It was…read moreour first home, so there was plenty to be done (from changing kitchen cabinets, to complete remodel of the living room). Initially we had a consultation at the empty house to discuss the ideas my wife and I had for the each room, show her our favorite colors, what we planned on using each room, and immediately on the spot she came up with great suggestions already! We got a more elaborate design document with the proposed changes that she made, and everything was extremely helpful, from choosing decoration to the furniture quality and colors that would go well. All the process was very smooth and both Sanaz and her whole team were extremely responsive all the time, taking care of our requests with a lot of thought. Given that the house needed some renovations, she recommended a contractor that did the work perfectly (thanks, Ivan!) from Redesign Construction, and for final delivery of all furniture, everything was handled by 27 Diamonds with white glove delivery. I highly recommend Sanaz and her whole team to work on your house design. We love every single room! Thank you, Sanaz and team! :)

    I have hired 1st Stage for multiple properties over the years. In the past, they generally did…read moregreat work and I was impressed with their staging style, professionalism, availability, and pricing. That said, my most recent experience was disappointing. I had them stage a modern townhouse in Costa Mesa near the beach. Unfortunately, the staging style they chose did not match the aesthetic of the property at all. I am not a designer, so I typically trust their vision and let them take the lead. This time, I reached out to their team and simply asked if we could swap out a few items to make the space feel more modern or beachy. I was told I would need to pay a restocking fee. That response was frustrating. I had referred them many jobs and clients in the past, and while the fee itself was not a large amount, it felt unnecessary and left a bad impression. They did eventually waive the fee, which I appreciated, but the situation already felt mishandled. Fast forward a bit. The property did not sell, and I requested that it be de-staged. Their team came out a few days later and removed the furniture. A few months after that, they emailed both me and my client, who was the actual party to the staging contract, claiming there was a prorated balance due for a few extra days the furniture remained in the home. The amount was under $400. The contract was between my client and 1st Stage, not me, so I was confused as to why I was included. Shortly after, Mark Sutton emailed me directly asking if I could take care of the payment by the next day. I found that extremely unprofessional. Agents are the ones who bring them business, and asking me to personally pay an invoice that had nothing to do with me showed a real lack of business judgment. I expressed my disappointment with their customer service, and the only response I received was a payment link. If you are looking for a stager who truly feels like a partner and values long-term relationships, I would think twice before using this company. In my experience, once an issue arises, you are treated like just another number, and preserving relationships does not seem to be a priority.

    After spending months trying to resolve these issues privately, I believe future homeowners deserve…read moreto know about my experience with DWOC during and after they completed a major remodel of my home. Before hiring them, I had terminated my previous contractor due to serious performance issues. Sabrina was fully aware of the situation and assured me they could provide the oversight, documentation, and professionalism that had been missing. I also made it very clear that I would be traveling internationally during most of the project and needed a company that could manage the work while I was gone. I was available by email and phone throughout and responded whenever I was contacted. I was assured all this would not be a problem. The project became extremely stressful. There was a pattern of billing disputes, incomplete documentation, communication breakdowns, and work that required extensive follow-up long after the project was supposedly complete. 1) Change Orders - Numerous changes were presented after the work had already been performed rather than approved in advance. I should have been asked to approve additional costs before work is done, not discover them later on invoices. 2) Structural engineering documentation - DWOC was to provide written documentation from a licensed structural engineer regarding structural work that had been performed before they took over. I paid for exploratory work so the engineer could inspect the concealed framing and document his findings. Despite making it clear from the outset that this documentation was critical, they could not deliver the final engineering report that I repeatedly requested. 3) Post-completion issues, warranty, and payment disputes - Several significant issues did not become apparent until after the project had been declared complete and I was asked to make final payment. These included non-functioning electrical, HVAC, plumbing, and appliance-related items. When I requested warranty service, I was told these issues would not be addressed unless I paid the disputed balance. I was forced to hire outside licensed professionals to diagnose and correct the problems, resulting in additional out-of-pocket costs for work I had already paid for. 4) Quality of workmanship - I hired an independent construction consultant and later additional licensed professionals to evaluate portions of the work. Their findings identified numerous workmanship deficiencies that resulted in extensive punch lists and additional repairs after DWOC considered the project complete. For a company positioning itself as a premium design/build firm, I expected a much higher standard of workmanship and quality control. 5) Refusal to provide warranty documentation or proof of purchase for major materials and fixtures purchased on my behalf - I explained that this documentation was needed for future warranty claims, insurance claims, and replacement of failed products, but my requests were repeatedly denied. 6) Billing and payment practices that resulted in substantial stress, including a work stoppage while funds were in transit despite my ongoing communication regarding payment status. Payment was never refused, the funds simply had not yet become available due to the timing of the transfer. When these disputes arose, I spent countless hours reviewing invoices, contracts, emails, change orders, and engineering issues in an effort to understand what I was being billed for and why. I also incurred additional expenses hiring consultants, licensed trade professionals, and legal counsel simply to evaluate the work and protect my interests. This was never about refusing to pay for completed work. Despite months of trying to resolve these issues directly, we ultimately reached an impasse regarding disputed charges, missing documentation, warranty obligations, and incomplete corrective work. What concerned me most was not any single mistake. I understand construction projects are complicated and mistakes happen. It was the overall pattern of how my concerns were handled. I found that reasonable requests for clarification were often met with defensiveness rather than transparency. Since then, I have spoken with other former DWOC clients and learned that some of the issues I encountered were not unique to my project. This was disappointing because it suggests a pattern rather than an isolated misunderstanding. Nothing in this review is based on assumptions or emotions. Every concern described is supported by emails, invoices, photographs, independent professional opinions, or other documentation retained during the project. There are aspects of the finished remodel that I like very much, and there were DWOC employees involved who were helpful and professional. But if I had known in advance how much time, money, stress, and post-project effort would be required on my part to get answers and address problems, I would have made a different decision.
