Half the reason I've stayed here so long is the valet crew. They take great care of my vehicles and my guests'. These guys are the best! I've lived at Jasper for years, and it's been impressive to watch the building somehow get worse while the rent keeps going up. We're paying more for less. See attachment of a small studio's price. This year's exciting new addition? A mandatory $25/month package fee. No opt-out, because why should residents have a choice about paying to receive their own packages? And don't even get me started on the utility fees. There's no detailed breakdown--just a flat charge, and sometimes additional fees magically appear with no explanation. We've asked for an itemized statement, but apparently transparency is another amenity Jasper doesn't offer. Meanwhile, the front doors have been broken for over five months--so I guess security is now more of a "come on in!". The pool isn't always heated, the jacuzzi is out of service multiple times, and the elevators, car elevator, water leaks, and other amenities have all had their moments. The main lobby chair is broken, things are dusty and dirty, the business center used to have all the equipment we need such as printers and copy machine, and now that's gone too. The list can go on. Maintenance and concierge services are increasingly being outsourced, and some of the new third-party concierge staff seem unfamiliar with the building and have been unprofessional or rude. You'd think with constantly increasing rent, there would be more staff, better maintenance, and functioning amenities. Instead, we're left wondering: what's getting CUT next? Concierge misconduct is bad here. Management's response is worse. There is a concierge at this building with a history of resident complaints. Management has never meaningfully addressed it. In February 2026, a confirmed UPS pickup for a heavy furniture item was derailed after this concierge spoke over the driver, reversed what had already been confirmed in writing, and directed him to leave even after a workable resolution was available. She also used abusive language toward me in front of others. There were witnesses, video evidence, and even a maintenance employee who apologized on the spot. Management's response was worse than the incident. They blamed carrier policy, ignored their own staff's role, denied any financial remedy, and then offered a so called solution that restricted my access to concierge services to the hours when this employee was off duty. Then this happened again on April 19, 2026. I went to pick up a medication delivery. The same concierge was on duty. When I gave my apartment number, she told me to "learn to communicate properly," then hurled an abuse, without provocation. I reported this second incident as well and received no response in 2 days. This follows a pattern from the February escalation, where responses were either delayed by 10 days or did not come at all. This is not just a staff problem. It is a management accountability problem. In my experience, when things go wrong here, management either goes silent, dodges responsibility, or offers non solutions that leave the resident absorbing the consequences. If you are considering this building, do not just ask how it looks on a tour. Ask what happens when issues arise and whether management will address them. I have asked front desk numerous times to speak to management in-person and via telephone. I have been told, "I don't have to listen to you, I am not getting my manager", "I don't think you are professional, I am not getting my manager (followed by being hung up on the telephone), and "I don't have to listen to a delivery driver". I have tried many times to get answers to make resolutions and improve service but without luck from the front desk team. They also recruit the valet lead to yell derogatory comments at me. When I talked to Shawna shortly she told me immediately she was going to report me to the authorities for complaining without ever even listening to my side. Totally unapproachable! And no answers were given on how to improve service. The front desk crew that is hostile is a person with long redish pink hair and another with should length Golden brown dreadlocks that wears a heart necklace. Both have verbally yelled at me and yelled derogatory remarks without ever given any resolution. Both have told me in-person and over the phone the will not get their manager and they do not have to listen to my requests for resolutions. read more

Jasper has the most attentive staff all around of any luxury high rise I've lived in SF. They really go out of their way to make sure residents feel welcome and taken care of. Special shoutout to Brenda from leasing with helping us with a seamless move out process and the lovely ladies at the front desk - Que, Shawna, Yosselin, the relatively new lady who helped my girlfriend find her passport on travel day, everyone has been so nice and helpful. I will also miss having a pool, hot tub, and sauna right downstairs. The coffee machine could use better uptime, and I wish the common areas including the movie room stayed open past 10pm, but overall we had a fantastic experience. read more

I love this building. We have lived here for almost 5 years and my child grew up here from when she was a baby. The best part about our experience here is the staff that makes living here even more enjoyable. Shauna the manager and Jocelyn are some of my favorite people I have ever met. They get our deliveries secure and sorted out, call the elevator for us without even asking, and they are so extremely helpful to resolve any issues. They really care about the residents here and make it really enjoyable to come in and be here. I have been here long enough to see the changes when Shauna came on board. She is doing an amazing job running the team. The building is safe and secure and the valet team is outstanding. I live at Jasper, and I love it here. Of course the building and its facilities are what initially attracted me, with its wonderful pool, hot tub, gym, and meeting rooms. I've been at Jasper for 7 months, and while I originally moved in due to proximity to my work, I'm so happy I picked this building instead of the others I was considering. The concierge team are some of the friendliest people I have ever met! If I'm having a bad day, I know that Shawna, Aquetto, Yoselin, and the newest addition Shikiri, will be able to put a smile on my face! I don't know how they do it in a building with 40 floors, but even when I run into them in the halls (or out on the streets!) they greet me by name and check in to see how me and my dog are doing. Pros: Good location. amenities are great. amazing concierge+maintenance service. Our packages are delivered to our rooms six days a week. Cons: Very overpriced utility bill. For some issue, the building is very poorly managed. The other reviews mentioned the explosion in November already. We also heard the sound and can guarantee that it's real. Our room also smells like weed every other day. We complained multiple times and no real action has been taken. A lot of rooms share the same vent so the chance that you will face the same issue is probably high. read more

They are exceptional and a huge part of what makes Jasper so amazing. The valet staff is professional, organized, attentive and patient. The Jasper building is very beautiful, modern, well cared for and clean. I lived in this building before it was sold to the current owners. I was going to move in again, however, I ended up moving somewhere else. The first reason is the leasing office said there was no parking for my SUV so I'll have to park in a neighboring building. When I said that I couldn't live there if I couldn't park there after three days of trying to contact them to cancel my app they finally said that there was plenty of parking in the garage. Once parking was finally confirmed I scheduled a time to come in for a tour. I waited in the lobby for an hour and eventually had to leave. When I contacted leasing they said they leased the apartment that I applied and paid the deposit to reserve and offered another apartment that was almost 50% more. My leasing agent was Manny, the best part of the whole experience was the guys in the valet. read more

I've lived for her a few years and it's fine...mostly I'm still here because of how much I hate moving. I would not move-in again. For what they charge, the apartments have very outdated appliances -- they look nice (stainless steel) but they're all pretty old-- the oven takes almost an hour to pre-heat, the fridge is *much* smaller inside than it looks, the w/d are archaic. It's also odd to live in a luxury apartment that has shower curtains. The leasing agents are brazenly rude. There's a bunch of bad reviews about them from people considering moving but they are SO RUDE to tenants too. Every time I see them they act like I'm ruining their day by literally existing in my building. The leasing staff has turned over almost 100% since I've been here and the new agents are as rude as the last bunch. It's so unexplained that I feel like they must be told to act that way. The staff (I assume all of them from the front desk to the leasing agents to maintenance) sneak their friends into the pool and spa and these people who don't live here or know anyone in the building (I've asked) behave TERRIBLY. They bring kids who scream and splash, they play music really loud, they drink, and they always have like 8 people. It's just so rude and it's the staff doing it so there's really no one to mention it to. Ugh. Writing this review is motivating me to move. Ha. Anyway, I'd pass on this place- it's not even close to worth the money they're charging. read more

TL;DR Stay away from this place as they blame their "algorithm" for their own foul play. - I'm writing this review as a prospect of one of their largest apartment homes (3 bed 2 bath) who decided to cancel our application last minute due to foul play. We toured the building, found a unit but once back home and ready to start our application, we noticed the price online was less than what the leasing agent quoted us with during the tour. We found a unit, identical to the one we toured, on a higher floor, for less on our own so we decided to apply to that one (obviously). We never suspected any mischief was taking place at first, but as soon as we had submitted the application for the unit we got a call from the leasing office asking us how everything went and if we had started the application yet for the unit we had viewed with him. We explained that we indeed had applied, but that we found a higher unit for a better price and asked how come he hadn't shown it to us that day. Minutes after the call, we get a notification in our application that someone had manually changed the price of our unit to a higher price. We called back and the agent and his manager blamed it on their "algorithm", (a risky thing to blame in a city known to be a tech bubble) which apparently can change your rental price midst and even after you've applied to a unit - even though you start the application by agreeing to a price. They agreed to change back the price manually but not for the unit we had found on our own, for a lower floor unit. So we decided to pull our application and today, nobody has been contacting us to follow up on how and when our deposit will be resolved (which you have to pay before you're even approved for the unit). We attempted to contact them today, and spoke with a leasing agent who claimed to know all about our "case", which didn't feel comfortable at all due to basic confidentiality concerns. The man had the nastiest attitude and ended the call by hanging up without saying goodby or providing next steps. We're talking about a $1000+ price increase, and the fact that they tried to pull a fast one on our way out and then lie about it, when we have screenshots of our application price being manipulated afterwards, that's what makes me write this review. I guess the script is at least being honest. Shame on you, "luxury" folks and stop blaming the "algorithm", it's very embarrassing and highly unprofessional, unless you contribute to it yourself. UPDATE: Algorithm strikes again - in less than 24 hours after I posted this review, the price for unit we desired to lease is back down. Still, nobody is picking up the phone to explain when and how they'll pay our deposit back. 340 Fremont however, great place and lovely staff. read more
