Under stress I began my apt. search very overwhelmed with the process. I met Trimaine Ely at my first viewing. He was on time. personable, and informed. I took the place and began the vetting. Trimaine was supportive and helpful to me each step of the way. He responded to calls,was available and provided the answers. The personnel at the company was a pleasure to work with, both the office and the maintenance crew. I had a key problem my first day and the locksmith was here by 11a.m. There was a Comcast snafu and Trimaine came to the rescue. This level of care and service exceeded my expectations. This is an excellent local company and I will put the word out to all my friends and neighbors. This is a hard market for renters. The competition is high. It is stressful to try to relocate. Given all the factors finding people to work with who actually provide first rate service is hard to come by.... not the MO of real estate management companies as a rule. So having a positive experience really counts. I hope the company continues to serve and provide its clients with this standard of service. After my mother moved out of state, we contacted several property management companies to assist us in renting out her home. Truthfully, I had already selected another company, but luckily, I contacted Advent before signing the papers. As soon as I spoke to Benjamin, he won my business. He was very knowledgeable about the rental market, and his management terms were very fair. The first tenant fell through, but Advent worked hard to quickly secure another tenant. Along the way, they stayed on top of maintenance issues and lease renewals. They also interceded in issues with the HOA. My account statements and rental deposits were always timely received. After 2 years of renting out the home (while the housing market recovered), we decided to sell my mother's home. Again, Benjamin won our business with his warm demeanor, knowledge of the real estate market and familiarity with the property. I won't bore you with the details, but Benjamin tackled a multitude of challenges that arose along the way. His patience and perseverance were instrumental in closing the deal. I really didn't relish the idea of a gahzillion repair people coming to my apartment to look at and fix multiple problems. But of course there is a but with a 5 star rating. Horizon must be a new maintenance manager because I have lived in this apartment for TEN YEARS and never had such prompt, thourough and professional service. I have never even written/wrote (?) a yelp review, until just now. So Anna showed up just as expected to fix my stove. Although it wasn't repairable she did everything in a methodical order, to look at, analyze and try a new igniter, but that wasn't the problem. What a women. My goodness. She's amazing. I trust her expertise completely. Raul and his team mate came by and completed re-tiling my bathroom floor, which had HUGE holes in it. They had to take the toilet out and he had estimated 3 hours. The were done and my bathroom was sparkling in half that time. Thanks so so much you guys. I didn't forget Jensen and his associate, they came by and fixed what PGE said couldn't be fixed. I mean really? YES they did. And they talked me through everything on operating my heater in the future. Horizon, I have to say...... WOW. You really know how to pick the best of the best. Just wanted to express my appreciation for Tatiana and the entire Advent mantenance team. I've been a tenant of theirs as well as a resident manager for going on two years now, and have had nothing but good things to say about them as a renter. They are responsive and timely to tenant requests for maintenance, a huge plus for property owners as well because they tend to nip problems in the bud before they expand into major issues. On the one occasion my property had a serious issue (the garage door wouldn't work) Advent had the repair crew out right away to make repairs, circumventing a whole bunch of issues that would have come up if the situation had dragged on for some time. Their management is also extremely communicative, friendly, and straightforward. Benjamin and Darryl are both great at what they do, and even when they have to reject a request, they do it with such care and understanding that I feel like my request was heard and considered instead of being rejected because it's easier to just say no (in regards to pets on my property). I'm happy to have Advent as my property management agency, and would recommend them to tenants and owners alike. read more

Last night, after some particularly devastating rains in the East Bay, I came home to find my apartment partially flooded. The unit, and building is managed by Advent Properties. I called the emergency line listed on the website and left a message. Within 10 minutes I received a call from Yolanda, the company's Property Care Director. I explained the issue, and was able to text photos of the incident. Despite fielding calls about roof leaks from multiple other tenants from various Bay Area units, Yolanda was able to promptly send out a plumber to inspect the issue. While all of my experiences with maintenance issues through Advent have been positive, this positive review was merited by the speed, efficiency, and attentive customer service I experience during an emergency situation. I would also like to take the time in this review to thank Trimaine for his patience and professionalism while showing me the property and getting me through the details of the lease. One month ago to the day, I relocated to the Bay Area from NYC and was totally overwhelmed by the rental housing market. I am a landlord and Advent is managing 10 units in Oakland for me. I interviewed and searched for a management company for over a year before finding Advent. When I first talked to Benjamin and Agusia they had a great attitude about caring for the tenants and at the same time balancing that with the needs of a landlord. I wanted to be very fair to tenants and yet run a tight ship for those that do not care and Advent is fully on board with that. I have found after 7 months of working with them to be quick, efficient, detailed and knowledgeable and keeping me well informed at all times. They have also taken very good care of my tenants which was a concern since I previously was managing all of these properties myself. Since being out here I've done the roommate thing, which was cool for awhile, but I missed having my own spot. It finally came time to move and find a place for ME. I went to the tour, where I met the best agent they have Trimaine and applied online right after the tour, because I really wanted the place. Things unfortunately didnt work for that place but Trimaine didnt give up on me and suggested another place to tour. I showed up and was blown away with this place. Much bigger, much nicer and cost almost the same as the place I thought I wanted. I told him "Yeah this is the one" as soon as i walked in the door and have been happy ever since move-in day. I just recently signed on with Advent to rent out and manage my condo while I am away on sabbatical. This is the first time I have used a property management (PM) company, and I have to say I am really pleased so far. I've heard many tales of woe from my friends and acquaintances about using PM companies, but my experience with Advent has been really positive thus far. Benjamin and Agusia are courteous, just really nice, and most importantly - VERY professional. They took a lot of time to explain the whole process of using a PM company and answer all my questions about the contract. Trimaine is a "get things done" kind of guy who managed the leasing process very well. I've also been really pleased with how prompt they are with returning phone calls and replying to emails - even for non-urgent questions. However, once Advent Propeties maintenance supervisor RYAN was informed of this catastrophic(for us) dilemma, 45 minute lines in the recent SWELTERING heat, he vowed to "roll up his sleeves" and remedy the situation as soon as he returned to work following October 21st's thrilling blockbuster fight card at the Historic 14th st Armory in San Francisco, headlined by local phenoms Karim 'Hard Hitta' Mayfield and Rachel Miller. This morning, following a congratulatory phone call to the victorious Mayfield, who put on a dazzling 6 round performance Saturday against a previously UNDEFEATED fighter(Dumas), I was surprised by the sounds of a neat,clean, PROFESSIONAL work force, complete with brand new mailboxes and THEIR OWN tools which is important because all of old janitors had to borrow hammers/screwdrivers from the tenants read more

I had put in a maintenance request with Advent Properties. I received a call the same day from one of their maintenance agents, James Ryan . James came to my home and replaced all the screens on my windows. He does beautiful screen work . He also repaired my sliding glass door and screen door . Before the repair, I could hardly get the door to open, but now it glides with such ease . He also cleaned the tracks . He did an amazing job . James was very friendly and respectful of my family and my doggie . He stopped and talked to everyone he passed in my home just making them feel comfortable that he was in the home. He has a great personality. He is a hard worker and goes over all the work he has done with you . He left everything clean and tidy . Advent Properties specifically Tyler P, was an amazing help and easy team to work with to find a remarkable beautiful property with views of the ocean and Bay Bridge for a wonderful price in a great location. Applying to apartments in the Bay Area is absolutely horrible but Trimaine made it really easy. I had technical issues with the online application and received a call not ten minutes after leaving him a message so that he could help me figure it out. Our application process was smooth, and because I'd had such a nice chat with Trimaine during the open house, he was able to explain to the building owners why I hadn't stayed at one address for very long the past few years. It did feel odd to me that we had to move over our PG&E and get renter's insurance prior to signing the lease, but everything went fine. I do also want to say to anyone made wary by some of the negative reviews on here that this website charges companies to move negative reviews down in the results and if those companies don't pay, allllll the one star reviews go to the top. read more

Trying to find a place to live in the Bay Area is an utter nightmare, much less even getting a phone call or email response from leasing agencies. My experience with Trimaine was so different! When I contacted him regarding the apartment I wanted to view, he called me back immediately, and was happy to explain all details about the place. Upon arriving to the viewing, I was greeted by Trimaine, who was gregarious and personable, rather than being "all business." This made my roommate and I feel like he actually cared about our need for a place to live, and wasn't just present to do his job. He even stayed late to show the place to my roommate, who was running behind because of public transportation! They went above and beyond fixing things like the doors, which needed to be sawed down for closing. Just checking everything, leaving everything in proper working order. After 2 hellish months of looking for a place to live in Oakland, I found an amazing home to rent thanks to our leasing agent Trimaine. I wish I would have went through Advent Properties a lot sooner instead of sending hundreds of craigslist emails and getting nowhere. Trimaine was easy to get ahold of and very quick to respond to all my emails and phone questions. The online application process was easy and quick, and now my roommates and I couldn't be happier. Even when strange things were malfunctioning in the house (stove issues and a defective smoke detector), Tommy and Trimaine were both quick to help and Tommy always came to my rescue very quickly, no matter what hour. Finding housing in the bay area really sucks, but Advent made it suck less. :) read more
