I came across a few with good reviews but Overland Escrow was the number one rated company at the time. After checking their webiste and learning of the company history and their insurance coverage, I called and spoke with Sullivan Garret. Sullivan answered all of my questions and gave me a summary of the company and that is was a family run business that enjoyed the work they did.. He was also the only one to explain the Franchise Tax Board withholding for rental property sales that two other agents failed to mention. He's very personable, easy to speak with and has a great radio voice. The company has a 2 story office building on the corner of Venice and Cardiff making it easily accessible for my parents. It's located near Old Town Culver City. It's local to the Palms, Beverlywood area. As soon as my parents signed the offer on the property, our Redfin Agent emailed Sullivan with all the necessary documents on Christmas Eve. From opening escrow, to signing documents and the wire transfers, everything went smoothly. Sullivan always took the time to answer any questions and explain all costs related to the escrow funds. I never had to leave a voicemail. He communicated via phone and email in a very timely fashion. I couln't have asked for a better escrow experience. There are so many property managing companies out there, so I basically had to email and call each…read moreone of them to see which suited me based on price, service, knowledge, etc. After going through about 8 different companies, I selected these guys cause one is a non-practicing lawyer and the other was an engineer or something. I believe both of them were named Chris, but I only talked to the non-practicing lawyer. He was very knowledgeable and made me feel comfortable talking to him. Very patient and pretty much gave me free advice. He even referred the lawyer I used to evict my last tenants out and that guy was great. Chris answered all my questions, followed through as needed, and got back to me in a timely manner. Gave me a checklist of what I needed to do and I signed on the dotted lines. But after some issues with my property, eviction fees and non rentals, I decided I needed the extra income that would have came from their fees and asked Chris if I could revisit this another time. He kindly said okay and said he understands and he's there for me in the future if I should need property managing services. So although I did not receive any of his services, I thought that because of their honesty and customer service, they definitely deserved my 5 stars and I had to kudos him here.

The worst property management ever. They would charge our property for late night email replies…read more($100 per response). The issues were by no means urgent. They would also sign vendor contracts on our behalf, leaving us on the hook for over $30k. The work was not only incomplete but should not have cost more than $10k. Thanks to Trilliant, we are now well versed in vendor contracts. Aside from these ridiculous contracts, Trilliant would hire their preferred vendors to do work for us but would almost always require multiple visits to complete the work. Much of this resulted in Trilliant paying these vendors for each visit without our consent. Shouldn't we withhold payment until the job is done? Not with Trilliant. Needless to say, we had to end our relationship with a major hit to our reserve. Oh! And they also forgot to pay our water bill for the past year. We're now in delinquent with the city for $20k. The hits just keep coming with Trilliant. Do not engage with them. Their CEO just left to start another company (Manhattan Pacific Management). Stay away at all cost. He's a walking Nigerian prince scam.
