I put in multiple service requests to get my heating system fixed in December 2025 and kept having my requests marked complete without anyone ever coming to check on it. Stuck living in the cold with no heat for months. They also falsely represented to me for 7 months that there's a waitlist for garage spots--just to give it to new tenants without consulting the "waiting list" that allegedly exists. After emailing five people on the team about my frustrations FOUR weeks ago, I still have yet to get a response. So I'm taking my frustrations to Yelp. read more

The quality of my 7-unit apartment building's management dropped significantly after 2B Living took over management. Within the first week of their management, the lock to the front gate to the building had broken and was completely unlocked - so anyone could walk in, steal packages, attempt to enter units. Nearly every tenant called and emailed them to urgently fix the lock and they repeatedly dodged all calls and emails about it. After an entire week of this, my partner told them they're violating California tenant law and that we would escalate if they didn't fix it immediately, and they finally fixed it. Nobody has been able to buzz into any unit for 3 months because their account for the service they use for buzzing into units was suspended and they haven't bothered to fix it. I follow up kindly every few days and they ignore me every time. This causes packages to sometimes be unable to be delivered, because while most carriers have a mail code, some don't and attempt to buzz into units. So we have been regularly getting package delivery failures for 3 months. My shower has been slowly leaking water for 3 months. I've opened 3 work orders, 2 of which were abruptly marked as "completed" by 2B Living after a maintenance person either visited and did nothing, or visited and diagnosed the problem and then disappeared from Earth. Every attempt to get someone to fix the leak has required multiple urgent follow-ups, after which they apologize and promise to send someone and then don't do anything. Water billing for my unit is shared across all units, so everyone is paying a higher water bill because 2B refuses to send someone to fix the leak, or keeps sending incompetent people who disappear, and has been doing so for 3 months. Yesterday the SF fire department put a notice that the building has a fire code violation. I sent it to 2B Living and haven't received any acknowledgement. True slumlords. They are constantly unresponsive and unable to do the bare minimum. Living under 2B Living's management is a story of constant background stress, loose mental threads, and begging them through every means I can to please respond to me about basic and urgent problems with the building. I miss the days before they started managing my building, when I trusted that my property manager would ensure the building is not violating SF fire code, the gate to the building remained locked, package delivery people could buzz into tenants' units, and maintenance issues were resolved without pulling teeth. read more

I just moved into a new apartment managed by 2B Living, and have submitted a few maintenance requests. Sergio came each time to fix whatever was needed. He did a great job, he was super personable and a really good communicator. I could tell he was really interested in the best way to make my situation better, and am happy with the results. I also really like that 2B dispatched the same person each time, so Sergio now has knowledge of my apartment and whatever repairs have been done, and it's someone familiar to me who I can trust. I'll begin with nobody paid me to write this review nor gave me any sort of incentive to do it. With that said, hands down the BEST property management company in the area!. I've been with 2B for over 2 years now at two separate locations and just signed another 12 month lease! That should say enough about how well they treat their tenants. I've been with many other property management companies who don't call back out maintenance issues, are not responsive, offer 0 incentives to move with them, and overall have 0 customer service skills. 2B is the opposite! The staff is clear about property details, offer very generous sign on bonuses, have on-call maintenance help, and are always available to help with issues. I've stayed with them due to their consistency over these past 2+ years and they have not disappointed. They greet you with a smile, ask clear questions and never pressure you into anything. 2B living started managing the apartment building I live in about a year ago, after a new owner transition. They introduced a few modernizing elements, including the ability to pay rent via a mobile app, a washer/dryer that accepted non-coin payments, and the ability to submit maintenance requests via the app. Outside of those three elements, their management style has left residents frustrated & wanting more. Some specific examples are: - They consistently fail to notify the residents when contractors/workers will be on the property, including when a fire alarm test will be happening, not notifying when a power washer will be on the property, leading to water entering apartments through open windows (could have been avoided if proper notification had happened). - They submitted an annual charge to the resident's app with no details or context as to what the charge was covering. It took roughly three weeks to get a response with the correct information. - They give out our front door code often, leading residents to feel unsafe & unsure about who will be in our building at any given time - Not fixing our hallway & lobby lighting for several days, leading to the entire hallway, including the stairwell, not being lit & being dangerous for residents to use. Delivery people also expressed frustration & concern about the lack of lighting. - Property managers are constantly changing without notification, so residents have a hard time knowing who to reach out to when they have an issue or question. - Lack of response to emails or maintenance requests, often leading to really long wait times to get items fixed or even for management to acknowledge a problem. Residents have shared these concerns directly with management, but management has made no effort to fix them. Overall, 2b Living has not lived up to their promises; their lack of communication has left residents feeling frustrated and, at times, unsafe. read more

As renters we appreciate this management company because they listen and respond quickly to requests for maintenance. Repairs have been made on the closet doors in the bedroom which would work for a time. 2B Living then decided to order completely new closet doors which when installed, work well and look great! The maintenance techs who did the work also need to be commended for not only doing a great job, but also making sure that all the old doors were removed and the area left very clean. After we followed up, we learned that someone else signed ahead of us Despite the disappointment, thankfully the leasing agent refunded our application fee because they never checked our credit. Stayed at 2B for a little over a year while graduating college in Oakland. Was late on my final payment of $1635 since I needed extra cash to move back to Atlanta. The partner of 2B, The Guarantors payed for the default I owned and gave me an option of 1200 settlement right then or 4 months of $408.75 payment. I paid all 4 months in full on time with email proof. I directly spoke to 2B after final payment they said my account was clear. I applied to get a motorcycle as a graduation gift to myself and got denied. Checked my credit profile, turns out 2B sent me to collections for a $1084 change I was NEVER told about. I email the collections company in May with screen shots of the email payments and they never responded. This is not ok. The location is on 6th street. I had a EV bike stolen, multiple packages stolen and was always told it nothing they could do. Didn't ship my car to the west coast cause break in happened daily and they wanted $300 per month to park in a tiny jumpable gated area. The new building I moved into gave me a new aged key that didn't work a smaller % of the time and the code for door is too long to ever remember. I was locked out over night once. Over all very disappointed with the high price low quality. California is being ran into the ground and 2B is extension of the state, beautiful until it's experienced. Do better. read more

I'm writing this as a former resident (around 2022) because a friend was about to sign a lease with them and I wanted to give them a warning. All of these 5 star reviews are definitely paid for, there is no way anyone could possibly like this property management company! I don't even leave Yelp reviews but everyone should know how they operate. When I first signed this lease the woman who showed me the unit said I'd be responsible for "communal utilities," which I have never had to pay for in an apartment building. But she reassured me that it's only going to be around $40 or so a month. Turns out I'm paying almost $150 extra every month for it! This doesn't even include my own personal utility bill! So all together I'm paying $200 + a month for utilities as a SINGLE PERSON IN A ONE BEDROOM. Why am I paying for the hallway stair lights or the 24/7 lit exit signs?? If it's something legally required for you to provide, then how can you charge me for it? I asked multiple times to see the utility bill I'm paying for, which is legally required to provide if a tenant asked to see it, and they never did. I was avoided or told someone would get back to me. As for maintenance, when I moved in my top lock (deadbolt) wouldn't work, they said they would send someone out right away, but never did. It still didn't work by the time I moved out. Then less than a month into living there it rained and my bedroom window leaked everywhere! I sent in a request, and yet again, no one cam to fix it! The hallways were disgusting and rarely cleaned. One time someone's dog defecated in the stairway that lead to the parking garage and they didn't send someone out to clean it for almost a month! I went to meet with a leasing agent to look at an apartment located on 27th Ave near Foothill Blvd in Oakland, CA The 1 bedroom presented nicely in that it contained the usual appliances and square footage one would expect for a building built in the 1960s. I had met with this leasing agent before and he was very thorough and exacting in his summary of how his company deals with potential tenants who hold housing subsidies i.e. low income renters. Although it did not seem like a fair and equitable way to treat this class of potential tenants, he did explain very clearly that it was his company's policy to rent to the first qualified tenant which means that the tenant who holds the housing subsidy is not considered "qualified" until his application is approved, the requisite Request for Tenancy paperwork is submitted to the housing authority, a date is calendared for an inspection of the unit, the unit passes the inspection and the contract department of the housing authority'sccontract department authorized the amount of rent it feels the unit is worth compared to other like apartments in the same neighborhood and the contract is presented for signature by the tenant, the housing authority and 2 b living.com, the property management company for the unit and the apartment building. In order words, if during that entire process which often takes 4 to 6 weeks to transpire, another potential tenant who does not have a housing subsidy applies for the same unit and becomes qualified based on the approval of his application to rent the unit, that unit will be rented to this person and the paperwork submitted to the housing authority on behalf of the tenant holding the housing authority will be cancelled and the tenant holding the subsidy will not get to rent the apartment and will have to start the process all over again. So, it seems to me that it is an extremely rare occurrence that 2 b living.com ever rents an apartment to a person with a housing subsidy. read more

Landlord is super cheap with any repairs done to their property located in the San Mateo 94401 area. DM if you need specifics on which property. We have had multiple property managers during our rental of our place. Cole and Jordan were great during their time. We work with Mary B. now, and she needs to improve on her communication and to be less confrontational. She mentioned to call as priority communication but we insisted on text and/or email for documentation. Some improvement during last maintenance request as communication now switched from phone calls to emails. Shout outs to technicians we worked with in the past especially Jose (worked with Jordan) and Bryan (currently works with Mary B.) Both are extremely thorough and communicated very well. I have been living at my current apartment for over 43 years. I am permanently disabled due to a massive heart attack and kidney failure suffered 5 years ago. I live with my 93 year old mother who acts as my caregiver. I have been a victim of harassment and bullying from my neighbor down the hall for over 5 years. And now Elder abuse as I have a caregiver. She has stolen my campaign signs and the last incident was the last straw and this property management company refuses to take action against her. We are in a protected class, yet the incompetent property manager, Christy Ruiz, resized to do anything about the theft, which occurred in July of 25, and the assault on Jan 7, 2025 when this crazy neighbor refused to let me close an elevator door. . As well as trespassing in my elderly neighbors building. Her dog urinating on my car for 90 days. Doxing neighbors all over Social Media cosplaying as a victim. Worst of all, during the incident with the elevator, as she was preventing me from going upstairs,. She was the one who put hands on me first. I told her she assaulted me as she has no right to touch me. She then leans on the door and says "I'm not moving!" I was trying to close the elevator door, Then she starts struggling with me as I was trying to close the door! She says while this is going on as I'm still trying to move her off the door, "you had a heart attack"and still refused to move! . I tried to close the door she refused. All the while she has her dog, a Pitt, on the leash. The dog is not lame as she claims. It's lunged at other dogs. She also leaves it unattended at times in the hall. Eventually, i got the door closed, as the door was closing, she put her hand in the door as the elevator was closing In ANOTHER attempt to put her hands on me! The law states clearly that you are entitled to a rent reduction for the inability to enjoy my home as California rent ordinances clearly state. I called the police, filed a report, emailed this Bush league company, and now they tell me the other tenant is filing an RO against me and they need the police and their legal team involved. The pattern with this tenant is very well known to them. It's been 20 days. I have PTSD from this incident. There are too many to list. The management here is useless. They won't protect your rights. More than happy to cut off of services like the garbage chute or raise rent. If you are considering renting so much as a toothpick from these incompetents, or have a building you need managed, avoid at all costs. You won't be protected. I'm sure the owner is going to chime in with some more bs or revisionist history. But I can assure you, what you're seeing is absolutely factual. Call a good company that protects you. I urge ANYONE experiencing this from this company, file form 516A with the rent board for a rent reduction, contact Adult Protective Services and report it. Get a social worker. Get an attorney. There is no reason to be harassed by a fellow tenant who is cosplaying George Zimmerman. I fear for my 93 year old mothers well, because if she will do it to me, and I'm disabled , why wouldn't she do something like this to her? Due to this prevailing dynamic, you have no choice but to protect your rights. In addition, have many witnesses. DOCUMENT EVERYTHING. I'm glad I did! 2B Living recently took over managing my apartment complex this past July 1st, 2023 @ Niles Station in Fremont, CA. As soon as I heard about new management taking over, I went ahead and submitted a bunch of fix-it tickets through their new management portal: my sink was acting up, my exterior light was out, and I had an overhead kitchen light that hadn't been working properly in almost two years that previous management couldn't seem to fix. Because the transition to new management was happening so close to July 4th, I expected to maybe hear from someone in a week or two at the earliest. Imagine my surprise when a handyman arrived at my door first thing Monday morning on July 3rd, right before the holiday. Ben fixed up my leaky sink in minutes. Replaced the bulb outside my unit. And came back a few days later (as scheduled) and in 2-3 hours fixed the faulty wiring responsible for my broken overhead kitchen light that previous management had zero solutions for. Bonus points: I mentioned how nice it would be to finally have a pet waste / trash can placed in our complex's newly renovated patio area, and one appeared there the next day. As someone who is frequently out in said patio in the mornings with their dog, I also notice a lot more members of management surveying the grounds and making other repairs/fixes. 5-6 weeks in, no complaints, all positives.
