are knowledgeable and care. The front desk is great too, Izabel and Evelyn are always super welcoming and helpful. Venue is night and day compared with the other buildings in mission bay we've lived in. The staff make the place feel welcoming, it's quiet here, and it feels way more at home.

No opt-out, because why should residents have a choice about paying to receive their own packages? And don't even get me started on the utility fees. There's no detailed breakdown--just a flat charge, and sometimes additional fees magically appear with no explanation. We've asked for an itemized statement, but apparently transparency is another amenity Jasper doesn't offer. Meanwhile, the front doors have been broken for over five months--so I guess security is now more of a "come on in!". The pool isn't always heated, the jacuzzi is out of service multiple times, and the elevators, car elevator, water leaks, and other amenities have all had their moments. The main lobby chair is broken, things are dusty and dirty, the business center used to have all the equipment we need such as printers and copy machine, and now that's gone too. The list can go on. Maintenance and concierge services are increasingly being outsourced, and some of the new third-party concierge staff seem unfamiliar with the building and have been unprofessional or rude. You'd think with constantly increasing rent, there would be more staff, better maintenance, and functioning amenities. Instead, we're left wondering: what's getting CUT next? I've been a resident at 500 Folsom since July, and there are a lot of things I like about the…read morebuilding. The location is great, with easy access to the Ferry Building, the Embarcadero, restaurants, shops, and public transit. My apartment has great views, the amenities are decent, and the building is generally clean and well maintained. The concierge staff has been nice, and maintenance is very responsive. When I submit a request, they often come the same day or by the next day, which I appreciate. One smaller issue is the bathtub. It is basically decorative: very small and not really usable for an adult who wants to take a bath. The biggest issue by far is the package system. The building uses HelloPackage, but it depends on delivery drivers following a process they are clearly not prepared or expected to follow. In practice, packages are often left on a large shelf with dozens of other packages, sometimes 50 or more, and residents have to search through everything one by one. Other times, drivers skip the system entirely and leave packages on the floor. Access to the package room is also frustrating. Residents do not always receive the required code, so you have to ask the concierge or leasing office. It feels like security theater: the building already has cameras and fob access, and people can still tailgate into the room. It adds inconvenience without solving the real issue. I often go downstairs expecting to pick up a package and either cannot find it or spend 20 minutes searching. Karl from the leasing staff has gone out of his way to help, including texting me pictures showing where packages are located, and I really appreciate that. But the fact that this is necessary shows how broken the system is. I have complained multiple times and spoken with other residents who are also unhappy, but nothing has changed. The leasing office tends to blame drivers, but the real issue is choosing a system that relies on third-party delivery drivers complying with a process they have no obligation to follow. Overall, 500 Folsom has a great location, nice staff, good views, and a clean building. But the package situation is the worst part of living here. If reliable package delivery is important to you, especially for Amazon or next-day deliveries, this building may not be the right fit.
