The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

They always answer the phones immediately when you call, and they take their time with you. If someone was in my parking spot, they would have them towed immediately for me. One of my light bulbs went out, and they came and replaced ALL of my lights, and even gave me extra bulbs. They even email you after you get maintenance done to make sure you are happy with the results. They all truly go over and beyond. I could go on and on.     I waited to publicize this review, but I can't wait any longer…read more I have been in one of their properties for the last 6 weeks now and I am disappointed in the team. When we moved in, the unit was left unlocked and anyone off the street could enter the home. That was the first red flag. As we moved our stuff into the home, the AC was completely unusable and the temperature inside exceeded 85°. Now they did address this and fix this quickly, but we still moved into a home that was not ready. For the first 2 weeks living here, we had to deal with leftover trash and debris that was never cleaned up entirely, I had to fight the maintenance team to send someone out to collect full trash can, full bags of trash, and assorted contractor material. There is still trash and debris on the property that was never picked up, even after someone came out. After our gas was set up, we discovered that the washing machine and dryer were both broken and unable to be used. It took weeks for a new unit to be delivered and there was little to no communication from the property management team. Within that time, the basement flooded and we had to move our stuff we had stored down there. This issue was addressed within a 2 day period. Now we are dealing with a broken oven that I communicated 3+ weeks ago was broken and could not be used. I have not gotten any updates from the management team, even after having a tech come over and work on the unit. It has now been over a week since that visit and I don't know if they are repairing or replacing my unit. I have sent multiple messages asking for an update, and only the appliance company has provided any update. From Day 1 this property was not move in ready, even though it had been vacant for months leading up to us moving in. I would strongly recommend if you are looking to rent from RPM, please find a unit that is already in working order and tread carefully. I feel like when a property is being listed for rentals, it should be move in ready and not be a dumpster fire for the new tenants to put out. RPM did not do their diligence when listing this property and dumped all the broken appliances and issues onto my wife and I. To RPM, please do better with your management of these properties. Yes the home is old and is going to have quirks to it, but I shouldn't have to beg and plead with your team to get work done and completed. Things can and will break, that's just the nature of property management, but when everything I have listed is broken at Day 1, that is disappointing and doesn't paint you or your company in good light.

The rugs were disgusting when I moved in, it look like they didn't touch the floors at all due to the animal hair and brown marks as if the last tenant maybe had a dog or cat. Long story short they didn't touch those floors before I moved in. I would not move in here. They don't fix anything. They keep your deposit charging 500 dollars for a cleaning fee another 200 for carpet and 200 dollars for paint. That is utter ridiculousness!! what paint charge 200 dollars a can of paint is how much??? We had chipped walls in the bathroom, the toilet had the most horrible rust ring around the toilet. tenants got their mail stolen. Our garage door would just open up in the middle of the night due to an electrical error. each year the rent would raise 100 dollars. The heat was controlled by the weather it would not come on unless it was below 60 degrees outside. it was so cold And the heat would not come on.. it was miserable. Cheap blinds that broke just from touching them. i will never stay in another one of thier apartments ever again! I had a horrible experience Rent was literally 1400, when I fell short never worked with me. Management threatened to go to the magistrate every chance they got, I couldn't keep up because of the yearly increase. I beg of you please go somewhere else. it's not worth it. The best part about the apartment was the location but it was supper noisy due to the nursing home next door.

Upgrades were made to almost everything when we moved in including new laminate hardwood floors, new kitchen appliances, and new vinyl flooring to kitchen and bathroom. They even replaced a functional toilet for us because it was getting very old. Last year they even updated the flooring and paint to the hallways. They also installed a lock on the front door for extra security, although we didn't find this necessary because we never had any problems with people stealing our packages. Repairs were done in an extremely quick fashion. I'd use their online portal to send a request and the apartment would be serviced 9am next day. The rental agents are professional. Most of my contact was done on the online portal. With the 21 and over policy, our neighbors were quiet and respectful young professionals and we never had any problems with them. I recommended these apartments to friends and they are happy tenants. When we moved out, we were charged cleaning fees which we did not expect. On the flip side, you apartment will definitely be clean when you move in.

The natural sunlight is gorgeous and we never have to keep lights on. We can also open the windows on cooler days to save electricity. The central A/C and other appliances are very energy efficient as well. Many units don't have a ton of natural light, so your electric bills might be a tad higher since you'll need to keep lights on at all times, though I suppose there won't be as much heat/cold coming through during times of extreme temperature and you won't need to use central A/C as much. It's a give and take. I prefer having natural light. You have to pay for water, but they use a 5/8 inch meter so it won't ever be over $40.00/month unless you use more than you should be using. Also, the management is friendly, they pick up your packages, maintenance is quick and the gym is solid in a pinch. Plus, there is tons of courtyard space and the tenants are very social. As for parking, I don't see the need to rent a spot unless you really care about convenience. Given that the rent isn't cheap (around $1200-1600 for a single), plus a $50/month pet fee if applicable, parking is an area one can save cash. The apartment is not located in a permitted neighborhood, so you can park for free a block away just across Carson. The spaces are pretty plentiful. Otherwise, the spots for rent are pretty expensive. As for the units, they are made well and the specs are decent (composite granite, nice laminate wood grain cabinets, plenty of closet space, nice showers). The apartments are certainly attractive. Some units have original hardwood, others have a laminate. If you work downtown, it's a no brainer as well. Such a simple commute. Plus you have the entire south side at your fingertips. On a nice day, it only takes 15min to walk to LA Fitness. I recommend it to any young professional looking for a nice place to live until they are ready to purchase a home. They are certainly catering to that crowd.

They make false claims to keep your security deposit. If you don't like being ripped off, steer clear. A very close friend rented from them for over two years. There were two maintenance issues that I'm personally aware of. One left the tenant without use of the kitchen sink for a week after management was able to be reached. It took several days for the tenant to be able to notify them of the problem. The second issue was a collapsed retaining wall that spilled out into the driveway rendering the garage inaccessible. This was never repaired prior to move out. The tenant did a walkthrough of the unit prior to turning over the keys with an Arbors representative who claimed everything looked great. The tenant received notice from Arbors that the water/sewer bill was more than 3 times any prior bill during the tenancy. (Exceeding $300. Tenants don't receive a bill. Arbors does.) The tenant was in the process of moving and not even living in the unit at the time of this supposed ridiculous consumption. The charges were deducted from the deposit paid at move-in. In addition, the tenant was charged $125 for cleaning the kitchen and the bathroom. I personally cleaned both rooms so I know this was absolutely not necessary. I'm very picky about cleanliness! Both rooms were cleaned and sanitized thoroughly. I should have taken photos. This sort of theft enrages me. Sadly the tenant has no way to prove the lack of water consumption. If I had taken photos it may have helped as far as the cleaning fee. The tenant even steam cleaned the rugs. Supposedly it's in the lease that this is a requirement. I've never heard of such a thing. Hopefully this information will caution others and prevent them from having the same experience.
