My husband and I are both veterans and with no so great of credit score to begin with, even though the VA themselves don't really have a minimum credit score to qualify, unfortunately these other major companies do. So we were out of luck! We have-been wanting to a buy a home for the last 5 years and finally qualified by income but not by credit score it sucks. One of the local companies actually penalized us for having a lower score and added almost 10k to our closing costs. We quickly realized they were not trying to really help us. We actually were in the process of bettering our score. It just took months to show to technically qualify with these major companies. We were ready to just call it quits and I decided to try one more time and search another company. That's when I saw MLH and they even give you credit as a thank you towards closing costs which is a great help when you don't really know the process of buying a home and get surprised by closing costs LOL. Eric Edwards our Loan Officer contacted me right away and asked questions about me and family and the whole home buying situation. I told him everything especially about our score and he told me that the minimum and I was definitely not that bad and that there were no penalties for having a lower score. From there forth I went them as our lenders. Eric picked almost every-time I called with questions whether it was big or small or really stupid ones that I just didn't really know and he educated us and explain things to the T! He gave us options and gave great advice. Even my realtor agent loves this company's communication. They are on top of everything in the process of home buying. I may be a first time home buyer but the energy and care and support they provide is beyond the standard. I am truly amazed and thankful to these guys especially to Eric Edwards and Shiraney Sims for the communication and quick answers. My real estate agent and I definitely recommend them. The move out process was straightforward and we got back most of our deposit (I think we forgot to clean one thing... oops lol) Also, it's close to the freeway. Easy 20 min drive to La Jolla shores. Very convenient location. Walk to Albertsons (if only it was a Sprouts! lol) I would recommend living here, especially if lakeside is where you're looking. I have two toddlers and the apartment is very family-friendly, feeling safe walking around the complex. The surrounding are upkept and maintained nicely. The location is superb as it is right next to the stores complex w/ Albertson, Subway, Mexican food, and even a Vietnamese restaurant, a bonus for me and my Vietnamese craving. The gas station is right down there too. We are able to walk to the stores all the times. Nearby schools are great (from Preschool up to Middle School as far as I know), my two toddlers' school are 5 minutes down the street. This is the first time I live in an apartment setting and I do enjoy all the perks. The pool/jacuzzi that we are able to enjoy over the summer and the gym so we can do a quick workout, nothing fancy but practical and nice to have. And of course, for my first experience with apartment, the fast response from Maintenance whenever we needs some help definitely taking the stress off the need to find a Handyman on our own.

Based on her glowing endorsement and that understanding, we hired her sister's construction company--only to feel misled from the start. The renovation quickly spiraled into a disaster, with the paint job exposing the company's deceit from the outset. Rachael's sister personally assured us they'd use premium, high-quality paints, proudly presenting several small cans of top-tier paint and meticulously applying color samples to our walls, saying, "This is the paint we'll use." Early on, everything looked and seemed great--we had no clue, initially, of the trouble brewing beneath the surface. Wisely, we kept those cans, a decision that paid off when we later used their printed store labels to pull purchase records tied to our home's address and project name from the store where the cans were purchased. Those records revealed a damning truth the company tried to bury: they omitted them entirely from their CSLB arbitration submissions, likely because they shredded their flimsy defense. Their defense was that they never specified what type of paint would be used--shameful. They also claimed to have applied 115 gallons of low-quality exterior paint, an absurd amount that could coat two homes our size, yet our 2,900sf home ended up with just a single pitiful, thin layer that started peeling and fading within months. The receipts told the real story: of that supposed 115 gallons, 40 gallons were untinted base paint, which any contractor knows is returnable for a full refund, unlike custom-tinted paint. We knew she was the perfect person to sell this home again - she knows Pacific Beach, Birdrock and La Jolla better than anyone (in fact she lives herself just a few blocks from the house we sold!). Now having experienced Rachael as a buyer, and as a seller, there is no-one we would recommend more highly. Our selling journey began with Rachael valuing our home, providing a full directory of similar past and present listings for us to understand our home value, and then working out what steps we needed to take to fully maximize our home's selling price. This is where Rachael came into her own - she organized EVERYTHING. For example, we decided to repaint the interior of the house. Rachael organized 3 independent quotes for the work, hired the one we selected, arranged everything to do with the work...we didn't do a thing. (We actually separately got a quote ourselves just to double check and it came in at 25% above the price Rachael got for us... she has great contacts!). Same story for handyman, cleaning, window cleaning.... We had issues with our staging - our original staging company didn't do as high quality a job as we wanted. Rachael not only found and organized a new staging company, but paid for the second stager our of her own commission as the original company had been one of her recommendations.
