I am so glad that our HOA finally dumped this company. Avoid this company at all costs. They did virtually nothing for our HOA. Christian, our assigned property manager had difficulty with even the most basic requests such as ordering an adequate supply of dog poop bags for our fido stations. It took him months. After much back and forth with Tessa at Action Property Management, I am disappointed to say they have not acknowledged their portal has issues and refuse to own their part in my situation. Their portal states they offer " EStatements" which, as it has been explained, are not actually statements at all, but late notices that are supposed to be sent only after dues are over 30 days past due. The problem is the portal failed to send the "statements". While I can say, Tessa was responsive and I believe tried to be helpful, clearly Action Property Management had no intention of owning their part, or offering to make concessions for the expenses I suffered as a result of their error and faulty system. read more

They cause so many problems for the unit owners with poor accounting skills, awful customer service, and a general lack of responsible property management. Usually I don't like bashing companies or restaurants, but here I have to. Since action has taken over our HOA they have ruined the relat between board and unit owners.Stay far away!!! read more

If I could leave negative stars I would! Action property is absolutely terrible ever since I have moved into condo the only thing that has been happening is me being straight harassed! I was getting notices for things that were absolutely outrageous! The best was a notice that I need to clean up my patio because it doesn't look good but I would sweep my patio and ten mins later it would be covered because of the tree that was covering my patio! Then they cut both trees down that were by my house that gave my unit shade when I asked them why they never responded, trying to get anything out of action property is like pulling teeth! I don't understand how this company is still around and "functioning". They are the worst. I've unfortunately had to deal with this company for the past 10+ years now and I have never had a single good encounter. All they do is take my HOA fees and no nothing. I've held off on writing a review for several years but my last encounter with Action just had me fuming. Someone was parked in my parking spot so I called Action Property Management to get them towed. Their line was disconnected and wouldn't go through. I had to try calling them for over an hour until I was finally connected and was told that their phone system was updating earlier. They gave me the number of the tow company but when I called the tow company, they had no idea what I was talking about; Action didn't have any agreement or contract with them. I called Action back again and was told that it was actually a different tow company but when I called the second tow company, they told me that they didn't tow in my area either. What the heck? So then I had to call Action again and was finally told that they didn't have an agreement with any tow company for the time being. Well then what the heck am I supposed to do? Where am I supposed to park? And why aren't they doing their jobs? I basically spent the morning running around in the circles they sent me in. The next day, I wrote an email to my Action Property Management representative; it's been a week and I have yet to hear back from them. Chrissy, If your reading this, don't bother responding. As you can see from the countless reviews, everyone is unhappy with Action Property Management. Instead of using your time to respond to these reviews, I would suggest actually helping your clients as all of my emails to Action have gone either unanswered or routed to someone else that was supposed to "help me". read more

Update: Every time I try to communicate with the property manager contact, her attitude is highly antagonistic. There is *no* partnership or support. It's as though she's annoyed when I need their help (and pay an absurd amount for HOA fees each month). She literally writes veiled threats when I ask for help - "you're going to be fined" - it's like she only knows how to not be helpful or escalate. At this point it would be hilarious if this wasn't absolutely maddening. It turns out I'm not the only individual who has experienced this type of interaction with her. Honestly my interactions with this representative could have been 180 degrees the other direction, but that's not their (yes I'm including the company) modus operandi. It's absolutely horrifying. If any other property management company wants to use this as a conversation why a prospective association should not use this competitor, please by all means. To the social media person - if you actually read this, I've already reached out to the exec team multiple times with no response. They have my number. A really poor property management company When doing a refinance, every step had gone very smoothly except when it came to Action Property Management. They completely mishandled the paperwork and caused us to miss the target close date. Christian can not handle even the standard functions of scheduling meetings and communicating with the customer. Voice-mails and e-mails go unanswered for days and often he never responds. He flat out lied regarding in issue in an HOA meeting. Amazingly, the prior person in his position was even worse. Talking to supervisors did not help. read more

Extremely frustrated with Action. We have been renters in our community for 4 years and have to jump through hoops just to park in front of our unit. Our permit requires annual renewal which is simple enough. However, if you have a change in vehicle that doesn't even require a permit, since it would only be garaged, you have to go through the entire application process ALL OVER AGAIN, including a pointless garage inspection. But no where on the application or our lease agreement does it state that. If it did, we would have followed the proper protocol from the beginning. But it shouldn't be that big of a deal, right? WRONG. Sad thing is, you call and email the Community Manager and it takes over 24 hours for a basic response from someone who has no decision making power. When you first apply, not renew, you must complete the application, provide your lease agreement for the unit and the credentials showing that your car is registered to the unit and your DL. However, you also have to provide an HOA statement, water bill and utility bill. What do any of those have to do with parking? Also, if something isn't correct, they don't call or email you, they just send it all back via snail mail to the owner of the unit, not to us. So it delays the process even further. I understand that rules are in place for a reason. But when you try to call or email to explain what has happened or to get someone on the phone to get an extension, they just send you to voicemail or have their assistant respond instead. I now have to park a very nice and clean car on a public street where it's subject to damage and vandalism all because someone didn't want to pick up my phone call. Very upsetting.. read more

I'm beyond words, and simply don't know where to start. Our community had had a bad experience with a community manager at Action, the company assigned another manager for our community. Almost a year with the new manager, things aren't any better, even worse in some ways. The new manager doesn't respond to emails, and the only times she actually does respond is when a follow-up email is sent AND her supervisor is cc'ed. The ironic part is she encourages to email her and the team when community related issues arise and/or for suggestions for improvements at the board meetings. We've also had meetings postponed for the management company delaying reviews and agendas. We meet bimonthly, and I don't think it's too frequent to meet. The management company and the board have a plenty of time to communicate with each other, and process things in a timely manner. We also have a couple of things that are on-going as a community, and the progress is incredibly slow. I don't believe I'm being unreasonable for the HOA fees we're paying for the size of the community in the city of Anaheim. I won't even get into the legal fees the company abuses on using. They need to be more efficient and cost effective on things. To sum up, it's a terrible property management company, and I wish we can switch to a different company for the same fees. Better or worse, we won't know until we try another one, but I'm pretty sure 9 out of 10 property management companies will manage properties better than Action. read more

Work done on a neighbors deck caused a sprinkler pipe to break and rain in my kitchen. Association did nothing to help get it repaired. They hired but refused to help in anyway. Took 3 months to get my kitchen repaired. Roof link in January took 3 weeks to get a tarp, 3 weeks for roof repair. Garage ceiling removed and dried. But is has been over a month and I still do not have a ceiling. DO NOT LET YOUR ASSOCIATION CONTRACT WITH THEM. read more

I'm new to the whole "HOA" thing having only owned single family homes in area with no HOA fees. After retirement ( spend 31 years in public education) I sold my Single family home and purchased a Nice condo. I'm in a a newer building in a nice area- so of course that means HOA fees. After nine months spent paying into the HOA , our homeowners association was dissatisfied with the responsiveness and poor accounting procedures of that company and decided it was time for a change. The Association chose Actionlife. it took quite a while for all the balances to be transferred and the accounts updated which precipitated some stress. The personnel I interacted with , and especially Demerie , we're very courteous and professional. That level of customer service was beneficial to my overall wellness -as I tend to worry a lot about money. They eased my mind and true to form evntually my account was updated and I received an email thanking me for my patience and understanding. i am looking forward to future interactions with Actionlife and believe they are a quality company with excellent customer service. read more

The worst management company I have ever dealt with. I was recently in Escrow for a home under their management and needed some important questions answered before I continued with it. It took days to receive a single call back from the actual property manager, but it turns out she was sick, ok, I can understand that. After finally speaking to her I had a few extra questions and she told me to email them to her and she would get some documentation back to me. This was on a Monday. I promptly emailed her and waited. No answer so I called on Tuesday. Assistant said she was "checked in" but she didn't answer her phone so I left a message. I must have called back at least 3-5 times a day trying to get her. Everytime I was told she was "checked in" but never answered the phone. Left multiple messages, multiple emails, NOTHING. I had my agent as well as the seller's agent try and contact her. She promised a callback finally on Thursday to the seller's agent, then never called. We try again on Friday and are told that she is out until the following Wednesday. What kind of work ethic is this? Keep in mind that I was on strict deadlines but I never rushed her and was always polite. Never received any email nor phone call to even acknowledge my existence. Because of her my first time home purchase became a nightmare and I had to cancel it. How can I commit to dealing with such people for possibly 30+ years? Home buying is stressful for everyone and I understand that she would have other clients to work with, but to not reply at all is simply rude and frankly embarrassing to the company. tldr; Not a single callback or email reply for over a week from a manager that I will not name. Terrible to deal with and I hope they don't manage any of the homes I look to in the future. read more

I've been living my Fullerton property since 2003 and APM has been my property management since day 1. In my prior residence, I had to deal with a different HOA and Property Management company, and pretty much they are all the same. They are quick to jump on you if you are a day late in your HOA fees, or if you do something which violates an HOA rule, yet you really have to work your tail off to get a response from your "dedicated" HOA / PM account rep. Each time I make a complaint, I am told to bring it up at the meeting. I told the person I can't make meetings and was told to email my rep. I have, and have yet to see any difference when I voice my concern. According to Sabrina D (who seems to be an employee, since she has 14 check in) this may be a "thank less" job but you know what? Paying $400 a month on HOA fees is not peanuts. If homeowners have a complaint, we should be heard individually, not lumped as a problem to be dealt with an a future HOA meeting. This property management company is no better than any other HOA/ PM place, and trust me, most of them are wolves who pretend to be helpful. read more

We are homeowners in Irvine. We pay this manager every month to do a job. When serious water leaking through ceiling happened 11-12-2020, after many calls, emails, 1-12-2021 manager emailed responsible for drywall, 2-5-2021 after looking at the invoices manager accused of us doing her job wrong. So the people who work get blamed. 2-23-2021 we had free consultation with a lawyer(HOA expert), 2-25-2021$400 dollars for lawyer to review all documents and had a strategy session. According to rules and regulations, lawyer decides we are 100% correct. Her job is to take care of business, she did not do. She "had no knowledge and right to make a judgement, but she did." People who anwser phone calls are nice. The only thing she contributated to this case is she left enough emails evidence for us to sue her. Miserable experience!!!!! read more

Adding an update to my original review. Action is still doing a good job for us. Hopefully people can see competitors are making false reviews, and look at the history of these people slamming the company. It's obvious when the onslaught comes in groups of new users around the same time, and all 1 star reviews with no history. Clearly you can see I'm a real person. We have never had a single accounting issue, all the audits and forecasting have been good. We just got a new property manager after the covid scourge, and she is good and competent. Action handled the covid period as well as anyone could expect. There were a lot of zoom meetings and some missed quorum (homeowners fault), but our needs are always met. Keep rocking action and I hope some of these false reviews can be policed by Yelp. In addition to false reviews, there are multiple reviews from the same people, and the concept I explained before is true. 90% of real bad reviews are from disgruntled homeowners, especially when they have a lien and selling property. We closed the sale of a property we owned within a commercial association that is managed by Action Property. The escrow department of the property management company has been performing unprofessionally, disrespectfully, and incompetently on simple dues matters and providing requested responses. Per one of the employees, admittedly, the escrow department is like a black hole. Very frustrating and insulting. I just can't see how some people can be so unprofessional. read more

Warning to future Board Members!!! I do not recommend Action for any Association! If you choose Action as your management company, be aware of their evergreen clause in their contract. Our contract was signed 14 years ago by none of our current board members. There are no renewal dates written anywhere in the contract, but it refers to a date (first day of the month of the first escrow closed in our community???) that the board wasn't aware of. Now that we want to terminate our contract, Action is saying we were 6 days late in notifying them, and is forcing us to stay in this contract for another 14 months, unless we pay $17,988 which equals to 12 months of management fee. Does this seem fair? If a vendor performs poorly should an association have the right to change their vendor? read more

I'm very disappointed in the experience I've had with our property manager. Emails and calls go unanswered especially when it pertains to questions around when our community pool will reopen and when work orders will be completed. The vendor they used to do paint and wood repair to my patio only did the job halfway and now I have two different paint colors and it's very noticeable. The customer service reps who answer the phone are friendly and understanding but the follow up with the manager never happens. They did approve an architectural application request quickly but that's the only positive experience I've had since moving in. read more

Action Property Management is an unethical company. My story below: They have a third party www.vivoportal.com that collects their HOA fees. The website is constantly down. The website is glitchy and looks like it was built many years ago. Its unclear if your payment goes thru or not. I take the extra step of actually going to Action Property Management offices to submit my payment. They only accept checks. Uh, ok but who writes checks anymore? I go back to my bank to get a check. By the time I find someone that can accept my payment (which was not late when I started this process), I am not only charged a "late fee", I am also charged an "interest fee", a "vesting fee" and a "pre lien fee". wow. I get my statement a couple weeks later only to find I was DOUBLE CHARGED. I hope their culture changes. This was a terrible experience. They had multiple opportunities to fix this situation and did not. read more

I've worked on HOA Boards of Directors for more than 17 years and have never encountered property managers as unreliable as the three I've experienced with Action. None have been well versed in California law regarding HOAs and have been hesitant to provide any leadership in helping guide the BODs. When the association property needed remedial work they have been far too inexperienced in obtaining and evaluating bids, and when called upon for clarifications and specifics regarding planned work, they are ill informed of the preparations that have been made, and have provided no leadership in guiding procedures to benefit the residents, instead, favoring the contractors at the inconvenience and risk to the residents. A clear example is the failure to follow up providing fire hydrant markers after resurfacing the asphalt throughout the community. These reflective markers assist emergency responders during dark hours. The manager and the supervisors have been advised of the necessity to reinstall the markers but to date no action has been taken, moths after asphalt completion. That's just one example, but a significant one. read more

It has been 5 years since my mom passed away, and I am slowly going through her things. I am still horrified by how the property managers for Trilogy at Rio Vista treated me in the couple months after her death. As soon as I realized that I needed to pay the HOA fees I went into the Triology offices, who referred me to APM. They were insensitive and not willing to waive any late fees incurred 2 weeks after my mom's death. To say my mom's death was one of the worst traumas of my life is not an understatement, as anyone who has lost a parent they were close to can understand. The cold inflexibility that APM demonstrated is still unacceptable and leaves a bad taste, as I slowly work through her papers and thankfully shred the APM info. Last year our board put on a special assessment on all home owners, I did not want to pay whole amount at that time, so I choose month payments. I mad monthly payments and now n May ,2020 I paid off the balance. I had Action 3x by phone what my balance was. No response and went to paperwork and figured my balance, now I am receiving bills for the special assessment I had paid off. Frustrating and unhappy read more

This an awful property management company. If you're looking for a new property management company, I recommend looking elsewhere. There are plenty of better property management companies out there. I have no idea why the homeowner's association picked this company. This company does a poor job communicating with property owners. They cut corners on maintenance which causes in shoddy results. They neglect areas that could cause safety problems. Most importantly, this company doesn't behave ethically with their accounting. They still owe me a $365 refund for HOA dues from over a year ago. I lived in Seabridge Village for 33 years and sold my unit in mid-September of 2021. I had previously paid my HOA dues in full for the year 2021. I requested a refund for the last, three months of the year's dues. I was told to wait 30 days. I waited and contacted the HOA. I was then told to that the wait time was 45 days. I waited again and then contacted the HOA. I was THEN told to wait 60 days. After 60 days, I contacted them again and they mailed me a refund for just two months dues, not three. After inquiring as to why the month of December was eliminated from the refund, I was forced to deal with a terrible run-around. After numerous contacts with two employees from Action, I was ultimately told that my last month's dues, would not be included (a variety of explanations/reasons were given of which none made any sense). I provided a list of canceled checks to provide proof of my 12 payments, but again, I was denied what is owed me. My last contact was met with radio silence. I have NEVER written a poor review of anyone or anything, but this situation has frustrated me to the point of warning others of the type of service one may encounter if working with Action.
