CPV has been our HOA's management company for a few years, and we are so happy. Before CPV, we went…read morethrough multiple companies, and were always disappointed. CPV is the first company that delivers on every front, and their staff is so kind. Our manager, Aaron L., is exceptional. He is very knowledgable, experienced, resourceful, efficient, proactive, responsive, and a pleasure to work with. Their fee is quite fair and competitive. Personal, competent, consistent service. Highly recommend CPV!

I complained about people parking in front or by my home and I was told to go hunting for where they lived so they can address the fine. I received a current violation without warnings. They stated I received two courtesy letters which we never received. The letter received already assessed a fine. Our neighbors and neighborhood doesn't follow any of our guidelines. People still park in the streets and by our house all the time. Trash cans never get put in back yards and stay in front of peoples homes. Garages are still used for living spaces . I got a fine for tree branches hitting our home. For a company that prides in customer service has ineffective communication with home owners who actually follow the rules but there are homeowners that continue to have non maintanced yards and trash bins in front of their yard.

I had a great experience working with renewal specialist, Tishan Koenen, on my recent lease…read morerenewal. At my request, she conducted a thorough rental rate review and took the time to evaluate current market conditions in the area. She was responsive, professional and transparent throughout the process. Most importantly, she was instrumental in helping secure a renewal rate that was closer to current market for the upcoming lease term. I truly appreciate her willingness to review the pricing and advocate for a fair outcome!

Our house smelled like cat pee when we moved into it. This was never handled during the entire year…read morewe lived there. Any effort to have this, or other issues address, we're met with silence and 2-hour long hold times. When we moved out, we did not receive our security deposit until the last day. For some reason, they address the check to all names on the lease instead of the primary leaseholder, making it impossible for us to cash the check. We spoke with invitation homes and signed multiple documents affirming that they should only be sending us a check reimbursement with only the primary leaseholder on the check. They told us they had sent a new check out way, but after waiting a few weeks we received a check that, yet again, had all three names on it from the lease. This debacle repeated itself a third time before 2/3 roomates (1 moved away) took a trip to the Orlando office to resolve this in person. When we arrived to their office during office hours, per Google, we were met with an empty office. We spoke to an employee via doorbell camera who seemed less than happy to have to do her job during business operating hours. Essentially, she rudely turned us away and was unhelpful, giving us the same runaround we had been given up to this point. TLDR: this company does not care about you once you sign your lease. They will take your money and run. They go to lengths to illegally keep security deposits and ignore resident requests. I would not wish an invitation homes lease on my worst enemy. Invitation Homes embodies everything currently wrong with the housing/rental situation in America. DO NOT RENT FROM INVITATION HOMES.

My wife and I booked this property through VRBO and it is managed, rather poorly, by Elite Vacation…read moreRentals. The property is the Strawberry Cabin - Fire Pit, Fireplace & Pets on VRBO and AirBNB. I fully expect to get trashed for leaving this review as Brenden Hesser attempted to intimidate and he threatened me when I told him I was looking forward to sharing my experience. While this is a cute home, it is not what is advertised and it is not being well maintained. The fireplace never worked correctly and this is you main heat when it's cold (it is a gas fireplace) when the handyman came out to "fix" it, he told me the reason there is no flame is because the glass of the fireplace is filthy on the inside and, unfortunately, there was no way for me to access this to clean it and he did not. The TV didn't work and needed service by the handyman. The cabin is also not remote like the description suggests. The location is nice, it's just not what is in the description. It is a nice sub-division not a remote getaway in the woods. We were also without water for about 2 hours on our second day. The handyman said they have been servicing the water throughout the development all week but no one thought to tell me that prior to booking. The towels also smelled so badly that I had to wash them prior to using them. I plan on reporting this to VRBO and other agencies to hold Hesser accountable and make sure people know what they buy. Realtors in AZ are held to a higher standard. I am thankful Visa protects my purchase. Now I suppose I wait for the promised retaliation.

This was a horrible experience for myself and my family, largely due to Jen, from the property…read moremanagement company. I read the other reviews and noted that everyone commented on how clean the house was, however that was not the case for us. The floor was filthy and had food on the floor behind the table, the dishes were dirty, the blinds in one room were broken so unless you wanted to be up with the sun, the room was unusable. 2 showers leaked water as the molding was broken...Worst of all was the ants all over the kitchen floor and spiders in one bedroom. We could not walk barefoot because of how many there were. Yes, we took pictures of all the issues and sent it to management. They did offer to spray for ants, however there was no non-toxic options and I did not want my family, which includes 3 young children, breathing that in. We just kept killing them. There was no offer to clean the home, fix the broken items or refund the greater than $500.00 cleaning fee, given that we spent hours having to clean the home and rid it of bugs. We even have picture of the bites. All Jen would say was that this would be resolved for the next renter, which does US no good. She also incorrectly stated that we refused to let them fix these issues, which is a lie. Landscapers were there for hours one of the days, the jacuzzi maintenance company was there one of the days. The only refusal was for a toxic ant spray. She was highly unhelpful, borderline rude and arrogant and clearly has no concern for how the renters experience is. The home is a beautiful property, however was not prepared for our arrival at all, despite booking weeks in advance. We were even given the wrong code to enter. The entire experience was stressful and the attitude and response from Jen is what made it that much worse. I will be sure to avoid any property managed by this company in the future.

Marsha, the original owner, Dennis, the current broker-in-charge, and their entire staff have conducted business with honesty and integrity. They have always been quick to communicate/resolve issues (repairs, tenant/HOA concerns etc.) in order to maintain the good condition of our properties. This is a benefit to our tenants (some that have been with us for over 15 years) as well as us. I appreciate all they do, and would recommend them without hesitation. Thank you Marsh Management!

We rented with them for 1 year, We had a few repairs that they needed to fix and while they were responsive, WE PAID for all of them. The most recent problem is that when we have moved out they sent us a charged for $325 for cleaning the apartment (it was a two bedroom apartment that was CLEAN!). They claim that since we forgot some stuff in a cabinet and the vents were no spotless they had to clean it again, It would have taken a cleaner 10 minutes to do what they claim we missed. Before we left paid for the carpet and tiles to be professionally clean and that was NOT ENOUGH, they had to hire somebody to charge $325 for cleaning 2 sports! Also they sent us an invoice from a cleaning company, I called the number and the lady told me SHE DID NOT CLEAN OR GENERATED THAT INVOICE. Dealing with them is a nightmare. Out of our $2000 deposit they took $400+ with vague charges, like the cleaning and "Tenant Charge" for $75. I CANNOT STRESS ENOUGH, DO NOT RENT FROM THERE IF YOU CAN AVOID IT!

Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one
