PSA on ABMay home warranty: I've paid them for 10+ years and they used to be great. Since their recent corporate change, they keep quietly adding coverage exclusions customers were never told about. Latest: I needed a simple faucet replacement; something they've always covered. This time they had their plumber test for hard water and denied the claim when they found it. Pretty much every house in my area has hard water, so it's a built-in excuse to say no. This isn't the 1st time something like this happened with them, it was just my breaking point. It's clear the new strategy is to collect the monthly fee while finding ways to avoid actually providing service. Buyer beware. read more

We have annual service plan. Twice we've scheduled routine maintenance. Twice they've cancelled late in date after we've waited in their window of between 9:00am to 5:00pm. I have been a Gold tier customer for many many years. Lately the appointments I have arranged have been delayed or pushed back to another day. While the actual,work has been done well, the delays cause us a lot of inconvenience. When we plan on being home during the scheduled appointment time, we have to rearrange things to accommodate AB May rather than them complying with the time THEY actually set. This is not the type of customer service I believe we are paying for. read more

Bait and Switch and Complete Lack of Transparency I contacted AB May for a main sewer line rooter service that they openly advertise as $79 for up to 100 feet, a service I have used with them before. When my tenant reported sewage backing up into the basement around 2:00 pm. I called AB May immediately. I was told they could not come until the next day and that someone needed to be available between 8:00 AM and 5:00 PM. I coordinated this with the tenant, who stayed home all day. I even offered to compensate them for their time. When the technician finally arrived around noon the following day, he stated that yes, the main line needed to be rootered for $79.00 but that AB May now has a "new policy" for rental properties requiring a mandatory sewer camera inspection for an additional $150.00 before they would perform the advertised service. This $150 Charge was never disclosed when I scheduled the service. I was never told it was mandatory, nor was it mentioned anywhere on their website or advertising If this had been disclosed upfront, I would have called another plumber immediately. I spoke with dispatch and a manger, both of whom acknowledged the policy but offered no resolution, despite the failure to disclose the charge in advance. By that point, the technician had already left. As a result, the tenant went over 24 hours without being able to flush toilets, with sewage in the basement, and I was forced to hire another plumbing company on an emergency basis at a higher cost. If AB May wants to charge $229 instead of $79, that is their choice- but it must be clearly disclosed upfront. Advertising one price and refusing service unless an undisclosed add-on fee is paid in unacceptable. This experience was extremely disappointing from what is supposed to be a reputable company. transparency matters- especially in emergency situations involving health and sanitation. read more

I had a Gold level plan for years, went down to Silver. In the past, they were okay but only with certain techs. Other techs I had problems with them outright lying to try to get me to install a new HVAC. The old one I have works better than any of the new ones. Once the company sold and went corporate, everything has gone downhill. I am going to cancel. The only honest HVAC techs have been promoted to supervisor so you can't get them to come out. When I first signed up with AB May about 5 years ago, service was great and scheduling was fine. Over about the past year, I've been increasingly dissatisfied with the scheduling side of their process and the HVAC branch of their company in particular. The past 2 times I've needed to schedule--once for a repair, once for scheduled maintenance--they COMPLETELY WASTED my time. For the repair, I waited at home all day for two consecutive days, only to be told at 6:30pm they would not get to me that day. For maintenance I scheduled with them 6 weeks in advance and took off from work to accommodate, they told me at 11am they wouldn't be able to get to me that day and we had to reschedule for 3 weeks later. Their plan prices are exorbitant and simply NOT worth the money. I'm only holding on to my bronze plan for now since my 2 HVAC systems and water heater are under warranty with them, but the minute those warranties are up, I'm GONE! For those considering AB May because of their historical reputation: the good days are over, choose somewhere else for your home system needs! read more

I have an ABMay service plan and needed to have my garbage disposal worked on. The technician told me it needed to be replaced and that the cost would be $840. I was getting ready to go out of town and he was there so I agreed. Reviewing after the fact, but most the disposal and installation should have cost would have been $500. I have learned an expensive lesson and have cancelled my plan. I am writing so that others are not defrauded in the same way I was. read more

Scheduled routine maintenance on a tankless water heater they had installed. On the day scheduled, they stated it would be sometime in a 9 (nine) hour window. After about 6.5 hours of waiting with no update on when it might be, I said I would reschedule for another day. A few days later, was given another 9 (nine) hour window. After about 4 hours that day, they stated they had high volume of "emergencies" and could I reschedule. So after over 10 hours of waiting on two separate days, I am frustrated with their service. They do NOT delay or complain about collecting my monthly "maintenance plan" fee. Very disappointed in their "service"! read more

They sent a young man out to redo some plumbing in my kitchen. He did some shoddy work, I complained and sent sent a supervisor out who agreed it was lousy work. They then said they would send a plumber out to fix the problem. I requsted it not be the same man. They said it would have to be the same man, but he would be with his boss for, "retraining". They sent the same man by himself. He did ok the second time around. I told him to have his boss call me. No one called. I called them and requsted they call me. No call back. I have given up on waiting for a promised callback from "the supervisor" concerning the offensive and incompetent tech they sent to my home recently, but I do notice 2 absolute lies from AB May just on this page. 1. Glen and Shirley P. have not owned the business for years despite the paragraph above. Since they sold it has become a joke, look at all the 1 star reviews. 2. Open 24 hours. They have an answering service that takes your number so they can call you back next day. Have been on the Gold plan for over 10 years, but since the company changed hands it is horrible. In the last 2 months I've had: A plumber not want to wait till the job was fully complete, so he forged my signature on the ipad authorizing the payment after he stormed out. That is a felony. A plumber's apprentice decide to rummage around the house "looking for the water shut off" instead of asking, throwing doors open and leaving them that way. An appliance guy persist that I answer a data mining survey about a bunch of useless details not connected to the repair. When I told him I didnt want to do the survey he insisted saying "Then I get in trouble." Today, same appliance guy returns to complete the work, asking me for tools that he doesn't have, and finally had to ask him to get off his phone yammering away during the entire repair. I work from home and don't care to hear about what he watched on TV last night. UPDATE: I tried to use the washer 10 minutes after he left and it is still broken. I called and dispatch said they cannot come back out today. The people running this business are either inept or completely uncaring. Update 2: Same tech returned and I pointed out that the agitator in the washer was not spinning, and he literally answered that the bottom part was. I said what about the top part, he says "yup, that's broke." Then I had to ask him to fix it, and he was already angry at having to return to fix the agitator, which someone with 30 years experience maybe should have noticed. While fixing it I had to repeatedly hear aboout how he has 30 years of experience, as if that was supposed to somehow mean that the agitator wasn't broken. Then I had to hear about how his truck was broken into, and his tools stolen, and how he didn't have insurance because it is too expensive. Needless to say I wanted him gone. Finally he left, then for some reason sat in his truck staring at my house for 15 minutes. I had to call dispatch and ask them to instruct him to leave the property. Bad mannered, poor tempered and argumentative all around. AB May is not the company they once were. Avoid. read more

Absolutely amazing and quick service. They were able to squeeze us in at last second for what I would consider a plumbing emergency. They came to our rescue. And super affordable. I initially requested Roto Rooter to come but when the guy showed up he asked for nearly $500. But Pake from AB May walked in moments later willing to do it for less than $100. They really saved the day as we weren't able to flush or run any sinks since the day before! Which is hard when you need to run water to wash bottles for a baby! Highly recommend!! read more

We have had a Gold level warranty with AB May for 16 years. Historically, we have had great service and quality repairs. That has all changed in the last year. Recently, our AC stopped cooling. We called on Monday night to cash in on our 24-7 emergency service. They scheduled an appointment for THURSDAY. They then bumped that appointment to FRIDAY. So 96-hour emergency service? Hard pass. We ended up calling another local AC company who had someone out within - I kid you not - 15 minutes. Their technician quickly fixed our problem (mice ate the wiring!) and then showed us how filthy our unit was, despite the annual cleaning AB May was supposed to be performing with their yearly checkups. When we called AB May to ask to speak to a manager, we were either hung up on or our phone calls were not returned. When we asked to have someone out to clean our unit properly, they booked us in their first available spot - JULY 22 (it's April 16). None of this is an acceptable service model, and no concern or sense of loyalty has been shown for us, despite our long-term relationship with this company. I am angry and disappointed and do not recommend this company to anyone until this service model improves. read more

After being a gold home warranty holder for a few years I think it's time for a solid, honest, A.B. May review. The first thing you should know is that back in the day when A.B. May was started it was a family run business and had an impressive reputation here in the community. If you asked your friends who to call if you had any household issue, you can bet that AB May would be amongst the names of trustworthy companies out there to get the job done here in KC. I'm not sure when the ownership changed hands, but it's no longer owned locally and I've noticed some changes. Below I'll outline the good and the not so great. The good: * The employees: Over the course of the past eight years and two different homes, I've had countless AB May folks over to inspect heaters, plumbing, AC, and appliances. I can say with confidence that they all are in general kind and thoughtful people. They give good advice, and seem to do good work. * The work: It's hard to know for sure since I'm not a contractor, but it seems to me that when AB May comes out they do a stand up job. I haven't ever had anything break right after a fix, and I do find them to be trustworthy. The not so great: * I think my biggest grievance has been the cost. AB May has become EXPENSIVE over the past few years. I do think there is something to you get what you pay for, but I find their cost overall to be exorbitant. I know costs are going up, but I feel as if I get profiled for living in a nicer neighborhood, and if you don't lock in a price with them immediately they always try to charge you more. We recently went with another company to do our HVAC and it was more than half the cost of AB May's quote. * I think they instruct their employees to always, no matter what, try and replace or upsell you on something: Literally at every single system check it's the same thing "oh, you really need to replace xyz, want me to call a sales rep for you? If you book with me today you can save xxx but if you don't it could run you like 5k, but don't worry we can finance..." When I have someone out for a system check, I don't want to hear every single time that my house is going to break. I want to know if the HVAC is safe and operational. I don't want a hard sell on things. It honestly got to the point where I was really tired of hearing it this contributed to us cancelling our gold home insurance policy with them. * Their service plans don't offer much real value and they are hard to cancel: It used to be that with an annual plan through them you got a lot of benefit. Now, it seems even though I was paying them $70 per mo (I know, it's embarrassing!) they would still charge me for just about anything with very little to do discount. They'd be like oh, well we can absorb consultation fee if you get it fixed, and I'd be like well aren't I paying you money each month so I don't have to pay for you to come out? the value really went away for us quickly, and then there is the challenge of cancelling. There is no way to cancel on their website. So, you have to take time out of your day to call them to cancel. The woman on the phone was great (again they have pretty good employees), but it took me way too long to cancel and they managed to get even more money from me in the process. Overall: I think AB May is reliable and can be trusted but you will pay for it. I also think that all of their service plans are a racket and that if you have the time and energy to find a hyper local person you trust that can do the work you might end up saving tens of thousands of dollars over the lifetime of your home ownership. The last time they came out, they ended up breaking our new hot water heater and then had nobody to come out to fix their mess! I'm so incredibly irritated! Purchased a GE washer from NFM 2/24. Had problem not draining or spinning 6/25. Contacted GE & they referred me to SquareTrade since they was the extended warranty. They outsourced Universal Appliance Repair & tech came & told me SquareTrade sent wrong parts & when parts arrive (usually overnighted) they would return. Over 2 weeks passed, never heard from them again, spoke w/ owner, office admin 1x each & they kept setting up appts for about 2 mos. No one ever would call back or show up on several scheduled appts. So I contacted GE again frustration & GE scheduled appt w/ their tech. Out sourced again to Bodwell Appliance Repair, tech came & said he was there to fix my dishwasher & I ask him if he meant washer. He looked at washer & made a comment he didn't realize it was a front loader & he would have to reschedule b/c it was a 2 person job & longer repair time of 3 hrs. Tech came back following week put parts on took about 1 hr & said it was up and running. Went to wash a small light weight blanket on Saturday & it was not fixed, still not draining or spinning water out. I called AB May and they scheduled tech to come within 3 days & he fixed my washer within 30 minutes. Said he was not charging me service call or labor. 7 repairs in 2 years on new AC. They can't tell you when a part is expected in, managers never call you back, and when you ask about using a unit they have in their inventory for your replacement they say they are just considering getting inventory. The company used to be good but I guess the new management really doesn't care about the customer and proved it by eliminating the customer advocacy department. we setup a time to look at our dryer which was not working they kept informed on status saying all technician were busy and they would be late. we got a text from the technician saying he was on his way . he showed up checked the dryer and stated it was the control board and he would get an estimate. it was 560 and my wife asked if this was something we could do ourselves. he said yes then would not provide any other info (like the part number or model ) which we we knew he had. all he said was part not made anymore and do not get it from Amazon or eBay because they are not reliable. he would not say were he was getting part from or anything. I called A B May on 27 January 2025 about a slow draining kitchen sink. I was told they would be here on 28 January between 8 AM and Noon. They kept pushing back the appointment until at 4:15 I got a a text canceling and wanting to reschedule. They wanted to come 29 January and had a 5 hour window (12 - 5 PM) for me to sit around and wait for them. I do not feel this company values my time and they are not very good at scheduling. After the third time, I reached out to them telling them how dissatisfied I was and they stopped replying. I was able to go on YouTube for 5 minutes and figured out the problem. Listening is a recommended skill set that should be required and expected of all employees in a company. As a new homeowner, I purchased an AB May home warranty plan as part of our closing process. we selected AB May because of experience and stability in the marketplace. What we got was a far different outcome. We to schedule an emergency visit as we had no air condition unit would not even turn on. When I scheduled the emergency repair for the next day I also asked if they could look at providing a bid to replace our HVAC system and it's entirety. Everything seem to be off to a good start. The next day the technician was a no-show. When I called I was told that I was scheduled as a replacement HVAC system not an emergency call. In fact it would take two technicians to manage my request. From my perspective, I didn't care if it took one guy or 10 guys, the primary purpose of my call was to schedule an emergency service. I was then told the next available opportunity would be Monday. I would need to sit another 36 hours because they failed to do their job. This did not make sense to me as how would they handle a normal emergency. The day before it was less than a 24 hour response. After hanging up the phone and evaluating the situation, my wife and I decided that we had made a poor decision choosing AB May as our home warranty provider. If this is how they respond, how can we trust them to respond in the future. We elected to cancel our appointment and find another HVAC company. Trying to cancel this appointment now became quite amusing. I tried to do it my telephone, but was instructed to go online to cancel the appointment . When I got online I could not find any means to cancel an appointment. But I could a way to schedule a second appointment. Which was the avenue and made remarks requesting canceled both appointments. About 30 minutes later I received a text asking for clarification on which appointment I wanted to keep. When I responded, customer service representative offered me a $89 discount for my troubles. Why would I want an $89 discount for a canceled appointment which I would've had a $75 deductible for the repairs (assuming they covered it). I was calling to cancel service not to ask for a discount. I then let the gal know that AB May missed out on a larger opportunity. She then insist ed that I was overpaying elsewhere without even knowing what my bid included. At the end of all of this, I asked for a refund of my home warranty policy. If the front office feels this much like a circus, I can't imagine what the backside of the house looks like. What could have been a great opportunity for AB May was spoiled because the person at the front of the process did not listen to the primary purpose of the call. It could've been resolved as this process went on if somebody took some ownership, instead of pushing the ball down the hill. read more

If there was a way to give zero stars, we would do it. Two weeks ago, I called and set-up service to run a new water line for a new refrigerator. We have the silver plan, so I let the person know what was happening. We needed to bring the line up to code in our older home and get a new turn off valve. The scheduler said no problem, "We do that all the time." Fast forward to today. The technician comes and announces that he doesn't have the parts to run the line. He asks my husband, "Why do you even need a new refrigerator?" Then, he asks if there is a "box" behind the refrigerator. My husband reminds him that HE is the plumber and should know this information. The technician plops down at our kitchen table and proceeds to try to sell a reverse water osmosis system and soft water system for $4000 which seemed kind of ridiculous because we didn't even have the correct water line. He says that it will cost $910 to run the new line. My husband reminds him that we have the silver plan, and he stated that a new, up-to-code water line is an addition and not fixing an existing problem. Our thought was that it was indeed a PROBLEM because it wasn't up to code, and we wanted it fixed. Well, guess what? He left without touching any plumbing and without so much as a sorry. We had a refrigerator delivery scheduled for the next day and were left stunned by the lack of customer service decorum. When we called to complain, we were told all the right things: someone will call, we will escalate this complaint, we're talking to his supervisor etc. Needless to say, our relationship with AB May came to a quick and decisive ending. If you are looking for plumbing service, don't even think of AB May. They don't stick to the terms of their leveled plans, and offer little or no problem-solving assistance. Terrible customer service with no follow-through or resolution. Terrible technician and service. Just avoid the headache and go with a different company. read more

I requested for a toilet to be replaced and had the new there for them to install. When I called to schedule I was told it would be $89. However, when the tech arrived they said that the $89 was just the scheduling fee to review. Instead it would be $700 for a simple install. Even though I didn't have them install, was still charged the $89. I had used them before for furnace and while the installers did a good job, their sales team forgot to do key things they said they would so the install could get scheduled. I have been with A.B. May for over 25 years. They stand behind their work and always put the customer first. Recently, I had an issue with the Heating/AC system that was installed 3 years ago and regularly inspected/maintained by AB May. There was some some moisture damage in the house, as a result of a maintenance issue I did not discover until it was too late. A.B. May quickly came out and made some product recommendations on how to avoid this in the future and I quickly complied with those recommendations. Additionally, they took it upon themselves to make the wall repair. This is truly 'First Class Customer Service'. I would recommend them to everyone. Seek elsewhere! This company is complete disorganized garbage. I had a new water heater installed and it took 8 hours to complete and then another 2 hours to process payment as I wanted to finance (I'm a broke college student) and because he didn't have anything set up he had to download and do all of his training in my house. Mind you, this was 9:15pm at this point. It was another hour before my boyfriend asked him to leave and to resolve this later. Then I had to get it inspected and it was of course done incorrectly so there was still gas emitting from the valve. So they had to come back to get it to code. After my experience they wanted to send the same technician back. I said absolutely not but dispatch insisted. So I said if you must then please send his supervisor with him. Day of, I got no time frame, no notification the technician was on their way, they just showed up to my house and with no supervisor. If you have questions there is no phone number and if you need to reach your technician there is no phone number. I get AB May wants each tech to own their own business in a way but then hire more qualified technicians that have a business degree and now how to operate a business. This is insane. read more

I have been a gold warranty holder for years with AB May. The service standard has dropped to being poor. This summer I had to wait months to get an appointment for AC to my children's area of sleep and it was over 85 degrees upstairs. I thought it was a one time problem and tried to ignore as they normally are good. Their delay of maintenance caused other issues. There was no concern that their delay was causing problems and more issues to repair. I pay premium prices but get put on a lengthy waiting list of months. Today I texted, called and waited with a spraying leak inside and could not be given any idea about service times or protocol. Next week is what they wanted for me!! No clue when to expect help or if it will solve issues. Because of the delay this summer, other problems occurred due to the delay and I'm obviously concerned that the lack of attention will cause more damage in my house today. They take their draw every month but there is no longer customer preference or help if you own a warranty. So disappointing!! I've tried customer support and got a ten minute hold if that tells you anything. Could be that they are so busy that they don't care about customer satisfaction. They've added classical piano music to the hold time so they are investing in music not more technical support. read more

CAUTION - DO NOT ALLOW A.B. MAY TO PROVIDE ANY SERVICE OR EVEN A QUOTE/ ESTIMATE!! This is wordy but worth the read because this is their business model! We woke up one morning in a cold house and realized the furnace was not pumping hot air, so I called A.B. May. The "repair" guy came over and ended up charging me $140 to tell me my heat exchanger was broken and that to replace it would be $5800 and 4 months lead time or get a new furnace. Shortly after he left it started pumping hot air again. (Hot air continued to pump the next few days as we navigated companies and options, and still to this day.) A service advisor came over the next day and quoted me double what 3 other companies had quoted me for a new furnace. All other companies told me that if a heat exchanger goes out, there would be no way for hot air to blow. When asking the service advisor about this, he didn't have an answer and continued his pitch. As I became skeptical that there was a problem with the heat exchanger, I called in the Lennox certified dealer to diagnose the issue as the furnace and heat had been working perfectly outside of the Sunday morning. Upon this further diagnosis, it is determined that the heat exchanger is indeed not the problem. Furthermore, there is not an issue at all. I sat alongside the service tech while he performed every test that checked out to be a perfectly running furnace. The only thing that supports a healthier furnace was a cleaning of the flame sensor rod. I was very disappointed to hear that this was not even inspected or cleaned by A.B. May. How can this not be part of the inspection/ "service"? I find it unethical to charge someone money to come into their home, not attempt to resolve any issues, and just flat out lie in an attempt to sell the homeowner new equipment. I was never told by the A.B. May service tech that the carbon monoxide levels were at 0. The carbon monoxide was tested again and had a 0 level which I found to be a clear indication of a crack and hole-free heat exchanger. Doing research, a cracked heat exchanger will emit carbon monoxide. This service tech didn't even tell me anything about carbon monoxide levels because he knew that would blow his story of a cracked heat exchanger and he would miss out on his referral bonus or whatever compensation he received from selling a new system. Not only is this a big fat lie BUT EXTREMELY DANGEROUS to not be transparent to the customer, especially with small children. In speaking with other companies, some former employees of A.B. May, their service techs are instructed to do this exact thing. If there is an older unit, to diagnose it as needing to be replaced. All that was done was be told numerous lies, take advantage of someone with a cold house in winter with young kids, pitch them 10's of thousands of dollars for no reason, and absolutely destroy their reputation by someone who once looked to them to be an honest local company based on their catchy commercial jingle. In short, don't contact A.B. May. I wouldn't be surprised if other companies have a similar model when we're talking about equipment that the common person knows nothing about. Folks, this is a solid operation. And they do everything, which makes it super convenient to use them. HVAC, plumbing, appliance repair, they do it all. Their service techs are all friendly and knowledgeable, and their work is warranted for 30 days. Highly recommend a Bronze plan or better if you live in an older home.
