My realtor recommended Memar so we added them to the list. Matt came by the house to walk through with me and better understand the scope of my project. Unlike others that I met, he was not pushy or insisting that we do xyz. He truly listened to what I wanted and offered insight and suggestions to improve or enhance what I was initially thinking. You can tell that he and his team are very experienced and good at what they do. Matt and his calm, friendly demeanor sold me. That and visiting the show room in Mission Viejo sealed the deal. They have everything in house if you so choose (cabinets, flooring, tiles) or if you want to pick other options, they will make it work. They can even customize whatever you desire. Max was able to give me a bid within a week and was mindful of the fixed budget I had. Although not the lowest or near the lowest, it was competitive and comparable to the others. I think Memar's was the most upfront because they didn't have hidden budget breakers like expecting the client to buy and transport all of the materials from cabinets to vanities or even baseboards to the job site. Memar takes care of this and they take care of the client. They truly make it comprehensive and eliminate unecessary potential stressors for a house renovation. We are halfway into our timeline and things have been moving along smoothly. Our questions are answered almost immediately and the communication is open and clear. We are able to check in with ease and if something changes or needs a change as we move through each step, it's quickly brought to our attention and addressed. Will offer another update once our remodel is completed but if you're shopping around for a general contractor, be it for a small remodel or a whole home remodel (like me) or even to build your dream home, look no further. We received quotes from four companies before we were with Memar and we were very happy with that…read moredecision. There is no doubt that they were the best for the job. They weren't the least expensive but their quality was perfect. There's no doubt they are professionals and don't cut corners. WHile we were redoing three bathrooms my mother in law redid one bathroom again after the contractor who did it before messed up the shower pan and caused a leak. It was past the warranty period and she went with a different company than Memar and ended up having issues. Made us even more confident we made a good decision to go with Memar. We finally got around to redoing the three bathrooms in our house that were still stuck in the 70's. Two of the bathrooms weren't too bad, although they were still completely gutted and everything was replaced. For the master, we completely changed the bathroom around and moved the shower to the other side of the room which was a major upgrade and undertaking. It entailed pulling new plumbing and really moving things around. We weren't able to find the vanities that we needed for various reasons so we had Memar get them custom made. It was not as expensive as we thought it would be and was in line with what you would find premade and great quality. It made it so much easier because we were going nuts trying to find a vanity the size we wanted and with the single hole for the faucet. Of course the project went long but it was really due to the city and permitting issues. Mission Viejo had just changed to an online system from paper and had problems. That part was frustrating since it took two and half months to get the permit. Part of the problem was also the major remodel in the master bath. One piece of advice for doing a remodel of any kind, don't buy anything until you really know when you will be needing it. I immediately ordered everything and then when the permit took so long it meant that when I needed to return some items later it was past the return window. Also, make sure you find out from the city what they require for fans, lights, fixtures, etc. There were several requirements that we hadn't planned for that were a pain and meant we had to adjust things.

Unfortunately, the furniture delivered was not at all what was promised. Several pieces arrived stained, damaged, worn out, and not suitable for a luxury listing presentation. We immediately raised our concerns upon delivery and asked for the items to be removed because the overall look and condition did not reflect what was discussed or marketed to us. Despite this, we were still charged a non-refundable fee, even though the issue was the quality and condition of the furniture provided -- not simply a change of mind. As a real estate company that stages properties regularly, professionalism and presentation are extremely important to us. We were willing to continue working with them if acceptable replacement furniture had been available, but that option was not offered. Very disappointing experience overall.

Whenever something came up, it got handled quickly and without drama. The lack of…read moreoversight, accountability, and professionalism turned what should have been a straightforward renovation into a drawn-out, stressful ordeal. We recently completed an extensive renovation with D2A, including whole-home interior paint, full kitchen remodel, whole-home flooring, fireplace renovation, and upgraded electrical panel. We were promised an October 2025 completion, but the work did not finish until the end of April 2026. What could have been an exciting home project became prolonged, exhausting, and unnecessarily difficult. Dani/D2A operates far more as a sales-focused or front-facing contact than a contractor capable of actively managing a complex remodel. Once the contract was signed, the level of involvement and management dropped significantly. There was no meaningful oversight, no proactive quality control, and no walkthrough or presentation of completed areas or phases of work. We were left to give specific direction to workers directly and had to inspect everything ourselves at every stage, repeatedly reporting problems that should have been caught internally. The volume and severity of issues were unacceptable. Our stairs were initially installed with finishing nails sticking up and severely uneven steps that required a full redo; even after the redo, we were left with creaking steps that we accepted. Cabinet paint and installation required extensive correction, causing months of delays where we had no handles on our cabinets. The backsplash was installed incorrectly and had to be completely redone. Flooring was installed below standard over uneven foundation, with no mention of an option, added cost or not, to properly address it until after all work was completed. Correcting it then would have extended the construction-site state of our home for additional weeks, so we chose to cut our losses rather than endure another round of disruption. These were not minor punch-list items. They were obvious, avoidable mistakes reflecting a lack of basic craftsmanship, attention to detail, communication processes, and oversight. Instead of addressing these issues professionally, Dani was frequently defensive and dismissive, minimizing legitimate concerns rather than taking ownership. While all issues caused by his team's work except the uneven flooring were eventually corrected at no added monetary cost, this came only after weeks of debate and deflection. The eventual solution was asking us to take time off work to be present for all work done for weeks, despite our clear, detailed documentation of what needed to be done. Often, after we spent hours preparing a documented plan and providing it to D2A, workers would arrive and tell us they had never received the information, then look to us for direction. Our oversight got the job done, but it required costly time off from work and reduced the value of paying for a general contractor's expertise. As a married couple, we also experienced a clear and troubling difference in communication: when wife asked questions, responses were often belittling or disrespectful, while the same questions from husband were met with a noticeably more professional tone. The project extended roughly six additional months, and the repeated delays and rework resulted in real, out-of-pocket costs for our family. We had to stay in Airbnbs with our young child because the home was not safe to occupy during some stages of the extra construction. This disruption was avoidable and resulted from poor management and repeated mistakes. Perhaps most concerning, during the final sign-off, when the cost to correct the uneven foundation under the flooring was discussed, Dani offered to cover that work in exchange for both husband and wife leaving a positive review. Since online reviews played a role in our decision to hire D2A, this raises serious concerns about the integrity of their reputation. Proceed with extreme caution.

I wanted to redo the inside of my entire house (yes, EVERY inch) and didn't know who to work with. I was given quotes that were 3-4x my budget and had a contractor pull out of the project 2 weeks before my scheduled demolition. I got super discouraged until i found Frame Build & Design. They were able to work with what I had and made my experience very enjoyable. They provided me a rendering of what the inside of my house would theoretically look like, and I can confidently say that it looks pretty darn close to the pictures! I'm so pleased with how all my cabinets & fixtures turned out. I appreciate Idan for answering all my questions and dealing with my complaints. He was patient with me and would send a guy over to fix or add things that I wanted (like outlets on the ceiling for my speakers, patching holes, etc). He went above and beyond to get permits for renovating, be there for city inspections, and keeping me posted on progress. I will say however that if you are planning to hire this team, you will need to be hands on. This means being involved in EVERY decision! I had to pick out all my materials on my own to match the rendering provided in the beginning. FB&D provided some locations I could check out, but it required a lot of research on my end. It felt overwhelming as a first time home owner, but this is pretty normal from what I understand. FB&D had an interior designer on this project and she was a HUGE help in decision making. There's no perfect contractor. Yes there were some communication issues and yes there were some imperfections. Yes it took 2x my timeline. What renovation doesn't? But ultimately the FB&D team were very accommodating with my feedback and gave me my DREAM home. And I can say 7 months into living here, everything is still holding up great and nothing has broken! I highly recommend hiring them for your next project! They did a great job. I ultimately went over budget but that's totally expected (and totally on me)! Thank you Frame Build & Design!

I planned to do a room addition, which required an architect and getting those plans approved by the city. He took care of all the back and forth so that my focus could be on other aspects of the project. I had walls knocked down, a window put in, and new walls built. I added some aesthetic upgrades, which he took care of quickly. Daniel always responded quickly anytime I reached out to him. I was never stressed about the project, and he made sure to stop by regularly to look at the work that was done. He even noticed things that I hadn't and made sure the crew came back to correct them. Daniel is the lead that you want handling your project. I highly recommend him and his team and would use him again.
