The grounds always look unkept and the waste management throws the bins around, breaking bins and placing them in front of our garage doors making it impossible to get out of our homes. Since January I have experienced new issue after issue. My slab leaked in January and they sent the most unprofessional team they could to fix it. Mixed matched paint was used to finish the job and it took them 3 weeks coming 1-2 hours at a a time to do the job and the finished work is an eye sore. After the recent rain we noticed that our garage's roof leaked and I have yet to hear about it being repaired, even after sending a few emails. I also have a rat problem which is alarming when you're a clean freak like I am. I have reached out to Shayne about the garage leak and the rats multiple times and she lets days or weeks pass before sending an email stating "she understands my problem" but never offering a resolution. There has got to be a better company to run our community. They have other folks on the HOA board that run illegal or at least illegitimate businesses out of their homes (ie: a dog day care) and they have 6-10 dogs in their homes at all times, barking...being walked off leash...leaving dog poop bags around, it's awful. This matter was also brought up to Shayne almost 2 months ago and nothing. If it's Shayne that's making our lives miserable, please help us out. I know after talking with other neighbors, I'm not the only one suffering here.

We received two different and conflicting letters regarding our HOA fees -- one stating there was 300$+ special assessment being imposed in order to "prevent" HOA increases, and then another letter received within the same day stating they increasing our monthly HOA from $532 to $638, without clear explanation or reconciliation between the two notices. This caused confusion and unnecessary stress, and no one has taken responsibility for clarifying the discrepancy or correcting this for the sake of homeowners. In addition, maintenance requests have gone unanswered or significantly delayed, and when we do manage to reach someone, the responses are often rude, dismissive, or unhelpful. Luis, one of the managers actually told me over the phone "you are talking in loops" when I asked him to clarify a very vague response he gave me when I asked him when and who will be addressing the water leak that was coming from the roof and affecting my tenants. Very rude and unprofessional. Susie, the other property manager has never once responded to my emails or voicemails that I have left her. Communication is extremely poor, and follow-through is lacking. My property manager that I use to manage my tenants have actually literally told me that "Tandem property management often ignore their emails even after several follow ups and that they have not seen a HOA management company that is this bad in a long time." I have asked Luis several times to email me the roofer's and vendors reports and he has never done so and has completely ignored my emails or will rephrase what maintenance was performed without actually sending me their official reports. This is an issue I have never encountered with past HOA management companies they've used in our building and I have lived there for 11 years. This is by far THE WORST company and it is insane how high they have raised the monthly HOA, yet they are slow and hesitant to provide the necessary repairs that THEY caused. For a company managing homeowners' associations and collecting substantial monthly fees, I expected transparency, professionalism, and basic responsiveness -- none of which have been consistently provided. Very disappointed. BEWARE.

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

I've heard so many horror stories about management companies, so I did as much research as possible and spoke with as many companies as possible. We ended up choosing Clearstone and have not been disappointed. They are very communicative and responsive to issues and questions. They do a great job keeping an eye on the property, checking in with tenants and and keeping us informed. My experience with clear stone property management has been a nightmare and they absolutely preyed on me and misrepresented the unit because I offered to pay the year upfront. My unit was never registered with USPS so I had major mail issues. I wasn't told by the owner until after I moved in about the frequent ant infestations. The AC repair man told me that the contractors of my unit were super cheap and didn't bother to put refrigerant in my unit, which is why my AC wasn't working for months. Any request that I pleaded for was ignored, despite the owners talking badly about clearstone. The unit basically became inhabitable to the point that I literally couldn't understand what was happening with my AC, and combined with the constant ant infestations, my cat stopped eating and developed documented health issues. The oven, electricity, everything in my unit is just completely messed up. Whatever contractors clearstone works with sucks! I begged to be let out of my lease because of how awful it is to live here and how severely the unit was mishandled and misrepresented, but nothing was done to even attempt to help me. I ended up talking to my parents and showing them the emails and messages and they were livid, so we retained representation to get out of the lease. Cheap owners and a predatory property management company. Moving here was a huge mistake :(
