Action Property Managment... truly a company that deserves negative stars. I have been living in a building miss-managed by them since August of 2014 - two of these years as a HOA board member and the list of incidents of incompetence, waste, neglect and mismanagement could fill a book. My first encounter with this (alleged) management company was soon after i first moved in when I first visited our trash room on a Monday morning and found large amount of residential garbage that had over-flowed from the 3 cubic yard dumpster under the building's trash chute. This was clearly a violation of the Los Angeles City Health and Safety code and also a magnet for rats and roaches. When I inquired about this situation with the building's janitor, he told me that there was often the situation on Monday mornings and had always been this way during his employment with the building. I reported this situation to Action and our property manager at the time - Kevin Russo - and was told it would be looked into. After four months of pressing Russo for a solution I was informed that an additional pickup on Saturday had been added to our regular Monday/Wednesday/Friday pickup schedule. After observing the situation for several months it was apparent that the Action Property Managment solution had not put a dent in the problem. When I reported this to Action I was told there was nothing else they could do about it. So, as a resident, I called our trash company to research the issue. I was told that our Mon/Wed/Fri trash pickups were at 6PM, and our new Saturday pickup was at 6AM, which meant that we were now paying to have our dumpster emptied on Sat morning when there was virtually nothing in them. The trash company told me that pickup times could not be change and there was no Sunday service available. So the Action Property management solution had no effect on the problem other than to increase our trash hauling cost. I suggested to Action we get a larger dumpster under the trash chute, get a third dumpster to handle the trash that was being dropped off by hand, and cancel the Sat pickup. This solution solved the problem and (I was told by an HOA board at the time) at a lower cost than the worthless solution that Action came up with. My next contact with Action was when I noticed that the lock on one of our security doors for entering the lower parking garage was not working when you swiped your access card. For months I kept reporting this to Action to no avail. Finally they had our maintenance company have a look at it (they could not fix it), then a lock smith was called (they said the lock was not repairable by them). Finally Action called the security company that was our regular contractor for this portion of our security system and I was told a repair man would be out in 6 weeks. I insisted that the repair person call me when on site so I could get a straight answer about the issue. When I met with him he told me the lock needed to be replaced and that he had already been out to our building to diagnose this issue on the same lock 6 months earlier, and had put this information in his report to Action. He also told me that the manufacturer of our security system had discontinued all replacement parts for the system (meaning circuit boards and controllers), that his company was getting out of the business of repairing these systems, and that he had no recommendations as to another company that could do the work. I kept bringing this information to the attention of Action and our never ending rotation of building managers (6 in the two years I was on the board) and yet when our security system failed 5 years later, an upgrade had yet to be installed and the building residents were unable to open any of the door in one of our stairways for over 4 months. read more

Action management has been managing condo community I purchased into. Their response times are terrible. The building is pretty much falling apart. They contract vendors and do not confirm the work is done properly, then have them come back again over and over when the issue is not fixed costing the community extensive amounts of money. They band aid issues and do not fix the main problem again causing vendors to come out multiple times when things break. The worst of it all is after reviewing our financials they are refusing to provide details on how the money is spent. We are paying 1900 a month for our telephone lines I called them and asked when was the last time they negotiated the contract with the phone company they stated a few months back. I contacted the phone company and had them quote me a price for the same service we receive and they came back with 305 a month. In short we have been overspending $19000 a year. This is one example of their negligence. However like I stated above the worst and most concerning action is their refusal to provide financial details on what's been spent and now are stating they will not post any financials until the board approves. This puts in question the integrity of the company and brings thoughts of possible mishandling of money. Now that the community is questioning the expenses they refuse to provide detail? The budget is also a mess with incorrect budget numbers for items that have cost either more or less within the last few years. Multiple members of the community have suggested contacting the bbb which would be our next step. After dissecting the spend and asking questions of the management company on top of representing multiple member of tue community and demanding things be fixed that have been broken. They stated that I was manipulating their time and not allowing them to do their job. Please note, at no time have I asked for information that is not related to the community but questioned expenses that look fishy (like the phone bill) asked them to address issues within the building that need to be fixed. This blatant attempt to prevent me from holding them accountable is another example where integrity comes into question. The community will be rallying to have them removed. Beware and stay away! I wish I could give zero stars. This place is ran by donkeys. Useless idiots that miss manage the money. The HOA fee is nearly $500 per month and this place looks like trash. Leaking roofs and slab leaks. These are just a few of resident submitted photos of the Villages in Yorba Linda. Many rumors of miss management of funds from the HOA tied to Action Property mgmt. This place looks like a dump. Overflowing trash cans. The units are rotting. Wood is rotting and full of termites that are coming into the homes. Rats too! The HOA drags their feet and does not handle these matters professionally or in an appropriate timeframe. Yet when an HOA board member needed repairs in her home for a slab leak she misappropriated HOA funds by putting herself in a hotel during the repairs yet residents that pay the HOA fees are required to remain in their home during the repairs. The fight you on every penny. The landscaping company has questionable ties to action property management. There are rumors that even though they charge a higher amount for their contract they are still contracted because of close relationships. This is not acceptable. The pool equipment is old, rotting and sun beaten. The clubhouse is disgusting and filthy dirty. The grounds look terrible. Dead grass. The community is unappealing and unattractive to look at. There is a ton of crime which action property management is not addressing. 20+ garage is broken into. Cars broken into. A car in a picture here was shot into. Not a safe area for anyone!!! Mailbox is broken into. Not to mention the train that is incredibly loud with no sound wall by the pool. Not that you even want to lay by the pool because it's so dirty and not kept up! The HOA fees are through the roof!!! Just up the street you have Viewpoint North in Anaheim hills. This is a beautiful community the charges nearly $200 less per month, And still includes water and trash. We are all exchanging info and getting information, working with an attorney to audit the financial records. There's too much suspicious activity and not enough support. Time for some reform. Do not buy here. Dumpsters full of trash. Rat problems. Filthy ghetto cars covered in dirt, parked for weeks. Homeless people sleeping in cars here. Go to viewpoint north. Much better community. Much safer. This one is full of A bunch of clowns on the board that don't know what they're doing. They can barely spell. read more

Episode Two (Continued from Episode One) This one star only applies to the GM of Marquee Park Place in Irvine - Eric Brunst. All the other members of the staff are capable, fair, and friendly. After reviewing all the evidence and hearing arguments from both parties, the judge ruled HOA bore full responsibility for the water leaking. We won the judgment and were awarded the maximum amount of $12,500. We lost over $80,000, which includes the property damage and attorney fees. To be reasonable, Eric Brunst should have settled this amount with us as HOA's negligence caused us to bear the entire financial burden, let alone the trouble and suffering we endured. But NO, Eric Brunst refused to compensate us further. Now there is another issue which is pending. Since the small claims court does not have the judicial power to order the defendant to do what they should have, the mold issue is still unresolved. Because Eric Brunst did not order the water mitigation, the insulation inside drywall of the common area would develop mold within 48 hours. Even if the mold dries up, the toxic mold spores still spread to the surrounding area. It will affect resident's health and damage our building. We had home kit lab testing and air quality testing. All the lab tests showed severe mold developed due to the water leaking and suggested the mold remediation is a must.The third testing company we hired on May 5th, 2025 not only found vast amount of mold but also confirmed the contaminated drywall in the trash room is the mold source. We naively thought that Eric Brunst would do the mold remediation after small claims court ruled HOA's full responsibility. So far nothing has been done yet. We pay high HOA dues and hired Action Life to manage our complex. Then Action Life hired Eric Brunst to manage our community. Action is everything this company is not....starting at the top with their President! She is a smooth talking, stonewalling, self-serving snake. She is a bigot towards minorities or anyone she perceives as possessing more knowledge than she possesses. They rape associations with obscene fees and charges, earn a sizable overhead on any employee stationed at an Association...and usually, the employee is dimwitted or simply crooked. So called on-site General Managers are selected from the bottom of the barrel....the reason is because portfolio managers or assistant managers are being sold to HOAs at a premium price, yet earning substandard wages. This company appeared overnight in the LA area....attained a single newly developed high-rise account (which they have since lost), and claimed expertise in high-rise management. Since they were one of the first management companies to penetrate this market, coupled with all the new high-rise and high density urban boom, Action cornered the market. However, as quickly as they get new accounts, they are loosing existing accounts who begin to see that a thread of incompetency spirals from top to bottom. If your HOA needs management, consider posting for a professional Community Association General Manager on CAI's web-sight; CAI "Community Association Institute" is a nationally recognized an respected HOA / Manager resource! Unfortunately, Action Life Management has consistently fallen short, but their latest failure is utterly inexcusable. Yesterday, we discovered a dangerous wasp infestation on our patio. This wasn't just an inconvenience; it was a serious threat to our lives, the lives of our neighbors' children, and our pets. We did what any responsible resident would do--we immediately called the emergency number provided by Action Life Management. Not once, but twice. Both times, we were reassured by the customer service representative that a vendor would be dispatched to handle the situation. We trusted them. And yet, as the hours ticked by, it became glaringly clear that those were empty promises. My HOA has had ACP for the 14 years I have lived in my home. There has been a high turnover in management, each worse than the previous. My next door neighbors are drug dealers, have harrased us to the point we've had to get a restraining order, they allow their homeless, drug addict friends to take over the complex, sleep in our common areas, bathe and do laundry in our jacuzzi's. Can you imagine what it's like to walk our your front door early in the morning and see a guy stripped down to his boxers picking dirt out of his toenails into your jacuzzi? I've personally witnessed them giving their key FOB to them so that they can use the bathrooms in the pool area and reported it, never got a response. In fact, I've emailed several times in the last week and to her manager and still no response. The responses I have received in the past from them is to basically tell me that these people are homeowners and have rights and the management company can't do anything about it, yet I have been written up for allowing 3" of a broom handle to be seen over my patio wall! Apparently their rights has homeowners are much more important than the rest of the owners in the complex. I know that I will never get anything out of them but I want everything documented in writing for when I do have to take action against them for doing nothing. read more

This business ONLY has negative reviews because YELP "filters' the reviews and only displays what they think the public will want to read. I know several people living in my homeowner's association who love the management company and have even posted positive reviews for our awesome manager! Oddly enough, these posts are mysteriously absent from this site. YELP gets paid when you click on a review so they do what's in their best interest. VERY misleading YELP! I have tried posting the following review several times... I decided that I would sit in on one of these Association meetings that the homeowners are invited to. I have had issues with our common area irrigation for months. I walk out of my back patio into a sinkhole every day. Something underground is really messed up... anyway, I stumbled into a Board meeting and discovered that there's a "homeowner's forum" where I could actually talk to the manager and the board members and get instant feedback. I brought up the irrigation issue along with some other concerns and today... no sink hole! It was also nice to meet the people making decisions about the association and deciding where and how my dues are spent. I will be attending all of the meetings from now on! it's nice to have a say in what's going on! Might even join the Board lol! read more

Contrary to other folks that complain that Action is In-Action I say that it is Wrong action. But still action. They try to fix unnecessary things and create a big drama that all is falling apart, they bring their people to bid and other people to bid but all are insiders getting kickbacks. So many things in the Condo building fall apart but they do not draw attention. Instead they create their own agenda to point out bogus problems to be fixed and the money is going up in smoke. Obviously they have a method to convince naive Boards toward a certain direction that benefits Action. The naive residents believe them and if any one is awake and sees what is happening they ignore and give all kinds of excuses. Action loves bringing big companies to stage to give lectures and tell us that our building is a disaster and it needs re-piping or trying to implement new security hi-tech systems that do not work properly and on the other side the pavements are falling apart or the roof has problems the hallways are filthy full of dog urine, and those are ignored. HORRIBKE! The worst by far. We live in THE VILLAGES IN YORBA LINDA. The HOA board members that run our community look like SHREK! They lie, take our outrageous HOA fees, and give nothing in return. The community is old, dead grass, not cared for, many overweight lazy gardeners that sit at the tables all day instead of working. The Condos are eyesores. Ugly. Old. Rotting. Major bug and rat problems. CRIME NONSTOP!!! They never help with crime. We pay for OC patrol but they never come through! They haven't offered any solution to reduce the mount of car break-ins and theft. Several of us are armed with handguns and automatic guns and we do rounds now at night since OC patrol isn't helpful and the only thing OC patrol does is hire some 19 year old that doesn't do anything. Car and garage break-ins weekly. Do not purchase a condo here!!!! Leave and get out!!! We will be going to the open house is taking place to let potential buyers know the reality of living here. It is not safe. Especially for families with children. There is no protection except for armed residents. The pool has remained closed and looks like a pool at a trailer park. I recently rented the Clubhouse through the Amerige Heights Community Association to host my daughter's birthday party, and the entire experience was wonderful from start to finish. Nina was incredibly helpful throughout the whole process. She was very patient, friendly, and took the time to walk me through all the details. She also explained how to best use the Clubhouse and introduced the many amenities available to residents. Through our conversations, I also learned more about how the team plans activities and works hard to create a welcoming and enjoyable environment for everyone in the community. It really made me appreciate what a great benefit the Clubhouse is for residents living here. The onsite team is very responsive and supportive, and it's reassuring to know that residents can receive help quickly whenever needed. Thanks again to Nina for all her help in preparing for my daughter's birthday party. She made the whole process smooth and very pleasant, and the party experience was truly wonderful. read more

I have had several property management companies and I must say they have a thankless job at times. Yes, sometimes follow up can be improved, however, what most people do not realize is that Management takes their direction from the Board of Directors of the HOA not the other way around, if you find obstacles and your manager says come to a meeting, most likely that is what they were told to say. For people who aren't happy, join the Board, they are volunteer positions and they do the job that nobody else wants to do, it isn't glamorous, but someone has to do it. I thought the same way most of these people thought until I got on a board, it is not fun to be constantly yelled at. Don't like rules, don't live in an HOA, simple as that. As far as parking rules, same thing, if people would stop using their garages for storage, parking would not be as much of an issue. Most people that complain seem to be the ones who are not following rules. Just remember the grass is NOT always greener on the other side. read more

Most people I know dislike homeowners associations - and, as a result, dislike their management company. Having served on several HOA Boards, I know that most homeowners don't even know the difference between the HOA and the management company. Often times, the HOA is made out to be evil because of how the CC&R's are written. Even more often, the management company is the bad guy for doing what they are supposed to do. I appreciate the position of the management company. That being said, I have had experience with several different companies in different associations. When it comes to infrastructure, systems, and professionalism, Action is the best I have seen yet. They have been incredibly flexible in finding ways to meet our unique needs - and they have given us great insight as to what other HOA's do in similar situations. HORRIBLE!!! This place needs to be investigated and closed down!!! Where is our money??? They gouge you with ridiculous HOA fees which are supposed to cover the repairs of the structure then refuse to complete the full repair! They also had a board member removed for being an alcoholic and this board member also had repairs done to her unit and was placed in a hotel, covered by OUR HOA fees and we can't even get our units fixed! This place is operating in ways that look illegal. We have a right to see where our money is going and we are going to expose that soon. This is not ok. These big lazy people running the HOA do nothing but fart around all day on the couch. As a home owner you pay for this company to manage your community. Action management is refusing to manage your community and has no idea what the CC&R's are requiring them to do. If you insist on them to do the job enforcing the CC&R's they have an attorney send you a Cease and Desist letter with threat of an restraining orders with fabricated & false statements. Do not have your HOA hire this company they are toxic. Edwards and Valery are really nasty and unprofessional employees of Action Management and don't respect your home owner ship and just look for any reason to push back avoiding the job they supposed to do. The problem with Action was not that there is no Action. On the opposite there is too much unnecessary frivolous action. They create problems that do not exist convincing HOA boards that the building is falling apart anywhere from roof to garage, plumbing, electricity, ...name it, it all is disaster so they bring companies that have connections with to bid and then the works start creating a havoc in the lifestyle, and cause suffering to the residents and naturally suffering to the finances - big time, dues go up, special assessments pour in , and so on.... I appreciate Action Property Management. I have had experience with Action for over 17 years and they have always been consistent in providing great service. It's fair to say that every year, Action is becoming more valuable to us. I have especially appreciated how the company has been flexible to make adjustments when needed and to always take a very professional approach. I understand that with 100,000 residents in Action-managed communities, there will always be some unhappy people. But I can say that in my expereince, the overwhelming majority of people I know have been very appreciative of Action's service. read more
