Upon my notice to vacate, this company asked me to stay in the building since I was a flawless tenant. Once it was time for my deposit to be returned, they decided I had caused excessive damage. Completely inept management let the building fall into disarray. They moved their employees into the building and living got worse. Elderly people were stuck in the neglected elevator, the building became filthy, and the city removed the presently functioning garbage area after 2B staff let rodents infest the floor. I had to win my deposit back through small claims and the judge scolded the company for being bad at their job. I moved away about a year ago and there is currently a compounded effort from the tenants to restore basic living conditions. - Extremely incompetent: 2B Living acquired the building I live in and then apparently had very little communication with the previous property management company, because I was not only charged double rent for the month of February, but the water (which was included in rent) was shut off about a week afterwards due to failure on their part to properly deal with the utilities company. - Lack of proper notices: as mentioned above, 2B Living acquired the building I live in effective at the beginning of the month, but I didn't receive any notification about this happening until the very day it happened. Even then, it was via a sheet of paper literally slipped under my door, and I received a letter in the mail only a day after it was effective. It's only been one week of tenancy at a 2B living property and I've already had more trouble than I've ever had as a tenant. Do not recommend. read more

READ BEFORE RENTING WITH 2BLIVING IN OAKLAND. This review is solely based on my experience living in a property off of Telegraph in Oakland and dealing with the people I've dealt with. Red Flags: 2B Living A lot of follow up emails about general things - 2bliving wasn't very prompt in responding right away to anything really. I had to inquire about a walk through on two occasions after signing the lease before it actually happened. This behavior continued throughout the duration of my time living here. No move in inspection - a move in inspection was not conducted. No documentation was provided, therefore I believe it never happened. There is also a bong that was left from the previous tenant that is still sitting in the cabinet above the fridge. I figured if there was through inspection, they would of caught that (see attached). Vague Lease - the lease is vague and only has basic information. No lease termination verbiage or fees. If you decide to break your lease, they will just make up any fees they want to throw at you because there's nothing they can hold themselves accountable to. Asked questions about this and apparently owners can deviate from 2b requirements whenever they feel like it. ASK A LOT OF QUESTIONS BEFORE TAKING THE PLUNGE. Concession - concession was solely verbal. There was no concession addendum or clause in the lease . Again, I was broke at the time so I never questioned this. Never dealt with a property management company that doesn't really manage anything. The leasing manager asked me to stop emailing her and to wait for the owner to contact me. Owner hasn't contacted me. THINGS TO KNOW ABOUT OAKLAND THEY WON'T TELL YOU: - TRASH everywhere (see attached). Pipes sometimes too. People just litter. 2bliving doesn't clean the property so it's common to see trash right outside your door. You'll also come across a RAT or two. They typically come out at night. - If you own a car, it will most likely get broken into. Especially if an event is going on at the fox theater or any other venue near by. My insurance rates are high now. They're not keeping track of police reports. They know this is a high crime area, but they won't get into detail. Car was broken into every month I've lived here. Please see the screenshot below of my friend who was robbed while she was IN HER CAR two streets down at 6:45 PM. Also a lot of shootings, not on the exact street but in the area - you hear them at night, police sirens in the daytime. See Oakland crime rates! Don't allow these people to overcharge you for rent when your life is at a higher risk everyday living here. I used to live in East Oakland but it wasn't nearly as bad as this. https://www.neighborhoodscout.com/ca/oakland/crime.amp - NO PARKING. It's all street parking and mind you there's a lot of bars and venues near by so you may find your self double parking due to the nightlife. It's common to see double parked cars. Also there's street cleaning every Thursday 3am -6am across the street from the property. These people didn't mention it at all prior to moving in. So Wednesday is a shit show if you can't find parking. Do you want to park a mile away by a homeless encampment for $2000+ a month for rent? Ask yourself before considering. Car got broken into so often that my trauma has compelled me to accept the ticket because I didn't want to park far away. Again I'm 5 months pregnant so this seems like the most logical thing to do. Also it's right next door to the mail distribution center and car detailing shop so there is a significant amount of mail trucks/cars blocking your car in the morning and some hours in the afternoon if you park anywhere near these places. - Large homeless and crackhead population. I cannot name a time at night where I have NOT seen one on this street. Something that can't be controlled. You just have to alter your behavior and go straight into your apartment without attracting a lot of attention to yourself. Walking down the street to the store or to grab a coffee, you'll mostly run into the homeless population. They won't bother you if you don't bother them. - Mail and packages may get stolen even though there's a gate with a code. It's happened to me twice. I've mentioned it and the property manager entertained the idea of "security cameras." Are there security cameras? NO. - Police presence will block off roads. On first Friday it will especially be incredibly difficult to turn down your street. Also just streets in this area, in general will be difficult (see attached). The photo I provided was on my way to work. 7AM IN THE MORNING. As you can see, it's been quite the experience and not an ideal one. I think if I could say one positive thing, is that you can get to SF pretty quickly and Bart is close if you're a commuter. I have been a renter in Oakland for the last 20 years. Only in the last 10 years did property management companies become a big thing here in our town. I've dealt with quite a few, and I have to say, the people at 2B Living are the best I've seen! Even though my building is very old, the team has come in and helped me as a tenant realize that I could request services and repairs that I never thought possible. I want to give a special shout out to their maintenance crew, those guys are amazing and real problem solvers. They come in super friendly and try their best to fix whatever they can for you. The project manager and on-site Building Manager Zoe, is probably the best out there. She makes all of us feel like we are cared for and looked after while keeping the building owner in the loop and motivated to make repairs and precautions necessary to protect the tenants. We had some maintenance issues that came up and our manager was very responsive through the whole process. Nelly updated us on every step even on the weekend and accommodated our needs. Moved here from a building close by and the difference in management is like night and day. First the cleanliness of the building is amazing, everything is maintained and our rooftop is always clean and neat. The trash gets taken out everyday and I the halls always smell fresh. Back in my old building packages would get stolen but I have zero problems here as they use Amazon lockers and the residents are trustworthy. Our unit is state of the art with Bluetooth controlled nest system and all the bells and whistles. The management makes it supper easy to pay rent,put in request and access accounts. Most of all I love the senior property manager that manages the building, Nelly. Nelly has such great energy, each time I reach out with I concern she responds immediately and resolves the issue. I know from experience that not all property managers are like her so I feel lucky that she is the one in charge of the place I call home. Would highly recommend 2B living if you are looking to move. This is one of the worst move-in experiences I have ever had, We just moved on 1232 East 19th Street , Jasmene Thompson the leasing manager who took care of our application was extremely rude to us during the entire process told us to stop calling her phone when we were just asking for questions about the apartment. She would always talk over us, yell and just overall be extremely unpleasant and mean for no reason .The building is nice and This management itself is good but they need to make sure the leasing managers are treating clients like they should be treated because at the end of the day we are paying our hard earned money we should never be treated so poorly.
