This property management tried to keep all my deposit and charge me an extra $700 for miscellaneous stuff. I took them to small claims court and sued them. I WON! This company is by far the WORST place you can rent from or hire to manage your property. The two ladies that work here are completely incompetent and lazy. It takes dozens of phone calls to ever get anything fixed, if it ever does. Repairs that were finally done were done half-assed and without professionalism. I own two single family residences in Chico. Alliance has managed them for almost two years. Both have been leased and released, never a vacancy. They has taken good care of my properties and have been very professional, courteous and addressed any issues in a quick timely manner. The owner statements are prompt with easy explanations of the details. They are a smaller management company and have to time to be more hands on than larger companies. I've been with Alliance for quite a few years. The company has had it's ups and downs, but recently has really turned things around! Their customer service is now great! They are attentive and easy to work with. Paula at the front desk always helps me with whatever I need, and their new online payments are so convenient, just don't pay with a credit card(I learned the hard way and ended up with a $17 dollar non refundable fee)! I owned a 4 plex in Chico that Alliance Property Management managed. It was the worst experience of my life. The turnover at their office was unbelievable. Property manager after property manager left. They kept leasing to unqualified tenants. Co signers did not help. Squatters moved in and the leak under the kitchen sink was only noticed by my real estate agent. Tenants did not pay rent. I ended selling the 4 plex 12 years later at a substantial loss. They always had a excuse for this horrible management company. Cyndi the owner is burned out and does not care.A total rip off. Cost me thousands of dollars.Look at the other one star review that go way back!! They specaiize leasing my units to drug addicts, criminals, low lifes, gang members, morons, idiots, scumbags, co signers who were not remotely qualified, that never paid. 7-3-17 I finally got a collection check today after months of calling. My check for back rent minus damages came to 44.22. I sold the property in January of 2017. Alliance charged me $3.54 for management for the collection check, even though they rented the unit to a deplorable with 2 pitbulls, a bad attitude and a cosigner who was absolutely worthless and the collection agency could not use the cosigner. I have rented from a few different apartment management properties and never had a better experience than I've had with Alliance. There were a few minor issues with my apartment when I moved in and they had someone come to my place that day to get it fixed. Normally, I've always had to wait about 2 days. They are very friendly and helpful at the office and actually care about how their tenants are doing, unlike others I have dealt with. I have had a great experience with them and would recommend them to anyone looking for a place to rent. read more

Worst company I've ever dealt with, rude on the phone and trying to get a repair done as like pulling teeth , finally was contacted by Brandy, she could use a class in customer service, she was rude, pushy, talks so fast you can't understand her, had to call me back 2 times cause other calls were apparently more important. The only good thing was the service person (an older gentleman) was extremely nice and repairs were great.There office hours are worse than bankers (that's a joke) but really 10-3 And no weekends. Alliance Property Management in Chico is the worst PM company I have ever dealt with. I worked as a property manager for 7 years and was in the real estate industry for 5 prior to that... my daughter lived in a house with other tenants while goin to Chico State... they way they handle their accounting is friggin ridiculous...they ding you for every type of fee possible. The women are rude and dont give a crap what the tenants complain about. The house was infested with rats and it took me threatening to call the health department and tell them what the pest guy needed to do before they finally were a little productive but still didnt do a very good job at trying to get rid of the rats. I know there was other issues in the house and they are very slow to respond. As a previous property manager I know how things should be handled and i dont feel they are professional at all... i eventually moved my daughter out of that house and alot was due to the horrible way that house was managed. read more

They should be shut down . They are dishonest and will rip you off . My daughter and 3 room mates all going to Chico State just moved out of one of their managed properties. Not only did they claim ignorance when a gas water heater was installed by the owners teenage son who had to look at Google to see how to install but they kept all security on move out and charged another $600 on top of that for clean up. When I asked them how that is possible, the brilliant woman Cyndi, said she doesn't review & approve what her vendors charge . What? So they are a little slow that month so they say they charge you $480! to clean the tiny kitchen and baths. That was only the tip of the iceberg . Tried last summer to rent a house from them AND a different one this summer. Neither of the times were my phone calls returned. Who doesn't want to rent a house out?! Furthermore, my husband and I wanted one of them so badly we DROVE ourselves down to their "office" to contact them and be proactive about it (since they weren't ) and, low and behold, they were taking the day off during their posted, normal work hours. I agree with prior reviews that you wouldn't want to rent from a company that you can't get ahold of, either over the phone or in PERSON. read more

Moved out and they told us house looked amazing and should only expect a few thing to be repaired like painting finally get my deposit back after its a week late and me calling 10 times and they kept 800 of the 1500 completely ridiculous!!! I hired Alliance for management of apartment units, this company is so lazy not advertising properly: all depended on Craigs List once a week and their flyer at their door. I couldn't agree more with the above review by Jack S. Alliance has failed to timely repair items in the move in checklist. It has been about three weeks since we moved into the place. I have had to call contractors myself because Alliance has failed to manage it's contractors and doesn't return their calls. I would not sign another lease with these people. read more

Alliance Real Estate Management routinely engages in illegal practices that hurt their tenants. They will "loose" your 30-days written notice, and then threaten to keep your entire deposit, or demand that you pay a fee to "break" your rental agreement because they won't accept or honor your written 30-days notice, which is an illegal practice. They will threaten tenants over most any issue in the book, and will ignore requests for help regardless of their legal obligation to maintain the properties they superintend. If it's illegal in the property management book, they call it common practice. Protect your family and choose a better property management company than Alliance. They will do everything in their power to subvert rental laws and hurt tenants in order to reap a profit, no matter how meager. Illegal, unethical, immoral, and a very poor representation of the commonly high-standards of small businesses in Chico as a whole. read more

Alliance is a horrible place to do business with. They do not practice good business at all. The two people working there, Amanda and Cyndi have the worst customer service ethic ever. Do not believe the bio they put on their website because it is all a lie. It takes them months to get anything fix, Amanda's favorite excuse is "I called but your phone was not working" total BS or "I'm waiting on the owner's approval." If I was an owner of a property I would go elsewhere then Alliance to manage my property. Below is a copy of my security deposit dispute that Alliance claims they never received in the mail. July 20, 2016 Alliance Real Estate Management 1824 Esplanade Chico, CA 95926 RE: Security Deposit Dispute for real property, 635 W 2nd Ave. #5, Chico, CA 95926 Dear Amanda Starkey, I am writing to dispute the charges appearing on the Security Deposit Itemization written on July 12th, 2016. The charges that I am disputing include the following: 1. Painting: $343.29 2. Carpet Replacement: $200 As well as a response to the voicemail received from Amanda on July 7th 2016. The charges for the painting are excessive to the length in which the apartment, 635 W 2nd Ave. #5, Chico, CA 95926, was occupied. The apartment in question was occupied for three (3) years since the initial move-in which was conducted by Chico Real Estate Management prior to Alliance Real Estate Management obtaining the property. Due to the fact that the apartment was occupied for such length, there is wear and tear which requires painting but that should not fall on the tenant's responsibility. Additionally, the bathroom just had painting re-done less than four (4) months ago. Also, there was no indication of painting the walls on the move-out check-list provided by Alliance. The charges for the carpet replacement are also being disputed. At the start of the lease in question, 06/05/15, we were not given a receipt from the previous tenants (Jorge Sanchez and Martin Huichapa) on their carpet cleaning. We were told by both Tammy (who no longer works at Alliance) and Amanda Starkey, that a proper carpet cleaning was needed prior to move-in, 06/05/15 and a receipt must be provided to the property management office stating that it was done professionally, and neither were presented to us during move-in on 06/05/15. Amanda Starkey stated in the voicemail that the lease was a take-over, I would like to be provided with a copy of the lease take-over agreements signed by Martin Huichapa and Jorge Sanchez as well as Jose Medrano-Santos and Eulalio Ruiz. Furthermore, Amanda Starkey made allegations on the voicemail that a pet was being maintained while occupying residence at 635 W 2nd #5 and that she was sure of it but has no evidence as she has conducted walk-thru and inspections in more than one occasion and found no evidence of a pet living on the premises. Hopefully we can come to an agreement in a quick, timely fashion with no further interruptions to either parties. Please send your response for the dispute letter in writing. All I have to say is that i will NEVER recommend this rental company to anyone. They take forever to get anything done and then charge you an arm and a leg after you move out. I lived in a house that was falling apart when i moved in. The carpets hadn't been replaced in years, the shower barely worked (and they didnt do anything when i called about it) honestly the bathroom needed to be remolded, and all the appliances were 1000 years old. This company refuses to put any money into the rentals. They kept all of my deposit and then 5 months after i moved out sent me a bill for 200$, (they said that the original letter had been sent back to them but why did i receive is months later?) They were just horrible. Impossible to get a hold of them. Take everyone elses advice and rent from another company. read more

dont rent from them!!! horrible people to work with. our upstairs neighbor had a toilet leak that went into our bedroom and they told us it was no big deal and that this kind of thing happens all the time! absolutly no compensation, then they charged us for the repair guy painting it the wrong color. rude horrible people. the front desk lady is in incapable and her boss is knowingly doing things against the law. read more
