This review is for the extremely unprofessional actions of Sasoon Mananian and his Property Supervisor, Chris Ayala, of Spectra Associates Inc. Sasoon and Chris weren't doing the job I was paying them to do. My tenants informed me of a broken dishwasher for which I coordinated and scheduled all the vendor appointments to diagnose the issue (plumber/appliance technician, and rodent exterminators). Turns out I needed to replace my dishwasher. Chris and I had discussed since June 2023 about getting a new dishwasher for my rental. He agreed to supervise the installation as long as I gave him a week's notice, which I did.
I found a new dishwasher online and targeted installation on Saturday, Aug 19. I informed Chris of this date in an attempt to expedite the job, citing my tenant's expressed impatience. Chris confirmed on the phone on 8/16/23 that he can be there to supervise the installation on 8/26/2023 because that date worked better for him than 8/19. So far so good.
I ordered a new dishwasher on 8/17/23 with a delivery date of 8/26 since Chris confirmed he could be there to supervise. I emailed Chris more than 3 times to confirm he'll be there. It is Thursday, 8/24 - two days before the delivery - and still no response from my Spectra. This was worrying. I called Spectra on 8/24 around 1:30pm PT and talked to Sasoon who said Chris conveniently stepped out to be onsite, and that he'd relay my message to him.
When I told Sasoon on the call that Chris was ignoring my emails, Sasoon defensively said I wasn't being "fair" to him, because Chris had called "many vendors" for my "one dishwasher issue". This is NOT true. Chris only called one appliance vendor who I've used before, and Best Buy, but only because I asked him to. I've had to twist their arms working with these guys to get something done. I had to push Chris for a previous gardening job which was reported at end of March/April 2023, but it didn't happen until May.
Sasoon had been CC'd on all communications. He could've responded to any of my emails, but didn't. This is a testament to how lazy Spectra is and wants to line their pockets but will make no effort to communicate with you and ignore your requests.
I called Chris again at 3:30pm and this time spoke to Seda, who said she'd text him. She said he went onsite to Beverly Hills. Chris finally called me back and said he couldn't be there on 8/26 because he "made plans to be out of town" for the weekend and "what are you going to do about it?". This, despite the fact he agreed to supervise on 8/26, and after I gave him a week's notice. He yelled loudly over me, making excuses for walking back on his word, saying he thought I wouldn't buy a dishwasher until Labor Day sales. However, I told AND wrote Chris several different times that I wanted to take care of this by end of August, not wait until September. He also complained on the phone that Beverly Hills was closer and that my property is "three times as far".
Well, too bad. You guys are the ones who agreed to be my PM, knowing full well my property location. Suck it up and do your damned jobs. That's what I'm paying you for. Avoidance, backing out of their word, not owning up, and yelling/intimidation is NO way to treat anyone.
I sent Spectra an email after Chris' call, reminding them again that he agreed to be at my rental on 8/26, and asked for confirmation that someone will show up to supervise. No response. At this point on 8/24/23, I was angry and ready to fire them.
The next day, Friday 8/25/23: still no response or call from Sasoon to make things right. Fed up, I called Sasoon, who, instead of apologizing for failure to respond, proceeded to use this as an opportunity to TALK OVER and SCREAM at me, berate me, and not listen to a word I had to say. His yelling/talking over me lasted a while until he finally paused. I was shocked that a business owner that 1) I'm paying, and 2) purported a 5-star review, would raise his voice, talk over me, and be so rude and abusive to a client.
Shortly after that call, Sasoon emailed me a "Notice of Termination of Management Services", which is ironic, because I was about to fire them for not living up to their promises. He proceeded to lie in the email, falsely accusing me of "yelling and aggressively berating [him] personally", which is bullshit. During the call, I paused to let him speak because him stopped me, which he took as a chance to yell, berate me, and talk over me for a very long time. His defensiveness is telling of his incompetence and patterns of not owning up to his mistakes. Do not believe him.
Be warned, walk away. Spectra's failure to fulfill obligations per the PMA, including supervising onsite and performing routine inspections, is a blatant breach of contract.
