    Warning to homeowners--especially first-time buyers. We…read morecontacted Roto-Rooter requesting a plumber to evaluate a ceiling stain. There was no active leak, no standing water, and no emergency--just a stain. Despite this, the situation was presented as urgent and severe, creating pressure to act immediately. Within 10-15 minutes of arrival, we were asked to sign authorization paperwork without a clear explanation of what we were agreeing to or the true necessity of the work. Instead of sending a plumber on day one, a water mitigation team was dispatched immediately, and a plumber did not arrive until three days later. We were under the impression that a plumbing assessment would occur before any invasive work. We later learned that had a plumber evaluated the issue first, the ceiling opening could have been significantly smaller--less than one-quarter of what was cut. Even the professionals who later repaired the ceiling confirmed the demolition was excessive and unnecessary. The billing practices are deeply concerning. After-hours pricing was applied broadly, including to materials, which do not change in cost based on time of day or federal holidays. While labor rates may vary, materials do not. Applying after-hours rates and O&P to materials feels like intentional inflation, not cost-based pricing. Nearly every line item appears maximized, and while we were able to prove a few clear discrepancies (such as drywall square footage), many others remain questionable. It is also hard to ignore how differently services are priced when insurance is involved. As out-of-pocket customers, we lacked the leverage insurers have to challenge inflated charges, and that imbalance appears to have been exploited. Independent professionals have since told us this entire issue--including repair--should have cost under $2,000. Instead, we were led into a far more invasive and expensive process under the false impression that immediate action was required. Any later attempt to reframe correcting improper after-hours pricing on materials as a "goodwill gesture" is misleading. Accurate pricing is not a favor--it's a basic obligation. This experience reflects poorly on Roto-Rooter's practices and their treatment of customers acting in good faith. I would strongly caution others to get independent opinions before proceeding, especially if you are told something is an "emergency" when it clearly is not.

I do all forms of…read moreconstruction and know what to look for and am extremely critical of anyone that touches my house. Dean and Scott are great people and they did one of the finest jobs I have ever seen installing a new HVAC system as well as a sealed combustion garage heater. Everything was done meticulously and to much higher standards than is required by the building code. They took many extra steps voluntarily way beyond any other contractor I have seen to make this a 100% perfect installation. For example, many HVAC contractors would come in and just swap out the units, these guys on the other hand, spent the time to clean up the gas lines in my mechanical room, they labeled everything, used higher quality parts than required and paid a lot of attention to detail. They don't just swap out heating and air units, if they see something existing that is not right they fix it while they are in there. They also custom bent some ducts because I wanted my furnace moved over 2 feet. I work with sheetmetal and I have seen plenty of bend jobs by HVAC contractors, but Dean's man Scott is the finest tinman I ever seen - the sheetmetal ductwork is nothing short of artwork and the precision of it really impressed me. These contractors represent the finest of workmanship, they are also just really nice guys that you enjoy talking to and can trust and since they will be in your house a lot working, this is very important. I am also a licensed auto A/C technician and have installed home HVAC systems in the past myself, so I know what I am looked at when I rate their work as the highest quality. Now, there is one other major company in my area south of Minneapolis whom I will not name, but they have a lot of good reviews and they are a great company from as much as I can tell. They gave me a quote which was very good, but would not do several things that I wanted done, which the Prior Lake guys were more than happy to do. I am not saying that Dean's competitors are not good, I'm just making the point that Dean will take the extra steps that the other contractor's that bid for me would not, so in my experience there really isn't any good reason for me to consider someone else. I highly recommend that anyone use them for all of your HVAC needs. I did find them from several word of mouth recommendations and from neighbors. If you want the highest quality job at the best price from good, honest people then Prior Lake HVAC should be seriously considered. Here is one last update: We did permit this work and the county building inspector recently inspected the job and signed off on everything to code and commented on the high quality workmanship and attention to details.
