If I could give less than one star, I would. We hired AFS Foundation & Waterproofing Specialists to encapsulate our crawl space, trusting them with a very expensive project to create a safe and healthy home for our family. From the start, we were met with scare tactics--our sales rep told us the mold was so severe that if we didn't act within two weeks, it would spread into our living space. As a mom of two small children, that created intense pressure to move quickly. What followed was an incredibly disappointing experience. The crew showed up late, left early, and did not communicate well. When I asked about the mold, they downplayed the severity--completely contradicting the urgency we were sold on. After being told the job was complete, they showed me photos and assured me everything went well. Thankfully, my husband works in construction. He inspected the crawl space that evening and discovered the job was nowhere near finished. The mold had been disturbed--not properly treated--and the encapsulation wasn't sealed. In short, the job was sloppy, incomplete, and may have made our air quality worse. Despite weeks of follow-up, we've gotten nowhere. Today was supposed to be the day their "best crew" returned to fix things. No one showed. No call. No update. This company uses fear to close deals, charges a premium, and then fails to deliver on basic quality or accountability. I would strongly advise others to look elsewhere. read more

We have a dip in the kitchen floor that causes the door of our new refrigerator's doors to misalign. We specified that was our only issue. We had no cracks, etc. anywhere else in the house. Jake the salesman said no problem we fix things like that all the time. Well Jake lied. After the work was finished we had the exact same problem. I contacted him and he said that the foreman told him they needed to add an extra support to fix that problem and that they would do that for free and apologized. Weeks and weeks went by before anyone else contacted me and they came out only to tell me the new support probably wouldn't fix my issue but they would install it anyhow. So finally the third set of people came out and installed the new support and it did absolutely nothing. At least this person, Josh, was completely honest and said the only way to fix our problem was to disconnect the ducts from our AC unit, add another support, and then have the AC ducting rerouted around it. This is been going on for months and now no one is contacting me at all. If Jake shows up at your house send him away because he will say anything to close a sale and I have the texts to prove it. ​ **Update** Today is 8/20/25 and thank goodness AFS came out and fixed the issue we originally had worked on way back in May. Adam came out last week and assured me that there was indeed a way to fix our problem without removing the HVAC ducts. Today he came out with a crew and got the floor raised where it should be and with a slight adjustment my refrigerator doors line up perfectly. I appreciate their time getting it right. Except for the long bouts of no communication I think AFS probably tends to do it well and something just slipped through the cracks on this one. read more

Steve Nabi came to inspect my house. He said that crawlspace encapsulation with beam under living room was necessary. Also, I have sunken stairs and a patio that drains towards the house. He gave information about poly to level both, as well as the walkway. He said polyurethane is "like magic" and "you can just watch everything lift up!". I was told to sign the contract THAT DAY, or I'd be paying thousands more by losing a 15% "discount". I was pushed to sign right then, while Steve was sitting there, but ended up signing that evening after talking to trusted contacts who had experience with AFS. The next business day, I texted Steve that I'd forgotten to mention my home inspection found my staircase leans. He said he'd come see if more support was needed. He scheduled July 20 for the inspection. July 20, Steve never came. Never called. Nothing. The crew was scheduled and I needed to know if another beam was needed. I texted the next day, asking when he'd be over. He responded "Monday. Hopefully with crew foreman and we can diagnose then." Monday, the crew came. No Steve. Didn't call. Nothing. By then, I felt the contract was signed and he didn't care anymore. He'd gotten the "sale." Also, the crew came with NO WATER. It was 91°. I felt obligated to provide drinks constantly. Later, the internet suddenly crashed. I heard someone yell "Oops I think I messed something up!" He had SAT ON MY FIBER OPTIC CABLE, damaging my internet. I was told by Shawn "this happens more often than he'd like to admit" and AFS would reimburse for AT&T Service call. With this on my mind, Shawn invited me to inspect. Under the house, I saw that the area under the stairs I called Steve about, that he didn't inspect, appeared to have been built wrong. I was even more disappointed that Steve hadn't shown up. Shawn, before he left, told me that his supervisor would call the next day to discuss the work and the damage that was done. No supervisor ever called. Another lie from AFS. I called AT&T later. After an hour, they said the earliest they could come was FOUR days. They charged a $99 service call. I sent the invoice to the email given to me by Shawn on July 27, but still haven't heard back. That was 2 1/2 weeks ago. Thursday, the poly crew was scheduled. By 2 pm, I texted Shawn because I hadn't heard anything. He reached out to them. TWO AND A HALF HOURS LATER, they finally called. They said a tire blew out and they spent hours replacing it. I'd waited all day. 5:00 pm was the earliest I was told of an issue. The crew finally came and started. Around an hour later, I was invited to watch the sunken stairs "lift". The foreman pumped poly. Nothing happened. He drilled another hole and pumped more. Nothing happened. He drilled BACK INTO the just-pumped poly to pump EVEN MORE below. Nothing happened. By then, we could hear loud cracking around the foundation wall, which butts up to the stairs. He said he didn't want to pump EVEN more, because he was worried about the stress it was putting on my foundation and the possibility of blowing out the wall. Found out later my foundation wall WAS cracked by the stairs, where all of the poly was pumped to *NOT* lift them. I hadn't been informed prior about this possibility. I would've NEVER authorized work if I'd known it might damage the FOUNDATION WALL TO MY HOUSE. The poly also pushed my entire walkway farther AWAY from the house. There's now an inch gap where water runs down. I voiced this concern, and was told to buy concrete and pour it in the gap. Again, this being a possibility was not explained. Yet another issue that "now it's my problem to worry about" that wasn't an issue before. ALSO my back patio was, in fact, NOT LEVELED for water to drain away from the house. This was the only reason I hired AFS for poly. In fact, it seems more water pools towards the house than before. Every step of the way, with Steve Nabi disappearing, with the internet breaking, with the crew without water, with rocks and crap left under the encapsulation tarp, with under the staircase never being inspected, with the outside stairs not lifting, with the walkway work looking like a third grader did it with crayons, with the new crack in my foundation wall, with WATER STILL NOT DRAINING FROM MY BACK PATIO, with the new separation between my foundation wall and the walkway, with new cracks on my driveway pad, with the lack of promised phone call by the supervisor, with AT&T needing 4 days to repair the internet I rely on for work, I have been in disbelief. This company, which had been so highly recommended, had screwed me over, after paying $19,830.90, every step of the way. I feel like I've been used. Like I was conned into buying a timeshare, but I ended up with even less. It's disgusting. I wish I'd never hired them for this blunder job. My house is more damaged now than when they first came. What a nightmare. I sent all of this to AFS more than a week ago. No reply. Time to post it here. read more

They also installed some support games to level the flooring on the bottom floor as I had some sagging flooring that needed to be leveled. They did a excellent job and there were a few of them and they all were very diligent in getting it completed properly. They always say they can't find a customer file, but it's because you didn't move forward with their overpriced estimate. Complete scam artist sales people. They first pitch you a wildly high estimate. Then they try to sell you on discounts a week later etc. My estimate went from 30k to 15k in a week, and the second salesperson assured me I was wrong until I showed him the text from the first salesperson. He was a truly condescending jerk. As someone whose family owns a construction company in Atlanta, I am lucky I can call trusted resources to get valid information. No matter what world you live in, that type of price change means people are trying to rip you off at the start. I wouldn't trust this company to water my plants, more so to handle a large project. I called because I noticed dirt beside my porch was sinking under the porch at the back. AFS came out and said they could stabilize the porch and polyfil the void. Over a month after they got a $2K deposit they showed to do the work. AFS said they stabilized the porch but thought the void was too big to polyfil in the manner they originally planned. They said they'd have someone get back with me on a new plan for the polyfil. In the meantime, they got the next $7K. It took another month of me calling for an answer on the polyfil for the next person to show up. Adam again said they'd have to do the polyfil in another way and he'd get back with me. After multiple calls he finally told me that they void was too big for polyfil and I'd have to get someone else to figure out what to do about that. But, "Don't worry. The porch is stable." They did refund the $2K for the polyfil since they didn't do that, but I wouldn't have paid them $7K for piers if they hadn't said they could complete the entire job. How can I trust the porch is stable when these guys didn't figure out the void in the specific area I called about was too big for them to polyfil for over two months. Somehow they didn't notice that when they stabilized the porch? I posed that question to them and I'm once again waiting for someone to "get back with me". read more

This company was one of five estimates we got for our crawl space encapsulation plus structural stabilizations. This new employee of three months was with us for six hours discussing our needs including going under the house to inspect fungus and check the crawl space for any issues. He completed the estimate for everything he thought was necessary which topped the grand total amount of at least two other companies combined! Pictures were taken to show the condition of the crawl space. My husband also went under the house later to inspect. There were two questionable pictures which showed fallen insulation and an area of small rocks. We couldn't find that under our house and we were not sure where the photos came from. Were these fakes? Credibility just dropped to an all time low! Please be AWARE that these guys assume you won't check behind them and could use various means to get your attention. We recommend several quotes. Obliviously, we didn't use them. read more

Update 3/6. A regional manager reached out to us after this reviews and asked how they could make it right and apologized for the original misunderstanding. They do record their conversations and he had not actually not had an opportunity to review the second conversation which he did as well and assured us that situation was handled and that more combative young lady (which had spurred the review) was not representative of how they serve their customers. We went ahead and rescheduled the appointment and two people including the regional manager showed up exactly on time. They looked at the basement and made the necessary suggestions and even offered an additional discount for the troubles. We scheduled the service during this appt and had to cancel due to a medical reason. However, we will reschedule at a later time and will use AFS because of the care they took to address the situation and we believe their service assessment was thorough and their work will be done correctly. I can only say from a customer service and appointment setting standpoint I would not use this company. We made an appointment and I was very clear about the date I could do it as I was traveling. They had indicated we would get a email confirmation which we did not. At the appointed time, I called the company and was told they had scheduled the appointment for the next week. I then was transferred to a rep who state she was looking at her notes and they indicated the following week. I knew for a fact due to the whole conversation around my travel date that was not what I had agreed to but the rep basically became combative with me and at that point I just cancelled the appointment all together. If you can't do your follow up email that you indicated you would do (because had you done it we would have seen the error earlier) or even get the initial appt correct , I am certainly not going to trust you with what could be an expensive service! read more

I had a devastating water leak under my house that was discovered by my technician named Steve. Steve was an amazing angel that day. Not only was he polite and professional but he went out of his way to be helpful like a friend would. After accessing my crawl space and finding the active leak, he turned off my water and stayed with me while I called emergency plumbers. He even spoke on the phone to help explain the extent of the damage. I can't say enough good things about Steve and the folks at AFS. read more

Things started off well. On August 20th I had AFS out to get their recommendations on leveling our kitchen floor in our stone foundation home that was built in the 50s. We came up with a plan, wrote up the contract and costs, signed, and paid the deposit with the work scheduled for October 9th. On October 9th the workers got here and got started, no real issues. After getting into the job some they decided to change (with my approval) what we were going to do. On October 10th they had a small bit to finish and then they were done. As part of my contract I paid for the drywall removal and reinstall to be done. At finishing of the work on the 10th I asked when someone would be here to do the drywall and was told they would find out. On October 14th I finally heard from my original person that came out to do my contract who would be doing my drywall and that we should get in contact to schedule it, and he gave the person my number. October 18th the contractor finally called, which I missed as it was story time with our daughter before bed. I tried calling back all weekend and got no answer and just a message that they did not have voicemail setup. I once again emailed my contact asking if they could help as I can't get ahold of the contractor. October 18th we finally spoke on the phone and he was scheduled to come out on October 24th. October 24th came, I called many times, I texted, the person was a no show. I once again ask my contact what's going on. October 25th I get a call from my contact at AFS saying another contractor would be calling me tonight. The new contractor calls me on the 25th and schedules to come out October 31st. Then on October 28th I get a text from them saying, not sure if you heard from your contact yet, but I won't be doing your job anymore. At this point we are 19 days past the start of this job, the nights are getting colder, and my drywall less walls are just bleeding cold air into our home. At this point I have reached my breaking point. I call and email my contact at AFS, and get no response. In this email I ask at what point I start to get refunded the drywall portion of my contract, and also bring up the point I paid for 10 feet of steel, and 10 feet of wood to use on the job, and after it was changed per their recommendation, we used 4 feet of steel, and no wood, and no refund was given on any of those materials. The only real good thing that came from this was finally on the 29th, I heard from yet another contractor, who said they would be here tomorrow morning the 30th. They showed up, worked as able due to spackle drying slowly on the cold walls on the 30th, 31st, 1st and finished November 2nd on the job and did excellent work. They even helped me with a few smaller patches in our bedroom from a pipe burst that we had happen. At this point I have still not heard from AFS since October 25th. I figured I would give a few days post the job being finished thinking I would hear from them, and 4 days later have heard nothing. Start to finish this took 25 days to get 2 poles put in and the drywall replaced. At this point we have been offered no partial refund for the incredible length of time this took, or refund on the materials paid for that were not used. I think my biggest issue is given that this work was scheduled for over a month, and the deposit put down for the work, that there was no one scheduled for the follow up drywall replacement work to be done, and only after the job was completed, did the scramble begin to try and find someone to do this work. The work that was done was in our washer and dryer area which also has several storage shelves. I moved the washer and dryer 6 times in and out as people were supposed to be here and then didn't come or schedules changed. At this point I still have a mess on my hands as I have to buy and finish all the replacement moulding, remount the shelving and repaint all the walls and ceiling in that area. The start and finish of their job took 25 days, but I still have a lot to do before we are actually put back together here. Needless to say, this experience has been a huge disappointment. I would not recommend AFS to any of my friends and will definitely not be using them for any jobs in the future. Update: AFS reached out after posting my review and agreed that this situation was unacceptable and did what they are able to do to make it right. read more

This is the worst experience we have ever had. They raised our floor so much you could set a ball and it would roll. They put a metal pole running in between our water line and said it was just beside our propane line for our fireplace. Thank his nothing broke especially the propane line. They would have their guys come out stay about 10 min and said they adjusted. Finally my husband went down under and seen the mess they caused. Never did the one licensed to have workers work under him. If he would have come out to check there work he may had caught it. PLEASE THINK TWICE BEFORE YOU HAVE ANYTHING DONE BY THEM or anyone else. We are thankful it didn't crack our foundation. It's sad you as a customer to watch and record what they do. Always go by your gut feeling it's never wrong. read more
