    I visit Alamosa a lot to go to the Great Sand Dunes and this KOA is a great place to stay! I've been here twice and they have a lock on the bathroom and keep it clean! I appreciate that a lot. They serve breakfast if you want. They also have pizza to be delivered. They have a shop and I always collect stickers from there! It's also a great quiet place and each time I've went there's no loud noises and I believe they enforce quiet hours well! It's spacious and I liked staying in the cabin this year. Very calm and a great stop for resting before going to the Great Sand Dunes!

    The KOA park is a nice layout with great owners, but the landscape is representative of the dry and arid San Luis valley of southern Colorado. The park is in a good location to visit the Great Sand Dunes National Park 30 minutes away while also being very close to town. The RV sites are pull through with a picnic table and fire ring. The roads and sites are gravel. The park has a pool, playground, horseshoes, volleyball area and a store with pizza restaurant attached. The wifi is non-existent even though they give out codes to access it. The water pressure is also very low. We took all of our showers with our water pump running.     There's a lot here so please read the whole entire review. Today I arrived home after two great days at the KOA. My two wonderful kids that are seven and 12 years old as well as myself and my husband enjoyed time they're in cabin to. We rented the one I'm going to call scooters, played in the pool but mostly came down to look at the stars because there's no light pollution in Alamosa in most places. We stayed at the site because of the good reviews. At no time on the side did it say anything about what I'll call " resort fee". Lol. I kind of thought that was the point and why the charges were done at the KOA but needless to say no we're on the site did it say that. For both the cabins it was $170 and some odd cents. Came out to $85.13 charged twice because they basically have you pay a reservation fee. That's what the picture shows attached. Then a day later now that I've gotten home I have a $48 charge. Betty at the front desk is arguing with my husband and finally hung up on him where I had to leave a message and hopefully they'll call me back to settle this problem. If not I'll have to call my bank and say these are fraudulent charges since I have a KOA bill stating otherwise and no agreement about this $48. Don't stay here there's other places a few miles before and a few miles after that are worth it and you won't have any hidden fees.......ok. There's more. After talking to Denise on the phone she sent out some emails to my hubby. After finally resolving the issue. Denise decided since I had a left a message stating possible fraud charges ( which if it was an incorrect charge I just wanted to get the ball rolling on canceling my card) to let me know I threatened them on the vm. Get over yourself. I just wanted to know if I should call and get my Acct a new card. Then she had the guts to write me that she didn't appreciate my threatening vm. What? I left a message with what I thought was happening and if u confirmed it then I'd cancel my card. These people have no compassion nor customer service skills. You don't hang up in someone cause you can't help them then have me call back to leave a message. I left a detailed one. Didn't raise my voice and was more scared my card got stolen but of course these two ladies. Denise and Betty did NOT want to help, resolve the issue or manage up the koa so we would want to go again. Don't go here. Go to the dunes. Bet they take good care of their customers even after they have left.

    This was good place! I would come here again. However I would stay for one or two nights, I don't know if there is much to do around here. They had a fun BMX bike jump area. And a playground, that doesn't look fun but really is! The dog park area is a good place to let your dog run around. The sites are a good size but there is no separation, the people across from us could look right into our camper and we into theirs. Its also a dirt lot and that means a lot of dusty everywhere. But, I would come back if I was passing though here again, it was a great place to stay!

    Very clean and nice people who work here ! My family and I stopped here for showers while camping in the area and will return here again

    This is an OK campground. Spaces are tight together. The staff are really good and the facility is in decent shape.

The Park falls under the authority of the Colorado Parks & Wildlife, as a State Wildlife Area. We stayed here 3 nights in Aug. '25 - The Lake was completely dry, but park is still open & provides a nice restful stop for travelers near the Sand Dunes, with nice large campsites and 30/50a Electric!! John - the new camp host is extremely helpful & friendly, and works incredibly hard (all by himself!) to help insure the Park's future by making sure that all guests have the proper State Wildlife Area pass (or CO Hunting/Fishing license) to help support the ongoing capability of providing free electrical campsites to guests. Seniors can obtain an SWA Annual pass for $11.73 online at cpwshop.com (each guest needs a pass!). We can't thank our host John enough for his hard work & dedication to help keep this park open!!

The pool/hot springs are split into 2 primary areas. One big area that is meant for all with a kids pool, large hot springs pool with diving boards for all to have fun, a snack bar with lots of goodies (but you can bring your own food in too if you want, which is great for families on a budget), a grassy picnic area, basketball court, and a small toddler friendly slide area as well. You can also rent cabanas. The other area is for 21+ in the greenhouse. It's fully separated from the family area and is an adult atmosphere. There is a bar, snack bar with a limited menu, dense lush greenery, and numerous hot pools of varying temps. There is also a sauna for sweating it out. We spend a lot of time here relaxing and enjoying the pool and cocktails. This is a great place to spend the day or evening. This is not a high end spa but a mid-tier budget friendly option that is well worth it. My only criticism is that the locker rooms could use some updating, but I'll still take it!

Arrive/check-in then rent your Sand Boards for your next day use at the NP (and arrive early at the NP before the sand gets too hot!). After your Sand Dunes park play, return to this resort to unwind and relax in a natural, therapeutic spa fashion. Be aware: There is good, tasty food on-site (breakast, lunch and dinner) and the selection is varied but not elegant! And, there is no other food locations in the area. BYOB and mixers - you can buy ice upon arrival. Finally, get to the Adult Greenhouse before 11am to secure a lounge chair as there is not many. Kudos to all the facility and concession personnel, most of whom live nearby, that do their utmost to ensure that your stay is memorable.

    If I could give less than 1 star, I would…read more Rented a spot out for a month, less than a week after moving the rv on the property we get an eviction notice for the end of our pay period with no reason as to why. We had done nothing out of the ordinary, no trash left outside, waste properly disposed of. We were never warned if we were too loud during a quiet hour or anything else of the sort, otherwise behaviors or anything else would have been corrected. The only thing we had to do was change the brakes on our car, drive the vechilce around, and was yelled at that we were going too fast despite no clear signage for speed limit. When warned we immediately stopped and apologized for any inconvenience that was caused met with more yelling from the staff rather than accepting the apology and cease in unwanted behavior immediately. When asked about the eviction note, we were told literally "We dont know, talk to Adam." Adam is apparently the owner. When I asked if I could have a phone number or contact info to reach him I was told no. There are no rules or regulations posted for the camp grounds posted or otherwise, no signage, not even a speed limit sign to officially post or regulate anything. Even when you pay, there is no info sheet or regulations sheet they give you so that you have the proper information for the park amenities and rules. The staff are rather rude in demeanor and very judgemental, seeming to take advantage of the fact there are no clear rules or regulations against anyone new to the park, anyone new to this little residential "clique" they have going on here. I wouldnt waste my money into these people's corrupt pockets or anyone else's in the town of Blanca for that matter. Spend your good money somewhere that at least has a hot shower and a good environment Edit, Adam later walked over to tell us the reason for the eviction was that they do not have people stay and pay month to month. I asked the lovely couple next door, whom seem to be and have been staying for quite some time, if they paid month to month and they confirmed that they do indeed stay and pay month to month. We had also initially been told they pay month to month as well, solidifying the fact that Adam is not trustworthy or reliable.

The bathrooms and even the porta-potty were super clean, which we really appreciated. The laundry room was also very helpful during our stay. The staff was fantastic -- everyone was so friendly and welcoming. The other campers were friendly as well, which created a great atmosphere. We also loved that it was close to town if we wanted to grab dinner or a quick bite to eat. The only negative we noticed were some small ticks that showed up on our last day there.
