After two months of owning the home, we've already needed to have work done on the foundation, plumbing, and HVAC, none of which was adequately covered in the inspection report, and all of which would have been visible to the naked eye if the inspector had the appropriate knowledge. Every contractor we spoke to acknowledged separately that inspectors are by no means qualified to find real problems. In their service agreement, J and J states that they "assume no liability for the cost of repair or replacement of unreported defects" and "do not perform... any job function requiring an occupational license." Now we know why.

The former…read moreowner painted latex paint over oil base without primer or paint prep and all the paint is pealing off the doors and trim. The pealing paint was exposed in several areas so should have been observed and noted in his report and was not. Also, we have 9 triple pain windows that are fogged and need to be replaced. The former owners kept the blinds down to obscure this issue. Its a lot of windows and will be very expensive to replace : ( The needed repairs may well cost $20,000 to $30,000 which is a lot plus the time to work with vendors to complete these needed repairs
