While the rest of the staff has been exceptionally helpful and diligent, there is a marked discrepancy in the level of service and accountability provided by Ms. Carrigan. Our recent interactions have been characterized by a lack of professional oversight and a dismissive attitude toward tenant concerns. Michele Lynch is hands down the best agent I've had the pleasure of working with. From day one, she was patient, detailed and made sure I understood every part of the lease. After moving in, when a major plumbing issue hit (sewage backup through the showers and pipes!) she had plumbers over late at night to ensure my kids and I were taken care of. She's been on top of every. single. detail ever since. What could have been a nightmare has been completely manageable because of Michele. The list of awful behavior by this company is laughably long. I have had plumbing issues they did not want to fix, the flooring in my apartment was old when I moved in several years ago and my requests for a replacement have been unanswered, my roof leaked in the last downpour and they have yet to respond to my maintenance request a week later, did not address my requests to address my outdated and drafty windows, and so so so much more. They don't give a damn about you unless the problem is actively costing them money or you're late on your rent. I had an active application with the CA rent relief prog and even so they put a pay or quit notice on my door every month, causing immense amounts of stress and anxiety. Even now, I am moving out and I cannot get ahold of my property manager. I've been in my apartment managed by Trumark for three years. Unfortunately due to Covid and now the Writer's strike I'm unable to relocate. The management company is terrible. My first negative experience was with Michelle the agent. Pne of her selling points was that I wouldn't have to pay rent in December because it would be free as it was their promotion for getting me to sign the lease. December rolls around and Rosa Ho Garcia began harrassing me. Fortunately for me I had friends come with me to view the apartment who witnessed the agent for Trumark stating that month would be free. I was harrassed for not paying it until I had the new property manager who has now been fired fix it for me. Three days before Christmas my apartment was flooded with sewage The property manager after a text to him told me "I'm on a cruise, if you owned a house you would have to call a plumber." I then called the Vp of Trumark He came in acting like a hero. He said he was going to send in a cleaning crew and to invoice him for any damages. I thought, "cool!" It's been three years and I have not seen a check for my invoice. The "cleaning crew" showed up the following day after the sewage had sunk into the floorboards. The cleaning crew consisted of one man with one clorox bottle. I have two more years of negative and unpleasant moments with Trumark but don't have the time. Where to start with Trumark. Communication is always brutal. I love the unit but everything about their management style will drive you crazy. They dumped an unexpected utility charge on tenants (totaling nearly $900) just before the holidays after not keeping up with their charges throughout the course of the year. Additionally, their online portal stopped working on the final day of the month and they said we were responsible for still paying on time via dropping off a check last minute. They took no ownership for their error on both accounts and the woman who runs their accounting has been very condescending on phone calls about these issues - deflecting responsibility and not being considerate of reliable tenants. Finally, the maintenance repair time is laughable. I had leaking water through an AC unit in my bedroom that took nearly six months to get resolved. There is often little to no response and you wonder how it's so poor considering what we pay in rent. If you're on the fence about where to rent, steer clear of any Trumark Management Properties. read more

All they want is a rent beginning of the month. If you place a service request either by text, phone and through their portal. They are not responding at all, you have to follow up with them multiple times, they get mad at you when you follow up with them, "hey, I am paying f***ing rent. Even at same point, we opened a case with City of G******e with the city's inspector. The building manager does not respond to the city's inspector. They tried to bribe a yelp review with an In & Out gift card before even having a real experience to write a legitimate review. Our property manager was kind but avoided issues. I called the office line the receptionist stated Haylee was out of the office. I have been renting with them for 3 years, however for sure the most unprofessional company I have ever rented from. Absolutely love my apartment but every time I have to call and talk to them I cringe. UNPROFESSIONAL, RUDE, and LACK OF COMMUNICATION. My experience working with Jason Trueblood to get a lease has been nothing but unprofessional shitty encounter. In this process, I have been trying to get ahold of him, but what I always got was minimal response, There was lack of communication. (Ex. Was told that he would get back to me, but it was always late) We wanted to get a retail space ASAP, but Jason decided to take his sweet time traveling, doing whatever the sht he felt like. More importantly, I never got any heads up. In the end, we got turned down because apparently I called him too much and "will not be a good fit as a future tenant". Very concerned. I hope to have better news soon and can update my rating then. Update 11-2-23: Run! My opinion and personal recommendation is to be very careful working with Trumark and if possible to avoid it. As a tenant you can expect constant harassment, surveillance/stalking, illegal entry, and negligence. Repairs will be ignored. If you report them to the city, as the property manager told me I had to in order to get them to comply, you will experience retaliation. As a property owner, you can expect them to take your money and do nothing for your tenants, resulting in fines and legal liabilities. They have a number of cases in litigation due to fraud. I have lost many hours of work/wages, had many sleepless nights and pray I don't lose my baby. In my opinion I would recommend avoiding these unethical people at all costs. I've been debating for some time wether to write this review but decided to do it now in order to protect other tenants. I was charmed into given them 5 stars when I first moved in in 2017 but removed the review when I moved out in Sept 2020 in light of my move out experience. I wasn't given any In&Out gift card back then. I did it to be kind and helpful. First I'd like to say that I agree with every single negative review on here because I experienced it to some degree: lack of communication, reliability, professionals, etc., but I would like to add to the repertoire of disgusting attributes: dishonest crooks. I was a tenant at one of their apartment buildings for about 3 years and paid the rent on time every single month. I was naive to think that they would take that into consideration when I moved out. I was shocked when I received a check for only $25 from $1795 deposit especially after I left the apartment intact. I didn't want to drop any names in this review but you have to watch out for backstabbing Randy S. He had charged me for a new set of shower doors that were not even installed after I moved out. (When I first moved in the shower doors kept falling on us and I removed them and notified Randy via email and he never got around to installing a new set or picking up the old ones. I just installed a shower curtain). So this charge was either a made up charge or they bought them to install at another bathroom. He also charged me to replace the outdated kitchen countertops that were already there when I moved in(mind you they had no damage) and here is the best part, he charged me for a brand new stove when the one that was there was in perfect working condition. It just needed a good cleaning. I was shocked and infuriated. I mean did he think because I was a single mother/woman he could take advantage and try to swindle me? I decided to take legal action and have my lawyer write them a nice little letter demanding they return the whole deposit because what he was doing was illegal and not to mention dishonest. I was returned the whole amount of my deposit without any apology or communication about it(to be expected). My advice is don't move in to one of their properties, and if you do move in, protect yourself, document everything, and take pictures when you move in and out, and prepare yourself for high levels of stress, anxiety and frustration because that is exactly how you will feel when dealing with these people. read more

The reason you see so many positive reviews are because they bride you when you sign or renew your lease: if you leave a positive Yelp review before you leave the office, they give you an In 'N Out gift card (hence the 5-star review I left when we moved in, having had no real experience with the company yet and not knowing what was to come). In our 2.5 years of living in our apartment so far, Trumark has been incompetent and unpleasant to work with. I could write an essay on all the problems we've had with management, not to mention the careless workmanship in the building when things are "fixed." Raising our rent (again) in the middle of a pandemic is a pretty accurate depiction of the character of people who work here.
