I used Langdon Heating and Air for an HVAC inspection to purchase a new home. The inspection was…read moreless than 20 minutes and did not catch a very obvious approximate 4 foot length of refrigerant line that was not insulated in the attic. This line began to form condensation and started to drip into one of my bedrooms causing damage to the ceiling in the same week I closed on the house. In addition, less than a month after closing, the compressor failed and a float switch in the attic caught fire. The inspection report noted a capacitor that was going bad, an unrealiable pan, and dirty coils on the condensor but failed to note the age of the system, the severe heat damage to the compressor, severely rusted out evaporator coils, or the refrigerant line that was not insulated. The refrigerant was also found to be three pounds low when I called another company to fix my unit. These are all issues that ANY reliable HVAC would inform a buyer of. This inspection was crucial for me in buying this house and in my contract the seller was required to fix any major issues. These issues are not something that occur in a short period of time between an inspection and a closing. Due to the failure of the inspection to catch these issues I am going to have to pay $10k to replace my HVAC less than a month after closing. Unacceptable and unreliable. The inspection was a waste of money and did not protect me as a buyer. The first photo included is the detailed notes from another company that came after I moved in.
