What I really liked was how the owner, Charlie, talked with us afterwards about each aspect of the report and told us exactly what he would do to fix each issue. He listened patiently to our many questions so we never felt rushed. As a first time home buyer who has had negative experiences with home inspectors in the past, his explanations put me at ease. I would highly recommend Chicagoland Home Inspectors, especially if you are purchasing a home that is 100+ years old. Even more so if the home is for sale by owner. They provide the information that you need to hear before making such a substantial commitment. You may be disappointed but purchasing a 100 year old home without this type of thorough inspection is akin to closing your eyes and taking a leap of faith that the seller wants what's best for you and your family. For context, the home was built in the early 1900s, three-stories, brick, original hardwood floors. The seller presented the home as being fully renovated with a new roof, electric wiring, plumbing, HVAC retrofit, etc. Frank called days a head of the inspection to ask some questions and discuss what services were needed. He removed one of the services, and the extra cost, because it wasn't needed. Frank arrived early and was already scanning the roof (via drone) when I arrived. He was more than happy to answer any questions that I had and he made a point to show me areas of major concern in-person. When I pointed things out Frank was more than happy to take a look and answer my questions. On the follow-up call, Charles took the time to further explain the findings, provide input on priorities and talked us through estimating tools. He also provided a different perspective and opinions. Talking with both Frank and Charles was incredibly valuable. Charles was surprised that our realtor recommended Chicagoland Home Inspectors and was quick to tell us that's a great sign that our realtor has our best interests in mind. If your realtor tries to steer you clear of this firm, definitely inquire why. You have to live with the consequences, not your realtor. Some Inspection Findings: - Licensed contractors didn't perform work properly - Major systems (which are new) were functioning but had potential issues that could shorten lifespan/void warranties - Source of moisture intrusion hadn't been identified/repaired - Attempts to clean up mold - Potential safety hazards Other Details: Inspectors are only required to check one electric outlet per room, this firm checks all of the outlets. They found the one that was incorrectly wired and posed a safety risk. When they tested the water pressure they made sure to turn on multiple faucets not just one at a time, identified a pressure issue. One thing to note, make sure the seller or broker has everything prepared. Any water valves that are shutoff equate to a sink that cannot be inspected. All appliances and systems need to be fully operational to be inspected.

They come out in a pair of twos, one person will show you some items they inspected, while the other will inspect items making the whole process very fast. They brought a printer with them and printed out the inspection summary right in the home, super convenient. The crew I had was very polite and even answered some questions a week after the inspection about an issue I had. Overall a good experience. My only complaint would be that they seemed very rushed at times and they missed a few items I noticed and asked them to add. But as with any home purchase it's good if you are present so you can verify the inspectors are doing what you want them to do. The report was not as detailed as previous inspections in another state, but detailed enough on the problem areas.

Within one week of moving, we were able to find water damage in multiple areas of the roof, in the crawlspace, etc. Funny, given the fact the inspection took place after heavy rainfall the night prior. Major things missed during inspection roughly 20k worth of expenses. I'm not sure I would ever recommend them. Although they seem thorough, they missed a whole lot.

I recently purchased I recently purchased a home and this inspection company was recommended by my…read morerealtor. The inspection that they performed appeared superficial. They were there for about 3 or 4 hours and charged I believe $800. They missed many things in the home. Although they may have tested the oven to see if it works they did not notice that the handle to lock the oven during self cleaning was broken and that we would be unable to self clean the oven. There were many little things like that. However the major complaint was the roof inspection. We have a cedar shake roof, which I have never owned before. This is an excerpt from their report: Roof Age: 15 + years Visibility: Partial Limited by: Accessibility Roof Type: Gable Layers: 1 Viewed from: The Ground Roof Material: Wood Visible Shingle Condition Visible Shingle Condition: Satisfactory Cupped/curled: No Split: No Moss: No Sagging: No (Roofs may contain hidden defects that will not be seen today. If this is a concern, consult a professional. ) Due to the visual condition of the roof or the fact that it could not be fully viewed, I recommend it be professtionally evaluated prior to the closing. We were verbally told by the inspector that the roof was in "great condition"and had no problems. On the day of move-in, our homeowners insurance company Allstate inspected the house for our homeowners insurance coverage. The Allstate inspector reported "The roof of your dwelling or garage has moss build up." and threatened to cancel my homeowners policy if the moss was not removed within 30 days. It was clearly apparent from the inspector's photos that moss was present. Never having a cedar roof before, when the inspector told me the roof looked great, I assumed this was normal. After receiving many quotes in which ranged from $825 to more than $3000, we finally settled on a bid close to $2500 that did both moss removal and resealing. In this resolve the problem and Allstate was satisfied. Correspondence with the inspectors in an attempt to get some remediation failed. They fell back on their way out regarding their recommendation for a professional evaluation prior to closing and that the day they did the inspection it was raining and they felt that they could not make a proper evaluation. The problem with this latter excuse is that the Allstate inspection happened on a rainy day as well and if they could not make adequate evaluation why did they write no Moss in their report? I cannot recommend them for future home inspections.

(I only got the okay to set up an inspection on Saturday.) I'd expected only to be able to leave a message and not set up anything until they opened for regular business hours on Monday. Being able to do it over the weekend enabled the inspection to be done at the very beginning of the 5-day period specified in the contract with the seller. As for the report, you couldn't ask for it to be any more complete or any more promptly delivered. The report is long but presented in a way that makes it very easy to go through and understand. The email by which the report was sent had a short video link about tips for maximizing the benefits of the report. Even that had worthwhile info. As for the inspector, Paul LeBeau, what a knowledgeable, experienced, competent and conscientious guy. Over the years I've learned to do a fair number of fix-it things around the house (a little electrical, plumbing, carpentry, etc.), so I have some basis for saying what I did about him. I think I've raved long enough, but I meant everything I said.

You can hide behind the fact that the house was occupied 8 months later by the real owners as a…read morelazy way to excuse your poor service, but the first thing the technician said is "this water heater was never installed properly and here is the filter to show it". Your lazy employees simply ran a machine to confirm hot water was being made but never output by the machine. Your team checking to see if hot water was made inside of the machine but actually never checking a physical faucet is dumbfounding. You should take some responsibility. It's a good thing your company doesn't inspect cars otherwise every one of your employees would say "well we ran the engine and it looked hot" but none of the cars would actually function. And you can also hide the fact that you said, "well someone else should come and look at the roof because we aren't qualified" when it was visible on the cedar posts that it was cracking and you did not need to remove one single board on the deck to see that the flashing on the legs was done very incorrectly. Also forgot to address the fact that I had to pay an electrician to fix the three outlets in my garage because they were broken and have a clear RED light to indicate they don't work, but I am sure you will simply hide behind some lazy excuse. As long as you put in your worthless reports that someone else should actually check makes it alright. It must be so easy to run a cash business where you simply rob people of their money. I stand by the fact that your company performed an inept, lazy inspection and doesn't do anything outside of tell potential homeowners to hire an actual professional to do a real inspection. I couldn't think of a bigger waste of money in my life than this company.
