Marsha, the original owner, Dennis, the current broker-in-charge, and their entire staff have conducted business with honesty and integrity. They have always been quick to communicate/resolve issues (repairs, tenant/HOA concerns etc.) in order to maintain the good condition of our properties. DO NOT RENT FROM THEM AND IF YOU ARE A HOME OWENER DO NOT USE THEM (Unless you are ok with them making money off of your tenants). We rented with them for 1 year, We had a few repairs that they needed to fix and while they were responsive, WE PAID for all of them. The most recent problem is that when we have moved out they sent us a charged for $325 for cleaning the apartment (it was a two bedroom apartment that was CLEAN!). They claim that since we forgot some stuff in a cabinet and the vents were no spotless they had to clean it again, It would have taken a cleaner 10 minutes to do what they claim we missed. Before we left paid for the carpet and tiles to be professionally clean and that was NOT ENOUGH, they had to hire somebody to charge $325 for cleaning 2 sports! Also they sent us an invoice from a cleaning company, I called the number and the lady told me SHE DID NOT CLEAN OR GENERATED THAT INVOICE. Dealing with them is a nightmare. The reviews show that Marsh Management fails with tenants, but I'm writing because of their failures with homeowners who live next to their rentals. The previous tenants moved out because Marsh wouldn't make repairs. Within a week the new tenants were violating HOA rules and regulations on a daily basis. When Dennis was made aware of the issue he made excuses. He subsequently accused me of harassment for reporting his tenants for violating multiple rules. Since when is it harassment to point out that someone is throwing dirty diapers below my living room window? And, if he's not going to require his tenants to adhere to the same rules as the rest of us, what exactly are we supposed to do? If your community has rental properties managed by Marsh I highly recommend you take any legal steps available to you to ensure that the HOA is in a position to vet their tenants and deal with violations. I am sad to see so many negative reviews as I had 8 years with Marsh Management and I could not have been happier! Dennis and Marsha were wonderful to me through some pretty pivotal times in my life. I rented my house in Ahwatukee from them and had a great experience from start to finish. I'm happy to say I got 95% of my deposit returned to me as well within two weeks of moving. A small amount that they held back was completely justified. Anytime, I needed them, they were over in a hurry. The house was beautiful, the neighbors are amazing, they were very responsive and accommodating. Communication is key when working with any management company. An UNETHICAL & twisted company. I am telling you please stay far away from this lady and her business. Read on for a full horror story. While attending ASU I rented a condo from Marsha and her company for two years between 2009 and 2011. This ENTIRE time there was a water leak coming from the unit above us into my master bathroom through all of the light fixtures leaking constantly. Over the two years I lived there, I sent over a dozen written requests, over 10 visits and both of my parents visited (they are divorced). Both of my roommates parents visited. This still seemed to put no pressure on them to fix the situation. Their excuses: well we can't seem to get ahold of the upstairs owner. THATS YOUR JOB!!!!!!!!!!! As a result - MOLD AND LOTS OF IT STARTED TO GROW. I began to notice myself getting rapidly sick, and in very mysterious ways. For months and months I was so sick, with symptoms all over the board. I was seeing dozens of doctors, and was on the brink of failing my second junior semester at ASU. Then we found out - it was mold poisoning. Not only that. Once it was confirmed. Was interested in a property in Gilbert, set up a tour with Bryce and wanted to proceed after viewing. Explained my situation, moving from out of state, can pay multiple months up front and have great credit. He said he would speak to the owner and let me know, never heard back, reached out a few times, and was ghosted by a business. Also spoke to another woman in the office who said it was available. The rental price was even lowered because of no potential renters. So instead of proceeding with my application and having a solid renter I felt discriminated against and the property sits vacant. read more

I wish I had read the reviews before renting from Marsh. Make sure you document everything and take lots of pictures before you move in. The charges will add up when you move out. I moved into a house that needed a little TLC but I didn't document before moving in so I was charged for things that were issues before I moved in, like for blinds that were as old as the house that couldn't be cleaned anymore, a kitchen sink that should have been fixed and replaced before I moved in. While I lived in the house we updated the house with new paint, new dishwasher, new blinds in in the entire house except for the master bedroom and that's where I was charged, we installed a Micro hood, and updated some of the light fixtures. The owner had not updated or done any repairs on the house and the house has structural issues that need to be addressed and Marsh should hold their owners accountable for those things. In Addition Marsh Management team communication needs some improving. Very poor. Follow up on repair orders not responsive. Owned by Marsha, making their living off of out-of-town property owners and Marsha just has a field days with them every month. Landlords get about 75% of what they should after all the "repairs" that translates to about $3,000/yr on each home she manages... that's alot of dough... I wonder where she stashes so much cash ?!! Hmm... where do I start ? as a tenant, you are ignored until they get to you. Why? She has a dedicated "handy man" that gets paid monthly so she can charge landlords retail. Now, you can be shrewd and run your business like that, and it's not illegal, however, there is more to the story. My experience was when I found out that they basically "make up" repairs and charge the landlord for them. most of those guys are too old, senile and too far to care or even check, but I had the pleasure of finding out some of those issues first hand. Unfortunately, I didn't have enough documentation for a good case to take her to court. She can always blame her dispensable clerks for "error" if push comes to shove, but they are so shady, they make a drug dealer look like a little scout girl. I am one of the unlucky people who disregarded Google reviews of Marsh Management company, Better Business Bureau (BBB) reviews, and Yelp reviews. For some reason, Yelp believes the other 11 negative reviews left by yelpers for Marsh Management are not trustworthy. After reading carefully through them, and using my hind site 20/20 I understand how true the reviews were. So, while doing the walk-through right before moving in, I found the house to be in unacceptable condition. Does anyone like taking morning shower in a moldy shower cabin? Does anyone like to get bugs and scorpions through the broken "holy" windows screens? Or walk on the filthy carpet with holes in it? I am not going through the full list of things that appalled me. I got a response that I should move in and then the house will be fixed while I'm there. I've never heard of anything like that before: am I supposed to stay home on weekdays waiting for their contractors to fix holes and re-caulk the shower? I lost tons of money on this house and more importantly, I lost a lot of time fighting with them. It is up to you, to deal with this company or not, but next time I will definitely read the reviews more carefully! read more

We have been renting for a little over a year now and unfortunately signed another year. We had a repair man come out in February to "check" the smoke detectors and a leaking sink. The batteries were replaced and never mentioned it was at our cost or we would have done it. The handyman billed for 4 hours although he was there a little over an hour. Two days later the smoke alarms go off again. Obviously not a battery issue. I bet the bill mid April more than 30 days after he came out. 170 something. Batteries not covered of course. Well I never ask that they be replaced. I disputed the hourly cost and told they would get back to me. I heard nothing. Rent due not the 1st and I get a call saying they got my rent however will not accept it without my repair fees. I said I hadn't heard back about my dispute and was told "we're busy". I even emailed them my concerns of being overcharged and was told take it up with the handyman. I didn't contract him they did. Why should I bring it up with him? If I am over charged im sure the rest was billed to the owner of our rental. Sad all around. read more

I actually love the property itself. wonderful house in a wonderful location. That said... They will exploit every legal grey area and every opportunity to charge you for everything and anything they can. I don't know which I fear more staying or leaving. I know they are mercilessly racking me over the coals every chance they get now, but if I move I am certain it will not matter what condition I leave my house in, they will try to take me for all they can. No matter what your situation is expect no understand or companion in the least. Even if they are partially at fault. Serious I mean zero. WARNING: If you rent from Marsh Management, DO NOT plan on receiving your entire deposit back once you're done. Simple as that. They will find a way to take at least $500 from you, and that's all there is to it. I rented a home in Chandler from them for two years, and cared for it meticulously during my time -- I even spent a considerable amount of money to have the tile and carpets restored to pristine condition. Upon moving, and receiving a positive walk-through from Dennis, imagine my surprise to discover that my deposit was returned minus $550. Among the things I was dinged for? Landscaping, which I'd had professionally done a few weeks prior, and $180+ for "bee removal," despite never having had a problem with bees, and it never having been pointed out during the inspection. So, Marsh... what you're telling me is that you found bees after I moved out, and decided I'd maliciously put them there on the way out the door? If you're counting on your entire deposit back when you leave, just forget about it. They'll cheat and fight you for every dollar, and you have no recourse except a negative Yelp review. This also says nothing about the fact that once you declare your intention to leave their property... they'll put YOU in charge of showing the home during your off hours, rather than put on a lockbox and showing the home while you're away. You'd better hope that someone wants the place quick, too. I served as an indentured-servant realtor for nearly a month before someone rented my place, which was an unneeded stress. If you rent from them, you deserve to know that Marsh WILL do this to you. I expected some consideration on my deposit would be taken into account, given that I worked as their realtor for free, but nope. Still got me for $550 and "bee removal." You guys are crooks, and I hope you stub your toe on a coffee table. EDIT: August 2018 After seeing my negative review, Dennis decided it was worth his valuable time to send me two separate emails to tell me what a terrible person I was for posting these details on Yelp. (I still have these emails in my files.) He also made sure I told you all that the "bee removal" was actually for "cleaning," although nothing was noted about the state of the interior of the home on the move-out checklist that he and I went over when he met with me face-to-face, I'd had the place cleaned professionally just hours before his arrival, and the condition of the home even "look(ed) pretty good" according to him during our walk-through. He also told me that requiring the tenant to be responsible for coordinating with dozens of real-estate agents, and opening up your home like an open-house for strangers on a nightly basis, is "standard procedure" in this industry. So I suppose that's something else you can look forward to if you rent from Marsh Management -- getting harangued by one of their representatives over email after they've lifted approximately 40% of your rental deposit following your six-week stint as Marsh Management's own pro-bono real-estate agent. We rented a house for two years that was managed by Marsh Management and I will leave my honest review about our experience. Upon signing a lease with Marsh management I was reluctant to do so based on the countless negative reviews I read about them. We loved the house and so we decided to sign the lease and have our own experiences with Marsh Management. What I realized is that if you follow the rules such as cleanliness once you move out and do your walk through inspection you will in fact receive 100% of your security deposit back from Marsh Management. I know first hand how some tenants can be with cleanliness because I had a tenant once who destroyed my property and even had a cat when they weren't supposed to. It seems like many of the reviews have to deal with not getting your full security deposit back and that's only because you didn't properly clean the place or you broke something that wasn't already broken etc. Dennis and Marsha at Marsh Management have been very reasonable with us over the two years and even during Covid. Marsh Management always fixed anything we requested that needs fixing and in a prompt manner. The employees such as Kristin, Tammy and Bryce all have been super nice to us and have been very transparent when it comes to any repairs etc. It seems like many people in the reviews love to attack Dennis and Marsha on a personal level and I think the reasoning behind that is possibly the direct way that Dennis deals with clients. I met Dennis for the walk through and Dennis to me is a big teddy bear if you all just drop the bravado and speak to each other with respect and empathy things could be much better I the end. Dennis and Marsha run a business and it's a rental business dealing with other clients property so they are only doing their job and must have a no nonsense stance to do so. My advice to you if you plan on renting from Marsh Management just follow the rules of the lease and be clean upon moving out and return the property back exactly the way you received it. If you create a friendly dialogue with Dennis and Marsha from day one trust me they will work with you all the way to the end and you just might get 100% of your security deposit back like we did. I have no other choice than to leave Marsh Management with a 5 star rating because they fulfilled their obligation to us and that's what reviews should be based on is honesty and not vengeance. Please take a step back to thin about your actions before leaving a review like I did because these reviews based on vengeance can really burden a business and it's reputation. From the start of my rental experience Marsh Management has been less than helpful. They give you less than 24 hours to sign your lease and bring a money order to them. Their hours are inconvenient for anyone who has a 8-5 job. Once I moved in the house was filthy, they said oh our guy must have missed inspecting that one? What! I let this go as they got it cleaned the next day but I had to move in 2 days late. They forgot to provide me with all my keys but the only way I could get them was to drive all the way back to their office. I have had multiple things break and it takes months to get them fixed let alone they charge you $50 for something that was ALREADY broken in the house. Now most recently they charge $10 to pay online plus an extra $1.95 fee? This is outrageous. They nickel and dime everything and are the least helpful/humane management company I have ever encountered. I would assume that you want clean, respectful, pay on time tenants to keep renewing but now I would never. read more

A horribly unethical company. We leased a house managed by Marsh Management. When we moved in the house was filthy with all sorts of damage to the tile, the walls, the doors and the carpet. When we moved out a few weeks ago, we had a move-out inspection. Dennis walked through the house and wrote OK on all items on our sheet. We just received our security deposit refund check--and they charged us $1018 for items that were in disrepair before we moved in!!!! Do not lease a house from this unethical company. The management and employees are not helpful.When you bring a problem or a complaint to them they are more concerned about being right than addressing the issue and fixing the problem. Whenever there was an issue with the home that needed to be resolved, they were always very quick to respond and to fix the problem. Honestly, I was very worried after reading these reviews that I wouldn't get my deposit back even after hiring professional cleaners, landscapers and carpet and tile cleaners but I received my entire deposit back! Doesn't even deserve this ONE STAR but you have to put at least one. Marsh Mgt WAS a reputable company with integrity. Then it was purchased recently and the new owner is just stuck up and greedy. I've rented from them on two different properties. World of difference between two different owners of the company. I have OCD and left the house cleaner then when I got it. They had to have a cleaning company come twice AND a carpet company come twice because the house was DISGUSTING. The urine stench was awful. Never left the 2 + years I was there and called in between asking to have carpets taken out. My kids and I were soooo embarrassed to have anyone over and when we did we would always explain to them first because we were horrified. Every single day you walked in, you smelled it. Guess who got NO security back because I was blamed. I had a landscaper come a few days before move out. I have pics of proof and they claim I left the yard hazardous. Unlawful double dipping. I'm sure the last tenants were also blamed and didn't get a security back either. And they are beyond immature and sooo petty. They out right LIED to me about an electric box I left in the house for over a month to keep the electric on until they rented it. I simply asked for the box to be returned so I could send it back to SRP. They claimed over and over as I called and emailed that there is no such box and they're last email to me was telling me how rude I am! Really.. it magically disappeared when that was the only electric source to the house. Ok. Let's grow up. True colors. No worries. I would sue but with Covid.. it's not worth my health to go anywhere. Especially for low life's beneath me. Keep the money. If it's worth it to you and you need to steal from honest people. Have it. I have had a really good experience renting from Marsh for 4+ years! They have been very responsive, in my experience. I keep good communication with them and maintain the property because I like to live in a clean respectable environment. I have integrity and they seem to as well. I have dealt directly with Marsha for all inspections and walk throughs. She's very nice and seems quite honest to me. My first house in AZ had a few issues come up. The longest anything took to fix was the fence that had blown over, which took a few weeks, but that was because the owner had to research companies come up with the funds to build a new block wall. That owner decided to sell the house so we had to do a few showings, annoying, but no big deal. Marsh got the owner to agree to let us out of the lease a month early, for the inconvenience of having to show it and find a new place at the same time. We were stressed about finding a new place and tight on money. We looked around but all the other property managers were so hard to get ahold of. Marsh had another house that was perfect and they rolled over 1/2 of our security deposit, which helped alot! Then we got the remaining security deposit back via check. Perhaps, had we not signed our new lease with them, we may have lost some of our deposit...I don't know. But these other reviews are so far off what we have experienced! As of March 1, 2020 they will now charge a $10 fee for online payments!! $10?! Are you kidding me!! They send an email @ 12:03pm on 2/26....4 days before the 1st to tell you about their new online policy! The $10 is in addition to the $1.95 fee we were already paying for the convenience of using the online service. So for $11.95 each month you can pay online!! That's absolutely ridiculous!! However, I'm not surprised because this is a company that charges a $50 service fee should anything go wrong with the home....such as an AC unit that has been maintained in years!! My AC unit went out last summer and to avoid inconveniencing anyone I told Marsh I'd stay at my sisters and yet they still charged me the $50! So best believe I will inconvenience everyone the next time something goes wrong! They want you to care more about the rental then the actual owner does! Just another reason to stay away from the property management group. They will take every dime you have!! read more

Marsh management could improve by completely flushing their office staff. It doesn't matter who you talk to there, you are going to be talked down to and treated with disrespect. I've rented from them for quite a while and never had any issues with writing about until the last exchanges that I've had over the phone and email with Kristin and Dennis. I had a complaint about repairs that were not completed completely and billing for it. Instead of being polite and asking what could be done, I was constantly interrupted and the told I would have to pay for a different "handyman" to come out and fix it. We have not had a overly bad or good experience with Marsh Management, so I figured I could give a more unbiased opinion since most reviews about Marsh Management seem like they are coming from a bitter boyfriend reviewing his ex-girlfriend. Move in - The move in process was simple enough and they responded promptly to our emails. The place was little dirty, but our neighbors told us that a homeless guy had been squatting in our house for 2 weeks prior to our move in.So not really sure if this is MM's fault or not. We did ask MM to clean it since we just moved from out of state and needed to move in our stuff that day. Repairs - MM will repair anything in the first 30 days for free. After than, you have to pay $50 a visit for any repair. We had them repair the sprinklers and the AC unit during the first 30 days, but did not have any other needed repairs during the 1 year we were there. I have heard they only do patch repairs, but we did not have any problems. Move out - We really deep cleaned our place to the tune of 8 hours for both my wife an I. Honestly, It was very clean. Our deposit was $1250 and we got $850. They also provided invoices for the $400 that we did not get back. $150 nonrefundable deposit, $100 for landscape maintenance (this was needed - we did not trim the bushes or the palm trees), $80 for light maid services, and $70 for handyman to replace the AC filter and some blinds that were bent. Just got my initial deposit back after moving. Sent a lengthy email to them to explain all of their charges, but long story short, I'm out over $400 from my deposit because of stuff that shouldn't have been charged. My star rating will be a 1 depending on how this ends up. Well, no surprise, the owner Marsha, emailed me back with pretty much "check your move out sheet and/or contract" as her only answer. In 15 years of moving, I've literally had NO issues moving out of any home or apartment. never been charged once. My wife and I are clean people and always leave the houses clean. Dust on a window sill? some leaves on the rocks? Big whoop. She even mentioned stuff not being on the original walk through sheet. That's because the original walk through was 5 minutes compared to the 30 minute white glove walk through upon leaving. Why would I just remove 4 doorstops? The light bulb was marked off the sheet cause I replaced it but somehow still got charged. I get charged for the satellite dish not being removed, but there sure as heck was a satellite dish on the house when we moved in. Double standard. So many little things, but again, it cost me over $400 in deposit fees. Terrible company. It's just weird that the actual home owner is never involved in any of this. If you're a home owner or renter. Don't ever think about using Marsh Management. Trust the reviews. They're terrible to work with. They'll rob you off your money in someway, shape or form. They only care about money and not the customer, at all. I've never felt so demeaned in my life than being talked to like I did from Marsh and being robbed of my money for nothing. I have been renting for only three months and its already the worse experience I have had in the 10 years I have lived in this area. Handy man came the first week and it has been three months since he was suppose to come back to finish. When I moved in, the place was suppose to be clean and instead there were spider webs, and dirty toilets, dirty sinks and when I mentioned it to them, they had their cleaning company call me ONCE and when I called back no one replied and when I mentioned it to them they talked down to me, very unprofessional company. I would give 0 stars if I could. This place sucks. It's taking everything in me not to go and scream at them for all the crap I've had to put up with. If you want your deposit back don't get a place with them. I put so much money Into this house, changed the crusty blinds the owner left me with, always kept the house clean, replaced all the light bulbs, maintained the yard, and put up with their inability to respond back in a reasonable time. They want to charged me for stuff that wasn't even broken in the house or that was always broken. 200$ I'm being charged for broke outlets when the outlets in our kitchen never worked. I reported all of this many many times. Oh but when I complained about the tree in the front yard and asked for it to be cut down, who didn't listen to me? They didn't? And guess what happened? We are currently renting a town home that is absolutely wonderful. I am in love with the place. Unfortunately, we have had non stop issues since we have moved here. Upon move in the place was immaculate. After two weeks we were swarmed with spiders, bees, grasshoppers, roaches, and beatles. Called and our place was sprayed. Not even a week after we were seeing bugs again including spiders, black widows and dead and living scorpions. We had our place sprayed again. Now we our having problems with our doors and garage door and have had no response from the management company. I don't know why we are renting just to have to do everything ourselves. They will Rack you over the coals. Fix nothing, use a terrible handy man that has to come back repeatedly. The home has not been kept up for years. The home was broken into and they wont fix the damage. My renters policy will not cover damage to the home. I hate dealing with them. They will sue you over everything. read more

2 year renting. Every inspection was told things looked great and I'm a great tenant. Rent paid on time every time I spent 1000$ getting the tile and grout and house cleaned to pristine condition I also had a landscaper come out and I get back 600 out of my 2100$ deposit. They charged me 12$ to remove a door decoration we forgot. It literally was just hanging there. They charged me 12 dollars to turn on the dishwasher and agree it's in working order!!!!!! I'm truly disgusted in these people. Fortunately I have the time and will to take them to court. I will update with new info. read more

From the time we moved in to 6 months later this company has treated us like we are wasting their time. If there are positive reviews, it is from office staff! Don't believe a word they are saying. We lived in a rental house through them for two yrs. Anytime something wasn't working and they had a maintenance person come out, we ended getting a bill for 50.00. We had the flooring in the kitchen fixed where it was buckled when we moved in, and after about two days, it buckled again. The flooring people I guess didn't know what they were doing. On top of that the carpet in the master bedroom was buckled, but we just lived with that. When we moved out we got less than our deposit back. They insisted on us having the carpets cleaned by a company so we can give them a receipt, which we did. I payed over 200 because one of the rooms were larger. I had no problem with that. My problem is that on the list they sent us on what they did after we moved out, they got another company and had the carpets done again, and they nicked us for that. I should have gotten my money back for what I spent. Another thing, when we gave them our notice to move out, we gave them more than 30 days. When we did that, they gave our phone numbers out to different realty companies and so while we were still living there in the process of packing things up, we kept getting people coming over to look at the house. I really didn't like that at all. When we looked, it was empty. I just wouldn't trust them as far as I could throw them. My husband would tell the realty people to look up the rating on this company. Some were a little shocked at how low it is. That should tell you something about this company. Go through someone else, not these idiots!! DO NOT RENT FROM THESE PEOPLE. I almost made the worst mistake of my life by renting with this company. I went above and beyond on my application and they were VERY judgmental about my service animal and did nothing but give me problems from the start. While I should have taken the red flag and ran, I still applied for the home. I had four letters of recommendation from my veterinarian, old landlord, doctor and from the farm that we volunteer at together along with his service animal resume and all of his proper paperwork (license, shot records, etc) I did nothing wrong and I ensured that I picked a property to rent that made it very clear that it was dog friendly given my situation. This morning I was declined because my boyfriend and I are not married. They informed me that each of us would have to make 3x the rent regardless of both being on the lease together. In the state of Arizona it is illegal to discriminate again a registered service animal, but it is not illegal to reject someone due to marital status.. I've come to the conclusion that it was because they did not want my service animal. I understand not wanting a dog in your rental, I've been very respectful with service animal laws since I have had him... But I am very disappointed on the fact they made it clear it was pet friendly, but apparently only on their own terms. read more
