My wife and I decided to spend the weekend in Nantucket from October 3rd to October 5th. My daughter and wife had visited the island several years ago and had a fantastic time. We booked our hotel through their website and found a very reasonable price. The hotel is beautiful, situated right in the center of town, and the staff was very accommodating. 21 Broad is welcoming, warm and inviting. It feels like a modern bed and breakfast with some fun perks. Pros: Attentive and friendly staff, great location, an elevator, easy to get transportation to different fun locations, wonderful breakfast and early evening snacks, beach chairs and towels are always available, refrigerator in the room, and a wonderful courtyard. Cons: Our room had a musty smell even though it had a humidifier, there were a few ants in our bathroom, and you can hear other people in the building and in the courtyard. There was a person working in the guest lobby area and you could hear the person throughout the first floor. But you're in the middle of Nantucket in a trendy, fun location- a little noise didn't bother us at all! Overall we had a lovely stay at 21 Broad. read more

Amanda greets you with a welcoming smile and true warmth. She explains the perks..... fantastic continental breakfast till 10:30 am, coffee, tea and water stations available all day, late afternoon hot cookies right from oven, chips etc and all kinds of drink mixers. (byob). The expansive deck and fire pit is surprisingly large and comfortable. Beautiful flowers and comfy furniture. Rooms are well appointed and comfortable and very clean Can't come up with anything to complain about! Great proximity to downtown area and restaurants all within short walking distance. The best part of 21 broad. The location is great. Can't beat it. The hotel is wonderfully renovated. New rooms and baths. Very tastefully done. Daily room servicing was very well done. Great common area to relax and read, both indoors and out. On the negative side, the Wi-Fi is slower than molasses. Also on the negative side , the breakfast is really poor. 1/4 cup size overnight oaks and yoghurts with chia seeds. The baked goods were tiny and all heavily sugared. A problem for us since we don't eat sugar like that. No fruit. The coffee was fine, but you would think that for this price point, you would get a ceramic mug (funnily enough we have a kuerig in our room and that has ceramic mugs). The grocery store is nearby and the room has a fridge so we bought bananas and fruit to take to breakfast read more

I was fortunate enough to get to stay at 21 Broad with some friends during a short trip to Nantucket in late December. In conversation with one of the hotel employees we found out how expensive the hotel is during their peak season, WOW! It's a tasteful and modern renovated old building. They tout the vitamin C rain shower but while I found the shower head nice I didn't really notice a difference from the vitamin C. What the hotel does have is an amazing location. It's a very short walk from the fast steamship ferry and right where you probably want to be as far as shopping and restaurants. Their breakfast is lovely and we enjoyed it thoroughly. They had yogurt, a variety of freshly made muffins and breads, chia pudding, a delicious toast with ricotta cheese and pomegranate arils, coffee, tea, juice, etc. The hotel puts out mix-ins for happy hour in the afternoon and offers guests freshly baked sea salt chocolate chip cookies. It's so great and relaxing to have those amenities when you're on vacation. My one complaint is a common theme in the hotel reviews. On the second night the room next to me was occupied. I could hear word for word every conversation they had. The walls are pretty thin. Lovely hotel but privacy is nice too! read more

Such a quaint bed and breakfast set in an old Victorian house. Pros: beautiful shower with malin & goetz toiletries, in the heart of town and a 5 minute drive from the beach. Cons: rooms are small and walls are thin. There was very much a feeling of staying in someone's house instead of a hotel which can be both a pro and a con. Could sing praises all day; our stay here was absolutely wonderful. We arrived with a buttload of things, because we were traveling with an infant and someone came to help immediately without us even asking, which made a really great first impression. The decor is so cute, refreshing, and modern. The location is perfect!! 3-10 minute walk from nearly everything!!! The staff were very personable and kind. Room was spacious and impeccably clean. Particularly good size bathroom. The chocolate chip cookies quickly became an obsession that I admittedly began to plan my afternoon around. We enjoyed grabbing breakfast nearby and bringing it back to eat on the patio in the morning. And we loved the fire pit and the complimentary little drinks at night. Richard the manager, was particularly helpful, attentive, and overall accommodating to our needs surrounding our little one. When you spend $500 on one night in a hotel or bed & breakfast, do you expect to be woken up at all hours of the night and morning? You probably expect to be greeted by a friendly face when you check in as well. Not the case for us. At 5pm on a Thursday, we were "greeted" by an uninterested female, not quite sure if she was an adult or a teenager. She definitely would have preferred to play on her phone than greet us and hand us our key. Unfortunately, shortly after we put our things in our room, we went out to explore the town. If we had stayed in and tried to take a nap, maybe we would have discovered that our room (101) was the loudest room in the place. People coming and going out the front door every five minutes. People pounding up and down the stairs. Oh, but not only is it loud, you must also speak very softly in that room or else everyone in the drawing rooms will hear you. If you don't voice your complaints before 10pm, then you're out of luck. There's no one here to help you after that. I mentioned my dissatisfaction as we checked out, but was just told that it's weird we didn't love the room because so many people love it. I think that was a bold faced lie. Only a deaf mute that doesn't use the bathroom would love that room. If I had known we'd be in such an awful room, I wouldn't have even considered paying $50 for it, let alone $500. They really should have offered to refund a part of our deposit or give us a complimentary night at one of their sister locations, but that's only if they wanted a second chance and repeat business. Some places don't care about that. I gave 2 stars because the chocolate chip cookies were amazing. And the decor of the place was very modern and attractive. But, I will never stay here again. I will definitely stop by and buy some cookies, but no sleeping here. read more

We stayed here for 5 nights in mid-September. I've also stayed at their sister property on 76 Broad street. The location is terrific, but I found that the staff at 21 was not as friendly as my stay last year at 76. The breakfast was delicious and they had a nice healthy selection. The room was under decorated and I really wasn't impressed compared with the rooms pictured or the ones at 76. They really should add some additional color accents to pull the room together. read more

This is a fantastic hotel, easily on par with the best hotels I've stayed at in the world. The property is located in a great spot (near a bus stop, the juice bar, whaling museum, dune, etc.). The decor is charming and clean, the bathrooms are large, the provide an iPad with bookmarks of things to check out. The breakfast in the morning is quick, delicious and adorable, with great tea and coffee. And the staff, so friendly but not overbearing. They strike a great balance. I'm not sure I have enough good things to say about this hotel. It has to be one of the best on Nantucket, cause it's definitely one of the best I ever stayed at. read more

I wish I could say that I enjoyed my stay at 21 Broad, but thanks to the abominable general managers, that would be a lie. We have been coming to Nantucket for many years and thought we'd try out a new accommodation this summer. However, it became abundantly clear that we had made a big mistake in choosing this hotel. The male manager had an obvious superiority complex, and I constantly felt as though I was being talked down to. Rather than addressing my questions and concerns with kindness and professionalism, I was met with a condescending attitude and the overall impression that he would rather be anywhere else. In terms of the female manager, she appeared to constantly be in a foul mood, and it was as if I could feel the stress emanating from her. I also got the vibe that her employees were on-edge as a result. I understand that management is a demanding profession, but if one cannot handle such a job to the point where their staff appears unhappy and their stress affects guests, they are not qualified. As I spoke to other guests on the outdoor patio, I learned that many shared this opinion about the general managers. It is truly a shame that such a beautiful property is being dragged down by those running it. Suffice to say, we will not be back. read more

21 Broad is the epitome of Nantucket. This boutique hotel provides a homey feel on the island with vibrant colors in a cozy environment. It is located near shops and restaurants. You can walk basically anywhere from the hotel. The beds are comfy and I loved the Lather products. Breakfast was great and had gluten free options which I really appreciated. We stayed at 21 Broad in early May 2019. Our trip was a mixture of business and pleasure. 21 Broad is extremely clean. Our room was nicely furnished and the bed was very comfy! My husband enjoyed the steam room which helped him unwind from our day of travel. 21 Broad is just a short walk up from the ferry and is centrally located. Awesome shops and restaurants are all around and a stop & shop supermarket is just a few blocks away. There is a nice front porch where you can sit and people watch and a large deck on the back/side with a fire pit at night. Great spot to socialize! The customer service is excellent! The front desk staff were kind, friendly, available, and accommodating. We forgot a corkscrew and wine glasses for our trip and Jeff eagerly helped us out by providing a corkscrew and several wine glasses. The baked goods at breakfast are all homemade on site and are out of this world delicious! Amanda even shared her recipe for cranberry bread puddding as my husband raved about it! When business again brings us to Nantucket, we will stay at 21 Broad again! read more

We stayed at 21 Broad for two nights beginning October 20. We were greeted by a very friendly and courteous staff. They had upgraded (at no charge) our room from a queen size bed to one with a king-size bed because they had one available. The building is an old Victorian house that has been carefully and tastefully updated with the latest amenities while maintaining the old world feeling of Nantucket. They gave us (loaned/provided) an iPad for our use. The iPad had numerous Apps on it to help us navigate everything that Nantucket has to offer. The room was on the third floor and was beautiful. It overlooked the downtown area. The hotel provided a continental breakfast that was just enough - home-made muffins, yogurt, fruit, oatmeal, juices, etc. Great hotel, great accommodations and great staff. We were also fortunate to notice on their webpage that their was a fall special that gave us the second night of our stay at 50% off. Can't beat that. Thank you 21 Broad! read more

I was pleasantly surprised to find there was a coffee & tea station the second floor (where our room was), so we didn't even have to go back downstairs for hot beverages. Where to start...first I will begin with the GM Ryan who so kindly allowed us to switch our arrival date due to predicted rain the entire stay & my concern about the ferry in tough weather :). The inn is a beauty...exactly what one wants and needs for a Nantucket stay. Beautiful crisp spotless guest rooms and inviting gathering spots. Loved the back deck with the fire pit for breakfast & HH (BYOB, they provide the rest) and the front porch is beautiful with great DWR rockers! But the true stars of this charming inn are the staff: Barbara, Jenna, Gavin, Ben, Amoy, housekeeping staff, and aforementioned Ryan and his wife Tavis...they really go the distance (plus they are truly adorable). Nice array of continental breakfast options and homemade cookies, complimentary use of iPads, beach bags and towels...it's just that great!! Oh, and the location is superb...2 blocks from the ferry & restaurants all around. We will be back! read more

Beyond disappointed with the service and staff at this property. Be very careful when booking. There is a $$ penalty for ANY change made to a reservation, after booking -- even a shortening of stay and even outside of their 14 day cancellation window. My husband and I are both working professionals and travel often - we're very familiar with hotel bookings, loyalty programs, cancellation policies - you name it. We're also familiar with quality service - having both worked in heavy customer facing roles and marketing for a long time. We were looking forward to staying at 21 Broad for a baby moon in Nantucket before the arrival of our 2nd child. At the time of booking, I called and spoke with the front desk (Maggie) about the property, Nantucket, etc. I knew our dates might have to change by a night or two, but when speaking with Maggie, she assured me there was no risk in booking and changing things later, as long as we were outside of a 14 day cancellation policy. That seemed plenty reasonable and I moved forward with confirming our 5 night stay. A couple weeks later, I learned I needed to shorten our stay to just 3 nights. We were outside of the 14 day policy, so I called to make the change and Maggie then informed me that we'd be charged a 10% fee for the nights we were no longer staying. I requested that she have her manager call me the next day. 2 days later, I get a call from the 'supervisor' who accuses me of lying and shares with me how familiar his staff is with their booking policies and that they have a print out taped to the front desk reminding them (I'm glad he thinks the print out is so necessary -- sounds like a training issue to me). He asked me if I'd read their cancellation policy within our confirmation email. No -- I hadn't, because what I had done was taken the time to call the hotel - in advance of our booking - and discuss our booking/cancellation options, trusting that I was getting the right information from their staff. Mind you, outside of this change I made...we were still planning to spend 3 nights there. I could go on and on about how the phone call went on with the supervisor trying to justify over and over again why he wouldn't be releasing the fee...and how many of these calls he has to make every day/week (sounds like I'm not the only one this has happened to - maybe they should revisit the policy or how they inform of it). Rather - this property has a management problem and should really work on training it's staff to better inform travelers that don't read every bit of fine print AFTER booking. Not that it would have mattered had I even read it, since the policy allow NO CHANGES WITHOUT PENALTY -- evening a shortening of stay. The experience left me in tears and incredibly disappointed. We will not be staying with 21 Broad next month, nor any Lark Property for that matter. If this is how they manage a customer experience before you even arrive, I have little faith that they're executing as well on site as the reviews state to date... Super disappointed and shame on you guys for ruining a weekend we were so looking forward to...all over a couple hundred bucks. If we can afford to stay at your property, we can certainly afford the fee, but what ever happen to principal? Maybe the customer isn't always right, though I've never run a business that way... read more

This hotel was not what I was expecting. First the person who greeted us at the desk told as about the hotel and what to expect like a robot. She never stopped to take a breath of air or allow us to ask questions. She rattled off the wifi password so fast that I'm not sure recording her would have helped. Next the room was small, there was just enough room to walk on either side of the bed. No desk which made it difficult to work on my laptop. Breakfast while included did not start until 8AM. This was of no benefit to me as I had a business meeting that began before that. The most disturbing thing was when we pulled back the sheets to go to bed and found numerous hairs in the bed. Hotel staff are not at the desk over night so I had to call a number. The person on the other end seemed perturbed and said "I'll come change the sheets" Really? I would have expected a room change. My wife and I decided to visit Nantucket just before the heavy season kicked in and found 21 Broad through Lark Hotels, which we have stayed in before and enjoyed. Coming to the island we were celebrating a long needed vacation and also a mini honeymoon. We are recently married and haven't had a minute of time to get away so this was important. The hotel is just a few blocks from the ferry, also has easy access to taxis and bus stops. In a close walking distance to downtown, lighthouses, beaches, restaurants and bars the location is very accommodating. We were immediately greeted by Shannon and Dan who were very happy to see us and were extremely accommodating as to whatever we needed. The lobby was light, contemporary and inviting, the smell of fresh cookies permeating the air (which were delicious by the way). The room was very neat, clean and beautiful overlooking the harbor, open the windows in the morning and smell the fresh sea air, outstanding! The ENTIRE team was superb at recommending places to visit, eat and have a great time in general. Before our visit I was in personal contact with Korin, the General Manager, who was very kind and happy to have us visit. She was excited that we chose 21 Broad and after our visit I am also. For our mini honeymoon Korin sent us a celebratory bottle of champagne. Wonderful and very thoughtful. Bethany made our day every day! Her charm, constant smile and attentiveness to our every need was second to none. She simply wanted every moment of our stay to be perfect, I had extreme comfort in knowing that if there was any glitch she would be right there on top of it. Bethany went out of her way every day to make sure that our stay was exemplary. She even called a local restaurant and made us dinner reservations at last minute, twice. We never wanted to leave and I actually called the hotel a few minutes ago and thanked Bethany personally....again. She really made our entire experience that much more enjoyable. We were in town for a wedding and had never been to New England or Portsmouth before so we wanted a place to stay that would be close to downtown and of course near the water. Ale house Inn is just the place. It is within walking distance to many wonderful restaurants and shops. It is just a short walk to the memorial bridge where you can literally walk to Kittery, Maine. The staff was very friendly and knowledgeable of the area and gave us good suggestions for places to eat with easy directions. They always had a smile on their face and asked us about our day. If we're in the area again we will definitely stay here. read more

Just spent Daffodil weekend at 21Broad St .The hotel is in a great location ,very clean ,nice staff,great deck etc .The problem is no staff is onsite when guests act up in the middle of the night .This is the second year in a row my friends or I have been disturbed in the middle of the night with drunken nonsense by other guests .The hotel has a card in the room for guests to call with a problem .A staff member was called and came to speak with the problem people ,soon as she left they acted up again .I don't personally think it's appropriate to expect these young female staff to have to deal with unruly drunk guests at 3 am .That is a job for the Nantucket Police.I would recommend anyone having difficulty to call them rather than put the staff in harms way .The hotel charges hundreds per night and needs to have staff onsite overnight on these holiday weekends .There were a group of guests disturbed on Friday night but none were compensated ,the hotel staff said so sorry but the special festivities for Saturday were ruined when we dragged ourselves around the island exhausted .Other hotels give you back your money when your stay is ruined ,not this hotel .Our group spent about $2500 for three nights I think I being able to sleep and feel safe in your room is a realistic expectation .You won't find that here ,a smaller inn with staff onsite is a better experience ,might not be as pretty but you'll be able to sleep and feel safe . read more

Excellent, excellent. One of the best places I've stayed in Nantucket in 30 years and will be back there again. The rooms are wonderful, comfortable, bright and lovely. Vitamin C showers, great towels, water in the room, I phone clocks. The staff is the friendliest on the island. Now they are like old friends.
