The following review reflects my personal experience with Yale Management Services while living at one of the properties they manage. My experience with Yale Management Services has been one of repeated maintenance delays, poor communication, and ongoing struggles to have serious habitability issues addressed. I have been without functioning air conditioning for five months, including during the San Fernando Valley summer. During recent heat waves, temperatures inside my apartment reached 98°F. Concerned about my family's health, I hired independent environmental professionals at my own expense to inspect the HVAC system. Their inspections and laboratory testing identified significant mold growth inside the furnace and supply plenum, torn fiberglass insulation within the air stream, and possible asbestos-containing debris inside the airflow plenum. I now have three separate laboratory reports documenting mold contamination. Yale also provided me with a Word document summarizing their findings that conflicted with the laboratory report attached to the same communication. After reviewing the laboratory data, I believed the summary intentionall misrepresented the findings contained in the attached report in order to avoid repair. Despite multiple laboratory reports documenting mold contamination and written recommendations advising that the HVAC system should not be operated because it could circulate mold spores and fiberglass particles throughout the apartment, I was repeatedly told that I needed to operate the system before management would consider replacing or repairing it. At the time of writing this review, the HVAC system has still not been replaced, and my emails and phone calls regarding this issue have gone unanswered for more than three weeks during an extreme heat wave. This was not my only experience with delayed repairs. My apartment also experienced a partial ceiling collapse involving popcorn ceiling material that later tested positive for asbestos-containing material. Management initially attempted to have on-site maintenance personnel perform the repairs instead of using licensed asbestos professionals. Because I was concerned about the potential health risks, I contacted the South Coast Air Quality Management District (South Coast AQMD). The matter ultimately required intervention from both South Coast AQMD and the Los Angeles Housing Department (LAHD) before proper remediation was completed. What should have been a straightforward repair ultimately took approximately three months to resolve. Throughout my tenancy, I found it increasingly difficult to obtain timely responses regarding serious maintenance issues. In my experience, repairs that appeared likely to require significant expense often involved repeated delays, temporary solutions, or extensive follow-up before meaningful action was taken. After I began documenting habitability concerns and asserting my rights under California law, communication from management became increasingly limited, and at times my emails and phone calls went unanswered. The laundry facilities were also a recurring concern. During my tenancy, I repeatedly observed cockroaches in and around the washing machines. In my personal experience, interactions with on-site management were frequently unprofessional. I personally witnessed the property manager yelling at children who were outside playing, and I often found communications with management to be dismissive and confrontational. Overall, my experience with Yale Management Services has been extremely disappointing. Independent environmental testing, repeated maintenance requests, and intervention by both LAHD and South Coast AQMD were required before some serious issues were addressed, while others remain unresolved. I encourage anyone considering renting from a property managed by Yale Management Services to thoroughly research the specific property, read reviews from current and former residents, and understand their rights under California's habitability laws before signing a lease. Based on my personal experience, I cannot recommend renting from a property managed by Yale Management Services.
