    This building here is absolutely a vulnerable building to reside within. People are able to sneak…read morein and sneak out of the building without security or staff or cameras, detecting, break-ins, or vandalism.. HOA and management will take it upon themselves to file claims through your personal insurance policies to benefit themselves without ever asking permission from you the policyholder to do so. I have trusted them with my personal belongings within their "CAGE" which is considered a secure lock up storage area, where only management and staff has keys to. My belongings have been stolen by staff and management and nobody wants to take liability for it. All designer items and household goods as I was moving out. I have filed a theft and burglary report on their behalf. Staff will also take photos and update outsiders on my whereabouts . And have invaded my privacy. They will also listen at my door not knowing I have a camera.. This building is the most vulnerable unprofessional building you will ever encounter. Discriminative. Management have overlooked squatters coming into the building and squatting within the units times . Staff sexually assaults tenants/residences that come home vulnerable or slightly intoxicated. And have been let go fired in the past and currently for doing so..

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

    This management company is an absolute joke…read more As a tenant that lives in a building that is managed by this company, it is very clear that they are spread too thin across more buildings than they can handle, and have no ability or interest in having a functioning respectful relationship with any of their tenants. They almost never respond to any texts, emails or tickets in their web platform, and need to be called multiple times to get issues addressed. They repeatedly lie and are slow to get anything done, if at all. Over 80% of the original tenants that moved into our brand new building MOVED OUT after the first year specifically because of how badly this management company operates. If you are a building owner considering hiring this management company, I strongly recommend AGAINST it. You risk losing tenants by hiring them.

Unfortunately, the level of service they offer is not great. If all you want is someone to collect rent and interface with your tenants on your behalf, then perhaps they might work for you. But expect to do a lot of your own record keeping and follow up to make sure your property is actually being maintained. They don't respond quickly, which we found is also the case for the tenants as well and they would seek their own repairs (or not address all) out of frustration. We would send requests for information and needed to follow up many times before getting a response, which would usually be brief and sometimes not even answering all of the questions asked. They're disorganized. They didn't have move in checklists or records of how the units were so we couldn't hold tenants accountable for damage. They didn't even realize one tenant was overpaying their rent until I requested (barely intelligible) ledgers and tried to make sense of why our 1099 didn't match the totals from our monthly statements. We don't live near our property and never actually see it in person so we rely on the management company to periodically visit and inspect and let us know if repairs or maintenance is required, etc. They said they visited monthly but when we switched to a new management company we found that there was thousands of dollars in electric and plumbing repairs necessary that had been ignored for years. There was trash and debris on the property and one unit was an unsafe filthy mess. If they were truly visiting regularly, these things should have been identified and rectified promptly. Switching to another management company was like night and day. We saw how little this company actually did, and how much of a mess they really were. We found that the little bit of savings in the fee was not worth how much they lack in service.
