When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

Recently I changed tenants for one of my properties with a new (to me) leasing manager, Krista Pham and this review is to give Krista a super review. She was prompt, thorough, thoughtful, clear and respectful at every juncture of the transaction. I felt listened to, and she patiently explained her reasoning for every decision that she was considering. The whole process was smooth and efficient, and pleasant. Thank you, Krista. I hope we work together again!

Let me first say that as far as being my property managers, I couldn't have asked for better people. They always let me know I was appreciated, and they never "checked up" on me. We had a great relationship, they trusted me and I paid my rent on time and respected the property and they knew they had nothing to worry about. Every so often they'd ask to come by to see if I needed anything, but for the most part they left me alone. The owner trusted them and their judgement of me and we all just got along wonderfully. Now, for the next part! A few months before my current lease was up, Anne called to let me know the owner was retiring and needed to sell, and did I possibly want to buy it? My fiancé and I did want to buy it! They then became our agents and it was like having family on our side. They were with me for the inspection, got the repairs handled quickly, and promptly answered any questions we had. When we ran into trouble securing a loan, Anne recommended someone for us to work with and we got approved! We just closed today and I'm sad I won't be dealing with the Kipfer's anymore, but I'm sure we'll be calling them for any future real estate needs we may have.

In the end, we were charged a $300 cleaning fee for the property that we left far cleaner than it was when we arrived. They refused to provide photos to show what was not satisfactory or acceptable. The application process was extremely smooth as well. I was able to secure the property very quickly, and the move in paperwork process was made very convenient. After moving in, Garrison went above and beyond in finding me a different parking spot that would better fit my truck, and responded right away to any other questions I had. The administrative customer service with Heather in the Mission Valley office was top-tier as well. I would highly recommend any opportunity to do business with Cal-Prop Management.

After one of my initial interactions, there was immediate follow-up regarding leaving a Yelp review, which gave me the impression that tenant feedback was valued. Unfortunately, my experience changed over time. Responses to questions and concerns often took several days and sometimes over a week. While I understand property managers are busy, the level of responsiveness did not remain consistent. What has been most disappointing is the way concerns are handled. Rather than feeling heard or having issues addressed objectively, I have often felt that concerns were dismissed. One example was when I raised a concern regarding the use of a shared laundry machine. I provided a photo because I was concerned about potential misuse of equipment that all tenants rely on. Instead of addressing the concern constructively, I was instructed not to disturb another tenant's property and told that the washer was not overfilled according to their appliance vendor. Whether or not management agreed with my assessment, the response felt dismissive and accusatory rather than professional and solution-oriented. I appreciate that the property owner hired a management company, as managing rental properties is a significant responsibility. However, I have found that communication has been inconsistent, concerns are not always handled professionally, and interactions sometimes feel focused on defending a position rather than resolving the issue at hand. Good property management requires communication, professionalism, consistency, and a willingness to listen to tenants. Unfortunately, that has not been my experience.
