I had to come on here and share my experience with some of the incredible team members at the Luma Building--they truly deserve recognition! As someone new to DTLA, I know the biggest concern is usually what you're stepping into once you leave your unit. I can honestly say that hasn't been an issue here at all. The team does an amazing job keeping everything clean and well-maintained. From the exterior of the building to the trash areas, curbs, elevators, and entryways--everything is cleaned daily. I never have to deal with unpleasant smells or trash lying around, which makes a huge difference in everyday living. One of my favorite parts is how well the team communicates about deliveries--it's super helpful and makes life a lot easier. I also want to give a special shoutout to Gerson, who starts early and keeps the building looking great, as well as Ruben, Adrian, and Will. They are all incredibly friendly, always greeting residents, making conversation, and bringing such positive energy to the building. What really stands out is how much they genuinely care. Ruben once messaged me to let me know my tire was low, and before I knew it, Gerson was offering to help put air in it. That level of attentiveness and kindness is rare. Overall, the staff here goes above and beyond. They take pride in the building and truly care about their residents--and it shows every single day. read more

Building materials were left by them in our parking space without any permission given nor even asked for resulting in us being unable to park. 3. This is a review of the Action Property Management manager assigned to our building, 655 S. Hope St. in downtown Los Angeles. Suvany Cowie is just great. She has not been with Action all that long, but she is one of the two best managers of the ten or so (interim and regular) that we have had assigned to us as Action's client. She has spun up more quickly than anyone else, and she is very effective on the job. We are downtown highrise (16 stories) with complex systems. She has cleared out a back log of dropped balls that her predecessor John Garcia was also working on very effectively. She lives in a condo and has served on her own association's board, and she knows the industry well. Combined with her general relentlessness when it comes to knocking down problems, she has been a truly outstanding partner for our HOA board. We are truly grateful to her. My general view Action is mixed, but let me not dilute this review of Suvany with too many extraneous details about her organization. They have subjected us to too much turnover with respect to managers in the years we have been with them, and rather unexpectedly notified us in July that they were dropping our building us as a client. John Garcia was appointed as our HOA manager a few months ago. I serve on the board and in the short time he has been with us, John has successfully renegotiated two contracts to our benefit and visited our building on numerous occasions, not only to meet with vendors but to better understand our issues. Our building has many problems and we needed someone with the skills to navigate them. John achieves results through commitment, tenacity, patience and a real sense of caring. He has come through for us several times during his off-duty hours and has always made himself available when I need his counsel or assistance. I've lived in downtown LA for quite a while and Luma in South Park is easily the best building I've lived in. It's not just the location, it's the people who run it. The management team is responsive, the front desk staff is incredibly friendly, the engineers clearly care about the units, and security is always on top of things and very pleasant and welcoming. I especially want to shout out Rueben at the front desk. He's always friendly, helpful, and welcoming and it adds to the overall experience of living here. I also really appreciate the building's communication. The email updates keep residents informed, maintenance is handled efficiently, and I've never had a package lost or misplaced. Would like to emphasize that drain water was leaking into my unit for a month because the community manager didn't have accurate contact information for the owner OR tenant in the unit above mine to provide to the plumber. That was just the first part that only required the plumber not other vendors that took a month. Total time to repair everything took almost 4 months that's the part that required coordinating and had a delay in approval from the community manager. The community manager, Donna, did not return a single phone call and never answered her phone and it takes her a week to respond to emails. Just a warning to HOAa not to use this company. They used to be good and responsive 5+ years but now they do not care and are terrible. read more
