The shop owners are so pleasant and friendly and the decor is a a sweet rustic mix. Lots of small table seating and a long bar down the back portion of the store. Caters mostly to the Bayview high school kids who camp out at this store and strip plaza. The bubble tea and tapioca is pretty good here. Base tester for me is the black lychee and also got a watermelon black tea (to mix it up today). Tapioca was perfectly cooked and chewy, syrup and tea was on par, this could have come from Ten Rens across the street or cha time if I didn't know better. Same strength for tea, syrup and sugar, but way better pricing. So if you can't make it to a Cha time you will be ok here. I will edit this when I try their milk tea. They offer a stamp card at the cash, I could pay with credit card. Really nice people and environment here, parking in plaza is a bit tough but would easily come back here for another drink. Promo is two regular size bbt/slush $6.49, can upgrade for a small up charge.

I noticed this Chicha San Chen and wanted to check it out. Jason joined me to work off some of the ramen that he had devoured. I've been to the Chicha San Chen at CF Markville. This store is at least twice as big as that location. There were plenty of places to sit down and enjoy your tea. I had a couple of fruity sparkling drinks at the CF Markville place. I was going to ask the man behind the counter if he had them. Instead, he said that he'd be back and I could look at the menu. It was delivered in a not-now-I'm-busy tone. It was odd. It's the only reason why this place doesn't get five stars. I'm so glad that Jason was with me. He said that the woman at CF Markville suggested that he get the high mountain pouchong tea with lemon juice and konjac. I decided to go with this drink. I got this drink with less sugar and less ice. I paid with my debit card on my phone. I tapped and was done. It didn't take much time for this drink to be made. It was nice chatting up a storm with Jason as we waited. The moment of truth was here. My drink was ready. I took a sip. It was awesome! The foam tasted like lemon meringue. The tea was perfect with the lemon juice. The konjac was chewy. I haven't had konjac since I visited Song Tea eons ago (rest in bubble tea peace). I wish that this drink came in a larger size. I drank it too fast... haha! I had a great experience with my friend's recommendation. I like that there's lot of parking in this plaza. I'd return again for more good bubble tea. While we were waiting for our drinks we sat at this really cute window nook and just took in the peacefulness. The server was very helpful with tea selections and knew which teas paired with what flavours. I got the non caffeinated tea (picture) with honey, no sugar, with grassy, and no ice. My wife had a mango tea with foam. Our drinks were perfect. I love that it was zero fuss. Surprisingly not very busy but we did just have a killer snowstorm. I'm definitely coming back here more often.
