We have siding falling off the side of this home we are renting from Home River Group. We cannot get anyone to respond to make any repairs. For reference it is a 2 story home in a nice neighborhood in the northern Lake County Suburbs. Needless to say its been a month and we have siding falling off and more breaking and swinging and swaying in the wind. Our neighbor on that side has 2 small kids, and they worry it will fly off into their yard and hit their kids, they have a trampoline and cannot let them play on it for fear a wind might cause injury. When I hired HomeRiver Group Chicago Property Management (then Letts Property Management) to manage my unit in 2015, I felt good about my choice. In addition to being responsive to the needs of my tenant, I appreciated how they would conduct regular inspections before any discussion about a new lease, so I knew the condition of my unit before deciding whether to extend another lease. These conversations would also include a discussion about the rental market in my area from year to year, which was tremendously helpful since I didn't live in the area at the time. If I had questions, I could reach my property manager or someone in the office. Starting in 2023 (roughly), things began to change. They were still collecting rent, but contacting someone about my unit became more difficult. I knew when my tenant's lease was up, but I hadn't received any alerts, so I reached out to my property manager. That's when I learned that she had left, and I was assigned someone else. That individual never contacted me. I spent months trying to reach someone. By the time I did, in March 2024, I was told my tenant's lease had expired for months, and even though she should have been paying the month-to-month rate of twice the rent amount, HomeRiver Group did nothing. I continued to be passed around from one property manager to another until I was finally assigned someone who discussed my options with me. She also provided me with a copy of the last lease the tenant signed, which expired December 31, 2023. The lease amount was more than what the tenant had been paying, which is fantastic, as the rent had not changed in years (based on the advice I received from HomeRiver Group), but HomeRiver Group never made her pay it. My tenant's last month in the unit was exhausting. HomeRiver Group did not provide her with any information about the building's rules about moving out, so when she moved out, she violated the HOA's rules. I had to use her security deposit to pay her fines. Instead of meeting her at my unit to pick up my keys, the property manager allowed her to mail my keys to me, which took almost a week to arrive. There were no fines imposed. When my property manager had the keys, I was told that a contractor would conduct a walk-through and let me know what needed to be repaired. Since there had not been an inspection in years, nor had anyone been in the unit, it required $6,500 worth of work. I never signed anything agreeing to this work, but they proceeded with it anyway. The work was eventually completed, and I requested the return of my keys. Despite ignoring my concerns for years, they now expect me to honor our management agreement by paying for work I didn't sign a contract for. I have made several attempts to handle this civilly through my attorney, but now they are choosing to send this supposed debt to collectors. It is still hard to believe how much money I have lost and the stress this entire situation has caused. Unfortunately, they do not honor their property management contracts and, because all their employees work virtually, do not anticipate being in touch with your property manager for days or weeks, if at all, due to high employee turnover. As a final note of caution to anyone interested in doing business with them, the day my realtor went to pick up my keys at the Cermak Rd office, it was empty. The door was wide open, with all the keys to their clients' units sitting out, available to anyone who came in. She didn't feel right about getting them, so she retrieved them from a staff member later, but anyone could have come in and taken them. As a property owner, I trust that the property manager will treat the property 'like their own', meaning be my eyes and ears, advising me regarding needed repairs, finding and caring for tenants while they inhabit the property, working with the condo association and within that association's rules, and managing the process of rerenting the property when the tenant vacates. When I realized services levels, including response times, were inadequate, I made the tough decision to switch property managers. What I never expected and was truly shocked by was Homeriver's comfort level with breaking City of Evanston Ordinance 97-0-06 by commingling tenant security deposit funds with operating funds. Then, Homeriver broke the same ordinance again by taking the tenant's security deposit rather than entering into negotiations over what they felt was due them. I recently moved to Ohio and came across Home River Group when I decided to rent a house. They insisted I sign a lease and paid a deposit with out viewing the property, this raised a red flag for me. I did a little research and came across a lot of negative reviews. The complaints people were posting were very similar to mine: lack of communication, rushing thru the process, etc. Based off reading all the negative reviews I took a lost on my deposit and decided to move on to another real-estate company. They don't communicate, don't follow through, lie to you about what services they performed. They dropped the ball on notifying the tenants that I was not renewing the lease, lied about conducting a final walk-through (imagine my surprise when I entered my unit to find terrified tenants still in there)...and now--can't get my reserve money returned or the rent payment from the final month the tenants occupied the unit. I want to give them a good review. When the tenants had an issue, they were really great. The problems arose when the tenants moved out. I asked for a report (tenants put holes in doors, took the front doorbell) which I never received. I have a balance in my portfolio, they won't send it to me. We started with HomeRiver in 2020 and ended in 2021. We couldn't wait to end our contract. Right off the bat they lied about how much their fees were. It was only for 10 dollars a month but the point was they lied about their fees. That should have been our first red flag. We were bounced from agent to agent ending with Lola Becerra for the last few months. The entire time it was near impossible to reach our agents. They would never respond to my emails. I figured out that if I wanted any kind of response I had to CC their boss/manager. I would magically hear from my agent after. Repairs were done almost every month to our property without our knowledge and without any receipts or proof of service provided. Our income from our rental property was inconsistent. HomeRiver would never explain why some months were higher and some months were lower. Since switching to Lofty Property Management, our income from the rental property has been consistent and we have had zero communication issues. I wish I could give HomeRiver zero stars. read more

I'm not one to write bad reviews because I know how harmful they are to businesses and too many reviewers are entitled and sensitive. This company just couldn't stop being terrible and wasteful of my time and money that I had to write them a review. I agree with other reviewers that when it was Letts, it was just okay; it was adequate. They also did most things wrong but once Home River bought Letts, wow it got bad very fast. I had a new property manager every month or so, absolutely any transaction, vacancy, work order, you name it, they did wrong. I hired this company to take work off of my load, but they increased all workload with my buildings because they messed up every single time, with every single task, transaction etc. The straw that broke the camels back was when I didn't receive my keys back when I quit using Home River. Jessica, the Regional Manager, mailed my keys to me. Keys never arrived. Getting a hold of anyone about the matter was impossible. Once I was able to, she said she didn't have a receipt, no tracking and reimbursing me for my keys was not going to be happen. I spent hours and hundreds of dollars copying keys for them, and making sure they had all current keys. For what? For nothing! Just wasted time. Every time there was new tenant, they always gave them the wrong keys! I had to fix the issue EVERY SINGLE TIME. I stress that because not even once did they get it right. Look, I can go on and on and on about how terrible this company is, but if you're reading this, either do the work yourself if you can, or find another company that is more reliable, not this one. This is the worst company I have ever had the displeasure of dealing with. I own a property in the south Chicago suburbs. I hired Lett's Property Management to handle the property. At first they were OK. Then Homeriver group purchased Lett's... and.. well, I'm just going to post my complaint to the BBB right here so others can read it and stay AS FAR AWAY FROM THIS COMPANY AS POSSIBLE. Sorry for formatting - it was lost in the copy/paste. "I hired Lett's Property Management to handle a property for me in the south Chicago suburbs that had a tenant living in it. At first, they seemed OK. However, Homeriver Group purchased them and everything went haywire. There was ZERO contact from Homeriver to me. They were supposed to go and do some repairs on the house. Instead of sending qualified or licensed contractors to assist my tenant, they sent random unsavory characters - as my tenant said, "They looked like random craigslist people looking for handyman gigs." They proceeded to cause over 6000 dollars in damage to my home. The left a 2'x4' hole in the ceiling of the kitchen... never fixed it. They put in incorrect outlets and messed up the previously working electrical. They ruined my bathroom vanity that was installed by me, personally, by putting stickdown laminate vinyl tile on it for God know's what reason. They "reinforced" a floor by putting more unmatching stickdown tile halfway under a toilet and leaving it hanging. When shown photos, Homeriver agreed it was terrible and promised to fix it. 2 months later they still had not sent a single person out and no one would return my calls. They were trying to charge me 3300 dollars. I told them I was not paying until they finished any of the work correctly or could give me a list of what they actually did. Now I have a LICENSED repairman who is looking to correct all their mistakes. He was astonished at what they did and the first thing he said was, "You didn't actually give these people money, did you!?" They caused six THOUSAND PLUS dollars of damage. And now they are sending me to collections over it? I had perfect credit in the 810+ range. This company is horrible. My new repairman has tried to contact them, as well, but they refuse to return calls, just like they did with me. It may be unprofessional, but I hope some very very bad karma happens to the people running this organization. They are monsters." If you can't tell, I would recommend you do not do business with this company. To be quite honest, I wouldn't even feel bad if everyone in the company I dealt with were to be hit by a bus. These people are horrible. They wouldn't even speak to me or reply to any of my emails. Hate is a strong word, but I would definitely say I hate them. The level of stress they have caused by coming after my perfect credit when they can't even show me a list of supposed "repairs" (ALL of which were done incorrectly. In March 2023, my landlord switched to this company and it was nothing but hell from the start! In May they decided to charge my account a deposit midway thru my lease. Claimed I didnt have my rhino policy (security bond) and charged it to my account. it took until I had moved out and for them to finally remove the charges, after I proved they were incorrect and illegal by simply providing of my policy. mind you, NO ONE asked or sent out any notification that they needed the info when they took over, just charged it. and took their time removing it! the customer service was awful thru the entire process. I submitted my notice to move out on Oct 1 to let them know I would be moving out on Oct 31. On Nov 1 they charged me a new month rent saying I was suppose to provide a 60 day notice. I, the tenant, had to then show them proof on my lease that because I was on month to month I only had to give 15 days and I gave 30!!!! I would not recommend choosing Home River as your property manager. Much of what I have to say is repetitive. When I was with Letts, the service was pretty decent, and Home River is a large company doing the minimum to get their money. They are unresponsive unless you go around your manager. Lola was incredibly slow to respond to emails. When issues arose, they would have their people try to fix them, usually unsuccessfully. They charged me twice to fix a toilet before outsourcing it. But when they do hire an outside company, they refuse to tell you what was fixed, just charge you. What contractor ever hands you a bill without itemizing it and letting you know what was wrong? The last 2 years, I handled most issues myself--which negated my need for them. Do Not use. read more

They are the worst property management I have ever rented from. Maintenance is terrible and they hire anyone. The property management does not respond or care about the tenants, they only care about money but never fix anything and have you living in a crappy apartment. Never rent from them ever. We have went days without plumbing and able to use our washroom. We have went days without hot water in the winter time.We have went Years with a broken balcony which cause extremely cold weather inside our home in the winter time. Having this company manage my properties was the worst business decision I've ever made. Investors beware! They are incompetent and could care less about maintaining your property. They only focus on collecting your money and spending every cent of it leaving you with nothing, communications none existent. I owned two properties in Chicago and combined I've lost about 40k. They allowed a tenant to not pay his portion of the rent for a year and a half without action. Even after I terminated our agreement, they managed to perform work that was halted just to collect money probably because most investors are leaving them and they need every dollar they can get. Over the course of the last 6 months, I've had four property-managers. They all quit the company after a few months which confirms that they're inadequate. Use my experience to save yourself a lot of heartaches. Home River Group / Letts property Mangement or whatever they change their name to next to get away from the bad reviews, are a disgrace to the industry. I will upload pictures of the condition my property was left in when the new management took over. If I could give them zero stars I would. Terrible company! Owner beware, Within 2 months of hiring this company, my house was broken into & appliances where stolen. The thieves accessed the lock box this company provided? hmmm I have police report to backup the robbery, the thieves didn't even have to break in, they had the code? hmm. Then we had some their maintenance people working on my house, in the winter, left the windows open overnight which caused my pipes to freeze. I can't stress this enough,Owner Beware!
